    “We've booked this cottage two years running now to visit family in the run up to Christmas.”

    The property is unexpectedly large with with plenty of space. We had a Christmas tree, which was nice. We booked the second time as the position is very convenient for us however the property itself needs some attention, in our opinion. ...

    The property is unexpectedly large with with plenty of space. We had a Christmas tree, which was nice. We booked the second time as the position is very convenient for us however the property itself needs some attention, in our opinion. I'll start by saying there is no heating in any of the upstairs bedrooms, just a radiator out on the hallway which is not on very often and certainly doesn't heat the rooms on the setting/ timer it has been set for. You will get very cold in the colder months. Some curtains on the upstairs hallway would be an idea. The place is obviously cleaned (hoovered, wiped) but not deeply, the same oil/ grease build up on the front corners of the oven that we saw the first visit were there a year later on our next visit. On both visits we have had to clean the drawer in the washing machine as it was very yucky with old sticky liquids and mould. The tv in the front room is positioned so that if the front room door is pushed open to far it hits the side of the tv and turns it off. The light-pull in the bathroom sometimes has to be pulled several times before the light actually comes on (9 times was our record!) this was very annoying when needing to use the loo at night when others are asleep. Shower was useless unfortunately, neither my son nor myself could get shampoo washed out of our hair. I think what stuck in our throats most however was on leaving this last occasion, when stripping the beds for the cleaner we discovered that behind the bed where my Father had been sleeping the last week was a dirty (used!) babies nappy! Obviously this was probably down to some rather 'careless' previous holiday makers but I felt it should have been noticed by the cleaner, as we noticed it. This is a nice place and we enjoyed our stay, lots of games and dvd's are available and if the above was addressed there would be no problems with it.

This spacious three-bedroom property is ideally located close to the coast, Norfolk Broads and just 10 miles outside the vibrant city of Norwich.

There is so much to do here guests will be keen to return again and again.

Robin's Roost is short walk from the local shop and the village pub.

It is a perfect place to sit out and relax during the warmer months.

This property is well-equipped and has a homely and welcoming ambiance to it.

Downstairs has a utility room which is accessed via the garage and a kitchen, which also allows access to the back garden.

Benefitting from access to a washing machine and ground floor cloakroom.

It is a good-sized space and the garage is perfect for securing bikes.

The kitchen is well-equipped and leads in to the open-plan dining and seating area.

This spacious living space is ideal whatever the time of the year with an open fire for cooler evenings and doors leading out to the patio for the summer months.

Upstairs has three good-sized bedrooms; a double, twin and a single, with a family shower room on this floor for all guests.

Take a walk down to Buxton Mill and visit the watermill dating back to the Domesday book in 1086.

A short drive away is Wroxham which has a picturesque Marina and variety of shops, Wroxham Barns, and you can also hire a day boat and explore the beautiful network of waterways.

Within 20 minutes you can be visiting a number of attractions, the famous Bittern Line Railway links to Sheringham, Cromer and Norwich.

For youngsters ‘BeWILDerwood is a must visit and the coastal towns of Cromer and Sheringham to name a few.

The Norfolk village of Buxton was the home of Anna Sewell, author of Black Beauty. This lovely quiet rural village adjoins the village of Lammas, separated only by the River Bure at Buxton Mill. Buxton village sits within the attractive Broadlands area of Norfolk, just 6 miles from Wroxham the heart of the Norfolk Broads, where you can hire a river cruiser or board one of the larger passenger cruisers and explore the river.
