  • "Almost a good self catering property BUT spoiled by aspects of lack of maintenance - hard water deposits made shower almost unusable, bathroom sink not draining and “gunk” rising from plug hole, kettle furred with lime scale."

    Twin beds very uncomfortable -oh those springs!! Otherwise reasonably well appointed. Such a pity as good location for the Broads and coast.

    We were so lucky to have great weather too. Could just do with a broom for outside as it did get a bit messy with falling leaves which then got trodden into the lounge. Other than that- a great property.

    We found all the facilities we needed and had an enjoyable stay. Navigation of the numerous narrow country lanes was a bit of a challenge, but close to the coast at Happisburgh and Wroxham on the broads.

  • "With Swallowtail Cottage, East Ruston Norfolk."

    How is it possible when you arrive at this property late afternoon. You have a dinner appointment at 6pm. You return back after 9pm only to find, when lights are switched on, you notice the bedroom wall 'laced' with those fine cobwebs. This leads you to look behind beds & cabinets. Only to find several weeks of cobwebs & dust. You complain directly to the owner at 10pm that evening we have been forced to vacuum & clean just to be able to sleep in there. He says only he will talk to his 'cleaners'. He does not even do us the courtesy of calling back. We are forced to raised this to the attention of Sykes, 2 days later. You send photo's. We later learn it was our FAULT we reported this 4 hours too late. Totally unbelievable & sadly Sykes have backed this ridiculous unfounded premise. Where has people's personal self-honour disappeared nowadays? Sykes needs to look at how a professional company ASPECT holidays down in Cornwall treat their customer when they have VALID complaints. Fully expect Sykes not to contact me hoping 'How this problem goes away'. NOTE: All this could have easily been avoided if only the owner had called back.

  • "This cottage is absolutely beautiful having been refurbished during the winter."

    The setting again is beautiful, private, quite and looking out on to the lake and surrounding area. We spent much time watching a family of geese and a couple of swans which all lived in harmony. There was a problem with the new boiler but the owner dealt with it immediately and it did not cause us any discomfort. The surrounding area is lovely with plenty of places to visit from Norwich, Wroxham, to the coast and lots of places to eat.

  • "We had a lovely stay at Swallowtail Cottage."

    The cottage was clean tidy and very comfortable. On arrival the boiler wasn’t working but after ringing Sykes to report it the owner rang us straight away and sent a plumber out that afternoon and he got it up and working. We had a lovely holiday with perfect weather.

    Family of goslings were there. Local Butchers Arms was closed but Star Inn Lessingham fantastic food. Cottage very comfortable.

  • "Comfortable cottage but the fridge was terrible."

    The owner came to replace the coffee table as that was broken and defrosted the fridge and freezer to try and improve it. Lots of milk and other food went in the bin as nothing was kept cold even after the ice was removed. Spoilt the holiday. Also washing machine is a pay one- £2 paid for 1hour 45 minutes program. Supposed to be £1 per hour. All clothes not spun so had to ring them out manually, very disappointing.

    Please note: Swallowtail Cottage has been fully renovated in December 2021. Notwithstanding very positive feedback in April, May and June of 2021 we had already decided to comprehensively refurbish the cottage during the winter period. Indeed we were in the process of getting the necessary approvals from the Freeholder when Andrea visited. I am pleased to say that the work has been completed and included a new heating system, bathroom, kitchen including appliances, furniture , carpets, windows and substantial redecoration. I think that the accompanying photos reflect these improvements and I'm confident that Swallowtail will now ADD to guests' enjoyment of the area. I should also point out that the site has a communal laundry room on a pay to use basis and this has always been clear in the cottage description. Property Owner

  • "This property is badly in need of a general refurbishment i."

    E. Fridge rusty, 75% of double glazing units blown, coffee table broken, dining table not strong enough to eat on adequately, bathroom shoddy and generally in need of re-decoration. Do'nt expect to have to use a communal pay washing m/c and tumble dryer in a 4* property.

  • "Location of the bungalow was great - short walk to High Street and beach."

    The details mentioned that there was bike storage in the shed in the garden. We took our bikes (4) on holiday for the first time ever, on the basis of this storage. There was not even space to get my 10 year old daughter's bike in the shed, with lawnmower and chair cushions. It was a very small shed, so we would never have got 4 bikes in there, even if it was completely empty. However, the garden was secure, so we just locked them up outside the kitchen window. On balance, we were glad we took the bikes, as we had a couple of excellent days cycling in the Wolds, starting from Louth - we couldn't believe how quiet it was in August. It was a real pleasure cycling.

    Thank you for taking the time to leave feedback, we feel there has been some confusion, we do not offer bike storage, we are also situated in Norfolk so quite a distance from the Wolds, we think there may have been confusion beteween ours and a different property you have stayed in.   • "A beautiful tranquil location."

    Enjoyed the fishing. Sandy beaches a short drive to coast. The cottage was clean with all the usual kitchen essentials. Comfortable beds. No internet or networking for us, hooray. A box with wine, biscuits, tea bags, coffee, sugar and milk.

Tucked away on the edge of the village of East Ruston is the superbly appointed property, Swallowtail Cottage.

Perfect for a family getaway, or a holiday away from it all, this cottage comes within striking distance of the wonderful coastline, the Norfolk Broads and the city of Norwich.

It offers something to suit all ages and tastes including recreational fishing in the on-site lake and the nearby Weavers Way for the walkers.

Visits to the lake and grounds from heron, cormorant, swans, moorhens, ducks and geese are common and you may even catch sight of muntjac deer.

Swallowtail comes with two well-presented bedrooms, comprising of double bedroom and a twin bedroom, offering views of the lake and countryside to wake up to each morning.

Completing the first floor is the family bathroom, with a walk-in deluge shower, wash basin and WC.

Look forward to spending relaxing evenings within the brightly decorated, open-plan living room, with all the necessities for an enjoyable break.

The designated chef will be able to rustle up a meal within the amply equipped kitchen or al fresco with the BBQ on the patio.

As the evening draws to a close, curl up on the sofa to enjoy some reading, watch the multi channel Freeview TV, or choose from a selection of DVDs.

Enjoy your breakfast or morning coffee on the patio whilst taking in the lake views or treat yourself to a glass of fizz while the sun sets over the breath-taking scenery.

A short stroll will bring you to the local pub, The Butchers Arms, which is a welcome spot for a special treat one evening; at the time of writing (June 2022) opening hours do vary due to COVID constraints so it is wise to call ahead to avoid disappointment, but the Landlords offer a very comprehensive takeaway service throughout the week, including a Sunday roast!

Alternatively, venture to the towns of Stalham or Wroxham, where you will find a selection of shops, pubs and eateries as well as marinas with day boat hire for an expedition on the Broads.

During the summer months, head out to the coast where you will be able to spend the day soaking up the sun at the sandy beaches of Mundesley, Walcott, Happisburgh, Winterton and Sea Palling.

During the winter take a walk on the beach from Horsey or Winterton for an unforgettable encounter with grey seals.

Further afield, is the city of Norwich, with its famous market, bars and restaurants and of course its landmark Cathedral.

Swallowtail Cottage is a wonderful base for exploring this spectacular location.

EAST RUSTON

Wroxham 9.5 miles, Norwich 16.5 miles.

The unspoilt scattered village of East Ruston is located in the north-east of Norfolk, and sits on the edge of the Norfolk Broads and is just a few miles from the Norfolk coast, offering lovely sandy beaches. The village of East Ruston has a pub serving food, access to the Weavers' Way footpath, which passes through the village, lovely lakes, including a fishing lake and common areas enjoyed by walkers and wildlife. East Ruston is home to the acclaimed East Ruston Old Vicarage gardens, offering stunning garden rooms, a must-visit for anyone with a liking for gardening! Just a short drive and you can enjoy the beaches at Sea Palling and Waxham, both of which are dog friendly. NT Horsey Wind Pump is also nearby, as is Witton, an ancient wood ideal for walking, biking or picnics. In the local towns of Stalham or Wroxham you can hire a motor boat cruiser for touring the broads waterway. Wroxham is the capital of the Norfolk Broads offering shops, restaurants, waterfront bars and, just outside the town, the award-winning children’s attraction Bewilderwood. From the market town of North Walsham you can take the train to the Victorian seaside town of Cromer or the city of Norwich, with its array of cultural and leisure facilities.
