  • "I'd say the best thing was how cool the cottage was during the very hot weather."

    Also, close to shop and pub; Sky and washing machine. The traffic noise was awful and we were not happy about parking on the road (and under the tree is not to be recommended) and the old windows did not help. Cleanliness was basic, with black in parts of the shower and cobwebs in the corner of the bathroom. The outside seating area needed attention and the mess around the outside of the windows and doors does not give a good impression.

  • "We picked the cottage as it was in a ‘living’ village with both a shop and pub (both very close and accessible via pavements) although public transport was poor."

    The shop seemed a little short of stock but had 7 day opening all day and the pub was excellent for home made food and seemed to attract locals for a drink too, adding atmosphere to the good selection of beers. Marriotts Way long distance path / cycle route was a 3km or so drive through the lanes and is easily and safely accessible to anyone with a bike used to road riding. The section near the cottage was extremely quiet in the mornings, but grew busier as you walked further. Parking was usually right outside, but as it’s on street there were a couple of occasions we were a few metres down the road - not an issue, if like us, you are used to on street parking at home. A large lime tree across the road played havoc with the windscreen & we were glad of the rain one night that washed all the sticky stuff off! The property looks unspectacular from the road, but opens up into something quite large once you are through the access gate. The garden was very nice and the next door neighbour pleasant. Inside was ok - we didn’t use the lounge or games room, but the kitchen opening out direct to the garden made it excellent for eating outside and the warm mornings and evenings meant the covered cushioned area and the table and chairs got good use. In so many lets advertised as having gardens they don’t lend themselves to being used, but this one certainly did. We had a couple of issues with the bathroom and toilet, but were able to highlight them on the whiteboard attached to the front door - hopefully they have been addressed, so no need to repeat here. The whiteboard was an excellent idea that we’ve not come across before in holiday lets - all too often in the rush of packing and leaving I’ve forgotten to leave a note re a fault, so 10 / 10 for embracing all our little gripes!

  • "We had a lovely week at The Old Sweetshop."

    The cottage is one of the best equipped places we've stayed and the welcome pack was very thoughtful. The owner also made sure that we'd arrived and had everything we needed. Our children loved the games room & our dog loved pottering about in the enclosed garden. The village itself is generally very quiet apart from the odd tractor but it is a rural location so that's to be expected. It was a lovely base to explore Norfolk & we would definitely stay again.

  • "Arrived, after a 6 hour journey, the cottage was stone cold and smelling a bit damp."

    Also no welcome pack and no wood/kindling to help take off the chill and make it more welcoming. The feeling of not being expected was confirmed the following day when the owners son phoned to apologize for the lack of a welcome pack as apparently he "didn't know anyone was in this week"! He did however deliver a very generous welcome pack on the Saturday to make amends, which was much appreciated. Once warm the cottage was much nicer, a bit tired but a good, well equiped kitchen and a decent wood burner. The bedrooms were ok, could do with some better mattresses but the bathroom/shower was excellent. The sofas were extremely uncomfortable and were well past their best. Parking was not ideal being on a very busy, narrow street which left us feeling very nervous as lorry's and tractors squeezed by on the pavement. Couldn't believe how noisy the road was, lie-ins were impossible. Some of the issues, like it's position next to the road, can't be helped but the cottage needed a makeover and the garden required some tender, love and care. Hard to see where Sykes 5 star rating came from. Sorry, it's a 2-3 star from me.

  • "We had read a couple of negative reports on this property so we were a little nervous."

    However we think those people must have previously stayed in the wrong sort of property. We are regular users of holiday cottages and found this property to be one of the cottages we would want to visit again. We met Roger the owner when we arrived and he was most helpful. The cottage was warm and clean and everything we wanted was there and working and easy to use. The only thing that was wrong was the advice in the information sheet, that the Fish and Chip van came on a Tuesday, when we were advised by the locals that it stopped about 5/6 years ago. It is located in a smashing Village even if it is a long way from the coast. The Pub and shop were both welcoming and well stocked and all in all we had a really good week. Rod Haslam and Anne.

  • "It was the first time I’ve used Sykes and I was very impressed with the emails and updates before the trip."

    However, I do think that you must keep on top of reviews for your properties as the last few for our property, the Old Sweet Shop at Foulsham, have all complained about the facilities and the cleanliness and yet nothing has been done. I’d booked it months ago so I had no choice but to go and hope it had been cleaned. We didn’t write in the guest book as it was all positive and most comments not dated, so I don’t know how old they are, but we will be writing an honest, blunt review on the feedback for the cottage and for trip advisor - the cottage wasn’t low priced - 1300 pound a week is a lot of money and I had been out of work for six months in both lockdowns. I would expect Sykes, as you do all the communicating with the owners, to now address these areas of concern as it’s selling a cottage that isn’t four star, and to tell the owners that we will be positing a review on their cottage, as I’d like to read honest reviews - that’s the entire way I book accommodation. Usually over the last fifteen years I have used hoseasons and holiday lettings. They then put you in touch with the owner directly to communicate. As I’ve no way of reaching the owner then Sykes will need to feedback. Here are just a few of our concerns: 1. There was absolutely no parking at the property and we had two cars, yet it said parking for one car, but it was a free for all for everyone - first in gets the spot! 2. The stair rail was loose. 3. The kettle was full of limescale. 4. The cooker good was absolutely filthy. 5. The microwave hardly worked as it didn’t heat up food and it was full of rust - we have all the photos of these concerns. 6.The fridge was too small for six people. 7. The garden furniture was very uncomfortable with dirty cushions, I missed a day of using it as they were all sopping wet as they hadn’t been stored anywhere and the gutters were all full of plants, so the water ran onto the cushions. This was not a good sight! 8. The garden was very overgrown and I had to go round pulling up massive weeds, of one metre, so the children didn’t get nettled. 9. The flags in the back garden were a trip hazard. 10. The living room couch was so flat that you couldn’t get up off it! 11. The grey throws were musty, crusty and full of dog hairs!!!! I daren’t put these on my children’s beds. 12. The children complained that their beds were camp beds and cried to come home to their own beds! So were the three bedrooms correctly listed if the third bedroom has camp beds? 13. The carpet is hanging up over all the door walkways and one of our elderly family members stumbled on this, at least once, at the top of the stairs. 14. The carpets were patched together in the second bedroom, which was not what we expected for what we paid! I look forward to hearing back from Sykes as I know you care very much about the customer but I feel that the property let our holiday down sadly.

We do take guest comments onboard and are dealing with your points via the owner and customer relations team. For information, the camp beds to which you refer in the 3rd bedroom, is a John Lewis trundle bed set, and transforms from a single, to two singles via a trundle bed, or as a zipped queen bed, which gives guests various configuration options.   • "We were pleasantly surprised with the high level of cleanliness and facilities."

    Earlier feedback had obviously been taken into account and it was clear much effort had been put into preparing the cottage, with a new microwave, bathroom renovations and a replacement DVD player being provided, together with contact details for any issues during our stay. The cottage was in a lovely location for walking and trips to the coast, and the games room provided plenty of evening entertainment.

  • "The positives about The Old Sweet Shop."

    .... The house is fine for up to 6 people and the dining facilities in particular are good - a large dining table which worked well for evening board games for the family. The games room itself was an added bonus. The large bed was particularly comfortable. The negatives about the Old Sweet Shop...... Superficially, the house was clean. The house does however require a good spring clean/thorough going-over/deep clean. However you want to put it; it needs a jolly good clean. This cannot be a surprise to the owners of the property, or Sykes, as it is mentioned several times in previous reviews. We did not use the BBQ, but I did open it to find the remnants of somebody else's meal. While cleaning my teeth I was shocked to see long-term grime behind the bathroom basin taps. The shower screen seal and the bathroom tiles need the black grime removing. The sticky, dull glass cooker hood was in need of immediate cleaning. I am not that person who goes seeking negatives, or investigating fluff and grime; in The Old Sweet Shop, it hits you in the face. We also had issues when flushing the toilet. It is such a shame as, apart from this, which did put us off, the house, location and facilities were great. Note that "roadside parking" means on-road, non reserved, public parking.

We have unfortunately due to Covid in the family been unable to do the weekly checks over the period when you stayed, and I'm very sorry things have been missed.   • "Nice cottage with a lot of potential after it’s revamp."

    However new cleaners are definitely required as it wasn’t clean, could tell there had been dogs there - even on the beds. Listing said suitable for families but stair gates were broken and high chair was unusable due to being left under bed with thick layers of dust on. The garden area was lovely when the children were asleep. We came just before the school holidays and paid a lot of money but left a little disappointed. The Park round the corner (about 8 minute walk) was ideal for our toddlers! Recommend visiting Pensthorpe Natural Park, feed all the different ducks and birds. As well as a huge play area inside and out! Norfolk is our home town so was nice to visit places we hadn’t been for years and foulsham was the perfect middle location for this.

  • "This is a lovely spacious house in Foulsham."

    The rear garden has a seating area, BBQ and log burner plus fairy lights. The only downside is that there is a lot of heavy, noisy traffic regularly passing the house.

  • "We arrived at the cottage and found it was very nice, the rooms were lovely and it was just what we needed, although there was no welcome pack for us and I was a little concerned that there was quite a lot of things left in the fridge, opened ham, sausages, cheesecake and even raw chicken, this I found not very good at all as this clearly meant that the fridge had not cleaned out and it made us very wary of putting things in the fridge, we did not dispose of these items as we felt it was not our responsibility."

    We were very happy that the garden was so secure (better than expectations) and a very small dog could not escape! We used the garden as much as we could, considering the time of year. The cottage was well equiped and had plenty of space. We enjoyed the games and if weather had been worse the games room would have come into its own. Although about half an hour to most places on the coast(our usual dedestinations) this was a location from which you could explore most of Norfolk, and could easily go into Norwich if you wanted to.

  • "A wonderful cottage set in a lovely village with really friendly people, a shop and a pub on your doorstep."

    Quaint and authentic. A spacious property, very clean, well looked after and equipped with everything you would need and more! Even a range cooker, an outdoor BBQ and a log burner! High attention to detail shows the owners really care about the comfort of their guests, a true home from home. Our kids LOVED the games room while a secure and secluded garden was perfect for the dog. The cottage is perfectly suited for a family to explore and enjoy the beauty of Norfolk. We had a fantastic week visiting local villages, spectacular beaches of north Norfolk and enjoying some of the best seafood and local cuisine. Thank you! We loved it and will definitely be back

  • "Very well equipped and comfortable."

    I liked that there were some sockets with USB chargers, that is a nice touch.Some instructions on the Sky box and TV would have been appreciated, but we managed. The outside gate was very hard to open, but this could be easily fixed. Overall, a wonderful place.

  • "A lovely cottage in a great area and suited our needs, however the welcome pack was not only disappointing but insulting."

    2 champagne glasses...…...that was it, not even a pint of milk. When using the washing machine it took 3 days to complete the cycle due to it tripping the power every 5-10 mins and while looking for the fuse box it became apparent that the cleaning is only where you could see. Batteries in the tv remote require replacing too. A surprise was how busy the village main road is, wow that was unexpected.

  • "We were extremely disappointed that on arrival, no keys had been left in the key safe and we had to wait nearly an hour and a half before someone from the cleaning company brought a spare set."

    I would have thought that ensuring that guests could get into the property should be one of the most important things on a checklist when the property is cleaned and prepared each time. Whilst Sykes Cottages staff were as helpful as they could be, I'm surprised we didn't get an apology from the owners. However, we did enjoy our 5 day stay and the cottage was very well equipped, a good location and very cosy. The only thing is that there were a few cobwebs around and skirting boards were pretty dirty although, generally the living areas and surfaces were clean. I hope this feedback is helpful.

  • "Booking very easy - pretty last minute for us due to wider family circumstances."

    Found the pictures a little deceptive - expected a bigger garden, but this did not detract from the holiday. Nothing too much trouble from Sykes / owners including advice on the local amenities to birthday banners for x2 celebrations whilst there. Dog friendly cottage but we are not dog owners. Asked for a thorough clean but there was still evidence of (hairs and smell) of dog, so first to local shop for air neutraliser and a good vacuum of the house - not really the first thing you want to do after a 4 hour journey, but necessary. Location accessible to all our favourite North Norfolk places. Will book with Sykes in the future.

  • "Well decorated, very comfortable and an ideal holiday home."

    Dog friendly in the true sense rather than dog tolerant, with a safe and secure garden. Lots of homely touches, books, DVDs, children's games, colouring pencils, local information supplied etc. Our only criticism is a shortage of large cooking pots in the kitchen, but with a reasonably priced, good quality pub menu only five minutes away, we didn't actually spend much time cooking for ourselves.

  • "A beautiful cottage , every facility was great, the position and the village were fabulous, as was the wonderful pub, which served great food and was dog friendly."

    . The welcome pack was gratefully received, even had treats for our two dogs. Parking on the road was fine normally but found difficulty parking on a weekday when the school was turning out as the parents used many of the parking areas. That was the only downside, so we would definitely go back to this cottage.

Foulsham is a lovely, traditional Norfolk village located centrally and offering excellent access via the A1067 to the popular North Norfolk coastline. The name means "Homestead of the birds" and the village is home to the lovely 14th century 'Church of The Holy Innocent', which was severely burnt in a fire in 1770 and was rebuilt with its 15th century tower intact. The village has a well-stocked shop. A short drive brings you to Market towns of Holt and Fakenham where you could catch some racing or an excellent range of shops and amenities. Visit the town of Dereham, and a little further you can be in the historical city of Norwich with it's excellent shopping, eateries and events. Excellent access to North Norfolk with its amazing beaches and coastal villages.
