    Very well equipped with everything for 12 guests. We will definitely be back. Not for publishing - but for the owner - it does need a good clean - there are loads of cobwebs everywhere. The bottom bedroom wall shelves were very very dusty.

  • "Absolutely loved the break, thankyou."

    However just a few issues, The dishwasher failed to work it showed E15 as problem. Showers running warm and cold, and very slow output of water. Lamp in Oriental room was broken upon arrival. These didn't spoil our experience but feel you need to know. Thankyou for sharing your house with us. Definately rebook for next year.

  • "Situation is ideal and having sufficient bathrooms for everyone is a plus."

    It took us a while to work out the controls of the range and microwave but we managed in the end.

    We love the location too - very close to the beach and the town - best of both worlds. The cooker/microwave can be a bit fiddly to work out - we will update the instructions. Glad you had a great time. Chris and Victoria. Property Owner

  • "Maples is a lovely house."

    Clean and well equipped. There were only 2 tiny issues that we had, the large ensuite bathroom is freezing even with heating on full blast...maybe some sort of heater could be installed? Also this bathroom has no towel rail or hooks, please put a couple of hooks up! And as we were an older group and there was only 1 walk in shower we all had to climb into a bath and there are no safety handles or even a shower mat so 2 of my party felt very unsafe and had to keep using the shower in the master ensuite. Nothing that couldn't be rectified very easily. Bath mats for a start would be very much appreciated. But as I say very small issues. Overall the house was good, clean and the heating system is so easy to use I was very happy not having to read a load of instructions!

    We are so glad you all enjoyed your stay! We will certainly look into the Oriental en-Suite bathroom radiator; there must be an airlock or something.   • "We had a fantastic Holiday at Maples."

    There was 11 of us four generations age 3-79. Plenty of space for everyone to relax and have quiet time which was much needed with 3 little boys under 5. Our girls liked having the loft bedroom with their own games room. The stairgates were very useful!. It was a very short walk to the beach and into town. We spent lots of family time in the kitchen cooking, eating and playing games the table was perfect for all the family to sit together. My 79 year old Mum said her bed was so comfy she did not want to leave. We would certainly stay again in the future.

  • "We have just had the best holiday at Maples."

    Three generations family gathering. So much space for getting together in groups of various sizes or altogether as we wanted to. The house is so well equipped with the bedroom sizes and showering facilities, the safe garden and outside furniture for barbecue and eating. The kitchen is enormous and fully equipped. Everything has been considered from stairgates to a dedicated games room plus unfailing wifi. Hunstanton speaks for itself and is easily within walking distance. Nearer to the house we found two children's play areas that were easily accessible for them on foot for those times to let off steam nearby. The corner shop at the end of the road is a godsend for extra bits, though we arranged a Tesco delivery for the evening of our arrival without any problem. Parking nearby in the street for the cars that didn't fit in front of the house (we had 4) was never a problem. Owners are accessible and caring.

  • "I suppose it depends what you want, as a family, from a holiday."

    If you don't do much cooking, and enjoy watching TV with 'surround sound' in each room, then this is the place for you. Our family dynamic however is different: in the evenings we like to cook good locally sourced produce, and sit, chatting and eating 'en famille' in the kitchen. Unfortunately the house does not lend itself to this; the facilities didn't work properly (oven/BBQ) and the undimmable overhead lighting in the kitchen was on a par with a second World War "interrogation" room. On a plus side the bathrooms were clean, the beds clean but some not very comfortable - downside - leaking taps and pipes, and the garden area and most of the house in desperate need of some TLC. Books and games for the children were appreciated. Decent beaches not quite as easily accessible as the description implies.

    Hi Teresa, I'm sorry that Maples didn't suit your holiday; we really try hard to ensure everyone enjoys their stay. We have replaced the BBQ as you were right, it was not good enough. We have had an engineer out to fix the SMEG Range, but they couldn't find an issue. We will keep an eye on it incase of an intermittent issue. Unfortunately the kitchen lights are not dimmable; however we have added a couple of lamps to allow for a less bright lighting option. All the best and thanks for the feedback.   • "Overall great property in a good location."

    Everything is provided which is great but needs alot of tlc. Scuff marks on walls. Grouting in bathrooms etc. really loose patio slabs which where you step down.

We try extremely hard to keep the property to a high standard and refresh the decoration every year; unfortunately a 12 person house does occasionally get scuffs and chips on the paintwork, which we will have looked at during the next refresh.   • "Fabulous location and great space for a large group-lots of bathrooms and lounges!"

    Beds in double rooms on 1st floor need new mattresses. They were very creaky and uncomfortable. Well equipped kitchen but not clearly organised. Dishwasher needed salt and rinse agent. Loved the kitchen table- very spacious and a perfect place to gather. Smell of damp in front lounge on right as you enter. We put the dehumidifier in there which did help but this may need looking at. Would recommend the house to friends and family. Thank you!

    Hi Malcolm, Thank you for taking the time to provide some feedback. We will certainly take a look at the mattresses, and also providing some labels for the kitchen cupboards! We provide all in one dishwasher tablets that contain salt and rinse agent, hence the lack of both in the dishwasher; I think the problem may have been that the dishwasher heating element had failed; and has since been replaced. I'm so sorry if that caused an issue for you. We have had a damp issue in on of the front lounges historically; and we were assured it was resolved by improving the guttering, however we will take another look at it. Thanks again.   • "It looks like a poor DIY job with uneven and loose floors, ill-fitting doors, windows that don't open and features that don't work."

    Of particular note are the toilet that overflows on every flush with the water running into the boiler and the tripping hazards at changes of floor covering. The whole property is furnished with economy standard and uncomfortable seating and beds. The standard of the kitchen equipment was poor. The kitchen table cannot be levelled on the uneven floor, which is a danger. Both staircases breach building regulations, which is patently a danger. The soil pipe crossing the back door has a leak. The paving in the back yard, once we had cleaned the excessive bird mess, has too many tripping hazards and loose slabs. The barbeque, being so dirty and rusty, was unusable. The matress did not fit the cot provided. We were a party of four genearations. The part of the family with young children left after three days and other adults left early having become frustrated by the condition of the property.

  • "We had a wonderful time at Maples, it was perfect for our large family gathering which included 5 children ranging in age from 8 to 14 years."

    The house is clean, comfortable and very well equipped with lots of space to accomodate everyone. It is in a very good location - just a quick 5 minute walk from the sea front and town of Hunstanton which has plentiful activities for all ages. The owners of they property were really helpful and the basket of goodies for our arrival was a lovely touch and very welcome. The only negative I could think of was the bathroom window in oriental bedroom didnt open and the bed made a bit of a noise when you turned over. However, these were very minor things and in no way detracted from our enjoyment of the property. It is the first time any of us had been Haunstanton and we all impressed with both the place and the house. Would definately recommend to others.

  • "Thank you for helping us make such wonderful memories!"

    We are a group of Mums with all our kids ages ranging from 7 - 10 and every year we have a ‘Big House’ trip where we all hang out together, enjoy sharing big communal meals and we always go places with lots of local beaches to blow away the cobwebs and for the kids to enjoy the outdoors. This year did not disappoint!!! In fact we all agree it was the best yet!!! With the 2 lounges, the games room & the big kitchen table we were able to all be together and also have space to spread when we needed it! With that many children we need space! We especially liked that all the rooms had their own shower facilities, that we could access the back in our soggy and dirty beach stuff and use the utility room to get everything washed without sand ending up in our rooms, and that the house was really warm and cosy. After a day at the beach we made use of board games, quiet spaces to read, movies on in different rooms, and the pool table was a great hit! Kitchen facilities were great, especially the giant pots, dishwasher, and the all important coffee machine! Mum heaven! The locality was amazing. Walking into town was easy, and the beach at Old Hunstanton was gorgeous with many other classic Norfolk spots nearby such as Holkham, Wells-next-the-Sea, and Sandringham (which has an awesome play area and you only pay for parking!). Unfortunately we didn’t realise you need to book the oasis pool that has slides etc for fun, but instead we found a private hire pool which was reasonably priced and worth the value as we had it all to ourselves! We will definitely be back!!! Thanks

  • "Your house is wonderful."

    Starting with the great location just a short walk away from the beach, town and pubs, but quiet and with a comfortable interior. The huge kitchen table is great focus for games/meals etc and the kitchen is fully equipped. Every room is spacious and well designed, I had a much better night’s sleep than in my own bed! The games room is a huge bonus and with 10 adults, 2 babies and 2 dogs we have had the most fabulous family weekend without feeling squashed top of each other. Lovely to arrive to a hamper basket of goodies and communication has been speedy and very friendly. I really cannot recommend this house enough. Thank you so much, we have incredible memories that we will treasure.

  • "11 of us stayed for a weekend to celebrate my husband’s birthday."

    The house was warm comfortable and had everything needed.my only issue was I contacted Sykes via email and phone with the way we wanted the beds made up but this obviously wasn’t forwarded to the property owners. That aside I would recommend this property for a family gathering.

  • "Positives: Plenty of room."

    Parking. Games room was a real hit with the family. Very well equiped kitchen, ice making fridge, speakers. Some nice touches like beach towels and welcome pack. Negatives: Finish of floor tiles, positioning of light switches behind doors. We had a few maintenance issues which took the shine off of the stay. However, the owners worked hard to sort the problems which were all resolved by the end of our week.

  • "We loved our stay at Maples."

    The house was fantastic, it had everything we needed and the location was perfect. We were 7 adults, 5 children and 2 dogs and we didn’t get under each other’s feet once as there is so much space in the house. The room for the dogs was great and there were stair gates on each set of stairs (top and bottom) which was perfect for our 2 year old. The welcome hamper was such a lovely touch as was the information pack and when we had a little issue with the shower it was sorted the same day. Chris and Victoria were super quick at getting back to me and really lovely and helpful. Booking through Sykes Cottages was easy and we had all relevant information way before our stay. We’ll definitely be recommending Maples to family and friends and I’m sure we’ll be there again soon.

  • "Maples well it is an absolutely superb property."

    So well equipped and has everything you could possibly need. The kitchen is such a great social space and cooking and eating was a real pleasure. We didn’t really go into either of the comfortable living rooms as there was no need .The phone charging station again just so thought through with every type of charger you could need . All the rooms with the ensuite bathrooms just made it really comfortable for us all. We were greeted with a really nice welcome hamper which was very generous and thoughtful. Just a short walk from the cliffs and the beach again ideal. As a group of friends we only stayed for two nights but we all agreed we would have wished we could have stayed for longer and certainly will be rebooking . the size of the property is just phenomenal an Aladdin’s cave of comfortable rooms - it would be perfect for larger family get togethers . The games room was a real treat , again there’s been a great deal of thought and consideration . We all agreed we had a comfortable nights sleep with no moans about mattresses being too soft or too firm . Can’t praise this property enough and would highly recommend it .

  • "We have a great stay here for a long weekend with the extended family."

    The house was perfect for us with all the children and felt very spacious. It was so close to the beach and the play area and the shops etc - great location. The house was clean and tidy and the beds very comfortable. The host made good contact beforehand to ensure it was all set up as we wanted. Would definitely come back.

    The games room was a great bonus, the reading landing was superb for the 4 year old who claimed it as her space. Barely a 10 minute walk to all facilities.

Situated in the award-winning seaside town of Hunstanton, near a sandy beach, is this remarkable, Victorian home, Maples.

This spacious, semi-detached home retains a lot of its original features, making it a charming getaway for family and friends.

Be greeted by off-road parking or leave your vehicle on the unrestricted roadside before exploring Maples marvellous interior.

Stepping through the porch, open the royal navy door into the long hallway, where you can kick off your boots and hang your coats.

On your left, discover the first of two sitting rooms where you can sprawl on the comfy sofas as the internet connected TV with Bluetooth soundbar does the entertaining.

Escape the group and curl up in front of the real-flame gas fire in the sitting room adjacent; enjoy a much-loved book, away from the chatter and laughter.

The award-winning coastal town of Hunstanton, locally known as Sunny Hunny, is located on the Western side of the East Norfolk Coastline, renowned for its beautiful sunsets over the sea. Hunstanton is a great family-friendly holiday destination. The seafront with promenade offers rock and candyfloss stalls, funfair rides, a sealife sanctuary, bowls, golfing, a leisure centre, pitch-and-putt, Esplanade gardens, theatre, clean sandy beaches, donkey rides and sea tours in an amphibious craft.
