    We would rate it 8 out of 10. Reasons for this rating are: We accept this is an old cottage and when it was built the stairs will be narrow and steep. It may be wise to indicate the stairs so anyone who has a problem with steep stairs would know in advance. Kitchen fitted appliances very modern, in the welcome pack giving instructions for the use of the appliances, it may have been a wise option to add a diagram for the operation of the hob as well as written instructions. There is a dishwasher but no guide to its operation. If these things were in their welcome pack it would make life easier and hopefully avoid any mishaps/damage to these appliances. After getting over these things the accommodation was ideal.

The property

A superbly located semi-detached, stone cottage which has been sympathetically extended to provide outstanding accommodation down a quiet lane on the edge of Roydon Common Nature Reserve and a few minutes' stroll from the nearest pub.

This wonderful cottage has been lovingly restored and maintained to provide modern conveniences whilst still retaining much of it’s original character.

As you enter via the back door you are welcomed by the beautiful, enclosed back garden with seating areas and lawn for both pets and children to enjoy playing.

Step in through the sun room which offers a perfect spot to sit and relax with a book or morning coffee while planning your day.

Alongside the sun room is access to both the dining room and kitchen.

The galley kitchen provides everything you should need for your stay.

Beyond the kitchen is a downstairs bathroom, ideal to clean up after a day out walking or cycling.

The dining room has a beautiful feature stove which really sets off the feel for the rest of the property.

It is an ideal room for guests to enjoy an evening meal together while discussing the days adventures.

The sitting room is located at the front of the house and is a lovely, quiet, light room.

Ideal for a quiet escape in the summer and in the winter you can light up the woodburner and enjoy relaxing with a good movie whatever the weather.

It is an ideal space for reading a book in the quiet.

Upstairs offers a master bedroom overlooking the nature reserve, a good size twin room which gives access to an upstairs shower room and a cosy double room beyond.

The third bedroom has been beautifully thought out to maximise on space offering a cabin style double bed with views over the back garden.

The cottage offers an excellent base to walk from your door and a perfect base for exploring the wonderful Norfolk coastline with the nearest beach only 20 minutes from the cottage.

For those with an interest in history the nearby historic village of Castle Rising gives you a chance to see one of the largest and best preserved keeps in England, built in around 1138.

This property really does have something for everyone and is a perfect base for exploring.

ROYDON

Kings Lynn 7 miles; Sandringham 4.5 miles; Norwich 47 miles.

Roydon is a small village, located approximately seven miles east of Kings Lynn in West Norfolk. The village is perfectly located for exploring the wide variety of attractions to be found locally. Congham Hall Spa and herb garden are within easy reach, and the English Heritage site of Castle Rising is only a few miles away. The village parish Grade II listed church of All Saints, parts of which date back to the 12th century and was subject to major renovations by the prolific ecclesiastical architect G E Street in 1857. Roydon has a large common which is managed as a nature reserve that will appeal to nature lovers, as will the RSPB sites situated on the nearby Norfolk coastline. The Royal Estate at Sandringham offers the chance to visit the residence, the museum and the surrounding woodland. For those wanting to venture further afield, Norwich is within one hour’s drive, and the racecourse at Fakenham and the historic market town of Swaffham are both less than half an hour away.
