    A well equipped, warm and comfortable holiday home. We have a winter break to take our dogs to the coast each year and many homes we would not return to for various reasons. However this was not one of them and we would be more than happy to return to Fern Cottage.

  • "Excellent cosy little cottage, with absolutely everything we needed for a restful break between Christmas and new year."

    We were really touched by all the efforts made to decorate the place and make it feel really festive! Heacham is really well placed for exploring the area and contains enough shops, pubs and takeaways for all needs within walking distance. An easy walk to miles of dog friendly beach too, and the enclosed back yard was perfect for the dog. Parking is possible round the back for unloading but we decided it was easier to park on the street at the front from then on and never struggled to find a space.

  • "The cottage was very clean."

    The kitchen was well equipped everything you could possibly need. The lounge was cosy, but the sofa throws were unpractical on leather and we spent a lot of time adjusting them, although the cottage sleeps 6 only seating in lounge for 4 adults. The steps are steep as described but the bottom 2 are small and extra care is certainly required. We parked roadside as the parking space was originally the back garden and access is extremely difficult if the neighbours car is on the their driveway.

    Lovely and clean and we were left a little welcome gift on our arrival. Had an issue with a smoke alarm whilst there messaged the property manager and it was fixed that day. The stairs in this property are very steep so beware if you have older guests in your party. Overall we enjoyed our time at Fern Cottage

  • "We thoroughly enjoyed our holiday stay at Fearn cottage."

    It was fully equipped with everything we needed and nearby a small Tesco, pubs and within easy reach of the lovely shingle beaches. The only problem was the very steep staircase which had to be climbed with some difficulty. This however was mentioned in the itinerary. A valuable suggestion would be for a downstairs loo. This would save having to go up the stairs each time and would also be beneficial if there are several people staying at Fearn cottage.

  • "Absolutely stunning cottage ."

    Super clean on arrival . Lovely welcome pack of wine , cookies and chocolate eggs . So cosy , warm , beautifully decorated with everything you could possibly need. Netflix, dishwasher . Washing machine , cleaning products , tea bags , just everything to help make your stay memorable. Lovely secure garden for the dog with a lovely summer house . Just perfect . Slight issue with the bath , but suzi was great and came the same day and was lovely. Cannot recommend it enough , we had a really lovely stay . Great location with a 15 min walk to the beach, and lots to do in this area . Would definitely stay again .

  • "This is our second visit to fern cottage as we loved it soo much."

    Having two dogs I love that the garden is secure and we can let them out into the garden without worrying. The area is lovely and we can walk to several pubs or travel several miles to find yet more fabulous beaches, Sandringham or good food pubs. The cottage is beautifully maintained and was ready for us on our arrival.

    The fresh flowers,cookies & a bottle of wine were a lovely touch.Plenty of local information provided in the welcome folder. Kitchen well equipped & immaculately clean. A very cosy lounge ,we absolutely loved the log fire, & so did our little dog ! Beds really comfy . All set in a peaceful part of the village. Would definitely love to return.

    Lovely and warm when we arrived, very well presented with some nice touches such as the flowers, cookies and bottle of wine waiting for us. Everything you could possibly need provided - we didn't feel like we were missing anything. The cottage was like a tardis, there were 6 of us and we never felt crowded.     The 3 remaining eldery guest could not travel. Lovely home from home. Would not book through Sykes cottages anymore after a dreadful experience with insurance sold through their website that Sykes will not accept any help with when needing help. The insurance company will not reply to your queries for 6 weeks... and Sykes will not refund any monies if your party become ill and cannot travel due to illness. FERN COTTAGE IS PERFECT!!!! BUT I AM NOT IMPRESSED WITH YOUR CUSTOMER SERVICE SYKES COTTAGES AND WILL NOT BE USING YOU AGAIN.

    The furniture and fittings are lovely. Loved all the pictures and beach references. Really enjoyed relaxing in the lounge. The beds were super comfortable and my eldest son loved having the double room at the top of the house. Everything we needed and would definitely come back. We didn’t find parking an issue at all and could easily park outside the property. The garden is secure and that was reassuring with our dog. Loved the summer house too. Thank you for a wonderful holiday.

  • "The cold water main in to the house, your told its a problem all over Heacham but it’s not as we have friends who have properties all over Heacham and they do not have the same problem."

    As a plumber I believe it to be a shared water main between the 4/5 properties in the row, it needs its own incoming main

    I was pleased with the facilities this cottage offered and it was in a perfect position for visiting other areas. I was disappointed that there is no wardrobe space available, not all visitors live out of a suitcase or draw. The two single beds need updating as they are just a double bedbase separated,and one of them someone had tried to repair.

It’s ideally located close to take aways, a well stocked Tesco Express and it’s only a 15 minute walk to the beach. The welcome bottle of wine, biscuits, tree with decorations were a thoughtful gesture. We would totally recommend this cottage to anyone else!

    It’s a lovely Warm cozy cottage, close to local shops and a 15 minute walk to the beach. Its toddler and dog friendly with the stairs hidden away behind a door which was really helpful (the stairs are quite steep but have good handrails). Plenty of cooking pots etc DVD’s and games, we felt really at home there. I’d highly recommend a stay and am sure we’ll be back!

    Real home from home and the dog wasn't forgotten, with treats, spare bed, lead etc. etc. Lovely quiet area, bit of a walk to the beach but not a problem. Miles of clean beaches and endless skies, ideal for dog walks and nature lovers alike. Can walk to Hunstanton along the beach, have a snack and walk back with the wind in your face and the tide coming in. Lovely off season break!

  • "We were so pleased on arrival at Fern Cottage, and immediately spread around the 3 floors to check out facilities, beds, the kitchen, and garden (as you do)."

    We were 3 adults and 2 children (9 and 13). The older immediately found the TV game where he could play tennis, and both worked out quickly the means of using the Internet. The large front room was well adequate for the family to enjoy their interests, and with the dining room, more games could be set up on a big table. The smart bathroom was well adequate for our age groups to use, The delightful kitchen had all we needed to make our own meals , and in the village (town?) there were well enough shops to provide for our regular needs. The book completed by earlier tenants was well enough completed to provide outside public houses for eating out.And a range of places to visit. All in all the week was delightful plus sunny everyday - the dog really enjoyed his walks in strange streets. And with comfortable accommodation to receive each evening, we were well pleased. Certainly well recommended.

  • "Sadly we were unable to find the visitors book to record how much we had enjoyed staying in their cottage."

    There maybe one possible improvement in that small blinds be fitted over the two small windows in the roof room. With good weather the sun came streaming in at 5 a.m so whilst it disturbed the regular pattern of sleep it also was very warm on the face when waking. wouldn't even class this as a complaint but merely a suggestion. The cottage was beautiful and a credit to the owners.

    Outside space was nicely done even though it’s not a garden.The parking and stairs in the house may cause some people issues. Parking is on the road if you can get a space unless you can reverse into the outside space so then you lose your outdoor area.Stairs are very steep so might not be safe for some people with mobility issues. Well equipped for family and dogs.Also well decorated-I even hunted down where the pictures on the walls where bought from and purchased some!

    The cottage is comfortable, cosy and well equipped and it was a safe place for our almost 3 year old grandson. We plan to explore more of Norfolk next year and may choose a different area to stay, but we shall definitely look at using Sykes again to find a suitable holiday home as we trust the properties to be carefully chosen for their amenities and quality .

    Off road parking is a bit hopeful, maybe a Smart car or very small hatch and then you lose the garden space somewhat. Also the house next door actually has a designated space and if they parked there you would be lucky to get back out!! It didn't bother us that parking was roadside and on a first come first served basis as to how near but potentially it could annoy some clients. That is just a comment and did not detract at all from our enjoyment of Fern Cottage, the village and the surrounding area.

    Parking was hard, we found a space quite far from the property but there is not much that can be done as this is the style of the street. I had to chase Sykes cottages on the day of arrival to get the keycode details for the property which wasn't good. The cottage was excellent and very comfortable, would definitely stay again.

    Nicely modernised but with respect for the lovely character of the property. Very comfortable beds, quiet location but handy for seafront strolls and the centre of the village. Charming decorative touches, too (the wooden seabirds narrowly escaped coming home with me!). Always so nice to find a shower AND a bath - and a real bonus was the open fire (with starter logs provided). Hope to come again. Thanks for a great stay.

    Lovely decorated beautiful summer house , unfortunately the dishwasher broke during our stay and couldn’t be fixed until the day we departed. Sofas in the lounge could do with replacing very soft and uncomfortable. Enjoyed our stay over all.

  • "We were very unlucky with the weather for the most part of our week’s holiday, so it was lovely to return to our cottage which was warm, homely and very comfortable after days out in the bleak cold of Norfolk."

    The kitchen was very well equipped, which was a great help as we had our toddler grandson with us and so needed to eat in each evening. The beds were extremely comfortable too and the only disappointment was that the poor weather prevented us from making use of the garden and summerhouse as much as we would have liked. It is a very convenient location for exploring this lovely part of the country.

  • "Fern Cottage was a lovely holiday base for our short break in March 2018."

    The cottage was decorated beautifully, warm and cosy and had everything we needed. The outside space was also fully equipped and safe for small and large dogs alike. The cottage is close to the beach, and you can walk to Hunstanton via the promenade which is suitable for pushchair. It has shops, pubs and food takeaways within walking distance and is a very pleasant area to stay. The on road parking was the biggest issue as the roads are narrow and you can only use the back garden for parking if the access is clear. In the height of Summer this could be a problem, but for out of season it worked well for us. We will be definitely booking again, a great cottage and good position for exploring the Norfolk coast - there are some great places to eat and out of season easy to get in without booking. A fabulous dog friendly cottage well worth visiting.

  • "Paul and Sue were brilliant and we can’t thank them enough."

    We decided to get married while we were on holiday and had a few things to check out with them and they were great with helping out. The house is immaculate and lovely and cosy (bring slippers though as the kitchen floor is a bit nippy). We will definitely be going back to this house m. We love Norfolk and being in Heacham means that we can explore the coast.

This lovely end-terrace is situated in the seaside resort of Heacham in King's Hill, West Norfolk, less than a mile and a half from the beach.

Modern yet full of character, this recently refurbished property makes a great getaway for families and groups of friends who love being near the sea, but who also enjoy being close to the local town and amenities.

On the ground floor is a well-equipped kitchen and dining room where meals and conversation can be enjoyed, as well as a sitting room with an open fire, TV and video game console.

Heading to the first floor, you’ll find a double bedroom with a king-size bed, a twin bedroom with two single beds and a bathroom with separate shower.

Another double bedroom can be found on the second floor with a beamed ceiling.

The kitchen provides access to the enclosed paved garden which offers outdoor seating as well as a BBQ area.

There is also access to the off-road parking which is available with this property.

This Heacham property is situated within a short distance of the town centre which offers a Post Office, pharmacist, Co-op and Tesco, as well as a local vet.

Less than a mile and a half away (just over five minutes by car) is Heacham Beach, which is a great place to enjoy the weather, play with children, walk the dog or simply take a stroll in the evening.

Although it can get busy during peak periods, it's also well known for being quieter in the evening.

The famous Norfolk Lavender fields can be found less than a mile away too, with around 100 acres of lavender fields as well as a small gift shop and restaurant.

This property is ideally located for a lot of the attractions in the area, with many of them easily accessible within walking distance.

HEACHAM

Hunstanton 2.5 miles; King's Lynn 15 miles.

Heacham is a large village located on the West Norfolk coastline, on The Wash, boasting a lovely family friendly sandy beach, ideal for jet skis, kitesurfing and windsurfing. The village has many cottages built from Carstone, which is a feature of this part of Norfolk, and also offers a good range of shops, restaurants and country pubs. Within walking distance is Caley Hall, home to Norfolk Lavender with its sweet smelling lavender fields, and Heacham Hall, owned by John Rolfe, who brought his young bride Pocahontas to England to live at the hall (in the local church of St Mary you will find a memorial to her). This part of Norfolk is renowned for its abundance of birdlife throughout the year, with several local RSPB sites, while within easy driving distance is Pensthorpe Nature Reserve and Gardens, as seen on BBC's Springwatch. Nearby Hunstanton offers traditional seaside entertainment including a sealife centre, while The Queen's Sandringham Estate is just a 15 minute drive.
