  • "This property is absolutely amazing!"

    ! The house is an exact configuration of what we needed bedroom-wise as we had 4 couples and 2 singletons plus 2 dogs. It was decorated for Christmas with a lovely tree, plus other Christmas decs and was really warm and cozy. It is the first time we have ever been away from our home in Scotland for Christmas and we did wonder if it would still feel like a family Christmas. It absolutely did! We came stocked up with board games and dvds. We didnt really need the dvds as the main tv here has Netflix and favourites like "it's a wonderful life" and "miracle on 34th st" were there. I can confirm 100% that the garden is dog proof!! We have a brittany dog with a hunt drive off the scale. She was totally secure in the garden. It is sealed right tight down to the ground all round. Great walk from house over golf course to beach. Dogs are allowed on the beach in Winter. Lots of other places a drive away but we do like to cozy in for Christmas so we didn't have a sightseeing holiday. We loved the downstairs rooms, so much space to split off to smaller groups or come together; rooms are big enough to do as you please. Parking outside the property excellent. Nearby Lidl and Tesco. We had a wonderful Christmas day dinner at The Ship Hotel, Brancaster but also put a lovely ham meal on the table in the property using the kitchen ovens . The only thing we did struggle to find was storage for our food! The fridge and freezer are plenty large enough but we couldn't find a cupboard. Being Christmas, we turned up with a £300 food shop direct fromTesco! We managed though. It was all absolutely amazing and cannot recommend highly enough. It's the first time we have spent Christmas with all our kids (adults) since 2014 and now the family has expanded with a new grandchild so to be able to get together for Christmas in this wonderful house was really special.

  • "Sunset View is a beautiful house, very spacious, clean, comfortable."

    The bedroom configuration is perfect with a massive main bedroom with ensuite and balcony, and three lovely double bedrooms plus the twin, so many houses do not have this option and someone in our group of 7 ends up with a small bedroom but these were all good sizes. We had a small maintenance issue and George the owner, came immediately, with no disruption to our holiday and it was lovely to meet him. We will definitely stay in Sunset View again.

  • "A wonderful relatively new well maintained maintained property for combined holiday for three families to get together."

    Plenty of space so nobody got in anybody's way. Convenient for the beaches, although weather not all that conducive to lounging on the beach!!!!! Plenty of walks available though. A lovely holiday for all.

  • "The house itself and amenities didnt disappoint."

    However check in is 5pm which is late. We expected to walk into an emaculately clean house which wasn't the case. The Sun was beaming in through smeared windows and bi fold doors. Fridge cooker microwave and cupboard fronts mirrors still had hand marks and finger smears with smeared cloth marks in a slack effort to clean them. There was no welcome pack....! We have never been to an accommodation of yours which has not provided one and some have been outstandingly good. The grass was very long in the garden and just did not feel welcoming . We have stayed with Sykes because we have always had superb properties. I had to contact the owner as the bifold doors didn't shut properly and I was worried they would get ruined if forced. George was straight on the phone and I also mentioned the cleanliness and lack of welcome pack. He explained that there was a problem with the housekeepers car and she was upset she couldn't leave a welcome pack. Howevet she did turn up at 8 pm on Tuesday evening unexpectedly and said she would be round at 11 am the next day when the rest of our family were arriving i told her we were all going to lunch at the Manor down the road and she stated she was too busy to do it while we were out. So i said it was inconvenient for her to be there then. She didn't bring a welcome pack maybe a bunch of flowers maybe or a bottle of something to placate us would have been a nice gesture. The hoovers provided had not been emptied and smelt when used. I cleaned the windows that affected us whilst there....and the surfaces etc as I now didn't know if they had been done judging by what we found. This didn't spoil our holiday as I said the house was great however I don't expect to pay top money and be so disappointed

  • "George was very welcoming, friendly and helpful before and throughout the holiday."

    The house is very spacious and was ideal for our family Easter get away (6 adults, 4 kids + dog) - 1 week. Location is excellent, within walking distance of both Heacham village and Hunstanton (via the new estate). We had everything we needed in terms of utensils, shoe room, Sky TV and DVDs, good utility with washing facilities, storage in bedrooms. Just a couple of things to note which meant was unable to give 5 stars - BBQ hadnt been cleaned properly from the last time it was used (only realised when came to use it so had to use oven instead), living room furniture is a little dated and uncomfortable, seating in the garden is positioned in the shade - would be better at the top of the garden as garden is plenty big enough (or have both), again could be a bit better quality / luxury furniture outdoors to match the house. A welcome pack would be a nice touch, which seems to be standard with similar properties we've stayed in. If some of these minor points were adressed we would not hesitate booking here again!

  • "What an amazing house!"

    Fantastic living area downstairs with room for everyone to have their own space. The cloakroom area is a great idea. The twin bedded room was invaluable for the make up of our family - we wouldn't have been able to stay otherwise. We didn't end up taking the dogs due to a misleading email from Sykes but I would have worried about the drop in the back garden for dogs racing round and forgetting themselves. Really hope we'll be able to revisit and yes, the sunsets from the balcony were as promised.

  • "We had a great stay, the house was lovely."

    The only drawback was the 5pm check in. We have small children so it was very late to get in and then arrange meals etc. It feels exceptionally late, especially when you have to check out at 10am on day of departure.

  • "Beautiful property."

    The downstairs is great for large groups as there is the ability to break off into smaller groups. The kitchen is good quality and v well equipped. I would recommend a fence or clear barrier around the big drop in the back garden. Upstairs, the beds are really good as are the bathrooms. However a couple more en suites are needed as getting 8 people through the family bathroom is tricky.

  • "We loved the house and facilities, if anything it was better than the photos."

    The location was perfect being very close to a golf club. Supermarkets were only a short drive away as were many holiday attractions - the beach for children, stately homes and Norfolk Lavender for me and coastal restaurants. The BBQ probably needs a new grill so we didn't use it and the wine cooler didn't work, but there was plenty of room in the large fridge and freezer so it didn't cause us a problem. Would definitely like to stay here if we come back to Norfolk.

    Overall a lovely house Felt the glasses could have been more plentiful for the amount of guests and of the same style only 2 gin glasses and an array of oddball sizes and lack of water glasses, no dustpan and brush, lacked large dishes for cooking, furnishings are tired in the main lounge and quite stained in the kitchen dining area, felt the garden would benefit from a permanent fence where the sheer drops around the steps area, found the heating to be a bit tiresome having to boost it to heat the lounges and bedrooms This is meant as constructive comment not moaning based on previous stays in other properties

    One of our party couldnt make it in the end so even more space for the rest of us. Would definetly consider booking again, depending on the number of people and timings of holiday. The sunsets from the bedroom were wonderful even if it was the end of SEptember. Great stay..thanks very much .

  • "This house is amazingly huge."

    We had a party of eight and it very comfortably housed us all. The inside is nicely decorated with certain aspects of the property finished to a very high standard. The photos don't do it justice in terms of size. It also had decent broadband which we have found to be a rarity in holiday homes. The house does suffer from trapped heat so you'll want to open those wonderful bi-folding doors at the back, which instantly cools down the house. Also, we booked through Sykes Cottages who advertised it as 3 bathroom - it isn't. There are two very generously sized bathrooms and a downstairs cloakroom. This makes showering a large party slightly challenging, but then again, you're on holiday so what is the rush? The location is excellent if you are wanting to explore the North-West Norfolk region. Being at Heacham, which is west facing, the sunsets are wonderful to watch out the front of the house. I highly recommend this property and would definitely use it again.

    Dishwasher had broken down. Owner needed access to property during our stay to install replacement. Replacement was not completely installed, it was not fully safe as dishwasherd oor was not installed. I discussed with owner. He accepted the criticism.

The property

Approached by the main coastal road, this large property sits on a quiet stretch of country lane that runs through the village of Heacham.

Sunset View is a modern property, finished to an excellent standard throughout with touches of a nautical theme, this house would be an excellent home-from-home for large families, or gatherings of friends.

The front door leads into the long and spacious entrance hallway, with the front room being the snug to the right, a perfect spot to leave the kids in to watch some TV, play some of the provided games or have a quiet moment on the plush seating.

Moving out of here, past the downstairs cloakroom with basin and WC, find the sitting room which contains plenty of inviting sofas for all to nestle into their own spot and relax for the evening when you have decided what to put on the TV, or simply switch the devices off and let the wine flow as you catch up with old friends.

For cooking, dining and all things food, head into the kitchen/diner, discover the many appliances integrated into the sleek kitchen design, enjoy a morning coffee at the breakfast bar, and in the evening dine around the large farmhouse style table.

Large floor to ceiling glass bi-folding doors lead you out to the garden, featuring a patio with a long outdoor table and bench seating, perfect for enjoying food cooked on the gas barbecue on a sunny summer day, while the kids run up the garden steps to play on the lawn.

If the weather isn't in your favour, close the glass doors and take a seat in the soft chairs and watch the rain hit the glass as you sip a warm drink on a slow afternoon.

The sleeping arrangements are very favourable with attractive bedrooms offering lovely resting spots, the master bedroom featuring an impressive super-king bed as well as an en-suite shower room and a balcony which overlooks the front of the house, with views towards the golf course and the sea beyond on a clear day, but best of all this is where the sun sets, so you can share a perfect moment sat on the balcony as the sun disappears into the sea.

The other bedrooms include three doubles, and a twin room all complete with built-in wardrobe storage and pretty furnishings, served by the bathroom which contains a classic slipper bath and a walk-in shower for the best of both worlds.

This is area is superb for exploring the natural scenery of the area, as in one direction you can travel to the Norfolk Coast AONB, and in the other you come to The Wash National Nature Reserve, both bursting with wildlife and stunning vistas to behold.

In the former a network of country roads, lanes and bridleways can be traveled by walking or cycling, bringing you through varied landscapes and villages, never being too far from a pub, cafe or shop to get some refreshments.

Head over to The Wash, the biggest nature reserve in England the most important wetland in the UK, as well as being one of the best breeding areas in England for seals!

Follow on of the number of footpaths to access the reserve to experience the stunning natural beauty of this place.

About the location

HEACHAM

Hunstanton 2.5 miles; King's Lynn 15 miles.

Heacham is a large village located on the West Norfolk coastline, on The Wash, boasting a lovely family friendly sandy beach, ideal for jet skis, kitesurfing and windsurfing. The village has many cottages built from Carstone, which is a feature of this part of Norfolk, and also offers a good range of shops, restaurants and country pubs. Within walking distance is Caley Hall, home to Norfolk Lavender with its sweet smelling lavender fields, and Heacham Hall, owned by John Rolfe, who brought his young bride Pocahontas to England to live at the hall (in the local church of St Mary you will find a memorial to her). This part of Norfolk is renowned for its abundance of birdlife throughout the year, with several local RSPB sites, while within easy driving distance is Pensthorpe Nature Reserve and Gardens, as seen on BBC's Springwatch. Nearby Hunstanton offers traditional seaside entertainment including a sealife centre, while The Queen's Sandringham Estate is just a 15 minute drive.
