  • "Lovely cottage, decor, courtyard, location."

We had a great stay. Feedback: a couple more place settings (plates & cutlery) would be useful or you are are putting the dishwasher on for a few items only. Fridge desperately needs defrosting, items in there practically froze. Extra pillows, firmer if possible. Single beds squeak, tho' had good nights' sleep. Pegs, but no clothes line? More planting in the courtyard would enhance the space, bit of maintenance at the front - wisteria was coming in the front door. Traffic noise was mentioned, can't change that!

We are delighted that you enjoyed your stay at Springfield and many thanks for your feedback. There is extra cutlery in the dining room sideboard and we have added extra place settings, which we hope will be helpful. Apologies regarding the fridge freezer, unfortunately there was a fault and it has now been replaced with a new frost free appliance. We have addressed the issue with the beds and the wisteria around the front door has been reattached to the wires. There are clothes lines under the stairs for guests’ use along with the pegs. Thanks again for your feedback. Paul and Jill Property Owner

  • "We had a lovely time staying at Springfield."

A lovely house and as we had great weather we were able to sit out on the patio when back from a busy day to catch the last of the sun! The walk into Fakenham was easy - it is dark coming back if walking later in the evening. So much to see and do in Norfolk- we combined driving, taking buses, trains and boat trips. An excellent week!

The house was clean and well-appointed, the bed was comfortable and everything was thoughtfully provided. The welcome basket of goodies was much appreciated also. Springfield is perfectly located. There are lovely walks along the River Wensum nearby and the amenities of Fakenham are a short walk or drive away. The North Norfolk Coast, Pensthorpe Natural Park and the RSPB Reserve at Titchwell Marsh are all easily reached. We very much hope to stay at Springfield again in the future.

Spotlessly clean and beautifully decorated, comfy bed, great shower and bath, and the kitchen has everything you need. The well maintained garden was a bonus and a lovely sun trap in the afternoon/ evening. Location is very handy for Fakenham (10 mins walk), lovely wee walks nearby round the fields and duck pond, and easy access to elsewhere in Norfolk and the coast. We wanted to stay another week!

The house is spotless, well equipped and provides a great home away from home. Arrival/welcome pack was an excellent touch getting our stay off to a great start. Communications from the host were spot on too. Location is great with several supermarkets nearby, Fakenham a short walk as well as having a duck pond with LOADS of ducks straight from the door. We'd definitely recommend Springfield.

Very clean and lovely decor. The listing however does not include some essential items the property has which we ended up bringing with us (if we knew the property had them we would have saved some space in the car). E.g. hairdryer and iron. Lovely stay and will definitely be back.

  • "A lovely house, very well furnished ,comfortable holiday home ideal for Fakenham races(1/2 a mile away)."

My only small problem was the TV set up,The actual TV was tiny(19 inch) it needs at least 36-40 inch plus ,the feed to it was hard to work out & we struggled to watch live tv programmes,if I came here again I would bring a bigger tv,on the whole other than the TV I could not fault it,a superb house.

Paul, We are delighted that you found Springfield well furnished and comfortable. We are sorry to hear that you had issues with the TV, we are always grateful for feedback. The TV is a 32”, but probably appears smaller because of the slimline design. There are instructions for the TV in the welcome booklet in the house. We will however check that the TV is working correctly. We are always available via phone, text or email to resolve issues during guests stay. Paul and Jill Property Owner

  • "The mattress could do with replacing or toppers both the singles and the king."

The rug in the living room is dirty. The sofas could also do with a clean. The supplied vacuum is not up to the job I looked to see if it had a blocked filters but am not familiar with the make and didn't find any. The shower room you should have the plumbing checked out as I could smell sewer gas in there. Also the bins ,I know that the information on getting them empty is in the book ,but we didn't see that untill day 2 the bin was full when we got there All that said the cottage is well equipped in a good location, warm ,nice garden.

We are sorry the mattresses didn’t suit your preferences, the mattresses are all less than 6 months old and we chose medium firmness to suit the majority of our guests. We can accept that the king size mattress may be too soft for some guests and we will be addressing this. We visited the property the day after your stay. When we visited, the sofas and rug were spotlessly clean, there was no discernible smell in the shower room. The cordless vacuum cleaner however needed emptying and unblocking. The property was absolutely spotless throughout. The whole of the house has recently been completely renovated, everything in the property is new and of high quality. We did find the bin in the shed full and apologise for this. We ask guests to put the bin out on collection day if they are able, the housekeepers keep an eye on this and address as necessary. We are pleased that you found the house well equipped, in a good location, warm with a nice garden. * 28th December, a new 'Panda' memory foam mattress topper fitted to king size bed, plumbing to shower room checked over by plumber. • "On first arrival we found the property pleasant."

Instructions left were great! and the board games were a great addition! The property heated fast and the water was constantly hot we found that all rooms were ample size for a family of four and a dog. The kitchen is big enough for 2 of you to operate in there. Dishwasher, washing machine and showers were great, the only issue in the shower with the bath is if you are 5ft 10 plus you may struggle with the large shower head due to height restriction. The property is in a great location in terms of shops, petrol stations etc. Also travelling to places like wells by the sea and cromer were within a 30 to 40 min drive which was great! The downside to the property was on first arrival and leaving was the parking to unload and load, you have to the option of parking on the road however this is a busy road where cars come past pretty fast as do lorries, so not the safest place to be able to do this. Lots of plus points to this property to be honest also found it be modern inside. The cons to the property was that it was only surface clean which is a real shame, when attempting to use the beko hoover it had no suction and would run out of battery in about 60 seconds so we used the broom but could not find a dustpan? The mattresses in both rooms were terrible way too soft and I have a bruise on my hip where a spring had dug into my leg not great for sleeping over the 3 nights as well as being next to a busy road not a great combination. The main bin was full so when attempting to put our rubbish in the this was difficult as well as extremely smelly. Also no clothes line to hang out clothes? The main light in the main bedroom also flickers like crazy. If you could sort all the above cons out above you would have a near perfect property to stay In, I feel with the main road the property owner would benefit from having better quality windows to have a lesser nosie. The stay overall was pleasant and found that Norfolk was a fantastic part of England.

Thank you for your feedback it is always useful, we are glad you enjoyed your stay. With regards to parking, we do send an email to all our guests prior to their arrival suggesting the best places to park. Unfortunately the road can be busy at certain times of the day, but is usually very quiet during the evening and night. With regard to the mattresses we are sorry that they did not suit you, however they are all new, we chose 'medium' firmness in the hope that they would be the best option for the majority of our guests. • "The house itself was lovely."

It was nice to have a fire and a bath - which was huge! Bedrooms were big and bright and airy, beds very comfy, as were the settees in the lounge. The garden would be lovely in the summer as it's west facing, and would be lovely to sit out in an evening. Couple of things mention on the downside are the road noise at the front of the house, the windows needed cleaning, and I wasn't sure of the cleanliness of the floors downstairs, as I had to clean a couple of food spills up in the kitchen and lounge. All in all though, we enjoyed our stay, so many things to see and do, and lovely to be able to walk into Fakenham for shopping or a coffee, and the Thursday Market was good too. Loved the history around the area, shame the Gas museum was closed because of Covid tho.

We are delighted that you felt the house was lovely and that you enjoyed your stay. We have since fitted curtains in the bedrooms, although there is usually very little traffic at night. We have now resolved the window cleaning issue. Property Owner

  • "Overall great house and lovely week."

Really good location close to Wells next the sea, Brancaster and Burnham Market. The house is very spacious and the courtyard is a great sun trap. Loved the sun loungers it added a level of relaxation to a busy week. Really good quality household items and well stocked kitchen, the washing machine is a added bonus. The house on the surface was clean, however I would suggest the house needs a full spring clean, windows were dirty, skirting boards and lamp shades very dusty. The garden needed a good sweep and weeding. Would recommend. Thank you

We are delighted that you enjoyed your stay, we have addressed the cleaning issues that you have brought to our attention, the results of some recent works carried out. The garden is in the early stages of planting, hopefully this did not detract from your stay. Property Owner

  • "We really enjoyed our stay at Springfield, which is a lovely and well presented property."

We were also happy with the service provided by Skyes. There are three minor points that would have enhanced our experience of the property: - on the issue with a smell of smoke (which the owners and Sykes addressed very promptly when we raised it), even having taken the steps suggested by the owner with the scent infusers, we remain of the view that there had been smoking in our near the property before our arrival. After our exchange with Skylea we spotted some cigarette stubs on the footstep immediately outside the gate, so perhaps there had been people smoking there with the door open. The smell was most noticeable in the hallway and dining room, which would make sense if people had been smoking outside very close to the front door. Signage or some means of reminding guests and cleaning staff that the property being non-smoking extends to precluding smoking near the property might be worth considering. - the kitchen sink was quite slow to drain. Not a major problem but came to be a little irritating when cleaning the kitchen as it delayed the process to have to wait for the sink to drain. - the master bedroom is beautiful and very calming, and we were really pleased that the noise from the road didn’t disturb us (or the kids in their room). One small point, perhaps personal preference, is that we found the mattress in the master bedroom quite uncomfortable - it was on the soft side so when two people are in the bed it was hard for both to be comfortable. Less of an issue when it was each of our turn for a lie in when the other got up early with the kids! All in all a really lovely stay. Thank you.
