  • "Beautiful remote setting."

    If peace and quiet is what you are searching for, then look no further. Despite being a cottage, the property is spacious and fully equipped with a modern feel to the rear of the property and original cottage feel to the front. We had two families of 4 staying together and there was plenty of space for all of us. The welcome pack was a nice touch and the owner popped by on the second morning to make sure we had everything and were alright. We were then left to it. Having visited for New Year, it was great that the property was tastefully decorated for Christmas, so felt like a home from home. The games room was also a nice touch for both the kids and the grown up kids! Whilst the staircase was steep, it was manageable. The property was clean throughout and clearly very well maintained. I would have no hesitation in recommending Greenacres to any of my friends or family. Thanks for a lovely stay.

  • "Very nice house with plenty of space and everything you need in it."

    The kids loved the games room. The garden is quite large and care had been taken to dog proof it. We have a very small dog who could escape in a couple of places if he wanted to, but it was fine as we always went out with them and just kept an eye on him. There are some nice places to eat nearby and the takeaways in Loddon close by are good. We enjoyed our holiday and appreciated having such a nice house to come back to each day.

  • "We have stayed at Greenacres before and have found the cottage relaxing and well equipped and also convenient being a short drive from Norwich."

    BBQ is a great asset. Games room has something for everyone and there are 3 rooms/lounges to rest and chill out which cater for all needs. A couple with TVs and another perhaps for quiet and reading. Bedrooms and bathrooms/WC all clean, tidy, well presented. Garden is lovely, well maintained and views are great with some amazing sunrises and sunsets. Birds, Pheasants and Muntjac spotted this week. Kids were very pleased to see a new BT hub for faster internet installed and working well this season and with three kids streaming videos or music, watching online movies and playing games this was welcomed for the evening periods of down time. In the warmer months, families have the option of eating at the outside dining table. In the winter months the lounge with log fire is lovely and comforting. Cottage is clean and tidy. Owner polite and responsive if and when we have needed assistance or support. We hired a day boat from Wroxham, shopped in Norwich, Beccles and Bungay and visited seals up at Horsey Gap. Cromer No.1 for fish and chips, Great Yarmouth for crazy golf or amusements for kids. Loddon has some pleasant walks alongside the river and has pubs, takeaways, co op and butchers. Greenacres is a great base for visiting Norfolk, Suffolk and has much to offer for a quiet stay but remains near to all amenities and activities such as Norwich, Cromer or Great Yarmouth has to offer.

  • "We found the property to be very clean and welcoming."

    It is very well appointed with all the kitchen equipment we needed. There were plenty of books, DVDs and a range of toys which were appreciated. We enjoyed the games room, too. We had a small issue with a bath tap but this was quickly responded to and the tap was replaced. The garden was spacious and well maintained. We had read the description regarding the security of the garden and we checked the boundary carefully. However, within minutes of being in the garden off-lead, our whippet quickly shot through a gap in the hedge onto the road outside. Other dog owners be aware of this. (He had probably spotted wildlife!) We enjoyed morning walks in the lanes around the house before venturing by car further afield. It is very quiet and peaceful. We thoroughly enjoyed our stay.

  • "Super cottage, never saw the owner, maybe they didn't come because it was Xmas."

    Beautifully presented and decorated for Xmas. A little dusty, young children had stayed previously? As tv screens covered with small hand prints. Stairs were steep and possibly another handrail would help. Games room a little bit of a let down, messy, v cold and really just a shed. Lack of water was an issue, only 4 of us but still unable to all have a shower in the morning. Check in time very late-5pm? Usually 2or 3pm, no flexibility even for Xmas eve was very mean spirited, would rather checked in earlier than have welcome pack-although was a nice touch. Check out 9.30am, far too early, couldn't all have showers because of water issue and didn't have time for a proper breakfast. Finaal the Toaster had been broken at some stage and only one side toasted, left a note to state it wasn't us. Cleaned and left as tidy as when we arrived. I would return as the benefits out weighed the negatives but would like arrival and departure times looked at by owner. Happy New year Sykes, looking forward to our cottage we have booked in April

    Would suggest a note on the booking about the steep staircase, some older people find it difficult. A stair gate may be a good idea to prevent the dogs racing upstairs!

  • "Stayed in the Greenacres cottage over the last week, this cottage had everything we could possibly need!"

    It was immaculate, so comfortable and is of an incredibly high standard with the same being said for the attention to detail. Greenacres provided a perfect base to explore Norfolk and Suffolk too. Large garden provided plenty of safe space for our two dogs. Highly recommend staying here to anyone! We plan on returning soon!!

  • "A lovely property in a superb location."

    Ideally situated to explore all that Norfolk and Suffolk have to offer. The peaceful, rural location is charming and the family enjoyed the tranquility. The house is beautifully appointed and very spacious, with more than enough space to accommodate a large family with diverse interests - for example, being able to provide teenagers with their own living room was a real bonus!

    There were plenty of places to relax in an evening and the games room was great fun. The location was great, the house doesn't feel overlooked at all , surrounded by rolling fields but it is easy enough to get to both Norwich and the coast for day trips.

    We had only ever visited Norfolk for Broads boating holidays so it was lovely to see the rest of the county. There was so much to see and do we really needed 2 weeks! Of course having the best weeks weather for the whole year really helped. But one of the best things was the cottage itself. there was everything you could need and more. We would love to stay there again.

  • "The septic tank over flowed into the garden, so we couldn't use part of the garden, the owner's were very prompt in sorting out the overflowing tank, the cleaning we didn't think was up to standard as the cooker hood, the shelf above the microwave and in the bedroom with the single beds in, had thick dust on."

    The lounge only has one sofa there was 8 of us so we had to sit at the dining room table. Not very relaxing after a busy day.

  • "Overall we were happy with the property."

    It offers a great rural stay in a nicely proportioned house which is ample for 8 people. However, there was room for improvement. A small under counter fridge for a cottage that sleeps 8 people isn’t ideal. The double bedroom (2nd) has only a 4’6’ bed. It also faces east and has very thin, light curtains so in August it was broad daylight before 6am. No ice trays in the freezer. Little things that if sorted would turn good into great.

  • "Cottage had everything we needed, plenty of kitchen utensils, crockery, pans."

    Only prob we initially had was the induction hob, we found it difficult to use, kept turning itself off. May just have been us as we used to gas. Toaster could do with replacing as old and only a two slice one, still worked tho. Outside area looked great, although too cold and damp for us to use, time of year. Nice location, easy access to lots of other areas to visit. The only other thing we all noticed was that the pillows were flat and could possibly do with mixing some that are thicker. If in the area would stay again.

  • "This is a beautiful cottage."

    Very spacious with no less than three sitting areas so it’s easy to get away somewhere quiet if you wish to. Lovely spacious kitchen area with an induction hob which is so easy to clean. Very dog friendly, there was even a dog bed and ball available to use. The large garden is fenced and our dogs loved playing catch with so much space to run in. People with mobility issues should note that the stairs are quite steep and narrow. We found a lovely comprehensive welcome pack on arrival including cup cakes! We would certainly look at staying here again next time we visit this area.

    There's one thing that you don't mention about the cottage and that is the stairs, which are very narrow and steep. Some people might find it difficult to climb up and down them, I struggled.

  • "An absolutely wonderful cottage, that has been refitted to a high quality."

    Having three reception rooms is a bonus to have a quiet moment to yourself if needed. The wood burner fire is an extra special comfort over a cold November weekend. Although we stayed over a weekend and did not cook too much, our main comment, and one that we saw had been raised quite a few times in the Guest Book, is that the kitchen really does need some more utensils and bowls (ie, pyrex bowls etc). If I were to be staying longer and therefore doing more cooking, I could foresee this to be an awkward problem.

    Amazing location, very quiet and surrounded by the beautiful countryside. There was plenty of space in the house for both parties and our families. The house was extremely clean and welcoming. It was such a lovely stay and the house had all the facilities we needed, including a bbq. We wanted to write how lovely it was in the book but with 4 babies and a dog we were just so busy. We would definitely stay again and couldn't recommend it enough. Thank you

  • "Cottage was set in a quiet country road and the facilities inside were very good with plenty of all the things you need in the kitchen."

    the furniture was comfortable and the beds extremely good. the only thing was the garden, although large and grassy for playing. there was a four foot drop along one side. so we had to keep and eagle eye on our 15 month granddaughter to save her from mishap! other than that all was great.

This wonderful, rural cottage is located in a pretty hamlet of cottages just 20 minutes South of Norwich city centre and offers an abundance of things to do nearby.

It's perfect for exploring both the Norfolk and Suffolk coastline.

This traditional, detached cottage has been extended and renovated to a very high standard, offering exceptional accommodation for friends and families alike.

Parking is directly outside and there is access via the side door to a handy utility room with cloakroom.

This is an ideal space for walking gear after a day out exploring the local footpaths and those further afield.

From here you enter into the real hub of the house with a wonderful, open-plan, light and spacious kitchen, dining and seating area overlooking the back patio and raised garden.

This really is an ideal space for all guests to enjoy together.

During the warmer months you can access the back patio for alfresco dining.

NORWICH

Great Yarmouth 21 miles; Cromer 23 miles.

The medieval and cultural city of Norwich is the capital of East Anglia. Norwich boasts some of the finest buildings in Britain, with two cathedrals, a Norman castle and several large houses. Elm Hill is one of the oldest streets in Norwich, with beautiful cobblestones and Tudor houses, some now home to independent shops.
