  • "We had a great week at Primrose Cottage."

    Great amenities, comfortable beds & lovely to have a real fire in the evenings, only plus would be a dishwasher, as I really don't want to be washing up when I'm on holiday. Also please can you put hooks on the back of the bedroom doors, to hang nightwear on! many self catering owners seem to forget this! A bonus however was parking for 2 cars! The Red Lion pub in the village of Stiffkey is a great place for a meal and the local shop has delicious cakes & coffee. We were able to easily visit Holt, Burnham Market ( recommend having Sunday lunch at No 29 & tapas at the excellent Socius) Wells-next-the-Sea & Sheringham and had a trip into Norwich ( my home city), using the airport Park & Ride. Another alternative is to take the train from Sheringham. A great stay & we would definitely book again.

  • "The cottage is in an ideal place for exploring the the coastal path ."

    Bus service excellent every 30 mins . The shop across the road is lovely selling local produce. Cottage would be better in the summer when you could sit in the garden . Won't be going back because we would like to explore other villages on the Norfolk coast which is lovely. T

  • "A well equipped cottage."

    It was clean and well presented. The bed was very comfortable. The owners checked before our arrival that we knew the key box code and that we were sure of exactly where to find the cottage. The off road parking was spacious, and necessary, as Stiffkey has a narrow road. It is an old cottage so there is some uneveness in the floors, and the stairs are steep and narrow but this was in the description so it was not unexpected, just adds to the charm.

  • "The cottage is full of character, comfortable and well equipped with everything we needed."

    We used the Coast Hopper bus to start or end our walks each day which meant we could explore more of the area. The scenery is varied with salt marshes, sand dunes and cliffs. This was our first visit to Norfolk and we loved it. Thank you James, for coffee, tea, milk and biscuits on arrival and also birthday card and chocs - a kind thought. We had some interesting chats with James' dad, John, next door, who has lived in Stiffkey all his long life and has a wealth of local knowledge. We had a great week - thank you, James.

  • "We had an excellent week at Primrose Cottage."

    The cottage itself is delightful and the village of Stiffkey is well placed for exploring the North Norfolk coast. For us, as electric vehicle owners, the EV charging facility at the cottage was an absolute delight. We topped up the car each night and had no need for public chargers at all during our week's stay. The owner's parents live next door and James' father was a fantastic source of local knowledge and so interesting to talk to. If I am half as good as him at his age I will be very happy! In summary, would recommend Primrose Cottage to anyone.

  • "The cottage was well equipped with everything we needed for our holiday."

    Lovely garden to sit in and actually had some sun which was a bonus. One thing which we feel should be mentioned is the stairs are quite steep for anyone who is elderly or struggles with stairs. We managed them but my cousin had to stay on the sofa bed downstairs, had we known about the stairs she wouldn't have come with us. Other than that it's a good place to explore Norfolk.

  • "Primrose Cottage is a wonderful place to stay when visiting North Norfolk."

    Within walking distance is a gastropub, cafe selling provisions (such as milk, eggs, bread + freshly baked pastries open from 830am) and other goodies, playground and the marsh to explore. We had a lovely time (3 nights) with the children and easy access to Wells and Holt. The cottage beds are super comfortable, the place is clean through out and the temperature is spot on. Lots of places to sit down and read a book on your own or gather together in the snug, sitting room or dinning room. Crabbing and beach equipment super helpful too in the garden shed. Highly recommend staying here.

  • "Everything was lovely!"

    Such a pleasure to meet the owner and his father too. We were cosy and comfortable in the cottage and the location is perfect - a pre-breakfast stroll for birdwatching on the marsh was a real treat accessed from the door, and there is so much of interest close by. We really needed two weeks! Hope we will be back!

  • "We had a lovely time and Primrose Cottage was very clean (very important to us) and cosy."

    James was helpful and a nice touch was he contacted us before the holiday. He left us milk and biscuits which was a kind thought there was tea, coffee and sugar if required but we had our own decaf items with us. It was lovely having chats with his dad John next door which made you feel at home. All in all a great place for a good holiday.

  • "Primrose Cottage was a wonderful place to stay."

    We enjoyed all the interesting details about the history of the cottage and the photos. The cottage was well provided with everything necessary for a good holiday and with details about how everything worked. Stiffkey Stores is a wonderful place and sells the most amazing mixture of groceries and goods, has a post office counter, serves fresh coffee and cakes and just about anything you could need. The Red Lion pub has very friendly staff and the beer and food are good. Everyone in the village was very friendly and all this adds up to provide for an excellent holiday!

  • "The cottage was ok but smelt of damp everywhere."

    The kitchen was well equipped but hard to prepare a meal due to as it doesn’t have much worksurface also the cooker was very hard to work over all I was very disappointed.

    This is an old country cottage for which some allowance for it being so has to be given. The kitchen is within the oldest part of the house and is probably smaller than many modern equivalents. It is as well-equipped as it can be given its size and the aim to retain the country cottage appeal of the property. That said, the lay out was improved in April 2022 when new kitchen units and appliances were installed. Instructions for the cooker and all other appliances are contained in the information book in order to assist guests who may not be familiar with their operation. Being an old property a smell of damp may occur but generally tends to be during winter months when the property may not be occupied, the heating is off and doors/windows are closed but it would be unusual for this to extensively occur mid-summer, when the property is in use and doors/windows tend to be open, particularly so after the recent extended period of very hot, dry weather. While feedback is always welcomed and, we are disappointed the cottage did not meet the expectations of these guests, it should be considered in the context that on their departure our housekeeper discovered prohibited activity had occurred within the property during their stay. As a consequence of this discovery a complaint against them has been raised with Sykes and is currently pending resolution. Property Owner

  • "An Excellent Two Week Stay Cottage is an interesting mix of old and new."

    Very well equipped kitchen, generous supply of basics on arrival. Comfortable bed with second week's linen & towels kindly supplied. The Snug was great for quiet reading. We enjoyed the outside space and barbecue. Well situated for walks from the door as well as nearby access to the Coastal path. Good centre for touring North Norfolk. Grateful to have off road parking but take care pulling out as road narrow (20 MPH limit) and on a bend. Helpful owner, easy to contact if needed. Thank you.

  • "Cottage was clean, cosy, warm and well equiped."

    The beds were comfortable with white quilts and pillows. Bedroom wardrobes had plenty of hangers, there was sufficient drawer space. The kitchen had plenty of pots, pans, cutlery and crockery; the owner, James, had kindly left us some milk, tea, coffee, sugar, biscuits.

  • "The cottage was beautiful, well maintained and very well equipped with everything we needed (apart, perhaps, for a drying rack for clothes in wet weather."

    That is our only, tiny criticism and I'm certain that if we'd asked for one the owner would have produced one) The owner was friendly, helpful and answered any queries straight away. The saltmarshes and other loveky walks are right on the doorstep. I would thoroughly recommend Primrose Cottage to anyone.

  • "Really nice cottage!"

    We had a super stay and James was very helpful throughout our stay. Just one or two things really .. Garden furniture needs bit of attention, cast iron table and chairs need bit of painting and pigeon pooh removing and some new cushions for white chairs. Plug socket under window in master bedroom doesn’t work so impossible to dry hair and look in any mirror! Interesting results! Lots of empty cupboards for food etc so bit of rearranging might get dishwasher in!

The property

Primrose Cottage is a traditional north Norfolk coastal property, positioned in the heart of the village, the oldest part of the cottage is believed to be at least 300 years old and it retains many original features creating a comfortable and cosy base from where you can explore all that north Norfolk offers.

There is also the convenience of being only a short walk from both the pub, which offers a welcoming atmosphere and a tasty dining menu using local produce, plus the village shop for picking up those essentials.

Step into the sitting room and be welcomed by exposed beams and a wood burner set in an inglenook fireplace, that will keep you warm during those cooler winter months.

The kitchen is well equipped and there is a separate storage pantry off the hall, a spacious separate dining room leads from the kitchen with plenty of space to enjoy family meals and plan your holiday adventures.

There are three bedrooms offering a choice of a king-size bed, single bed or a twin-bedded room (which can be zipped and linked to create another kingsize bed), these together with the benefit of two bathrooms provides flexible accommodation to suit the needs of a modern family, a first-floor ‘snug’ also offers opportunity to enjoy some ‘me time’ reading or browsing the internet with a well-earned mug of tea.

At the front of the property is the south-facing cottage garden with a lawn edged by a pretty shrub and flower bed.

The patio offers a sheltered area to dine al-fresco with a charcoal BBQ and table with chairs.An electric vehicle charging point is available and a summerhouse offers storage for bikes, should you wish to explore the surrounding area on two-wheels.

The National Trust owned saltmarshes are only a 0.6 mile country lane walk from the village and you can connect to the north Norfolk Coastal path to extend your stroll to more fully explore the coastal scenery, families can enjoy traditional days by the beach at nearby Wells-next-the-sea or Holkham, Stiffkey is well placed to explore the north Norfolk coast with numerous market towns, historic sites and outstanding countryside for you to discover.

(Typical of many old cottages the stairs in the property are narrower and steeper than modern equivalents and floor levels differ between certain rooms on both the ground and 1st floors, as such the property may not be appropriate for guests who have mobility issues or are visually impaired).

Nestled on the picturesque north Norfolk coast is the small village of Stiffkey, situated to the east of Wells-next-the-sea. The village rests within an Area of Outstanding Natural Beauty and plays host to one of the country’s richest saltmarshes for wildlife, with its mud creeks, and acres of sand which are flooded daily by the tide. The National Trust owns both Stiffkey saltmarshes and Blakeney National Nature Reserve which combine to create a huge expanse of pristine saltmarsh and big skies, and is an important conservation area for breeding birds. If you want to get closer to the local wildlife head to Blakeney or Morston Quay for boat trips to view common and grey seals. Within the village, you will find a pub and a quaint store with a café, as well as the Norfolk Coast Path skirting the saltmarsh and extending for some 45 miles, allowing you to choose to head either east towards Blakeney, or west to Wells-Next-The-Sea. The area is a great all-year venue for bird-watchers and walkers alike. Travel to the nearby seaside town of Wells-next-the-Sea, home to a bustling harbour, a sandy beach and welcoming taverns, promising memorable days out for the whole family. The award-winning beach of Holkham and Cley, home to the oldest Wildlife Trust nature reserve are well worth a visit, as are the market town of Holt and village of Burnham Market. There are many other attractions within the surrounding area to keep you busy including the historic Holkham Hall, Walsingham a place of pilgrimage since the 11th Century, Houghton Hall for regular art and sculpture exhibitions, plus Blickling Hall, North Norfolk Steam Railway and the royal household of Sandringham all within easy reach. With such a vast array of enjoyable walks, coastal scenery and places to visit on its doorstep, Stiffkey makes a wonderful base to enjoy a family holiday as well as being attractive to birdwatchers, cyclists and walkers all year round.
