    Just two things we had problems with Netflix and it would have been great to have had a brush and dustpan . The flat is positioned perfectly, easy parking, well equipped, comfortable and lovely and worm it snowed on the day we left. No hesitation it recommending it.

    Everything you need for a short break and SO close to everything in Hunstanton plus great views over the sea. Added bonus of a parking space at the entrance to the property. Would be nice to have a little 'welcome pack' (e.g. pint of milk in the fridge), but otherwise, couldn't fault it

  • "We had a very comfortable 3-night stay and would consider this property again for an out-of-season break."

    The arrival and entrance however was quite disappointing. We arrived in the dark (8.30pm) and it was raining and it was difficult to identify the property. In the daylight we noticed a sign above the doorway but hadn't seen this in the dark - a couple staying in one of the other apartments conveniently came outside for a smoke and pointed us to the entrance. The rear of the property, the only access, was quite untidy, lots of leaves and some rubbish under the 'bridge' and the access and porch weren't very welcoming - however once inside, all was fine. The back lane is very pot-holed and again lots of leaves, puddles and rubbish, meaning we had to pick a least wet and slippy route when going for a walk. I'm sure it wouldn't look so depressing in the summer! To repeat though, the flat itself was good (although the extractor fans and the shower could do with a clean and spruce-up). The only other inside-criticism was the bed - not very comfortable - the mattress was quite soft and the mattress topper probably didn't help. We'd probably remove the topper if we stayed again. Very effective central heating and hot water, and very well equipped, although being there only two full days, we didn't use the washing machine or much of the kitchen stuff.

  • "A very nice place to stay, very central to Hunstanton."

    We felt there could have been more things left for us to use - there was only a tiny bit of washing up liquid left, so we had to buy more. Also, the mattress protector on the bed is hugely uncomfortable and sweat-inducing. One more thing - the hallway could have been cleaned. Inside the flat was spotless and it was lovely to stay there - great sunsets.

    It was warm,comfortable and well equipped with high quality appliances The town centre location was ideal and we were able to walk from there to where ever we needed to go in the town.   • "Lovely flat, well decorated with the ornaments relating to the seaside."

    Very calming. Great view of the sea and sunsets. Ideal location to travel to others parts of Norfolk. We'll equipped kitchen. The shower was simple to use and powerful. Kettle stopped working on last day but on contacting the owner an electrician arrived to check the plug socket and produced a new kettle - 10/10 for being so quick to sort that out. Would definitely recommend this lovely little flat and hope to one day go back .

  • "We were left a list of things that we were expected to do on leaving the property that the cleaners were not expected to do but we had to do things that the cleaners surly should be doing."

    The shower head, glass and rack were full of lime scale, the shower head was that bad we had to clean it before we could shower as very little water was coming out due to the holes been blocked, also cobwebs over the towel rail which we did not move ( not my job) We took coffee pods for the coffee machine which we did not use due to it been filthy. Maybe some one should be checking things as it seems the cleaners aren’t. The flat was mostly lovely and comfy you could say I was been petty with what I’ve pointed out but when your left a list of instructions to do before you leave you would expect it to be right when you get their in the first place.

The only request we ask from our guests is to remove the sheets from the bed and place these in the wash basket with your towels when you leave.   • "Parking is extremely tight and not helped by all the dustbins lined up against the side of parking spaces."

    In face space was so tight I managed to scratch the bumper on my car. The sofas that double as a bed are not very comfortable although a mattress topper is provided. Terry the man who lives at number 1 was rather put out because I left a mobility scooter outside near to the bins, which he moved when we went out making it very difficult to get my scooter in. I did cover the scooter and made sure it was not in any body's way or blocking access.

I'm sorry to hear you had some issues with your stay and I would alway encourage you to get in touch with me if there is anything I can do to improve your visit. The parking is indeed tight. We do mention that in our details and advise that only a small car is used. Our guests do bring larger cars and although tight, appreciate the free parking in the town centre is invaluable during the summer months. I was unaware that you need outside storage for a mobility scooter. Indeed, on a first floor flat we have no space to store internally. As there are 3 flats within this row it does require 6 bins which take the length of the car parking space. Our neighbours need to gain access to the front entrance. We have done our best to add additional comfort with memory foam mattress toppers on sofa beds. Property Owner

  • "Really good stay, lovely location, flat was nice, the only concern we had was although the flat was clean, it didn't look like the bed covers were changed as hair etc was in the sheet, not to much of a drama though as other bed sheets etc were available in the cupboard, and on the last night people in the upstairs flat were quite noisy, but all in all a lovely break, thank you."

    We are so glad you enjoyed your holiday and liked the flat. We are extremely sorry that you were not happy with hair on the bed sheet. I can assure you they all go through 60 degree wash. During this time of Covid 19 we are taking cleaning measures very seriously. We have allowed extra time and all staff wear full PPE to clean and disinfect. If you call us we will alway get a cleaner out straight away to rectify any problem, We would never ask you to change your own sheets. We can provide the code for the cupboard if anything additional is needed during your stay. We are very sorry if you experienced any noise from neighbours. The top flat is owned by us and currently empty. We did have a plumber visit during this week to carry out some work to the boiler and roof in the top flat (Flat 3) but they did not stay over.   • "Excellent property well maintained and good value for money."

    The only minor points that should be looked in to is that the shower drains quite slowly and possibly could do with cleaning before it becomes a problem, and the heating seems to be a little unpredictable (not responding to the thermostat in the living area and I thing the clock needs resetting). But apart from those very minor points the flat was excellent.

    Thank you for taking the time to feedback these points. Its really useful to know of any problems. Our cleaner has addressed the shower problem. The boiler has just been serviced so everything is fine. The heating is set to come on in regular intervals as it takes very little time to heat. You can adjust most radiators to increase or decrease the temperature. We hope you come and stay again soon. Property Owner

  • "A hidden gem!"

    We were a family of husband and wife, with 2 children. The flat is perfectly situated being right by the beach and attractions, yet the double-glazed windows made it quiet and a perfectly relaxing stay. The lounge area has a good sized seated area that converts into a very comfortable double or 2 single beds. The flat has free WIFI, a large fridge and freezer, oven, microwave and much more. The flat is extremely well stocked so do not go and buy things like silver foil, coffee etc until you have seen what is provided. The flat is on the first floor up a small flight of stairs so not suitable for wheelchairs. However, the best thing about the flat is sitting with a cup of coffee next to the window in the lounge, looking out to the beautiful sea. I would recommend the flat and would happily stay there again.

  • "A lovely well situated, clean flat in the centre of Hunstanton."

    There are lots of shops, bars,and cafes all very close by and the bus station is just around the corner. The views of the sun setting from the lounge and bedroom windows were the best we've ever seen. I think we've found a little gem here and would not hesitate to recommend it to anyone wanting to visit Hunstanton. We would definitely like to return again.

  • "This place could easily be "excellent" with not much thought or extra cost."

    The towels and bedding seemed to be the cheapest possible. Tiny thin towels, hot poly bedding, bargain basement pillows and duvet. We also had only 1 toilet role for a 5 night stay. On the plus side, the flat was very clean, airy, great layout, and the shower has excellent pressure.

  • "Flat in a great location window in room would benefit from changing glass to allow you full advantage of seeing the sea views."

    Also would benefit from a wardrobe to place extra bedding in to save it being placed on open clothes rails.

  • "The flat was very cosy and in the perfect position to access shops, bars etc."

    It was in need of maintenance in a couple of areas. One of the double glazed windows in the lounge had blown and had water and condensation between the glass which spoilt the sea view from that area. Also the chest of drawers in the bedroom was broken which limited the storage space. The heating also is either very hot or turned off completely which has an effect on the water temperature.

The flat has a sea view from the lounge and bedroom and changing weather conditions on the sea front affect 2 of the double glazing pains with condensation. 1 window on each room is completely clear allowing you to watch the sea from your bed and your sofa. The draws in the bedroom were mended by the handyman immediately. The heating underwent a full service on the 20th Sept 2018 and we will be emailing clients with more details on how to adjust the heating to suit their requirements. The award-winning coastal town of Hunstanton, locally known as Sunny Hunny, is located on the Western side of the East Norfolk Coastline, renowned for its beautiful sunsets over the sea. Hunstanton is a great family-friendly holiday destination. The seafront with promenade offers rock and candyfloss stalls, funfair rides, a sealife sanctuary, bowls, golfing, a leisure centre, pitch-and-putt, Esplanade gardens, theatre, clean sandy beaches, donkey rides and sea tours in an amphibious craft. On Sunday afternoons a band often plays in the bandstand on the green overlooking the beach, serenading sunbathers and day-trippers, while throughout the year additional events are held within the town. Walking along the beach towards Old Hunstanton you find the richly-coloured cliff faces with intriguing rock pools.
