  • "The property is in a good location if you want to go into the main town which is great, The house is large enough for 6 and the rooms are a good size it is a shame that the house has not been cleaned or maintained up to a good standard if at all cleaned."

The cushions that were put on my bed were covered in thick dust and fluff, the bed had a thick layer of dust under it and the chairs beds ect are all in need of being replaced, this could be such a nice property to stay in.

  • "Photos do not reflect current state of property - The cistern in the twin room is broken and continuously tries to flush, wasting a lot of water and making a loud noise - Mattresses feel thin and soft - Furniture is very tired and much needs replacing."

The sofas look dirty and are not comfortable. The table in twin bedroom has its leg blu-tacked on (the blu-tack also looks years old). The leather sofa in the kitchen has a large rip in the centre of one of the cushions - Hob is very difficult to use (no instruction manual either) and is cracked in one corner - Pans are very old and not non-stick. Food sticks to them even with lots of oil - very difficult to cook or wash anything - The whole cottage needs a deep clean. There are cobwebs in corners and radiators. The tall ceiling above the back door has cobwebs, dead bugs and dark mould-type patches and looks like it hasn't been cleaned for years. There is an extendable duster in the cupboard so there is no excuse for this. The windows are filthy. The carpets are old, stained and dirty. The sealants and grouting in the bathrooms are brown and need replacing or bleaching - The garden looks nothing like the photo. The lawn was overgrown and full of weeds - There is no mop for the white kitchen tiles - The bedding and towels did not smell or feel very clean - The vacuum cleaner is difficult to use and the power head is taped on When speaking to the owner about the hob and cistern problems, he didn't seem to care. His tone was impatient. He told me he lived 50 miles away and asked if it was worth him driving over if it was "a case of pressing the wrong button". He knew about the cistern and suggested I remove the top and adjust the ballcock. When I mentioned that the hob had no instruction manual he said "Yeah, that will be long gone". I would not recommend this cottage. It looks good on the photos but they are not representative of its current condition. It is very disappointing and should not be on the holiday rental market until it has been deep cleaned. Sofas, carpets, furniture and mattresses need replacing. For the cost of the cottage, it is a big disappointment and Sykes should consider removing it from their portfolio.

The water was just pouring out the bottom of the system and not the shower head. This is a lovely home and we enjoyed our stay during the holiday and we were able to spend time with my in laws. Thanks for making it feel like a home away from home.

Thankyou for letting us know we will look into it straight away , we are glad you enjoyed your stay Property Owner

  • "We were holidaying with elderly parents and this property was ideal as they had a bedroom and bathroom on the ground floor."

Location great for short stroll to seafront and town centre. There was plenty of seating for 5 of us to eat together although lounge doesn't seat 8 we didn't find that a problem. An extendable kitchen table or a small add on table would be helpful for larger families I would think. Really lovely, comfy home from home and the kitchen is really well equipped. Our first visit to Hunstanton and we will definitely be back.

  • "Kittiwake Cottage isn’t as reflected on agents website."

For a relatively high price property Kittiwake Cottage is tired throughout and this is not just end of season tired. The online pictures are not current, perhaps they are from when the cottage first came on the holiday market as the furnishings do not reflect their current condition. Too many issues have been left unmanaged including a leaking en suite shower, a rusted plug hole in the downstairs WC, a blocked shower tray and dirty tiling. The dishwasher trays are so badly rusted we couldn’t use it with fear of making us ill, just as well as it also leaks! A good kitchen let down by poor quality pots pans and appliances. The sofas and chairs are very uncomfortable and unclean. It’s unusual for a holiday let not have a guest book to give feedback on the stay so perhaps some of its issues haven’t been recorded which is why these haven’t been rectified. All in all it’s a potentially good property with double parking in a great location. It does though need freshening up throughout with some new furnishings, fix the issues and the odd top level touch such as bedroom TV’s to make it what it really should be!

  • "The kitchen was dirty, I felt I needed to wash kitchen items before use."

The oven was very smokey like it needed a proper clean, this made the whole downstairs smell, so much that we never used it again. The property sleeps 8 people, yet there isn't enough seating for 8 people. The Information regarding rubbish disposal is vague and confusing, we had to ask a local for help. The PCR valve on the electric shower is running continuously when in use.

  • "The sofa and chair had seen better days and could do with a clean under the cushions."

No outside bins were available. We had to contact the agency to find out where to dispose of our rubbish which isnt really what you want to do on your first day of your holiday. Beds were very comfy and the kitchen was very well stocked. Location was excellent and the little extras were really nice. Just some attention to detail with the cleaning for example mould in the bathroom, dirty cutlery drawer and the food stains in the fridge.

Comfortably it sat 3 adults! Dining room table was a 6 seater with two extra chairs. Luckily we were a party of 4 adults and 4 small teenagers so able to squeeze on!

  • "The Cottage is very well situated for walking into Hunstanton and the children certainly enjoyed the amusements."

You need to drive though if you want a decent beach for the day but not far. The Cottage has an impressive kitchen although we could have done with some more baking trays for the oven. Although the cottage is equipped for 8 people we found it strange that there was only seating for 4 in the lounge. The bedrooms were quite spacious but one of the twin beds was very squeaky and the downstairs bedroom mattress needs replacing. It would have been nice to have had an information pack with details of the property and local services and perhaps a visitors book too.

  • "A great property that really suited our needs with a downstairs bedroom and bathroom."

The enclosed garden was great so we could let the dogs run free and just leave the doors open. All in all very clean, great facilities. A great add would be a bbq and access to a mop to keep the lovely white floor clean, with 3 kids and 2 dogs it was hard to keep clean without one. The fans were of great use in this hot weather!!

  • "Kittiwake cottage is well appointed."

The outside appearance not good. Weeds and gravel everywhere making it difficult to get through the gate with our invalid motor scooter. Kitchen well equipped. Didnt like the no privacy from downstairs bathroom into the kitchen. Settee and chair uncomfortable . some upstairs bed linen torn. No information pack. A little more detail could make this property really special.

  • "Absolutely perfect for what we needed!"

We were 2 families and between us had a 3 year old, 2 year old and 9 month old and we were really pleased with how clean the house was and the set up was ideal for us. We had really hot weather and it was close enough that we could pop home from the beach when it got too much for the children and wait until it cooled down a bit (we really appreciated the fans in the house especially at night). We’ve stayed in Hunstanton before but this cottage was the best we’ve stayed in for cleanliness, location and practicality. We walked to old Hunstanton and visited the sea life centre while we were there which we recommend . Being so close to a Tesco was great with children too! The only issue we had was that a bbq was listed on the site but we couldn’t find where it was. We assumed it was in the back shed which was locked. We would definitely stay again! Thank you

  • "A lovely house right in the heart of Hunstanton."

The open plan style of the place was perfect for our group of six, with a nice table for meals and comfy sofas for relaxing in the evening. However we found that certain elements were lacking, especially given the Covid situation: no hand soap, no washing up liquid, no rinse aid or salt for the dishwasher, no bin bigs and nothing like tin foil or kitchen essentials; there was not enough of most crockery items for a party of 6 (never mind a group of 8); and there was no house manual with wi-fi codes or anything like that. So while we had a lovely weekend with friends, the house was disappointing when compared to other better equipped places we have visited in the past.

No key found for outside garage. Some of the indoor decorating not very good and generally things were getting a bit tired. Did not spoil our enjoyment of our first family holiday with 3 generations of us. Loved the ornaments and style of place.
