  • "A wonderful bungalow in a great position."

It was clean and comfortable although the kitchen had little space for food storage, but little could be done to change this. We loved the space generally but then there were only two of us. The welcome pack was well received after our long journey, thank you. We loved visiting the surrounding area.

It's a lovely place with great views over the sea, it's clean and comfortable and altogether very nice. They are looking to come back next year and stay here again. Just one niggle, the kettle was caked with limescale despite having a filter on it. Suffolk has extremely hard water so perhaps the kettle could be descaled once a month - just saying.

The filter is a Brita one for pure drinking water, not for actual limescale, so I will look into this. Thanks for drawing my attention to this. Normally I do this myself but for personal reasons I’ve not been able to visit much this year. Property Owner

  • "We loved our stay at the seaside cottage."

The cottage was clean and big for our family. Right at the beach for our daily dog walks. The whole area is very dog friendly which was the biggest bonus to our stay. Large communal garden was perfect for playing badminton, football and water fights. I could pick on few little things like having no bath mats in front of the shower and no fly nets on the bedroom windows, supply more then 1 roll of toilet paper for a week stay, but it would not bring our star feedback down. The cottage is suitable for relax holiday which was exactly what we needed as the area is very calm and chilled.

Thank you for the good feedback and so pleased that you had a good stay and you found everything fine and suited your family and dog. . I’ve always left extra toilet and kitchen rolls in the lobby cupboard, but maybe they’ve got used up. In actual fact Sykes does not require us to provide these but I’ve always done so. Would love to have you visit again . Property Owner

  • "A lovely clean property."

Lots of information given about the local area. Thank you, this was well used. A bit tight for 4 adults but perfect for a weeks stay. It was great to have the beach on our doorstep, not much sand for sandcastles (20minute car journey to Lovely Southwold for this) but great for walks, watching sunsets, collecting pebbles for rock painting and kite flying of an evening. The only thing we really missed was a dish washer!

  • "The property had a lovely outlook over the sea and was well located to visit the surrounding area, although Kessingland front is very disappointing."

It was very clean with three good sized bedrooms. The living area and kitchen was compact. Unfortunately sockets were often difficult to reach, especially the one for the fridge which was located in a cupboard meaning one had to get down on one's hands and knees and reach to the bottom rear to switch it 'on' and 'off' as per the instructions left. Very difficult for the elderly or less able and unnecessary as the fridge would only be off for a few hours between guests.

Thank you for your comments and I’ll find out if the fridge socket can be moved to make it easier but the fridge does have to be defrosted and cleaned between visits which is why it has to be turned off . Property Owner

  • "Have oiled the porch door runner which has improved it somewhat."

A three seater sofa would add to relaxation in evening. Air con would improve comfort in the warmest weather. Enjoyed stay. Beach stonier and not much sand at sea front. Grounds well kept and managed to use steps down to the front. Not a beach for sun worshipers but dog enjoyed his first look at the sea. We tried bed at the front on the first night, but favoured the rear double. Nice to have had a choice. All in all a well managed property. No complaints. Well done.

Thank you for your nice comments and for oiling the stiff porch patio door. As I explained in my email sent a couple of days before your holiday there was also the other patio door that could be used for entry and exit. However I’m pleased to say that the new doors to the porch were fitted last week, after waiting since April, at I might say some considerable cost but I think future guests will be pleased with them. Different doors entirely. As regards having air con installed, we’d have to save for quite a considerable time to be able to afford that, not to mention the very high electricity costs nowadays!!! Maybe something to consider though if we continue to have these heatwaves often in future. We did have a new ventilation system fitted early this year when we had new carpets and redecorations etc.. Try to do one expensive thing each year to maintain to the standard we like for our guests. Property Owner

We hired a day boat from Waveney river centre and explored the river and Oulton Broad. We also visited Southwold,Walberswick, Thorpness and Benacre all within easy reach. The cottage was small but we had 6 adults and a dog staying and it wasn’t uncomfortable. It was well equipped and decorated tastefully. There was a sea view and it was nice hearing the birds and waves during our stay. There is a steep set of steps down to scrubland and then a little walk to the sea. Because there is limited access, the beach was generally deserted. Small areas were fenced off for nesting birds. I would definitely recommend this cottage for anyone wanting to visit Suffolk.

It is comfortable, well equipped and was immaculately presented on our arrival. It is obviously the owner's much loved family retreat and has many homely touches. The bungalow is situated on the cliff top, looking out to sea, and, although there is access to some steep steps down to the beach, we walked a short way along the lane to some easier steps or a ramp. Kessingland is well situated for visiting many of Suffolk's places of interest and is an excellent base.

  • "We had the impression from the photo that this was a bungalow attached to a house but actually it's attached to other holiday homes on a small holiday park."

It's a well-kept site and there was plenty of parking in February. Although we couldn't get the beach gate open with the key, I found the other set of stairs a little way down the lane and there is a ramp further on. The beach is naturally wild and beautiful and Kessingland has good amenities - Africa Alive, fish and chip shop, Coop supermarket and pub selling food. Sykes impressed me with all the info / communications prior to the stay and it was very easy to get in and set up. The bungalow did smell of damp on arrival and was chilly but it was very early in the season. We soon warmed everything up with the electric radiators. As this is a family holiday home, it was incredibly well equipped and looked more like a home than a bland holiday let. It had everything you could possibly need! The showers were not that hot but usable. Apart from that, we had an excellent stay and felt the owners had really taken great care to make their guests feel at home.

It was a comfortable place for the three of us to stay with bathroom and toilet, shower and toilet and three bedrooms. The kitchen is very small but well equipped. The dining area is narrow and in our view would be a squeeze for 6 people. The WiFi was particularly good. There is no dishwasher and the bathrooms do not have shaver points. The TV is quite old now. • "Nice small bungalow and does look over the sea, could be a little cleaner especially the on suite shower room floor."

The private garden for dogs is across the lawn with a locked gate and no key, and is very small and overgrown so not suitable at all. Plus 68 steps to the beach but with a good hand rail again locked gate but with a key in the bungalow, not really suitable for the older person or anybody who is not fit. All in all a great location for places to visit Lowerstoft and Great Yarmouth is great for children with sandy beaches and nice and flat for walking along the proms.

Thank you very much for your feedback. I am really sorry that you did not feel the property is not clean. All floors are vacuumed and then washed at each clean, and other comments left, particularly in our Visitors' Book, mention the words 'spotless on arrival'. It is very strange to see your comments about the 'private dogs garden' being small and overgrown, locked and without a key. There is NO 'private dogs garden' and the area to which I believe you are referring to belongs privately to the site owner and is where he stores the mown grass cuttings and hedge trimmings, prior to his disposal of them. As it's out of the way it doesn't interfere with guests in any way and it has never been suggested before that it is anything but what it is!! It is locked and without a key as it is a private area. The whole of the communal grounds can be used for walking dogs but in common with most holiday sites, dogs are requested to be kept on a short lead. Along with the unlimited freedom of the beach for dogs, there is a small wood situated just a couple of hundred yards northwards along the lane from the car park which is ideal to let dogs have a run. The steps to the beach are clearly mentioned in the description of the bungalow. Thank you. Property Owner
