    This property was not as advertised/described, details as follows:- 1) As soon as we opened the front door there was an overpowering musty smell. It had obviously been unused for a length of time e.g. vase full of dead flowers in stagnant water, and congealed gravy in a dish in the fridge. The same smell was also inside all of the kitchen cupboards where crockery was stored, and this had to be washed thoroughly before use. 2) the downstairs rooms were dark and dingy and full of clutter. 3) Unable to sleep in master bedroom due to traffic noise. 4) dogs continually barking and howling in adjoining properties. 5) 'Help' documentation was non existent i.e. bins and collection dates/ places to visit. 6) Garden was NOT enclosed - had to block with wheelie bins to stop dog escaping. 7) Could not attain Wi-Fi. Tried to use code on router without success. 8) advertised as 5 minutes walk to beach and 5 minutes to pub. More like 1 hours walk to beach and 30 minutes walk to pub. 9) We cannot believe that there have not been any previous negative comments about this property. We were very disappointed with this booking as we were looking forward to a relaxing holiday near the beach, which we had saved hard for, for over a year. Not up to the standard expected with Sykes cottages.

This lovely terraced cottage is conveniently located on the edge of Kessingland in Suffolk.

A perfect base for a small family or friends who wish to explore the beautiful counties of Suffolk and Norfolk.

Step in to this cottage and enjoy its well-equipped kitchen and spacious living room with dining area and a woodburner, making this a perfect holiday cottage whatever the time of the year.

The cottage has two bedrooms and a spacious bathroom on the first floor.

To the back of the property you can access the private garden with seating, enjoying views over the garden and beyond, ideal for a morning coffee while planning your day, or a glass of wine while the sun goes down.

This lovely cottage is a short walk from the village and the beautiful beach, renowned for its extensive sand dunes and walking.

There is plenty to do in the area if you can tear yourself away from this cosy cottage with walking on your doorstep and the wonderful beach.

Just a few minutes’ up the road brings you to Africa Alive, the popular zoo and safari park, ideal for adults and children alike.

Close to the popular Norfolk Broads and wonderful Suffolk coastline with beautiful towns such as Southwold and Aldeburgh, you will be spoilt for things to do nearby.

For guests who enjoy wildlife, there is an abundance of reserves nearby, not to mention the famous RSPB reserve Minsmere which has been home to BBC Springwatch as well as the Benacre Nature Reserve.

This cottage is ideal for friends and families looking to explore the coast in both Norfolk and Suffolk whatever the time of the year.

Lowestoft 6 miles; Southwold 8.5 miles.

The quiet Suffolk coastal village of Kessingland is nestled between Southwold and Lowestoft, on the 'Sunrise Coast' a region of Suffolk enjoying 27 miles of award-winning beaches and part of the Suffolk Heritage Coastline, an Area of Outstanding Natural Beauty, offering unspoilt beaches, beautiful heath lands and a wealth of nature reserves, including NT Dunwich Heath and RSPB Minsmere, along with pretty southern Broadland market towns.
