Loved the train going by. Very generous welcome gift which we thoroughly enjoyed. Quiet position with some walking beside the track if you wish. There was everything we needed in the cottage and we found some lovely pubs with good food. Beds comfortable. Also it's in a good position to travel to other holiday locations. Would recommend to anyone.

  • "This property exceeded all our expectations!"

Cleanliness, comfort and location were second to none. It is located next to Coltishall Bure Valley steam train station and you can watch the trains pass by. They are not loud and wouldn’t disturb you indoors. It was nice to wave to the people on the train as it passed by. If you fancy an outing without driving you can phone up and book the train and request to get on at Coltishall. It goes from Wroxham to Aylsham, but if you want a longer ride you need to go to Aylsham which is about a 30 minute trip. The property has 2 bedrooms, both tastefully decorated and very comfortable beds. The twin room has a single shelved wardrobe and a set of drawers, and the double room has a double wardrobe with drawers, a single shelved wardrobe, a set of drawers and a dressing table with drawers, enough storage for a family of four. There is a basket of toys for younger children under one of the twin beds. A bath towel and a bath sheet are provided for each person, all good quality. The lounge was comfortable with a TV and dvd player and a stack of films in the drawer, and another unit with books. The kitchen has a set of drawers full of games, and a radio/cd player. With a washer and a dishwasher, there is everything you need. The front of the property has enough space for 2 cars. The back of the property has seating for 4 people. It is approx 5 minutes drive to Horstead Mill on the River Bure. It is quite a busy spot in the summer with people on paddle boards, dinghies etc and both adults and children wild swimming. The common which is also about 5 minutes drive is a lovely spot, a huge grassy area where you can sit and watch the life on the river, have an ice cream or a drink from one of the 2 public houses. We went to The Rising Sun which was very busy and got some drinks in take away glasses and sat in the sunshine on the common watching the boats go by. Approx 35 minutes drive to Great Yarmouth, Cromer, Sheringham, and Potter Heigham and 10/15 minutes from Wroxham where you can book river trips or a rent your own boat for a day or even a couple of hours. Wonderful stay and would definitely book again if visiting the area.

  • "Waiting Room was a very nice, comfortable place to stay."

A good base for travelling around East Norfolk. Most people waved as the Light railway went past the garden and I think it goes with the territory to wave back to everyone. My only criticism is not with the Waiting room but whoever is responsible for maintaining the access down pavements. The overgrown pavements made walking into the village difficult. I would happily stay at The Waiting Room again if visiting that part of the country.

  • "We had yet another wonderful stay at the cottage."

You are right next to the Bure Valley narrow gauge railway and it was lovely to see the steam trains coming past. There are some beautiful walks right on your doorstep, we walked in both directions along the railway line and it was so peaceful, no traffic to contend with. We picked up the Coltishall and Belaugh Circular walk, which was a beautiful 9km walk in total. The cottage is set back from the road so it was lovely and quiet with ample room to park your car. The cottage was extremely clean and cosy. There is plenty of space for shoes and coats in the hallway, which was great for us as we came out of season and like to go walking. The welcome basket was a lovely touch. There is ample room for storage in both bedrooms (I took my 2 teenage girls with me). The furniture is modern and looks like it has never been used. I think if I went in the height of summer, my only suggestion would be for blackout curtains in the double room, as you do get lots of sunlight streaming through in the morning. The bathroom has had an update since we last stayed and has been finished to a high standard. The kitchen is very well equipped with all the utensils you need. The lounge is very cosy with beautiful furniture, it’s given me a few tips for my own house, I love the Scandi design. There are 3 excellent pubs which are an approximate 20min walk from the cottage and also a riverside cafe for sandwiches and cakes in the day. There is also a convenience store which is always well stocked. We used the board games in the evening and also read some of the books. It was great that there was an iron and board and also a hairdryer, there really wasn’t anything extra we could have asked for. I highly recommend the cottage and will definitely come again, maybe in the summer this time so we can take picnics on our walks. We didn’t want to leave, it really felt like a home from home. Thank you Emma and Terry for making out holiday as comfortable and relaxing as possible. We couldn’t have asked for more.

  • "A lovely cottage in a great location next to The Bure Valley Railway."

The cottage represents value for money and is an ideal base for the city or the Norfolk Broads. A much appreciated welcome pack, good towels and very warm inside, given the cold damp weather. I would agree the dining chairs are awkward for children aged 4yrs (too low) but given the size of the lounge diner they fit the bill. I will definitely book again, as I have family nearby, and the trains are an added bonus.

Thank you for your lovely review. When I receive your booking, I do not know the ages and stages of the children staying with you, so I cannot anticipate any specific needs. I can't remeber my little boy having a problem with the chair but maybe we used a travel booster seat. If you book again I do have a toddler chair and a high chair you can use if you would like to. • "We had a wonderful time at the waiting room."

The cottage was clean, bright and warm with comfy beds. A couple of very minor changes could have improved the stay. The knives in the kitchen are great for eating but can't spread butter with them when making sandwiches. We also found the dining chairs, whilst they fit very well under the table, are too low a position for eating and our 4 yr old kept slipping off! The annexe is very well situated for the Bure Valley footpath and we went straight out onto this most mornings. We made good use of the village playground too. Ali spice and the Londis were an added bonus. We had a great stay and thank you for having us

Thank you for your lovely review I'm sorry you thought the chairs were not suitable a four year old. I can't remember my little boy having a problem. Your booking info only says child and I cannot anticipate ages and stages unless you tell me. I do have a toddler chair or a highchair available, but they are not storaged on site. I have had a few coments about the knives so I bought a butter knife for spreading. Still the comments continued so I assumed it had walked and bought another. I can confirm for the duration of your stay there were 3 butter knives availale for your use. If any future guests are unsure what a butter knife looks like I can provide a photograph Property Owner

It had everything you needed, was spotless and had such a comfortable bed that I am now going to buy a similar mattress! We enjoyed the narrow gauge train coming by from Bure Valley Railway once per hour (10.30 am until 5.30 pm) which we could wave to from the rear patio, over the boarded fence, if we wanted, but your privacy was not invaded if you remained seated, as you were not overlooked. The village, half a mile away, had everything you needed - Fish & Chip Shop, Chinese takeaway, Indian Takeaway, Londis Store, Butcher, Garage and the Recruiting Sergeant Pub Restaurant (The meals were huge, loads of choice, slick service!) The location was great for the coastal towns & villages, the Broads and Gardens / Woodlands to visits. Probably the best cottage we have yet hired.
