"What a wonderful find ..."
What a wonderful find A beautifully clean and cosy cottage Everything required for a home away from home holiday The added bonus of tea coffee sugar milk cereal and cookies on arrival for that all important 1st drink

"Our stay at the cottage was great."
Everything was provided and more besides. Beautiful view from the lounge window and everything we needed. Loved the roomy shower and walks from the doorstep. So easy to get to the village.
-
"Very nice cottage."
Everything you need. Helpful owners. Needs new settee as the one there Is very uncomfortable to sit on and shower mat slippy. Apart from that had a great time. Great location to explore Norfolk
-
"Sofa not fit for purpose not comfortable cushions gave no support needs replacing now ."
Beds also uncomfortable need replacing as well . Tv very old as well no freeview . Situation was good for exploring . Garden needs fencing off if you have a dog , grass should have been cut .
-
"It would have been more enjoyable, if the gardens had been separated, from the next door cottage."
As we could not let our dog in the garden, or sit out with her. The sofa was not comfortable to sit or sleep on,. The nearby towns and villages were a good distance from where we were, Which meant we had quite a way to travel. Otherwise, we had a very enjoyable stay
-
"A friendly welcome and a lovely, clean cottage which was perfect for our family of three plus dog."
Everything we needed and more was provided and the hot tub was a lovely addition. All in all, a great base for a holiday. We would happily come again.
-
"All in all a nice place."
It needs more privacy in the garden and to be fenced off. To get to the freezer, tumble dryer and washing machine you have to enter a shared room which is not ideal so they need them facilities in the cottage. Still a lovely place and would recommend. Thanks again
-
"Had a really good time in this home from home cottage."
Every facility you could wish for. The only disappointment was the fact that cottage was described to have an enclosed garden and showed a fence. When we got there the back garden was open onto a farmers field with no fence

-
"A great base for a small family to explore the area."
Cottage was ideal for us. Hot tub was an added bonus.
-
"Had a lovely and relaxing stay."
Vivienne was so helpful and lovely. Really recommend anyone looking for a quiet relaxation
-
"It was so warm & cosy."
Beds comfortable & even had electric blankets. WiFi worked well too. The shower was the best ever in any self catering place we've rented, ideal for us as we're getting on a bit so a seat in the shower & grab rails was especially good. Peter & Vivien were very good hosts in spite of the restrictions because of covid. There's an excellent pub nearby that does takeaway meals & Litcham itself is well placed to visit many places of interest. We loved it & will go again if we're not too old & decrepit! Just one minor thing, it would have been useful to have had the phone number of the nearest GP. I needed to see a doctor & there is a wonderful surgery with a dispensery in the village. Ray & Penny Clay.

"This is a beautiful cottage in a lovely village with amenities such as a pub, village shop and a fish and chip shop."
It is within easy reach of the North Norfolk Coast which is unbelievably beautiful. The best thing that I can say is that when you look at the pictures that advertise the cottage you might be inclined to say it can't be that good but the truth is that that it is that good and better. It is warm, comfortable and well appointed and provides everything that makes for a comfortable and relaxing holiday. My hosts were delightful, helpful and informative about everything I needed to know especially in this difficult time when I was unable to meet them face to face. I've recommended this cottage to a number of people who are impressed by my photographs and are considering renting it themselves. As an added bonus Phil the pheasant woke me up every morning for breakfast and wished me goodnight every evening. Apart from that there was only the sound of bird song !

"Everything generously provided in this comfortable and spacious cottage."
Garden is not fenced or mown as shown which could be difficult for any dog not as well behaved as ours.
-
"We had a very enjoyable stay at the cottage."
It is very cosy and had everything we needed. Great for 2 persons which was us, but I think a bit small for more. Village had a good little general store, fish and chip shop and a pub doing home delivery food. A good location to explore the local countryside.
-
"Excellent accommodation, ideal for a couple."
Everything one might need was provided or available. Thoroughly recommended.
-
"Lovely welcome pack."

-

"Another relaxing holiday stay in Le petit Maison in Litcham watching the pheasants and other birds in the little garden."
It was our fourth visit and for sure not the last visit to this delightful cottage and hosts.
-
"The kitchen equipment was brilliant."
The beds were very comfortable. The welcome was lovely. The situation was quiet. It suited us perfectly!
-
"The jacuzzi and welcome pack and friendly greeting"
-
"Pleasant hosts who met us with the keys then left us to it but we're only next door if we needed anything."
Village well located for visiting coast and Norwich.
-
"It was a lovely clean cottage but the photos make it look much bigger than it is."
It could do with a bit of an update as it’s very dated. The electric blanket on the beds made them uncomfortable. Saying that we got a lovely warm welcome and a welcome pack to set us off.
-
"Only the lounge lets this home down with a most uncomfortable bed settee to sit on and dark dated furniture."
However the price was right looking at the future bookings others would perhaps not agree with my views.
-
"We go to Norfolk every year and stay in different holiday lets, we had a lovely time and we felt very relaxed and at home in La Petit Maison in Litcham."
The cottage is in a nice peaceful village with a pub at the bottom of the road, the food is good and the fish and chips from the fish shop were excellent, handy to have a local shop as well.

The cottage was spot on everything in it was spotless and clean just a little bit out of the way the owners where very helpful and only next door would go again another year supurb
-
"What a lovely couple, they were at the door to greet us and it just got better when we got inside the cottage, it was quite obvious that a lot of time and money had gone in to making this a truly idyllic "home from Home" would highly recommend this well equipped holiday cottage as a base to explore Norfolk!"
-
"Kind, helpful owners and a lovely welcome pack of food left for arrival."
More emphasis should be placed on the proximity of the protected common land - excellent for the dog owners. The cottage is well situated for many varied day trips.
-
"Excellent accomodation, really great value for money for the time of year which is why the cottage is so popular."
Useful welcome pack which was much appreciated and owners supplied everything that was needed. Will recommend and return in due course.
-
"It was friendly, clean, comfortable and convenient."
We would go again if circumstances permitted.
-
"Nice cottage quite village good village pub with great food ."
Ideal for relaxing away from hustle and bustle of city .only draw back about an hour drive from coast.
-
"Le Petit Maison is especially suitable for anyone with mobility issues."
The flat is all on one level, has a walk-in shower with seat and grab rails, and it is possible to unload the car immediately outside the door, my partner has MS and particularly appreciated the facilities. There is a great real-ale pub with home-cooked food and open fires just a short walk away, not to mention a wonderful fish and chip shop. Vivienne and Peter were incredibly warm and welcoming hosts and we shall definitely be going back!
-
"Lovely location and views."
Wonderful hot tub - great on a cold eve! Discreet hosts.
-
"Litcham is a lovely village and ideal for dog walking as there is Litcham Common which is a dog's paradise."
Village amenities are an excellent butchers, general store and a pub serving excellent food. Thetford Forest is about 30 mins away as is Wells-next-the-sea on the coast. Swaffham is 10 mins away where there is a huge choice of shops and places to eat.
-
"Lovely welcome when we arrived."
Very unexpected welcome pack of goodies.
-
"Lovely cottage and quiet location but accessible to nearby towns like Kings Lynn, Fakenham,Dereham and Swafffham ."
Comfortable and very clean with a great welcome pack and all utensils Tec you could need. It,s our second visit and hope to go again.

"I chose this holiday cottage as the outside photograph depicted a lovely field that the dog could run in."
Reality - the field was so full of weeds half a metre high that the dog (a Labrador) could not even get into the field. The "garden" was tiny as expected from the photographs on your website but obviously had not had a gardener in months. We were told that the owner who lives next door was in Australia. All I can say is that he must have been there for months by the length of the "lawn" grass and the height of the weeds. Also when entering the front door one is met with an absolute mess of machine, filing cabinets, piles of food and general unused items. Perhaps a stud wall with a door in would be a good idea. It gives the impression that they don't really want you just your money. A stud wall (with a door in marked Private) would hide all this and they could make a welcoming entrance porch. I accept that there is nowhere else in the property for the washer and dryer to go but the remaining Porch could be made welcoming. The back gate stuck and after rain it was nearly impossible to open which is why we used the front door all the time. The inside of the house was warm and comfortable but the Cleaner should hoover the tops of the grids on the radiators as they are full of dust and could trigger an asthma attack.. Thoughtful items such as the welcome pack of breakfast food and milk was appreciated. From outside it needs smartening up. It looks so derelict that we drove past thinking we had the wrong place. No sign saying "La Petite Maison" . I needs a new front door with a better lock (or at least a coat of paint). I don't think I will stay here again even though it is convenient for seeing my Norfolk relatives.

"We were made welcome from when we pulled up and were met by Vivien."
Everything was there, including the torch in the bedroom drawer for that midnight walk to the bathroom. Daily necessaties like milk, bread, butter etc had been thought of we lacked for nothing. The cottage was central to everywhere, including our Archies(dog) daily walk, where he met the local ponies. Nothing was too much trouble, we only had to ask. We will definately stay there again. Everything was so clean, welcomely and loved.

"Cosy little cottage in a rural location."
Friendly, helpful owner lives next door. ideal area to explore North Norfolk.

Position centrale aussi bien pour découvrir la cote nord que celle de l'est. Accueil agréable et discret.

-
"Very nice holiday owners made us feel welcome would stop again"
-
"The owners were very kind enough to let us leave our 2 greyhounds at the house during the day as it was so hot."
-
"When we go on holiday next well want a dividers the area so will book with Sykes cottages but not the same cottage."
-
"It's a lovely spot on the edge of Litcham but the pub and shops are only a few minutes down the hill."
The front door does open onto the road, and you have to park 20 ft away across the road but common sense applies!!! Castle Acre is 10 minutes away and Swafham isn't far. Central for most of west Norfolk including the beaches, Kings Lynn and Thetford. Recommended

About the location
LITCHAM
East Dereham 9 miles; Swaffham 9 miles; Fakenham 11 miles.
Litcham is a traditional, rural Norfolk village with one pub (The Bull Inn), a local butcher, a combined post office and convenience store, and a fish and chip shop. The beautiful village church, with its prominent square tower, dates back to the 12th century, though it was rebuilt to a great extent in the 15th. Litcham and the surrounding villages in the parish (particularly Beeston and Tittleshall) have a busy events calendar. Litcham Common, officially a Local Nature Reserve for over 20 years, is superb for nature lovers, bird-watchers and particularly walkers, as it sits on the Nar Valley Way, which runs all the way from East Dereham to King's Lynn. The three local towns of East Dereham, Swaffham and Fakenham are all about 10 miles away, providing access to a wide range of shops, pubs and restaurants.
