    V. really good size, what it lacked was adequate heating for the rooms, bedding was good, bathroom was really cold small silver towel rail didn't heat up properly, drawer fell off in kitchen where cutlery kept, but overall it was a nice stay watching the paragliders come in over the cliffs was amazing and the park in general was kept to a high standard.

This property was a good location for exploring the North suffolk and West Norfolk coastal areas. Of the onsite facilities we only used the park and the swimming pool which at this time of year were not over crowded. The site had a mini golf course that is in need of maintenance including grass cutting.

I am very disappointed to read this and confused to what you mean by upgrade and cleanliness as you haven’t listed what you found wrong. I personal check property before guests arrive to ensure everything is clean and tidy. Upgrade ? I believe everything is modern and a new smart 52inch television has just been installed with new beds , crockery, fridge freezer and cooker. The only thing that I can think you may be referring to is the decking area which is in need of a repaint which will be done at the end of the year when there is a gap of no bookings as this will allow a week for paint to dry etc I am sorry you did not have a good stay but hope you enjoyed the beautiful coastline , county parks and site facilities Property Owner

It was well equipped in the kitchen, and cosy in the lounge. Didnt use clubhouse on site because we took our dog with us.Tingdene was conveniently sited for visiting the surrounding beaches Gorleston was favourite beach with long stretch of flat sand, with pleasant cafe which had really good menu. Nearby Lowestoft has small shopping centre with a couple of food stores & good sandy beach. Our local North beach was smaller but only 3 miles away, didn't use beach next to Tingdene due to steep steps to acces it.

  • "The property was ok but not outstanding."

On arriving we noticed door on one of the kitchen doors needed new hinges. Most of the cups all had chips in them. Patio needed a bit of attention and some of the inside areas needed a bit of an upgrade. Toilet downstairs caused a big problem at night as did the beds they were so lumpy and uncomfortable. Pool was amazing. Restaurant on site was a bit pricey and very basic. Chinese Takeaway was very good. We did enjoy the area but would not visit this complex again. Some of the private owners who live on site need to tidy up a bit.

Thank you for bringing to our attention the loose hinges which have now been replaced The cups are fairly new and slight chipping to one cup has been replaced The toilet is advertised that this is located on the ground floor and must have been missed when booking We are aware that the decking needs a repaint and this is done at the end of the season due to back to back bookings. We need to allow three days for labour and drying. It is very well used and impossible to maintain when guests are booked at the property so I do apologise Guests have complimented on the comfortable beds, there are good quality mattress toppers on each of them , however I appreciate that hardness or softness is a personal preference I am disappointed that you did not fully enjoy your stay but appreciate your feedback Property Owner

A comfortable place to come back after a days sight seeing. The use of the pool was lovely and clean, heated and open everyday, (10-5.) No need to cook if we didn’t want to with the restaurants and Chinese take away on your door step, doing lunches and main meals daily. And a great pub across the street for food and a pint or two, as well as running the local shop. All dog friendly too. A friendly little place with nice walks on the beach and woodland.

Thank you Karen for your positive feedback and I am happy that you had a great week. Thank you for leaving the property clean and tidy , much appreciated. Hope you book with us again Property Owner

  • "The property is well maintained clean & tidy inside."

We booked a winter breakaway with our dog so expected January weather. The property is open planned downstairs & doesn't warm up, one radiator plus storage heater doesn't keep the downstairs warm at all. The cooker only works as far as we could work out on the timer. We wanted to cook a joint slowly whilst out walking but couldn't also a couple more pots & pans wouldn't go a miss. I fully understand with energy bills the way they are at the moment like having timers for the heating. Pub across the road (White horse) serves good food plus the Chinese next door I do recommend. Beach is about 25 minute walk away from property. Anywhere else you'll require the use of a car Great Yarmouth, Lowestoft, Kessingland all within 10 miles. During the summer warmer weather I should think this could be a nice place to stay with kids. We did enjoy our weeks stay overall for a quiet break.

I would have liked a hoover , also the washing machine was broken, perhaps the owners are unaware of this. Also the hob was very old not easy to use. We would recommend staying there as we enjoyed our stay.

Thank you for your feedback. The stick corded upright hoover is provided and was located behind the front door in the corner with the broom and dust pan . We have looked at the washing machine and everything seems to be fine with both wash and spin. There is a switch on the wall above the machine that will need to be turned on (next to the kettle) This has now been labelled. We are aware that the cooker is old and a new one has now been ordered and this will be replaced asap. I am glad you enjoyed your stay and hope you come again :) Property Owner

Tired dirty unhygienic broken stark Boring full of cobwebs Warning signs everywhere felt like a school not holiday home

Thank you for your feedback, I apologise that the standards were not up to your expectation. The cobwebs on the decking area are a problem for all properties in the area due to being coastal, and are swept on changeovers however can appear overnight. This hasn't been an issue in over 2 years. I provide my contact details in property for all queries and would have been more than happy to attend and rectify anything that was an issue, but unfortunately didn't hear anything. Beautiful views from the property which was perfectly located for Great Yarmouth and Lowestoft. A smooth check in process. Lovely to have access to a small children’s play area and swimming pool. Pub on sight which serves lovely food and drinks at very reasonable prices. Black out blinds or curtains would be useful as the sun was streaming into the bedrooms from around 4:30am.

The milk and biscuits provided was a nice touch. Some room for improvement would be hooks on the back of doors for dressing gowns, especially in the bathroom. Disappointed that bathroom/toilet was downstairs. Mirrors in all bedrooms would be helpful. Unfortunately the appalling state of the properties on the same block let this property down....this isn't evident from the photo in the advert, so was a bit of a let down when we arrived.

The web site indicated wifi available, but no mention of additional cost. No instructions on how to operate white goods. Could not get oven to work. Fridge a total fiasco, everything either did not keep cold or totally froze. Dog hairs on cushions. Mugs badly scored and need replacing. We have statyed with your cottages many times and have sometimes had the odd problem, but not so many and hope we have better luck with our stay at the Stables in September. We look forward to receiving our £20 in due course.

Thank you for your feedback. I am sorry that there was an issue with the on-site WIFI for your stay. We became aware of the issue following your feedback and have since installed free dedicated WIFI to the property for future guests. We have also updated our welcome information to make it clearer on where the instruction manuals are kept for the appliances. Crockery was new in November; however, we have replaced crockery following your feedback. We have also fed back to our cleaning team regarding the cushions to avoid these issues in the future. • "You should mention that the parking is sometimes far from the rental."

So you have to carry your luggage quite some distance, that was a large inconvenience for us. They should have trolley at the reception for us to use. The others things are minor but some new wine glasses and some bowls would be good. A lot where chip. A night light would also be good. New mattresses would not be a waste. But all in all it was a nice holiday, the pub in front was good. The North beach was excellent for us and the dogs.( free parking). There a nice pool available and a decent restaurant. The park is very clean and tidy, and extremely well keep. It was also quiet at night. All in All it was a good holiday.

Thank you for your feedback. We have taken the feedback regarding parking on board but the site itself determines the layout of the current parking. We will make sure to update our listing to make this as clear as possible. We have now replaced crockery for the property. The mattresses were all brand new in November but we will monitor this for future comments. Thank you again for taking the time to provide your comments and we hope to see you again in the future. Yes the bathroom shower needs serious attention as th shower door doesn’t close & all seals leak very badly hence after showering we had to wipe up serious amounts of water so on our last day couldn’t have a shower because of letting the bathroom having to dry out also the kitchen tap is very loose & wobbly tv reception very poor having stayed nearby before the tv needs a booster signal box unfortunately on arrival we had taken a cold box with us but couldn’t put our food in the fridge as the door on fridge was closed and it stank I have taken pictures of the shower & will forward them to you

Thank you for your feedback. This tap was fitted new in November and is not of the expected quality that I would wish for and therefore this will be changed immediately. Thank you for bringing to my attention the weak signal for the TV which I will install a booster box and the issues raised above, as I do pride myself on ensuring that my guests have the best possible stay.
