  • "Tricker’s Cottage is small but very comfortable."

    The property as a whole is well-maintained, clean, and thoughtfully decorated. The bathrooms are lovely with one of the best showers we’ve had in a holiday home. The kitchen is well equipped, so we were able to cook almost as well as at home. We particularly appreciated the welcome pack, the extra fridge, and the lockable storage room. The road is a little noisy, but we weren’t disturbed by it. The view over the fields more than made up for it, and we really enjoyed watching the sheep. Joanne and Darren were friendly and helpful. We enjoyed our stay and wouldn’t hesitate to stay again.

  • "This is a pleasant, quite basic but clean and tidy cottage that has everything you need to enjoy a week away."

    We were pleased to find it was lovely and warm thanks to the underfloor heating. It also has a useful second fridge in a lockable separate utility room.

  • "We are a family of four plus a Sprocker and we have just spent a fantastic week at Trickers Cottage, we immediately felt relaxed and ‘at home’."

    Joanne and Darren have thought of everything in the property and we were able to cook in the property each night. We’ve especially loved the roll top bath, and this felt extremely luxurious…There are plenty of walks from the cottage, literally seconds from the property and you’re at grassed areas / street for the dogs toilet, just a few mins walk away and you’re then at the start of a lovely trail, which also leads to the Marriotts Way, just around by the church, our Sprocker loved this trail. The property is roughly only 20-25 min from the Uni, and only around 25min from Norwich City centre. The drive goes by and really didn’t seem long at all. There are also plenty of supermarkets only a short drive away (Lidl, Tesco and Asda). Thank you Joanne and Darren, we can’t wait to stay again soon and would definitely recommend this property.

  • "We have had a wonderful week in this cottage, which has been a real home from home."

    It was nice to sit and watch the birds and animals in the field through the living room window. Hosts were friendly and helpful. Great location for exploring Norfolk.

  • "Absolutely brilliant."

    Joanne welcomed us warmly, showed us around and chatted with us about the local area. We had everything we needed for the week. Particularly liked the lockable storage area which we used for wet coats and boots and being able to watch rabbits playing in the field at dusk and early in early morning. Very comfortable and a super location. The main road can be busy at times but we weren't at all bothered by any noise from it and really really enjoyed our much needed break.

  • "We had a relaxing stay in a beautiful cottage."

    It is a relatively compact accommodation but each space is comfortable and welcoming and the open plan area downstairs is pretty large. The bathrooms are gorgeous, luxurious and with the largest free standing bath tub I've ever seen. The owners were friendly and helpful and the parking and general location was convenient. We were very happy with everything; however the road noise (which we were warned about) is noticeable and could be a problem, especially in warm weather with open windows.

  • "Beautiful cottage, everything you could need for a home from home."

    We stayed whilst our house was being renovated. Kitchen has a small freezer, iron and ironing board and clothes airer should you need to use the w/m. Every utensil you could think of. Wi-fi not super speed, but not an issue if you are only on holiday. Owners were lovely and friendly. Beautiful walks nearby. Highly recommend.

  • "It was a working trip and had a lovely stay."

    The Cottage was so comfy and had everything you needed. The owners lovely and very helpful. I would love go back again with my dog for a proper break. Had all facilities and extra storage if you required. It was nicely located. I was able to see Blickling Estate and Cromer around my work. All in easy reach.

  • "Lovely property and great welcome."

    Good location and easy access to all areas of a lovely part of the country. Maybe a few extras in kitchen like covered cooking pot and some more instructions re heating as it was great downstairs but not so good upstairs. Overall lovely stay and would recommend to friends and family.

  • "Lovely cottage and was just what we needed, however the front door lock kept sticking, the filtered water tasted strange and we could not get the hob to work."

    The owner was brilliant at responding to any issues we had. Nothing was too much trouble. The cottage was lovely, however as a family we do like an outside space to sit. There was only one bench we could use and we didn’t realise it was situated where it was. Would return again during the winter but not in the summer due to this point.

  • "Very pleasant stay."

    Accommodation was nicely renovated, well-maintained and clean, with plenty of space for a family of four, plus dog. Hosts were friendly and helpful. Location was convenient, with decent walks nearby and a fantastic pub/restaurant within easy striking distance. It’s next to a minor A-road, so some traffic noise at peak times should be expected, but it was no different to the village where we live and still very, very relaxing. Will definitely recommend to others.

  • "Had a very relaxing stay, a little bit further out than where we usually stay but ideal for Broads and Wells (About 25 min) Plenty of areas for walking (Dog walking) Cottage well equipped with modern facilities, ideal for 2 / 4 people, two bathrooms and two large baths (one with over shower) plenty of room for off road parking."

    Plenty of local pubs (Not many dog friendly) plenty of grocery retail in the surrounding area. Very friendly owners, very helpful. Minor minus point - situated on a busy road, slight road noise of a night when in bed, but didn’t prevent a comfortable nights sleep.

  • "The cottage information said there was a small enclosed garden."

    We booked because of this as we have a dog. There was not one. Instead there was a very small gravel yard across from the property and shared with the other house. It was not suitable. The property was also extremely noisy being next to a very busy road. It was too expensive for what it offered and should be offered as a budget type of holiday only. We left a day early due to the extreme traffic noise keeping us awake at night. We feel your information on the property should be more accurate and that the price should be reduced.

  • "Tricker's Cottage is a beautifully renovated barn, all fixtures and fittings are of a high standard and it is well furnished in a comfortable, contemporary style."

    We thoroughly enjoyed our week; there is an excellent gastro pub two minutes drive away, and its location means that the Norfolk Broads, the coast and everything in between are easily accessible. Joanne, the owner, was extremely welcoming and both she and her husband were available to help if needed - a problem with our water was resolved within minutes of alerting them to the matter. The admin for the holiday was professionally and efficiently managed by Sykes; we would recommend both the cottage and Sykes without hesitation, and plan to visit again in the future.

  • "The position of Trickers makes it the perfect location for touring round Norfolk, the road mentioned by some people didn't bother us."

    We've stayed with Sykes several times and Trickers is probably the best accommodation we've had, well thought out, everything we needed was available. We've had a lovely holiday with plenty to do, I would recommend the short drive to Morston Point and join a seal boat trip, this was brilliant but you do need to prebook. I have no hesitation in recommending Trickers.

  • "Tricker's Cottage is beautiful and so thoughtfully set out on 2 floors."

    It was really useful having a bathroom upstairs as well as downstairs especially during the night! There is a fabulous storage facility assigned to the cottage which we used to store our bikes and bike rack, with a further fridge if required, although we didn't need this as there were just the two of us. We went for a bike ride along part of the Marriot's Way which was lovely and shaded by the trees. We found the Bridge Inn pub and had refreshing drink before carrying on. We also visited The Parson Woodford Pub which is on the road opposite the cottage. It was fabulous, with friendly staff and delicious food; we even went back on our last morning for breakfast before heading home! We visited Cromer and walked along the pier before having a spot of lunch at the Kings Head pub which was really lovely. We also visited Alby's Craft and Gardens, Lenham Glass and Pensthorpe Natural Park. We had a short stay but it we did plenty of sightseeing and have lovely memories. Would definitely recommend this accommodation and would love to visit again in the future. Thank you Joanna and Darren.

  • "Tricker's Cottage was extremely well kitted out, it was clear that a lot of thought was put into all of the furniture, facilities, kitchenware etc - there was everything you could need for a holiday stay."

    The bathrooms were of a very high spec and the huge free-standing bath was a lovely bonus. It was nice to find a place that actually welcomed dogs rather than just tolerated them! Good off-road parking, and it was fantastic to have great countryside walks straight from the doorstep. Would highly recommend.

    The property is next to a very busy road. Whilst it is possible to take a dog for a walk up the lane near the property, I felt it was not very suitable for a dog. Whilst the is a pub nearby we did not feel it would be safe to walk to it due to having to walk along the road.

    Great location for exploring Norfolk and Jo was a wonderful host. Essentials all provided on arrival, underfloor heating on when we got there as well so really nice and cosy. Lovely countryside view from living room window. Nice and powerful shower, basically everything you need and had a great couple of nights away, will definitely be staying again.

Street Farmhouse Cottages

These two wonderful farm building conversions have been lovingly restored by the owners to offer excellent accommodation throughout on their own grounds. Close to the popular town of Reepham these cottages offer a perfect base for exploring the heart of Norfolk and are within easy access to the broads and the coastline. A 5 minute drive away you will find the village of Taverham where there are many local amenities including shops, pubs, takeaways and library's. The Morton on the Hill area is popular for fishing and birdwatching with a number of lakes and nature reserves closeby. Located on the outskirts of the village of Lenwade these cottages have some wonderful exposed oak beams and brickwork combining contemporary accommodation with traditional features. They offer cosy, open plan living spaces, ideal for guests to cook meals together, discuss the day’s excursions over dinner, or relax with a glass of wine and a movie. Both cottages have a bath tub so you can have a soak and relax after a day out exploring. Each cottage has an additional internal secure room for washing and safely storing bikes, buggies and outdoor equipment. Close by younger guests can enjoy the dinosaur park where they can explore and play in 85 acres of woods and parkland containing over 100 static dinosaurs, fun for all the family! Just a 10 minute walk away is Marriots Way which is a 26 mile footpath, bridleway and cycle route. Other guests might prefer to visit some of the many historic properties with the famous Blickling Hall within 10 miles of the property, Gressenhall Farm and Workhouse, Bure Valley Railway to name a few. LENWADE

Reepham 4.5 miles; Norwich 11 miles.

The village of Lenwade is situated less than five miles from the market town of Reepham and eleven miles from the city of Norwich. The village offers shops, a pub, Post Office and tea rooms, along with the Dinosaur Adventure Park and a number of lakes, which are popular with fisherman and birdwatchers. The historic market town of Reepham is close by and boasts an 18th century market place, Georgian buildings, a weekly market, as well as shops, pubs, restaurants and tea rooms. Within driving distance is the city of Norwich, with its wonderful cathedral and shopping centre, whilst further afield is the Norfolk coast, which offers Blue Flag beaches. An excellent location for discovering all that Norfolk has to offer.
