    “Everything.”

The description and pictures on the web did not match the place. It was full of old furniture to the point of being cluttered, much of the furniture was so old it could not be used properly, lots of it did not work. The place itself needed a great deal of TLC and it was not getting it. It was a storeroom for an "antique" business that was being closed down. Sykes gave it four stars and they had obviously never seen it. They obviously cared more about getting the money from us, we paid over ...

They obviously cared more about getting the money from us, we paid over £1600 for the two weeks, than our comfort. There was no drying facilities except for a clothes horse made of plain wood similar to the one my mother had in World War 2. The dishwasher did not work, did not look like it had ever been used and we had an extension lead draped around the kitchen for the fortnight so that we could use it. The one bed had a small double duvet but a kingsize cover on a kingsize bed. We had to ask for linen to be changed. Conservatory was so cluttered it could no be used and the outside so overgrown with vegetation that you were very limited to what you could use and where you could the furniture was old and rusty. The women who ran it seemed to be a nice person with no experience of running guests, who was just getting over a divorce, closing this " antique" business and with also the Manor House to look after all on her own. She obviously also liked the £1600! Could go on and on.

The property

Approached by a quiet country road this detached cottage sits within the grounds of The Manor House in Marham and has been designed to a high standard of quality, with lovely finishing touches.

Ideal for couples or a group of friends who wish to enjoy time together in this lovely part of the country.

The farmhouse kitchen/diner is beautifully presented with a spacious table, and an orangery style ceiling that lets the natural light flood in, so you and your guests can gather together for an evening meal in style.

The two bedrooms offer an endless level of comfort, with a lounge area at one end and nicely accessorized king-size beds.

The soft furnishings and low lighting gives each room a warm glow, perfect for relaxing after an adventure filled day.

Adding to the overall appeal, both rooms provide access to the delightful garden, with one also leading onto a beautiful conservatory.

You will look forward to waking up and wandering outside, maybe even catching a sunrise as you enjoy a morning coffee to start your day.

Classic en-suite shower rooms complete the accommodation.

Relax in the garden at your own leisure, whether it's in the hot tub, or spending some time resting on the collection of seating areas, you will feel right at home.

When you are not exploring the charming village and amenities, adventure out to Pentney with its 12th century priory and popular marked walks, whilst 9 miles away is the quaint town of Downham Market, which sits on the River Ouse and boasts a ruined Norman castle with rooms and galleries to view.

Additionally, Swaffham, an elegant town with fine Georgian buildings with a number of supermarkets, including Waitrose and Tescos, and Thetford Forest Park make for a great day out, as well as the medieval port of King's Lynn.

For a great day out take a visit to Sandringham House and Gardens or why not take a trip to the beaches of Snettisham and Hunstanton for something different.

All you need for a heart-warming getaway to remember.
