  • "Lovely cottage in a great position."

    It was very clean and well equipped with lovely kitchen and furniture. We will definitely be returning! We arrived as the weather turned much colder and the heating was inadequate. There was no fuel left for the woodburner until we contacted the keyholder who brought some the next day. It would have been better to have known that a special wood substitute was needed before we came. In a couple of days we were warm enough. The NT property and lovely pub are a short walk away and well worth a visit.

  • "The property was even better than expected."

    Clean, plenty of bedlinnen and towels, good shower with warm water quiclkly and powerfull “jet”, more than well stocked kitchen, most beautiful garden and a decoration and furnishing one might expect in a cottage. Tattines of some of the furniture didn’t bother us: that’s part of the decor. Same as the low ceiling downstairs and low doors overall. We bumped our heads several times but it is to be expected in a house like this. The dining table was difficult to sit at: one can’t put ones legs under the table and it’s kind of wonky. When we booked, the site mentioned that there was a DVD-player but there wasn’t: the HDMI-cable was there but no DVD-player. When we mentioned this the comment was, that it would be removed from the site. But it must have been there quite recently since the cable was still there. And I hate ceramic hobs but that has not put us off in any way. Location is simply perfect: slam bam in the middle of every major place to visit. We’ll gladly visit again!

  • "We had a nice stay the cottage has a lovely character & charm the beds were very comfortable & the various artworks were lovely however it could be made better by upgrading the flooring & carpets, lots of stains as mentioned by a previous reviewer."

    Some of the towels were quite old & grey & in need of replacement along with some of the crockery which the mugs had bad tea stains & glazing chipped.All in all a good stay but improvements required .

  • "Such a quaint, quiet and cosy cottage - or could be!"

    !! We had quite a few issues which if addressed could improve the property. In the main - although the kitchen was well equipped there was a 'bad' smell in the area of the fridge along with a smell of 'soot'!! The fridge did not work well at all - our very fresh milk went sour in two days - the door was strapped fastened and there was no bottle tray in the door as the casement was broken!! The carpets throughout need a very good clean - especially near the kitchen door. The garden needs a lot of TLC and I found the outside front door handle in the grass outside one day!! Other issues include blinds as reported before. The double bed was very comfortable and the duvet so good I have been out and bought one!!! Having said all this if the above issues were addressed and the property was given a good deep clean and a lick of paint we would go back - the cottage itself is lovely and the location excellent.

All of the blinds bar one have been replaced as well. There are also new heaters throughout the property. I have spoken to the cleaners and there should be better presentation going forward.   • "Lovely location, nice and peaceful."

    Very cosy. A few minor points. The patio furniture could have done with a good clean. The wood burner had not been cleaned (lots of ash in the burner), plus no stock of "hotties" to fuel the stove. The door to the bathroom "snags" on the floor. Had to improvise as no ice cube tray in freezer. Overall though, a wonderful little cottage. Thank you.

  • "Nasty smell in kitchen, living and dining room carpet very stained and dirty looking."

    Paint peeled off the wall over storage heater in dining area. Very dusty in lots of places around the house also window frames need a good clean. To me the whole house needs a good clean and decorating very tired looking. Beds was very comfortable but one of pillowcases was torn and some need pillow protectors on. Will not be returning it could be made a beautiful cottage.

  • "The cottage was easy to find and the parking was convenient - just a few steps to walk."

    The cottage was delightful: beautifully furnished and very well equipped. A fascinating collection of prints! The welcome pack was the most generous we'd ever had - thank you. The only downside was that when we arrived just after 3pm in dismal weather it was very cold inside, and although the handbook said there was fuel on the larder floor we couldn't find any. The heaters were barely warm and in spite of following the instructions we couldn't get any hot water. Perhaps it could be turned on in advance when the cottage is to be occupied? The next day there was hot water and we went out and bought logs for the fire, so after that we were quite comfortable. We would book again, but this time would go prepared!

  • "Nice little cottage and was ideal for exploring the Norfolk area, did feel that the cottage needed a little bit of TLC in places as parts looked worse for wear."

    The main light switch in the twin bedroom didn't work. There was a massive crack on both sides of the wall joining both bedrooms which looked a little worrying and as previous reviews have mentioned not all the blinds stay down when you pull them down (near the bathroom) or were missing blinds completly (Kitchen windows facing the footpath). The livingroom was cozy and warm, so much so we didn't feel the need to use the woodfire and the sofa's were comfortable to sit on. Kitchen was very well stocked with pots etc though the oven knob to turn it on was a little tricky to use at first. Just think it needs a bit of upkeep to get it's shine back but otherwise a good quiet place to stay if you want to explore Norfolk by Car, Foot or Bike.

  • "A really lovely and comfortable cottage, with plenty of space and comfy beds and sofas."

    It felt like staying in a real home, which we really liked. It’s in a very quiet spot, with bedroom views over fields in one side and the village green from the other. The pub at the end of the lane was a lovely place for a drink or a meal and we loved being as bake to walk to Oxburgh Hall The kitchen was well equipped with lots of pots and pans and everything you need. The welcome pack was very nice and we really enjoyed our stay and would definitely stay again.

  • "Lovely cottage in a quiet hamlet, foodie pub a few doors away and Oxburgh Hall over the road."

    Short drive to Swaffham town for all of your needs (can recommend the Chinese restaurant) and easy access to Kings Lynn, Norwich and all coastal areas. The cottage itself is very homely and comfortable with everything you need, including laundry facilities. It was lovely and clean and the garden well kept. Highly recommend!

  • "Had a short break in this cute cottage with a sunny, private back garden."

    Easy parking on road outside. Very good pub restaurant (Bedingfeld Arms) two minutes walk away. National Trust Oxborough Hall three minutes walk away. Useful as a base to visit many Norfolk attractions. Minor issue (which may be due to Covid-19, as it occurred in another Sykes holiday cottage) was lack of instructions for use of equipment. We failed to get the microwave to work! However, I would not hesitate to book this cottage again.

  • "Lovely cottage with everything you need to explore Norfolk."

    The beach is still an hour away but there are lots of attractions nearby too. Oxborough Hall is only a minute away. We were a little worried about renting a cottage whilst the Coronavirus is still around but the cottage was given a deep clean before we arrived and Christine had left the windows open for fresh air. We felt quite reassured and safe.

  • "A really homely cosy country cottage with plenty of kitchen equipment, spacious lounge with comfortable sofas plus dining area."

    Attractive bedrooms with quality bedding for a peaceful nights of sleep. The courtyard garden will be lovely to sit outside to enjoy in the Spring and Summer. There is a great menu available at the local pub only a two minute walk away, as well as country walks literally on the doorstep. It was very nice to arrive and find the cottage lights on to welcome us, plus the essentials of bread, milk and biscuits left fin the kitchen for our arrival.The beautiful jug of fresh roses in the lounge were a lovely touch.

  • "Very nice cottage."

    Clean and comfortable and quiet. Felt very at home there. Nice and handy for visiting other places. Within waking distance of Oxborough Hall which is an interesting place to visit. Local pub just down the road, good food and atmosphere. Owners left a very nice welcome gift for us which was much appreciated. It was very good to sit in the attractive garden in the sun. A washer/dryer was a very useful addition. Haven't found one of these in any of the other cottages we have visited. All in all, a very good holiday was had. Recommend.

  • "This is a beautiful cottage."

    Location was just right on a country lane, we wanted to be away from hustle bustle but still have quiet neighbours. All i could hear was the sound of the birds. Travel cot and high chair was provided. Eveything you would need for a week stay included, don't think there was anything missing. 2 irons, all cutlery and kicthenware, all toileteries, provided. We would definitely stay here again. Christine was very friendly who i contacted to organise entry to the property and met on the day we left. Booking was very easy on the phone and very pleasant.

  • "On the upside the cottage is lovely and comfortable, loads of space,it is also in a nice location."

    A nice welcome of bread milk and biscuits. On the downside there is no curtain at the patio doors in the kitchen for night time also the kitchen window looking out on the lane didnt have either a curtain or a blind so people passing were able to see in. The blind in the living room at the back wouldnt stay down. These may seem little things but we felt it let the cottage down. A visitors book might also have been an advantage to pass on little tips of places to eat and visit .

The property

This pretty, end-terrace cottage is adjacent to the village green, in the sleepy village of Oxborough.

It makes a wonderful little holiday home for families and friends exploring the Norfolk countryside and has lots of charm and character!

When you get back from a day exploring the local area, the warm, inviting sitting room, with its charming, traditional furnishings and woodburning stove, is a great place to kick back and relax.

The country-style kitchen is compact and has a Belfast sink.

In the adjacent room is the dining table where you can plan tomorrow's adventure over dinner.

French doors open into an enclosed garden at the back of the property with twin patios, a small lawn and shrubbery.

In the summer, it makes a really relaxing, tranquil spot to enjoy a morning, or lunch and dinner outside.

When you don’t feel like cooking, head to The Bedingfeld Arms, the cosy village inn just a five-minute walk away.

Visit the National Trust’s Oxborough Hall, a 15th century, moated manor house, and take a look round its glorious gardens.

The surrounding countryside is perfect for cycling and walking, with numerous nearby footpaths and trails available along The Brecks, a beautiful area of forestry and heathland with lots of designated picnic spots.

Thetford Forest is fab for a day out with the family; cycle or walk through this pretty pine forest, try out the many adventure pursuits on offer, or brave the Go Ape activity centre!

There are many historic market towns nearby including Swaffham, with its Georgian buildings, independent shops, tea rooms, pubs and a vibrant Saturday market.

With the coast and several renowned RSPB reserves less than an hour’s drive away, this lovely little holiday cottage is perfect for a break exploring this beautiful region.
