“The listing didn't say it was next to a B road .”
After a couple of days you get used to it, thank god it was quiet in the night. The cottage is nice and comfortable , fire was nice . The beds were OK, 2nd and 3rd bedroom are small. The kitchen was good. The local pub which is only 5mins walk away is lovely with good food . there is plenty to see around the area so it's a good base for exploring.
“A lovely comfortable holiday home and very well equipped, home from home.”

When we arrived the property looked wonderful, and on entering it far exceeded our expectations A very warm welcome from David & Elaine and a lovely touch of a welcome hamper, even with a little treat for the dogs We absolutely loved our week here, and not only would we highly recommend staying here, we plan to come back ourselves The local pub and the nearby country hotel served great food, both being dog friendly, and we have never known so many and varied take away as can be found in Watton
“Were very warmly welcomed by the owners to this lovely cottage, nestled in the heart of Norfolk.”
The welcome pack that greeted us was a pleasant and welcoming surprise. This cottage was exceptionally well designed and equipped and would highly recommend it to anyone wishing to stay in the area. Although close to a road we did not have any noise at all. Although quite cool and overcast we were still able to enjoy watching the birds and the squirrel through the french doors from the lovely lounge area. Had a good meal at the local Pub The Old Bell, which was about 100 metre walk away. thank you for making us feel so welcomed and for the opportunity to stay in this lovely cottage.
“The cottage was exceptionally lovely.”
The owners were really helpful and we had a surprise with the welcome pack which was great. All in all brilliant thank you.
“Was the most lovely place to stay.”
Everything had been catered for even things we didn’t know we would need until we needed them! People are lovely helpful but not intrusive. The are is lovely although a guide of things to do with dogs would be good. Norfolk is the most dog friendly place I have stayed. Really enjoyed the break
“Excellent barn conversion, very well appointed with everything you could want.”

” There was a very generous welcome pack, and nothing had been left to chance, to ensure our holiday was going to be trouble free. There were four adults in our family party, and we found the property spacious and very comfortable. Superb, we will revisit.

“We thoroughly enjoyed our week at the cottage.”
The owner David made us very welcome when we arrived and showed us round, answering any questions we had. The property was very clean and well-appointed and the rooms were a good size. The generous hamper provided on our arrival was a lovely surprise. We felt at home from the very first day. The location is good for exploring Norfolk, Suffolk and Cambridge. We would definitely stay there again and hope to return another year to continue our exploring.
“Everything was as advertised owners made us most welcome even for my dog wellcome basket was a surprise accommodation perfect would go back if that way again.”
“This is the second time at the cottage and it's just so cosy and there is every thing you need den my dog was catered for lovely doggie treats the cottage is so very clean and just well thought out David and Elaine are just so friendly and approachable.”
With it being Christmas they put up a Christmas tree and a lovely hamper which was a nice touch.I woud recommend this cottage to my friends .
“We were thrilled with Number One Richmond Church Barns.”
One of our Italian visitors called it 'the castle'. It was spacious, extremely well-equipped and - importantly for the time of year - warm. Great little touches like providing a torch, necessary if walking in Saham Toney after dark. David and Elaine Stubbings are kind and thoughtful hosts. Highly recommended.
“The owners made us feel so welcome, lovely hamper on arrival and never had such a well equipped cottage.”
Extremely comfortable, spacious, very warm and well maintained.Best we have stayed in so far
“Very clean and well presented cottage with all the facilities you require.”
“Such a brilliant place”
We spent a week at number one Richmond Church Barns the place is just brilliant and everything you needed and more we felt so relaxed .We would recommend this as a special place to relax the garden would be lovely in the summer months the owners were wonderful they even made sure we had tea coffee , milk and more like a lovely fruit cake. Dog friendly and even left treats for the dogs .We also had a couple of meals in the village pub such we would recommend. Not much more we could say but we really appreciated the cottage and decor which was just wonderful thanks for such a lovely time.
The property is beautiful! It is clean and impressively stocked with everything needed for a comfortable, hassle free break. The log burner was very much appreciated on a cold January evening. There is a lovely dog friendly pub a stone's throw away which has regular events on and serves great food. We visited Thetford forest, Norwich and Wells-next-the-sea while here and there are several local tourist attractions within a short drive. A 5 min drive away (or leisurely 30min walk in the summer) is Watton which has a nice selection of shops and dog friendly cafes, and a good sized supermarket. We would highly recommend this property and will definitely be returning again in the future.
