  • "Had a lovely and relaxing stay at Lark rise."

    Beautiful home, had everything you needed for a weeks stay. Comfortable beds and hot tub was cleaned on day of arrival and was lovely and warm throughout our stay. Nice having the fire as well! Our dog loved the garden and it was secure so we did not have to worry about her escaping! We loved Roy’s Dept store and food court in Wroxham, enjoyed using our canoe and paddle board at the Broads in Wroxham as well. Highly recommend The Stag ( although nut roast was a disappointment) the rest of the food was lovely. We ate in there twice so must be good! Only gripe was that heating didn’t seem to stay on for long , so we snuggled in our beds for longer anyway! Would definitely stay at Lark rise again, kids enjoyed playing the electronic Monopoly game as well. Where did you get your kitchen units from? Lovely big drawers and hob was nice to use ( once we figured it out

  • "Overall a very nice property and very well equipped."

    Just a couple of small observations. Having elderly parents, a couple of hand rails fitted in the showers are needed. Also one frying pan for 6 people is insufficient so at least one more is needed. Weak wi-fi signal at the bottom of the garden near the hot tub and BBQ, even though there is a booster. But a very enjoyable stay overall helped by fantastic weather.

    The house was really a home from home with all bases covered. We especially enjoyed the hot tub and the comfy beds. Would definitely recommend. The local refurbished pub, The Stag was really a treat. Very friendly and lovely food

  • "On arrival the property was extremely clean and facilities of very good quality."

    Just a couple of niggles: so many locks and padlocks in the property on various pieces of furniture eg: there were 3 wardrobes in bedroom but 2 of them had locks on them and this continued throughout the property; making breakfast on the last morning and for some reason the toaster tripped the electric so we were unable to have a hot breakfast or hot drink. We couldn’t find the fuse board because it was probably in one of the locked cupboards and there was not an emergency number that we could find (I left a note for the owner before we left). Also the hot tub maintenance man arrived whilst we were still at the property on the last morning- luckily we weren’t in there at the time. But as we said the property was really lovely and the garden was very well kept and the hot tub was lovely. Parking excellent on the property. We noticed that there is a planning application in progress to extend the property and if it is carried out to the same high specifications that can only be an excellent improvement. We thoroughly enjoyed our stay and can recommend this property without hesitation.

    The house is quiet and within minutes of the Broads or Norwich. Great walks from the doorstep. We had a very comfortable stay and enjoyed the hot tub with it’s great views. Thank you.

  • "We all had a fabulous time at Lark Rise."

    From the youngest...5 months, to the oldest...65 years, we enjoyed every minute. There was everything we could possibly need in the house and outside the hot tub was sublime! The location was ideal and we enjoyed a lovely day out at Wroxham Barns. All in all we had an unforgettable stay at Lark Rise!

  • "The property was exactly as advertised."

    A little disappointed at the cleanliness. We had to hoover up crumbs under the table using a very full Dyson hoover. The toilets could have been cleaner but overall Lark Rise was outstanding. A very polite gardener arrived during our stay and made a fantastic job of the garden. The property was very quiet and the hot tub was very clean and enjoyable. Would definitely book this property again, hopefully in the next 6 months, thank you.

  • "The overall comfort of Lark Rise was excellent and very high spec."

    The only fault was a lot of dust and dead insects on a some of the window sills. The cushions for the outdoor seating had been left out and were soaking wet as it had rained hard and they took nearly 2 days to dry which was inconvenient as the weather was sunny for rest of our stay. We really recommend The Brick Kilns pub for good food & dog friendly too.

  • "Slight Hiccup to the start I feel I have to mention (but not a reflection on the house or our stay by any means): on arrival fluff from socks all over the carpets, crumbs under the kitchen table, holes in the flatsheets of the bedding and upon unpacking in the bedroom stubbed toes on a bed slat that was just sticking out from the bed on the floor and exposing its nails."

    Bent down to investigate only to be met with a pair of knickers and a large handkerchief! All of which were easily resolved on our part but equally could have been avoided, noticed and remedied with thorough cleaning/vacuuming on change over by chosen domestic cleaning company. Reported the bed slat issue for the only comment to be 'do you still have the bed slat'! With that out of the way, I have nothing but praise for the house and it's location. Comfy beds, quiet nights, an amazing hot tub and all round homely feel. Such a good base to explore all nearby from the door step: We managed Bewilderwood/Horning/Sea Palling/Hemsby/Buoyancy Bikes in Wroxham and local walks to include the amazing Prima Rosa tea rooms just up the road. A couple of suggestions: to invest in oven gloves (we couldn't find any if they were there) and a wasp deterrent of some sort near the hot tub as the wasps where very keen on the bush behind it. We would definitely stay again.

  • "Lovely holiday home with everything you need for an enjoyable UK break."

    Worked great for us as it’s within 40 mins of all the places we like to visit in Norfolk. 5 mins from Wroxham where you can hire a day boat! If you’re looking for a place with a pub within walking distance, this might not work for you as The Bell is only open on a weekend & doesn’t serve food. However The Fur & Feather is less than a 5 mins drive and well worth it.

  • "We have just returned from a fantastic 2 weeks at Lark Rise."

    The house was spotlessly clean and the welcome Prosecco and fruit cake were a lovely welcome. The facilities in the house were great and everything had been thought of to make our stay comfortable from a very well equipped kitchen to the games and books that were provided (the fans were also a welcome addition in each room with the great weather we had). The decoration was high quality throughout and we had some great days relaxing in the garden on the comfortable lounge chairs and in the hot tub. The location was also great with easy access to Norwich and the Broads.

  • "Easy access to all local places of interest and pubs and restaurants only a short car ride away."

    The property was clean, linen and towels good quality and the garden with hot tub a real bonus. The welcome pack was a nice touch. There was a down stairs bedroom which was great but nowhere to put clothes as the only cupboard is blocked by the bed and no shower/bathroom downstairs which was a bit odd. Not really suitable for elderly visitors. The kitchen was well equipped with pans and cooking dishes but not enough basic equipment like egg cups. Too many locked cupboards throughout as only 1 wardrobe open in main bedroom.

  • "Exceeded all our expectations."

    Well equipped; the owners have thought of everything. Very comfortable accommodation. Situated in a lovely quiet area but centrally located to visit many beautiful places. This is the first property we have stayed in which is genuinely dog friendly with a very secure garden. The hot tub was the icing on the cake. A week just wasn't long enough. We will definitely be returning!!!!

  • "A extremely enjoyable weeks break, lovely place and everything you could think of, cannot praise the place enough."

    We will certainly be booking again. Just one thing to mention is lighting around the hot tub, because of the time of year of our visit, it was dark early in the evenings, and although there is lighting near the hot tub there were no indications as to where to switch it on, and I’m sure the fairy lights would have been lovely to have had on too. Just a really lovely peaceful get away.

  • "The cottage was in superb condition and it was a lovely touch that there was a bottle of wine and a carrot cake for us on arrival."

    The outdoor area with the hot tub was beautiful, quiet and very private and it was so central to anywhere we wanted to go. It was a shame the pub around the corner was only open at the weekend but no control over that during these times. I would highly recommend Lark Rise and would definitely come back.

    The only issues we had were that the kitchen tap needed to be tightened, the shower in the en-suite overflowed, and the hot tub could have been hotter. Only small things which did not spoil our holiday.

  • "Found Lark Rise very clean and comfortable."

    The bottle of wine, cake and tea making supplies on arrival was a very nice touch and something we have not had before in a Sykes cottage. The garden is beautifully kept and was a nice place to sit in the evening. Only thing to be aware of is that the hedge at the front restricts your view when existing the driveway onto what can be a busy road at times but its just a matter of being careful.

  • "The property was great and in a lovely quiet location and was a good base to get to many places in the area."

    We have booked with Sykes many times before and will go on booking with them too. I think the only thing lacking for us was the instructions for appliances. The heating system was different to what we were used to and could not find any instructions at all for it so we were cold on a number of evenings/nights. Also the microwave was different to what we were used to (there was no turntable) and therefore we were unable to use it. The hotter temperature was not as warm as we would have liked it but the settings were locked down. The shower in the ensuite overflowed out of the shower tray and therefore we were not able to use that shower either. None of these things spoiled the holiday but they could have enhanced it.

    We are glad you enjoyed your holiday at Lark Rise but are sorry to hear you had some difficulties whilst there. We are very grateful for any feedback both positive and negative and I have taken it on board: There are full instructions for all appliances in the Lark Rise Welcome Pack, however we have printed out the microwave instructions and left them in the kitchen. Additionally we have asked our handyman to look into your other comments and he has now confirmed that everything is in perfect working order.   • "The property was immaculately kept and extremely comfortable."

    Perhaps a few more utensils in the kitchen would be welcome (sharp knives specifically) but incredibly well equipped other than that. Lovely touches with the soft, motion activated lighting at night made the stay even more enjoyable. The garden is spectacular and we were fortunate to get good weather which meant we could enjoy sitting out and using the hot tub. Will be looking to book again and highly recommend to others. We were just one couple, but there is certainly enough room for larger families or mixed groups to enjoy a relaxing trip.

    The property is lovely - and unlike many other holiday properties there is absolutely no signage of "do this & don't do that" - which made us feel very welcome in your Clients property. The only thing that was missing was a Guest Book ( always nice to leave your personal notes, not only to future Guests but also to the property owners ). The property

Set in Salhouse village and conveniently located on the road leading to Wroxham is Lark Rise, a charming chalet-style property boasting wonderful countryside views, Lark Rise is ideally placed for a family or group wanting to explore Norwich or the Norfolk Broads, being close to public transport links as well as walking distance to Salhouse Broad and within easy reach of national cycle routes.

Ample off-road parking is available on the large gravel driveway, which is gated to provide an extra sense of security, and leads to the welcoming front door.

Step inside Lark Rise to discover a spacious and inviting hallway, leading to a convenient cloakroom/boot room containing a washing machine and tumble dryer along with a handy WC and basin and coat hooks to hang your jackets after a day out exploring your surroundings.

From here, venture along the hallway and discover the charming open-plan living room with soft grey carpet and a large corner sofa, where you can relax in the evening and enjoy a film night on the Smart TV as the woodburning stove crackles in the background and adds a cosy ambiance to your evening.

The dining area offers a sociable space with large wooden dining table adjacent to the contemporary kitchen with induction hob, granite worktops and modern appliances, where the whole group can gather to cook and enjoy meals together, there is even a drinks fridge to keep a bottle of wine or two cool to enjoy with your meal.

For a moment of tranquility, grab a good book and curl up on one of the comfortable chairs in the garden room, which overlooks the garden and the great views across the fields.

When its time to catch up on rest, you can choose from three inviting bedrooms; a ground floor twin is ideal for any guests with mobility issues, while upstairs there is a bright and airy double bedroom, served by an immaculate and modern family bathroom with a P-shaped bath, along with a spacious master bedroom, boasting a king-size bed, a contemporary ensuite with walk-in shower and more lovely countryside views.

On a sunny day, head out into the large enclosed rear garden, where you can relax on the decking while preparing a meal on the gas barbeque or spend time watching the changing skies at sunset whilst relaxing amidst the warming bubbles of the hot tub.

When you’re ready to set out and explore your surroundings, you will find a pub a short walk away as well as the Woodforde’s pub and brewery, which offers tours, there is a recreation ground in the village for the children in your group, and of course Salhouse Broad is a pleasant one mile walk away, where you can hire kayaks and enjoy the beautiful and tranquil scenery of the River Bure, you can also take a ferry across to a nature reserve to experience more of the fascinating wildlife of the Broads (Must be booked in advance).

Cycling is also very popular in the area and there are many quiet routes nearby that are suitable for all the family, a popular local attraction is BeWILDerwood, where the whole family can enjoy treetop walks and zip wires.

The Bure Marshes National Nature Reserve is just one of the many places within a short drive where you can enjoy a walk through the wetlands and marshes and of course Wroxham Broad is just a few minutes up the road, Wroxham is the main centre locally for boat hire, and offers a variety of different types and sizes of boat for exploring the miles of waterways and enjoying the beautiful natural scenery, Salhouse is also an ideal base for days out at the beach, being only 25 minutes away by car.

Salhouse is well served by public transport, having its own station with regular trains into Norwich or to Cromer on the Norfolk coast, there is also a regular bus service to Norwich City centre where you can take time to explore the Cathedral and its many other historic buildings or enjoy a night out at the theatre.

With so much excitement and adventure within easy reach, Lark Rise is a fantastic base for a Norfolk Broads getaway.

Wroxham is commonly known as the “Capital of the Broads” and is the main centre for boating on the Broads. It is home to a wide range of shops, bars and restaurants as well as numerous boating emporia. Wroxham is home to a railway station with trains regularly running to Norwich or the coast, or you can spend a day on the Bure Valley Railway, a narrow gauge steam and diesel service running between the market town of Aylsham and Wroxham. The local area offers a wide choice of places to visit from craft barns and beautiful gardens to National Trust properties and Redwings Horse Sanctuary. Just four miles away is Sprowston Manor Hotel and Country Club with a golf club and spa. A short drive from Wroxham will bring you to the popular city of Norwich which boasts some of the finest buildings in Britain, with two cathedrals, a Norman castle and several large houses. Norwich also offers art galleries, museums, theatres and cinemas, as well as beautiful parks and gardens. Visit its stylish pubs, cafés and restaurants and enjoy its excellent shopping facilities. With Norfolk’s beautiful and varied coastline within easy reach, this is a lovely location for discovering Norfolk.
