“Everything was as stated, had a really lovely time”
“Really lovely cottage in fab location .”
Owners very welcoming .
“Return with family....smashing”
We love our various cottage and self catering trips to various parts of the UK, but this place hits the tops every time. We normally visit as a couple but were joined on this holiday by our daughter and two grandchildren. They loved it, as we do, the welcome is always warm and friendly and the leaflets and local info is always useful. As ever cleanliness is at its very best. We love the location, and even on the rainy days we managed to use the games to keep smiles upon faces. We will return, thanks.
“Extremely spacious, clean & comfortable.”
The owners only live next door and went beyond the call of duty to help out. A fantastic holiday & didn't want to leave this beautiful place. Highly recommended.
“Second visit to Mulberry and exactly what we expected and looking to maybe visit early in 2018”
“Beautiful cottage, home from home.”
All the additional extras that we tend to forget were all there. Excellent base for travelling around Norfolk.
“This cottage was excellent , warm welcome from owners .”
Immaculately clean and everything you could need was supplied . Wonderful holiday
“Super cottage, well presented and lovely owners next door.”
“Simply the best”
We are regular visitors to the area, at least annually and often more, over the years we have stayed at hotels, cottages and caravans and we have located the best. This place is an absolute gem, we knew the village location and the cottage adds massively to our visit, well presented and decorated it id tops. It has every facility that you could wish for, ample parking, wifi and three bedrooms. Beautiful, thankfully we are booked to return in the summer.
“2 very happy dogs!”
Delightful cottage which was immaculate and had everything we could possibly want from a holiday cottage. Even poo bags and bowls for the dogs! Was so nice to have a secure garden for Alfie & Millie who were able to come in and out as they pleased without us worrying and you'd even thought of putting a bolt on the bottom of the gate as extra security. Just 2 minutes away from a lovely walk along an old railway track and round fields which was a bonus and made the holiday, we could have gone for miles and miles. I actually enquired about changing our booking because of a very negative review that someone had posted earlier on. Thank goodness we didn't, we were very very pleased with the whole Mulberry Cottage experience. Will certainly return again and already recommended you to friends at dog club who are interested. Sally and Meg very welcoming people and we wish you every success.
“Superb quality and excellent value for money”
I can't believe the 1st reviewer stayed in the same cottage! The owners are so friendly & pleasant without being intrusive. It is a relatively new operation & they welcome any ideas or suggestions. Knowing the village, & using as a base for Norfolk, very well for almost 20 years we were not disappointed although the road noise was more than expected but it is only a local road, the A149 bypass is meant to be used by through traffic. The house is so spacious yet cosy, the furniture is incredibly comfortable. There was nothing we needed that we couldn't find. Our friends were on their first visit to Norfolk and, after 16 years of holiday letting themselves, thought this to be a fabulously renovated & equipped property. Over the years we have found some have welcome packs, some don't..it never used to be expected & may be reflected in the cost. A nice find was that the starter pack for the fire was not requested to be replenished as some do so 'swings & roundabouts'. We usually avoid dog friendly properties when possible and take cleaning cloths just in case none provided. We try to leave as we find as much as possible, this was found immaculate! We will return if we can find a slot in this bursting calendar! Hope you find time to carry on with your plans, ladies. Congratulations on your deserved successful venture, it's a credit to your hard work. Good luck and thank you, it's beautiful.
The cottage was immaculate and very well equipped and a credit to Sally and Meg.They made us feel very welcome and gave us lots of tips of where to visit and places to eat.The garden was as stated "fully enclosed" ( which isn't always the case!) so we were able to let buster out without having to worry about him escaping! There were also some lovely walks to take him on within walking distance of the cottage.Snettisham is in a good location and a lovely village. There's plenty of places to visit all within easy reach and the beaches at heacham and Hunstanton are lovely. We had a really lovely week and can't wait to return to mulberry cottage next year.
Cottage was beautiful, clean and extremely well equipped. Owners were very welcoming and helpful. They did everything to make stay comfortable and trouble free. So much to see and do in the area. Will definitely be booking again.

About the location
Heacham 3 miles; Royal Sandringham 4 miles; Hunstanton 5 miles.
Snettisham is a traditional Norfolk village, with many of its houses built from the local iron-rich carr stone, which has an attractive golden-brown colouring. Due to this, the buildings are known locally as “gingerbread houses”. Village amenities include general stores, a Post Office, 2 inns, a bistro and a regular bus service to the bustling, family-friendly seaside resort of Hunstanton and historic King’s Lynn. The church of St Mary sits alone on top of the hill and is certainly worthy of a look inside at the exquisitely decorated tracery flowers on the west window. There is an RSPB bird sanctuary close to the beach, which is three miles away, and the ancient Peddars Way public footpath runs near to the village. Park Farm is on the edge of the village, and is a working farm with year-round activities for all the family, including a 45-minute “deer safari” and the chance to feed some of the animals. The Royal Estate of Sandringham, whose impressive house, gardens and church are open to the public, is nearby, as are the plant farm, tea rooms and gift shop at Norfolk Lavender, England's premier lavender farm.
