    Cleanliness over all was very good. The layout of the house was excellent for our needs and the gardens were just perfect. With regards to earlier reviews regarding the fridge we found no problem with this as there was plenty of room at the bottom for bottles to be upright. Only criticism would be that there was no freezer and as the weather was very hot it would have been useful. Overall we would have no reservation on going back and would highly recommend this property. Ann and John

  • "The stay was excellent."

    It was really nice that we could use the field with the goals next to the property. The playing field a few minutes walk away was also a big hit. The property was very clean and had everything you would need, as well as useful things like sugar, coffee washing up liquid etc. The owners were lovely and friendly which is also important. The only thing I would mention is that it would be good to mention there is no freezer (which is useful also for freezer packs to keep packed lunches cool) and also the fridge is not really possible to stand milk and cartons up which have the potential to leak when lying down. Apart from these two small things, the stay was perfect

    The bungalow was spotless, and had everything we needed. We have booked through Sykes many times, but this was the best by far. The Owners Pat and Wendy took time to introduce themselves, and were so friendly. I cannot praise this bungalow enough, and we will definitely be back.

    However there isn't a local shop within walking distance so you have to be prepared food wise. The local pub is about a mile and a half away so it's possible to walk there but you will be on 60mph lanes with no pavement on some stretches.

    We cannot understand why anyone booking the Annexe would be disappointed. Wendy and Patrick go out of their way to make folk feel welcome and will do anything to make their stay as pleasant as possible. This year was no exception and beyond our usual expectations as the Annexe had been completely refurbished and redecorated. The Annexe is in a very good situation for reaching many of the attractions in Norfolk and within easy reach of the Park and Ride for Norwich. It is also very quiet and restful if that is the kind of holiday people want.

  • "A gem of a cottage, quiet & peaceful."

    We slept really well obeying the cottage rules, stay up late, sleep in, wake up smiling. Hosts were friendly, welcoming attentive and unobtrusive, there if needed. Accommodation had tastefully been renovated with attention to detail. Attractive outside seating area which we unfortunately did not use because of a wet week. Rabbits & pheasants were welcome visitors. Weather did not matter when the cottage was so clean, comfortable & warm. Cottage was also well equipped. We hope to return as location is also ideal for visiting both Suffolk & Norfolk.

    Bottom half shower glass dirty not been cleaned, wire grill in tray in oven filthy with fat, top of microwave covered in food splashes, mirror in bathroom dirty, 2 bins outside near kitchen window I've Never seen bins so disgusting couldn't open kitchen window because flies, Sunday there family arrived 4 cars and then had to put up with kids shouting,screaming and quad bikes making right noise,then electricity pole only feet away from back door,I didn't use draws by bed but on leaving checked and found in top draw a packet women's pads we also had to descale kettle as loads scale in it, we went there for quiet rest after going through cancer treatment it proved place wasn't checked we ended up cleaning and buying new tray, it was first time we've used private holiday homes and after this won't be using again, for money I expect a clean place and if I'd known about electric pole so close wouldn't have gone there

    The owners thank you for your feedback. They continuously look to make improvements to the property based on the feedback they receive from their guests. The Annexe is undergoing exciting renovations this winter and a new bathroom is being fitted and new flooring is being laid throughout the property.     Great location as a base for exploring and the property itself was well maintained and comfortable for a family of four. Just a two minute walk away was a nice playground which was great for tiring out the kids in the evenings. Owners were extremely friendly and located next door if we needed anything.     The owners are extremely friendly and helpful. They didn't disturb us (not that it would have mattered if they had), but were right next door in case of any issues. The property was clean and a perfect size for a family of four wanting a base to enjoy lots of day trips around Norfolk. Even when we were at the property there was a glorious garden area which our two boys (4yrs & 6yrs) had so much fun playing in. Inside there was plenty of room in the lounge and bedroom areas to not feel cramped in any way. There was good (EE) phone network too. We had a wonderful stay and would be more than happy to go back again.

The enclosed garden at this Tivetshall St Mary cottage is mainly laid to lawn with flower borders, where you can sit and read a book or relax with a cup of tea while enjoying the open views across farmland.

The market town of Diss is 6 miles away and is located in the beautiful Waveney Valley area, famous for its 6-acre mere which is surrounded by trees and large grass areas perfect for summer picnics.

Nearby are the world-renowned Bressingham Steam & Gardens with a comprehensive collection of steam engines and artefacts, or visit the award-winning family attraction Banham Zoo.

Tivetshall St. Mary is a rural village surrounded by farmland. The local area has a strong historical heritage and it is believed that the village of Tivetshall St. Mary was once the site of a Roman Villa and is one of the villages located on the ‘Boudicca Way’ a long distance footpath named after a legendary Iceni warrior queen, where walkers can enjoy 36 miles of beautiful scenery passing through picturesque villages and market towns between Diss and Norwich. Just 6 miles from Tivetshall St. Mary is the attractive market town of Diss offering a wide selection of shops and the delightful Mere where the local ducks welcome any offerings of food. There is a good selection of family attractions to visit with a golf course, fishing, cycling and walking routes.
