  • "We had a very enjoyable stay in the Old Barn."

    It is very spacious yet warm and cosy. The beds are very comfortable and kitchen well equipped apart from not having either a teapot or cafetière. As the weather was quite wet we were able to enjoy the wonderful range of films available and there are plenty of books and jigsaws. There are also good walks on the beach which is nearby. We definitely hope to return to the Old Barn again.

  • "Really loved the stay."

    Well equipped although Wi-Fi is very slow. Beds are very soft. An extremely spacious barn; great for the dogs both at the property and local surrounds especially the beach.plenty of parking outside with an exercise field for the dogs. Really loved our stay. Would definitely use again Words of warning - when at the beach if a sign says the slipway is slippery when wet pay attention to it

  • "The old barn is beautiful and just as described, we really enjoyed our stay and the beds are extremely comfortable!"

    Only criticism is it could be a bit cleaner (there were dead bugs in the Pyrex dishes and cutlery draw). Also not any basics provided like washing up cloths, tea, coffee or sugar. So with the later than usual check-in time we had to go hunting for shops in the dark to get stuff that would usually be supplied. But - we would know all this for next time so could be better prepared! Would definitely come back for another stay and would recommend to others wanting to stay with their dogs

  • "The property was exactly as stated in the advertising with plenty of room for a family of six."

    There was only two of us with our three small dogs so had more room that expected but it was lovely. The property was warm, bed was comfortable and both outside areas were secure for our dogs. You could hear noise from the road but it did not keep us awake at night and we were out all day so had no problem with that. The only negative thing I would say is that other guests should have picked up poo after their own dogs in the outside area. Apart from that we would stay again.

  • "This was our second stay at the Old Barn."

    It is an ideal base for a fantastic holiday. The owners are next door and are helpful but also unobtrusive. The nearby field is ideal for walking dogs. The barn itself is comfortable and has everything we needed facility wise. Our only issue this year (which can’t be helped really) is there were a lot of flies invading the house. They also seemed immune to our flyspray. Again, not the owners fault. We plan to come back hopefully next year.

  • "The Old Barn is a lovely property, in good location for exploring the area and easy to find."

    It is well equipped and comfortable and was very clean. We didn’t get to sit outside in the garden because the weather was awful but the garden area looked lovely with plenty of seating. The bedrooms were nicely appointed however none of the three beds was very comfortable, the mattresses were old and the bed frame in the 3rd bedroom was creaky every time you moved. The only criticism we would have is there is only one bathroom and for a property that accommodates 6 it really needs another bathroom.

    It’s spacious, warm and welcoming. The setting is fantastic for the beach and country walks. The thoughtfulness that the owners, Anne and Alex, have put into the property is amazing. This includes facilities for your dogs. My daughter, myself and our two dogs had the most wonderful, chilled time. Very highly recommended

  • "We had a lovely stay at the Old Barn, although it was was far too big for just the 2 of us really."

    It is spacious, very cosy and had comfortable beds and a very well equipped kitchen. The 2 outside areas were most welcome and the dog fiels very handy for an early morning walk. The only downside we found was exiting the drive onto the very busy road and although there are convex mirrors opposite, I didn't feel confident to rely on them completely.

  • "Lovely barn, full of character."

    All rooms were spacious and general cleanliness was ok. Liked the enclosed front and back gardens, great for letting the dog have some space without having to worry about her disappearing. Road noise may be a problem for some, but really not an issue for us. Only slight negative was that you could not really walk from the property. No footpaths, and the verges were not safe to walk on along a busy road. Would certainly consider returning if we visit Norfolk again.

  • "Lovely barn except we booked thinking it was 1 level, so the steps were a bit of a surprise."

    Someone waiting for a knee replacement found the step from the hall to the next level challenging without a grab rail. TV also set very high making watching TV a neck wrenching experience. Otherwise, beautifully clean, kitchen well provisioned and some of the most comfortable beds we've experienced on a holiday. The dogs loved the enclosed courtyard but adored the dog exercise field.

  • "The old barn had some pros, huge place and lovely outside area."

    My in laws found it difficult to find but once located, was a good base for exploring. The barn in general needs a paint job and some tlc. Unfortunately the barn was not clean. It wasn't a case of country living (as Sykes say in their T&C's), there were many areas (including the toilet) which were actually dirty. We spent at least half a day hoovering the "Halloween" cobwebs which were not as a result of just a few days of not being tended to and scrubbing The bins were filthy, the fridge had not been cleaned for a while and the toilet still had remnants from previous guests. The high chair also had food in from people who had used it before. We gave the outside windows a sweep to remove several spiders nests which were getting ready to spawn. The WiFi connection also left something to be desired but the selection of films on the special hard drive box they had helped with entertainment in the evening. The local beaches are great so the area is well worth visiting. Such a shame because the place could be lovely. My mother in law has used Sykes before for the Lake District and said the accomodation she previously booked was immaculate which represents inconsistency with their services. Purely because of the cleanliness I will not visit this place or use Sykes again. There are other providers out there that ensure standards are acceptable and I would hope as a busy career woman and mother of 2, not to have to spend half a day of my holiday cleaning the property I have booked to stay in.

    Only issue we had was previous occupants had used an exterior plant pot for cigarette butts which was not cleaned out (we are non smokers). Owners were friendly. Dog field nearby was an added bonus. We would definitely like to return in the future.

  • "Lovely old property."

    First impression was bathroom and kitchen not clean, black mould on walls of shower, toilet not cleaned properly. Owners bring in cleaners but need to check they actually have cleaned it. Once we sorted that, it turned into a lovely week away. Very relaxing and gorgeous beach at Happisburgh became a favourite. It helped we had lovely weather. Would recommend as very spacious. Need some instructions on using appliances, best place to eat etc. once that’s sorted will be 5*.

  • "This building is in dire need of a thorough clean - Dirty oven and greasy hob, dirty shower tray, a layer of dust under the beds and on the mantle shelf, food splashes on the kitchen walls and enough big cobwebs on the lounge ceiling to hold a Halloween party!"

    This building needs repair items attending to - cooker ring not working, bedroom door warped and does not close (same door ironmongery not working), shelf fronts in refrigerator missing (not able to store items on them), shower tray prone to flooding, Pyrex dish glued to kitchen cupboard shelf! These are just a selection of the general poor maintenance - there are further items. This building desperately needs redecorating throughout. The above items taken individually may not seem serious, but added together they give a very poor impression of the state of the properties being rented through Sykes. What could be a really nice holiday let is badly let down by the above. This is the third time that I have rented through Sykes this year but if this is the poor standard that they allow then I won't be coming back.

    Outside was unkept and untidy, outside furniture poor condition and rusty. Although we booked a week we left after 3 days, insufficient outside lighting to supervise dogs.

  • "In one of the double bedrooms the heater did not work."

    The front left hand ring on the cooker did not work.

    It is a shame you did not raise these points with us during your stay. All the heaters are working. I checked them myself yesterday on 16th April. I suspect someone had turned it off with the switch. I will double check about the cooker ring but again, this appeared to be working when we last checked. Property Owner

  • "Loads of space, and seating (lounge/dining) and sleeping arrangements were great."

    Well equipped kitchen Single toilet, in the bathroom, with the shower meant some waiting to use any of the facilities. Cleaning was not carried out to a very high standard. I thought the provision of some picnic friendly cups/plate/storage tubs would have been an advantage. Instructions could do with an upgrade. The wheelie bins didn't get emptied on the Monday as the folder reported. Perhaps that is now not the right day? The television took a lot of getting used to. The WiFi was patchy. No phone number to contact owners. No key to explore the loft. Having said all that it is a very useful base from which to explore North Norfolk, and I thought reasonably priced.

    We have changed cleaners since this review. North Norfolk Council is responsible for bin collection and this takes place on Mondays. If they did not come then this is outside of our control. The phone number to contact us is in the welcome book and as we live next door, it is also possible to come to the house if guests need any assistance or simply advice about things to do in the area. The loft is out of bounds as the access is very steep which is why we keep it locked. Property Owner

  • "Advertised as dog friendly and not until booked that it stipulates that dogs are not allowed in furniture or to be left in property unattended."

    That isn’t dog friendly. It is dog tolerated. We would not have allowed our dogs on the furniture without putting extra covers on them first and would not have left them in the property on their own unless in their cage as it was they spent the holiday thinking they had done something wrong because they weren’t allowed to be with us and we were tied to places that we could to with the dogs. We all enjoyed the holiday but it could have been better.

  • "We had a really lovely family vacation at The Barn, It was perfect for what we needed, plenty of room for all 6 of us and the dogs."

    Parking for 3 cars. The gardens and back field were great to let the dogs have a early morning run before their big walk on the nearby beach. The kitchen was very well equipped with plenty of cupboard space for the food we took. The central living space was stunning and spacious for all of us to be together. It was very cosy and warm. Each bedroom was a good size with plenty of storage and the beds were comfortable. We had a great time, plenty of fun playing games at night or watching the TV. We would stay again and recommend it to anyone who asks. Thank you

  • "A well done Barn conversion, comfortable and spacious."

    On arrival the kitchen and bathroom were not particularly clean and we spent the first hour cleaning the kitchen: hob, oven, cutlery, rubbish bins and the back door surround. In the bathroom the shower has black mould and the shower door track needed a good flush to clean it. The bedrooms were very satisfactory. This is a good location accessible to many areas of interest. The noise from the busy road is very noticeable and fairly pointed out in the description. Overall we enjoyed our stay.

  • "The Old Barn is a bit of a mixed bag hence the average review."

    I’ll start with the positives: 1. It’s huge with 3 double bedrooms, a vast large lounge diner, new modern kitchen, and bigger than needed bathroom. 2. It has 2 enclosed courtyard spaces front and back. (although they’re a bit stuffy tbh) 3. It has a utility room with both washing machine and tumble dryer. 4. Beds very comfortable, bedrooms light and airy. 5. Very well equipped kitchen with dishwasher, fridge freezer and about 20 saucepans for some weird reason. The not so positives: 1. The lounge/dinner is the old barn and despite having patio doors, the room is very dark. 2. It smelled very musty on arrival - but opening all windows and doors helped this. It’s an old building (obviously) with wooden floors, furniture, beams and log burner -so I guess it is only to be expected to smell strongly of wood. 3. It’s on a busy road, you will get noise. That however did not bother us - what did however that it has a blind exit, so leaving the property is a dice with death situation as you creep forward to desperately try and see if a vehicle is hurtling towards you. Please could the owners replace the roadside mirrors. One is smashed, the other needs cleaning. In their current state they serve no purpose in helping drivers see the road. Overall we did enjoy our stay, we’ve certainly stayed in worse.

  • "WITHOUT PREJUDICE The Old Barn floor was dirty and dusty on arrival so we informed the owner who then lent us a hoover."

    Yes, we hoovered The Old Barn on our arrival! The Old Barn had a musty smell throughout due to damp. Room fresheners were everywhere so as to hide the smell. They weren't successful in hiding the smell, so we bought our own fresheners to use. Even that didn't work because the damp needs to be rectified. Floorboards were dirty and dirt was on the doorframe of the door leading to the kitchen. The air hockey table was broken, the kitchen food waste bin had a broken lid, the kitchen window could not be locked, the barbecue was full of ash on arrival and the bench seat in the courtyard was totally loose. No mattress protectors were present. This barn needs a professional makeover to justify the very high price charged. We would not recommend The Old Barn for a holiday break.

  • "We had a lovely weekend at The Old Barn."

    The owners were very helpful and were at hand to help with queries. The cottage is lovely and spacious and we had everything we needed. Being near the road, there was some noise but it was ok. Didn't disturb our time there. The only thing I would recommend is probably a small hand rail near the two steps inside the house. My elderly mum needed a little help as there was nothing to hold on to it. It was our first time in this part of Norfolk and there were numerous beaches and walks near the cottage.

    Very close to a lovely pub called the light house which sell lovely food and drink!! And only a 35 min drive to Great Yarmouth! Which was a nice surprise! Bathroom and kitchen nice and modern and the beds were super comfy!!! Would defo stay again!

  • "The owners were on hand when we had an issue which was good."

    The note about "some noise from the road should be expected" is misleading since the noise is significant, particularly in the lounge where the height of the ceiling amplifies the sound. The bathroom is huge but would benefit from additional heating along with a non slip mat for the shower.

    We are glad you enjoyed your stay. In response to your feedback, we have now invested in a wall-mounted electric bathroom heater to supplement the radiator and we will install this as soon as it arrives. We will also procure a non-slip shower mat. Property Owner

Resting on the coastal road that leads to the beach in the village of Walcott, Norfolk, is The Old Barn, an 18th century barn conversion next door to the owner's home.

This spacious ground-floor property is the ideal retreat for a family or group of six wanting to enjoy a Norfolk coastal retreat.

This property is a wonderful mix of traditional and contemporary, with character features a-frame ceilings adorned with wooden beams, an exposed brick fireplace with woodburning stove and quirky alcoves, mixed with modern conveniences and a simple but stylish décor.

Stroll along the coastal path and onto the cliffs as you make your way towards Happisburgh and its lighthouse, or venture towards Bacton along the sea defence walls.

Mundesley offers a choice of lovely sandy beaches, lined with eye-catching coloured beach huts, while further north is Cromer and a range of family-friendly attractions, including the RNLI Henry Blogg Museum and Amazona Zoo, while the pier is the perfect place for an afternoon stroll and a spot of fish and chips.
