    The kids and dogs had a wonderful time there! The rooms are comfortable and the amenities were convenient. The owner was welcoming and gave us a lot of great local recommendations - he was also super responsive when we needed help with getting the washing machine fixed. Peaceful stay in a quiet setting.

  • "An absolute gem of a place."

    Idylic, peaceful a fantastic garden space for our dog. Cannot find fault in the place. The view of open fields was so relaxing and the bifold doors created a perfect spot to have dinner while looking outside . A truly stunning setting.

  • "Fantastic quirky comfortable cottage in a stunning location by the River Waveney."

    The hosts were very friendly as were the two lovely dogs who welcomed us on arrival. Lots of lovely walks from the cottage with the bonus of kayaking/canoeing which you can hire from the owners. Local pub up the track was nice for a drink and very dog friendly. Would definitely recommend.

  • "We enjoyed a lovely week at the barn in late July 2022."

    The owners, Paul and Cheryl have restored the barn to create a compact holiday home that feels light and airy due to the beautiful high timber roof. The choice of interior colours, furnishings and modern appliances create warmth and interest. All areas are well appointed for a family with good wifi, well-equipped kitchen and three bathrooms. Luxurious touches, such as a Toiletries basket and a solid Weber BBQ were welcome. The outside area has the most incredible Suffolk Countryside views and part of the river circles the garden and could be accessed via an open platform. The water was heavily flanked by reeds and weeds which is entirely natural, however the description suggests that you can swim and fish from the property. We hired kayaks with Captain Cook canoes and travelled upstream to the next Mill. This did enable us to have a river swim and was great fun. The garden has been fenced off although small dogs could escape. The Barn is overlooked by the owners Mill, which is stunning and interesting to look at, however it would be nice to have a private area in the garden. We found the owners to be very friendly and were very quick to respond to minor issues. We did not experience any problems with their dogs and ours. The Barn was very clean and tidy, the beds and sofas were comfortable and there was ample parking for 3 cars. A previous review suggests some storage for dry food items and storage for clothes and I would agree with this. A Food cupboard would be more useful than the under counter fridge. Overall, this was a 5 star property and we will definitely look at booking again.

  • "We’d stayed at the granary barn last year as well so knew what to expect and it was still as fantastic as before."

    The barn is beautifully decorated and laid out for a family holiday. My grandchildren love it. The area around the barn and watermill is stunningly beautiful and we spent may a happy hour on the river. The owners are very friendly and informative giving us lots of ideas of places to visit but the weather was so good we mainly went to the beach at Southwold as the grandkids loved it there. The pubs wortwell bell and black swan do lovely food and are situated in lovely locations. We’ll definitely be staying at the granary barn again. Fabulous holiday.

  • "Enjoyed the holiday but the barn not 5 star as advertised."

    Lovely position and scenery, the balcony had plenty of seating but covered in cobwebs and leaves when we arrived, cushions supplied after 2 days after requesting and no small tables for balcony use. The bathrooms were excellent, bedrooms fine but no storage apart from a couple of hooks on the wall so clothes kept in case under bed. The kitchen was fine but again no storage, a large fridge freezer was good so not sure why a larder fridge was necessary when a cupboard could be put in its place. A small dishwasher in the kitchen wasn't used a lot because only 6 mugs provided a couple of large cups and assorted glasses, not sure casseroles and ramekins are required and took up space. The pub in Wortwell was very good and a short walk away but we were told the shop that was mentioned had closed many years earlier! A lovely place to holiday but would benefit from a little TLC.

  • "We had a fantastic week away, the cottage was clean and had everything there which made our stay stress/free!"

    The owners were very helpful and replied to messages or questions that we had promptly but left us to have our own space. Our only reservation would be the lack of fence around the outside area. We have a dog and messaged the owners in advance and explained that he isn’t very good with other dogs so was slightly concerned about the open garden. On the first morning the owners 3 dogs were let out and proceeding to come into the garden, luckily our dog was indoors at the time. We did speak to the owner and he assured us it wouldn’t happen again which it didn’t. The pathway is also a public footpath so lots of people with dogs walk past so we didn’t feel comfortable letting the dog out unless one of us were out with him. That would be our only downfall with the property but wouldn’t put us off going back again. There are beautiful walks right on your doorstep so we didn’t need to use the car much during our stay either. The hot tub was also a huge plus point for our 10 year daughter too! Thank you for a wonderful stay!

  • "Watermill Granary is in the most idyllic & peaceful countryside setting, surrounded on all sides by beautiful views & wildlife."

    The barn itself is really comfortable with great facilities. In particular the beds & sofas are comfy, the hot tub is brilliant & there is a large TV with Netflix. We loved sitting on the verandah having lunch & watching the wildlife. There are also lovely walks & kayaking nearby & shops, restaurants & pubs all with a short drive or walk away. The only downside was that there wasn’t enough storage space for clothes so we had to live out of our suitcase for the week. Other than that, it was absolutely wonderful & felt very luxurious for the two of us.

  • "Beautiful peaceful location."

    All expected amenities - and more. It is a great base for exploring the local area on foot/bike or by car. In a week we barely scratched the surface. The owners describe it as luxury accomodation for up to eight but we don't feel that eight would be a luxury experience! Two couples and two children (or less) = luxury. Beyond that comfortable would be a better description. More storeage space for clothes would help.

  • "The cottage was everything that I hoped it would be both in accommodation and location."

    The cottage‘s facilities were A* , everything from tea towels to dishwasher tablets to WiFi. I would highly recommend this beautiful/peaceful cottage and having the opportunity to take a kayak up the river with Captain Cook Canoes was a wonderful experience for our family. Cheryl also answered my texts very quickly and was very informative about where to dine and shop etc. I will definitely be booking again maybe later in the year.

  • "The setting of the watermill granary barn is absolutely beautiful, just like a Constable painting the perfect place for a relaxing holiday."

    We took two of our grandchildren and they loved running around the extensive gardens and watching the wildlife in the river running around the property. The Barn is really comfortable (the beds were really comfy) with everything you need and really tastefully decorated in bold colours and furnishings. We loved it. Sitting on the extensive decking on three sides of the property allowed you to make the most of enjoying the countryside and watching the house martins flitting backwards and forwards to their nests. The hot tub was a lovely bonus which we made the most of. Another bonus was the lovely Wortwell Bell pub 10 mins walk away which does lovely reasonably priced pub grub. A fabulous holiday all round. We had gorgeous weather but I bet it would be nice in winter too.

  • "Honest feedback, where to begin."

    . great location Dogs roam the whole estate so expect to be greeted and in constant contact with the owners dogs even in the property you are staying in. No access to hot tub unless you want to wall through owners garden which is covered in dog mess (great fun in the dark) Radiators broken inside the property which meant at this time of year was quite cold so make sure your wrapped up! Road on way into property is full of pot holes so be careful when driving down here (also fun in the dark!) Owners are not quick to respond to any query (had to wait 4 days) so make sure you have everything sorted before you get there. No help when onsite was ignored when knocked on door or calling the number listed to call. Overall cleanliness of property would get about a 4/10, noticable dirt and food from previous visit when we was there. But after all that at least you get a good view.

  • "Absolutely wonderful accommodation of a high standard in idilic relaxing surroundings."

    The Granary Barn was spotlessly clean, well presented with everything that we could ask for and more to use for the duration of our stay. The owners of the accommodation were warm welcoming and professional making us feel great as guests. Plenty of places to go and eat out if you wanted to in lovely friendly nearby areas. Our children and dog loved all the wildlife, river and the kayaking. Kayaks and canoes were available to rent on site at a very reasonable cost over our stay. We definitely recommend the Granary Barn to anyone who loves the countryside we just didn’t want to leave. 100% loved this place !!!!

  • "Fantastic setting."

    Had a wonderful time as a family of 5 with grandparents in tow. Brilliant accommodation, waking up to herds of cows on the other side of the stream took me back to my youth. Relaxing in the hot tub, kayaking down to the local pubs and a bit of swimming in the River Waverley. Cheryl and Paul were brilliant hosts and Steve the gardener/handy man was really helpful with his local knowledge. Couldn't recommend highly enough.

    The scenery was stunning and was rich in wildlife. There was something for all the family to do and it was quality time together. The local pubs were welcoming and did delicious meals. We came back from this holiday feeling truly rested and relaxed. I would highly recommend the Granary mill barn for a break as it exceeded all expectations.

This delightful riverside detached cottage is in a wonderful rural location, on the outskirts of the village of Wortwell in Norfolk.

Situated on the border between Norfolk and Suffolk, this cottage is located on its own island, alongside the imposing Grade II, beautifully-restored Mill House dating from 1750.

Offering an escape like no other, come and be enchanted by this exceptional property which will leave you wanting to return again and again.

This charming two-bedroom cottage has been designed to the highest of standards with the holidaymaker in mind, to enable you to experience the natural beauty of this very special area.

As you enter down the private road and go over the bridge you will instantly get a feel for the natural solitude of this wonderful property, located on the edge of the River Waveney.

The cottage is raised to prevent any risk of flooding giving exceptional views over the meadows and waterways.

The property has been presented with a funky, ethnic feel with the character of the surroundings taken in to consideration throughout.

Step into the character-rich open plan living area, with the kitchen having doors opening to the decking beyond, to maximise on the river views.

There is a small shower room located just inside the main door, perfect for cleaning up after a day walking or even swimming or kayaking on the river.

A couple of steps up from the main living area lead to a snug area with bunk beds and TV.

The room gives access to the two good-sized en-suite bedrooms.

Looking out from your decked area you can enjoy magnificent views and wildlife whilst enjoying a morning coffee; this is the perfect spot for planning your day or dining alfresco on a summer's evening, or perhaps enjoy a glass of wine on the Indian sandstone patio.

Guests are able to enjoy some wild swimming in the river surrounding you.

The waterways have been highlighted as a fantastic spot for this and were one of Roger Deakin's favourite spots according to his well-known book, Waterlog, and are also excellent for fishing and kayaking.

Why not try your hand at canoeing; Captain Cook canoes operates from Wortwell Mill upstream gardens and can be booked directly online with dedicated launch pontoons, free to use both upstream and downstream.

From your doorstep you are spoilt for choice on footpaths and bridleways linking you to village pubs and beautiful locations, including the village of Mendham famous for its association with the horse artist Sir Arthur Munnings, and a footbridge allowing easy access to the Limbourne Common and delightsome riverside walks.

If you can tear yourself away from this very special location you are perfectly located for exploring the wonderful Suffolk Heritage Coast, North Suffolk villages and in to Norfolk with the popular Norfolk Broads.

Wortwell is a picturesque village situated in Norfolk but very close to the Norfolk/Suffolk boundary. It is located on both the River Waveney (which forms the county boundary) and the A143 road, some 13 miles east of Diss and 22 miles west of Lowestoft. The village of Wortwell is one of the few Norfolk villages actually listed in the Domesday Book. Today it is home to an award-winning local pub where you can enjoy a delicious home-cooked meal, and there are plenty of footpaths to wander to soak up the glorious surrounding countryside. The village is situated within easy reach of the Suffolk Heritage Coast and there are endless beautiful towns and villages just a short drive away. Nearby Harleston is a friendly town offering ancient inns, charming individual shops, good restaurants and cafes, an art gallery and local museum, and a weekly market. Bungay is a historic bustling market town where you can enjoy following the local Village Trail or pop into one of the many cafes and shops for a bit of refreshment.
