  • "What a lovely place!"

Generously and tastefully equipped, good shower, comfy beds, lovely beaches on the doorstep, short walk into Portmadog, and sunshine! We appreciated a hallway to leave boots and dry the dog. As for the steep stairs mentioned in previous feedback - its a normal size staircase. Elderly dogs and people may want to descend with care and we carried our puppy but it's neither extraordinarily steep or narrow. We would happily come back.

Within easy access to Porthmadog, either by car,bus or on foot. Cottage was well equipped with wonderful views of the estuary, only downside was the tv reception, couldn't get bbc at all, other Freeview channels were unavailable for a couple of days probably due to the local geography and a storm, will definitely book again, loved it.

We're very pleased you enjoyed your stay. Thank you for posting feedback, but we're sorry you had problems with the TV reception. It's a smart TV which gets its input from the BT WiFi router (terrestrial reception is very poor) and there is a good signal inside the house. As you suggest there was probably a broadband reception problem due to local external circumstances. The weather has indeed been quite bad with power cuts over the winter. Hopefully this will improve into the Spring. The streaming service gives access to most free-to-view digital channels and to any pay-to-view accounts guests have (using their account details). Views from the bay window over the waterside setting provides constant interest, be it boats and boating activities, birds feeding when the tide has gone down or views across the estuary to the distant mountains weather permitting. The property itself is warm, clean and spacious with many charming nautical decorations and pictures. Rarely have we stayed in a property where so much attention has been given to making the interior so attractive. The kitchen is well set up and I was pleased to discover a freezer. The discovery that Plas Mor was once a pilot's house adds to the interest and a visit to the Maritime Museum at Porthmadog is not to be missed as it will enhance the historical understanding of this outstanding area.

Thank you for your feedback and taking the time to submit it. We’re very pleased you enjoyed your stay - we agree the Maritime Museum is well worth a visit! Property Owner

Dining chairs badly stained. Guest information out of date.TV breaking up no BBC channels Garden over grown rubbish laying around, furniture covered in bird droppings Toilet handle in bathroom broken Expensive property, not as described impaired our enjoyment

Thank you for your feedback bringing our attention to these issues. We agree Plas Mor recently has not been meeting the standard we expect. I'm afraid the garden had been neglected and we tidied this up last week. The front yard does get sandy because of the proximity to the beach, but this too has been tidied and we'll replaced the pots. I apologise for litter etc being left on your arrival - some blows in when windy, but obviously the dirty cloth must have been missed. We have spoken to the housekeeper about the milk and seat covers - there is a spare set of covers and we'll change them. We can't understand the milk being sour - the housekeeper says she bought it on the changeover day and put it in the fridge. Dirty cups however should have been noticed and dealt with. We'll bring these points to the housekeeper's notice and will expect things to improve. The TV is a 'smart' TV and is linked to the BT broadband which gives an excellent WiFi signal with unlimited data. The terrestrial aerial is not good, but there is a Firestick which allows a good range of channels. If they wish, guests can use their own favourite services with their passwords. The Guest Information was up to date when I checked recently and is also available on our website www.plasmor.wales. The toilet handle does sometimes work loose and wobble, but we'll check to see if it is broken. We want to be sure that guests have a great stay at Plas Mor, and do apologise for the shortcomings you experienced. Property Owner

  • "We had a nice time and a nice holiday we do love Borth y Gest but I do agree with previous comments about the amount of dust, cobwebs and the amount of flies!"

! I understand we are in the summer months but I can’t understand why or how many flies love Plas mor! The towels provided are really small more like hand towels so bath towel would have been nice. The bathroom carpet needs replacing I think many people have stepped onto it out of the shower and it has an unpleasant smell to it. Beds were comfortable well equipped expect for a rolling pin my husband improvised but would have liked one to use. Thank you for having us

Thank you, we're glad you enjoyed your stay. There is a rolling pin - we think it may have rolled to the back of the cupboard (bottom right of the cooker)! There is a set of scales and a hand blender there too. We do ask the housekeeper to put out a small hand towel and a larger towel for each person, so will check she's using the right ones. Thank you for pointing out the bathroom carpet - it is showing its age and we have replaced it. We did have a lot of flies and cobwebs this summer - we asked her to take more time and to check corners and under beds when we became aware of this, so we expect to see it improve in the future. • "The location of the house is superb."

A beautiful spot - looking out to the estuary and sea. Well equipped. Spectacular scenery. Nice touches with Portmeirion crockery. However the place was not clean. My bedroom was dusty - dust on the bedside lamps, skirting boards covered thick layers of dust, cobwebs in the bathroom, dirty bathroom, and dog hairs galore. Black dog hair all over the duvet. I dropped a earring and when I was looking for it on the floor there was more dust and dog hairs. I stood up and my trousers were covered in dust, short white dog hairs and longer white dog hair . Underneath the bedside rugs was quantities of dog hair. My lungs react to this quantity of dust and dog hairs and I became tight chested. I would wake coughing in the night. The information on the house claimed that "dogs are not allowed upstairs", on beds, on sofas. Clearly guests take no notice "no dogs upstairs" rule. The company needs to be clear on dog hairs and invest in a proper vacuum cleaner that removes dog hairs. I would not have booked Plas y Mor if I had known that dogs had been on the bed. If I book with Sykes again it will be in a property where dogs are not allowed as I can not trust what your information .

We’re very sorry to hear of the problems with the cleanliness of the house when you stayed there last week, it wasn’t acceptable. The housekeeper cleans the house before each handover and does a deeper clean every month and we will ask her to be absolutely sure that the house is in good condition for each set of guests. As far as the dog hairs specifically are concerned, we are sorry these caused you such personal difficulty. It seems that some guests do allow their dogs upstairs and on the sofas, despite us specifically requesting them not to do this. We will reinforce this messaging. In future, if there are signs that guests have allowed pets where they shouldn’t go we will ask the agent to withhold some of the security deposit to fund the extra cleaning required. Property Owner

  • "Plas Mor cottage is in a beautiful sleepy coastal town in West Wales."

The pictures and description of the cottage are accurate but it was let down by some cleanliness issues. We arrived to large black flies (not fruit flies) in the kitchen and lounge window, which we alerted the owners to but they couldn't explain. The previous people obviously hadn't cleaned up very well as we had to wash all crockery, cutlery, glasses and pans in the dishwasher before using anything and moved the chopping board only to find a filthy worktop. We slept well as it is peaceful. The main bathroom is lovely. Walks from the door to stunning beaches, to Porthmadog and Criccieth made up for its shortcomings, but I'm afraid we wouldn't return to Plas Mor. Overall the property is a nice space for a holiday stay but it is in need of a little TLC. Cobwebs in the lounge and en suite bathroom especially.

Thank you for your appreciative comments about Plas Mor and your stay there. We are sorry about the problems you had - Menai have been in touch with you to convey our apologies, and to make amends on our behalf. It seems the previous guests gets put dirty utensils away in the drawers and cupboards and this wasn't noticed by the housekeeper. Although she did do a deep clean a few weeks ago flies and spiders may well be becoming increasingly active at this time of year. We have brought all these issues to her attention and hope they won’t be repeated. Property Owner

Glad to hear you had a great stay. Sorry the house was cold on arrival and that you found the heating difficult to manage. We do ask for the heating to be turned down when the house is empty but it should have been turned up again before new arrivals. The boiler itself shouldn't really need adjusting - it's on a timer which is generally adequate, and the thermostat is next to the front door. If the water or heating does need a temporary boost this can be done via the timer on the boiler. I'll print out some written guidance and leave it in the house. Property Owner

We were hoping that the garden would have been sorted but this was not the case. It is in dire need of some TLC and the rats at the bottom of the garden were not welcome visitors. We understand they are probably inevitable being so close to the harbour but feel that had the shrubs and plants been kept cut back and tidy the problem may not have been so bad. We did contact the caretaker straight away but the matter was not resolved during the week of our stay. The garden furniture is all mismatched and rather uncomfortable. We love the position of the cottage and it’s facilities and equipment are good although the settee covers are a nuisance.

We would definitely book again. Parking wasn't an issue with ample space on the street. The 3 bistros in Both Y Gest are dog freindly and great places to sit and relax. Easy walking distance into Porthmadog or out onto the bigger beaches. It should be pointed out in the listing that the steps down to the garden from the front cloakroom are very steep and anyone with mobility issues would need to walk around to the back of the house through the car park. We also had to do this with our elderly dog who couldn't manage the stairs, even the two younger ones were a bit wary. But this didn't detract from our holiday, the spaciousness of the property, the views, the beaches and the friendly staff at the bistros more than compensated for this slight niggle.

It is one of the older houses in the village, being a Pilot's House dating from the mid-1800s, but the pictures are genuine and show both the interior and exterior. We have renewed some curtains and light fittings since they were taken. We're pleased you enjoyed the fabulous view but, for the benefit of potential new guests, we'd like to point out that while the house is very close to the beach and coast path, and that the village has a restaurant and cafe, the nearest shops and railway station are in Porthmadog about a mile away. However, despite having lovely weather, we were unable to use the garden because there were only 2 hard, very uncomfortable cast-iron chairs, the grass was long and uncut and the leaves and debris outside the back door were unsightly. I would strongly suggest the owners invest in some nice garden furniture and then the place would be perfect.

Thank you for your comments. We're pleased to hear that you're a returning guest and hope your experience this summer doesn't put you off in future. I'm afraid we did get behind with the garden this year for various personal reasons, and apologise for that. Your comments about the garden chairs are helpful. E. no corkscrew, or roasting tin. Our main problem was with the double bed which is futon-style, i.e. a thin mattress on wooden slats which was hard and uncomfortable. Any rental house of this standard and price should have a fully sprung mattress and base as standard. I know from friends who have rented this cottage in the past that they have reported the same problem with the bed, but obviously nothing has been done. We didn't use the single beds but I think they were the same as the double. Otherwise everything was good and if the bed is replaced we would certainly book Plas Mor another time.

We're sorry there were some aspects of the house's furnishings were not as you'd have expected. Regarding the kitchen equipment, the corkscrew had unfortunately been removed without our knowledge and was replaced as soon as we knew. There were, and still are, several roasting/baking vessels in the cupboards, and we have had favourable comments about the range of kitchenware etc. The cooker has been replaced with a new dual fuel double-oven one in November 2022. The double bed is a standard size and we'd had no previous complaints about the mattress which we and friends had used without problem. However shortly after this guest's stay, and taking on board their comments, we replaced it in August 2020 with a new 1400 pocket spring mattress. The bed is of a popular style with wooden slats supporting the mattress and is not a futon. We value feedback about any shortfalls guests find and do take them into account. Property Owner

The house is like a tardis, and much more spacious than it looks from the front roadside picture. The property was well equipped with quality items, which we appreciated - the owners had thought of everything even an apron for the cook!! It was exceptionally clean and tidy on arrival. We were visited by three lots of friends during our stay, two who relocated from the Midlands to Wales many years ago, and two friends who stayed with us for a few days. Without exception, during our conversations the same word kept cropping up 'homely'. That sums up Plas Mor - HOME FROM HOME by the sea. I’ve marked down for two reasons; both of which were key factors in choosing this cottage. Main shower - looking at guest book a long history of problems. Initially we couldn’t get it to work, but after plumber came told the mixer is on backwards so need to turn down- this did adjust he temp but it was still too hot to be comfortable and kept getting suddenly hotter, therefore dangerous. Internet - advertised as having available but it didn’t work even after modem moved. Couldn’t even check emails. These meant I had to disturb parents to use ensuite in morning and couldn’t do the work I’d planned to finish up there. Both issues mentioned by previous guests too.

The property

Situated on Borth y Gest's pretty harbour, Plas Mor is an idyllic holiday house with stunning views across the estuary to Cnicht, the mountain known as the Welsh Matterhorn.

When renovating this cottage, the owners went to great lengths to ensure that it meets their own requirements for a holiday home, and they have chosen high quality furnishings to complement the spacious and bright interior. The entrance hall has plenty of space for coats and boots. With a pretty bay window and original stripped floorboards, the lovely open plan sitting room is a blend of old and new.

The deep, comfy sofas make this a great place for relaxing. An oriel window in the kitchen gives fantastic views across the bay.

The kitchen is well equipped with gas hob, double oven, fridge with freezer compartment, dishwasher, washer/dryer and microwave.

It is furnished with a dining table and chairs.

There is even a birdwatcher's spotter scope for you to enjoy the views and watch the wildlife. There is a downstairs loo with a superb view! Upstairs are two bedrooms.

The first is a double room furnished in a chic New England style to complement its view across the bay.

This room has an en-suite shower room with loo, wash basin and a little window overlooking the sea.

The second bedroom is a large twin-bedded room.

There is a large luxury bathroom with walk-in shower and old fashioned fittings, a loo, wash basin and double-ended roll-top bath. The small garden is adjacent to the harbour.

It is a lovely place to sit and relax. There is no allocated parking but there is a car park nearby. Borth y Gest has a popular restaurant and cafe, both with stunning views.

Within walking distance are several beautiful sandy coves which lead to the gorgeous Black Rock Sands beach.

This is also a great location from which to explore Snowdonia, or you could visit Portmeirion and ride on the Welsh Highland Railway.

About the location

BORTH-Y-GEST

Porthmadog 1.2 miles; Criccieth 6 miles.

Borth-y-Gest is a quiet Welsh seaside village of mainly Victorian houses retaining much charm and character. Located by the mouth of the River Glaslyn, and a short drive away from the Italian styled village of Portmeirion, this pretty Welsh village has stunning panoramic views over the sands and estuary to the historic Harlech Castle and the Snowdonia National Park beyond. This North Wales village has two bistros and a coffee lounge all located on the front overlooking the bay and all with dog-friendly outdoor seating areas; perfect places to while away the hours watching the comings and goings of the local boatmen. Borth-y-Gest, with its sheltered coves and sandy beaches, has walking in abundance; why not head up Moel-y-Gest or take a wander over the headland to the famous Black Rock Sands, or go a little further afield where the vast Snowdonia National Park awaits? For a day out you can take a trip on the famous Ffestiniog Steam Railway and Welsh Highland Railway from Porthmadog, only a 15 minutes' walk away, or for those with younger children why not visit the shorter but more child-focussed Welsh Highland Heritage Railway? For a day trip the entire Llyn Peninsula calls. With Anglesey within reach and the whole North Wales coast with the Wales Coast Path to be explored, Borth-y-Gest has it all: a quiet bolt hole but conveniently located for ease of access to this stunning area, a must at any time of the year.
