  • "Lovely property, situated near all local facilities and great for main transport links."

The property has wonderful features and makes a great base for any family visiting the area. Special mention to the properties owner who voluntarily organised an early check in to help us settle in at Christmas. Cannot recommend the property enough . Jon E and family

  • "A fantastic 4 double bedroom cottage, the place is so quiet and relaxing, the cottage was lovely and warm even when it was -6 degree on our second night the heating was on and the cottage was never cold."

The wood effect fire in the main living room was brilliant so good and although a little tricky to light we soon got the hang of it. Conway Rhos on Sea and Llandudno are all just a few miles away and easily accessible. Even our takeaway was still hot when we got it home. The garden was great for our two dog although some lighting outside would have been beneficial (the lights didn't work) the Owner Alison said she would get them sorted. I would highly recommend this cottage to an extended large family, we had such a relaxing time. (the lemon drizzle cake was delicious)

  • "Pen Y Bryn was a perfect place to rent for my fiftieth Wedding Anniversary at the end of November."

The four double bedrooms were all quite large and thus ideal for my grown up sons and their partners. All the rooms are large, and the kitchen had all the equipment for my son from USA to cook a full Thanksgiving meal. The food at The Queen's Head, just one mile down the hill was excellent too. It was also near enough for some of the party to climb to the summit of Snowdon, despite the reduced daylight hours, and they even had a view. The large lounge was very warm despite the temperatures being below freezing at the end of November and start of December. The extended property is well decorated and you will be happy you booked it. The surrounding fields and stunning views across to the sea are great for any walks from the property. Despite being in the countryside, it is only just about three miles from the three resorts of Llandudno, Conway, and Rhos on Sea.

  • "The cottage is absolutely lovely, clean and welcoming."

All the facilities we needed. Our only really issues were that the bins disappeared so I couldn’t put our recycling out or the waste bin, there weren’t clear instructions on leaving the key or what to do about stripping the bedding etc and the join between the kitchen and porch leaded when it rained so we ended up with a puddle in the kitchen most days! Other than those niggles it was a lovely stay and we would definitely recommend the cottage

Thank you for your feedback and comments We are sorry about the recycling bins at the property. This issue has now been resolved. We weren't aware of the leak and we do have customers in the property at the moment that haven't reported any issues. We will make sure this is checked on changeover We are on hand to help customers with any issues during their stay and can be contacted at any time to assist I am glad that you enjoyed your stay and we hope to welcome you back in the future. • "We had a fantastic week in Pen Y Bryn."

The owner Alison spoke to us on our arrival, and to make us feel welcome she had left a gorgeous lemon cake, a bottle of Prosecco and some fresh eggs. The cottage itself was lovely. The four bedrooms were all very generously sized doubles and the two sitting rooms were ideal for giving teenagers space. Although the cottage is definitely in the country , which we loved, you are never more than 10 minutes from everything you could need. I would say it was the perfect location for investigating North Wales.

The lemon cake which our host, Alison, left for our arrival was yummy and her ideas and suggestions for places to go and eat were much appreciated too. We made use of the enclosed garden and patio area especially to wash our sea glass and enjoy a drink after a day out. Throughly enjoyed our stay and would highly recommend.

  • "The very narrow lanes to access the property should be highlighted."

The downstairs shower didn't work properly. The lounge furniture was old and tired and one tv was faulty. The dining table and chairs were too big and so restricted access, the table covering was old and ill fitting and no cupboard space was left for our food. Dining outside was impossible as access from the kitchen was too difficult and the patio was finished with stones instead of paving so difficult for walking - especially for a 2 year old. There was further development ongoing on site, so it looked like a building site nearby and on the first 2 days we had to contend with smoke from the owners bonfires.

Thank you for taking the time to leave feedback on your recent stay at my cottage. I am sorry you found the lanes narrow coming towards the property, this is due to the rural location and we have no had issues with this in the past from any guests. I have checked the shower and it is fully working, if i had known there was an issue i would have been able to assit to get it working for you, we are always on hand to help. In regards to outside, as shown in our pictures, we do have slabs and stones to make access easier to go outside of the property. There is also a slabbed patio area where you can sit on the furniture provided. In regards to a lack of food space, the property does have an additional two fridge/freezers and cupboard to store food in. We are sorry you have had to raise these issues on your feedback and we are sorry the property was not what you expected. Property Owner

The cottage has such lovely spacious rooms ( there were 7 of us and we could easily lose each other and find privacy) with everything you could need for a relaxing holiday. The safe well kept garden overlooking the horses was beautiful, the children loved it with its stunning views and a little stroll to more horses, chickens and the woods. Alison made us very welcome, and was always available should we have needed anything …a lovely host. Information is available, any deliveries and take aways were fast. …. The perfect place to unwind and recharge the batteries! The children are already planning their next visit! Thank you we enjoyed every minute!

Alison was very friendly and helpful and was on hand if we needed anything but not intrusive. A lovely area outside to sit and read and enjoy the countryside with the added plus of being 10 minutes from Llandudno and 45 minutes from Anglesey. There are 4 king size beds one with an en-suite beds where so comfy and clean. Cottage itself was very clean with gas stove dishwasher and oven and all the utensils we needed. Grounds where lovely with stunning views and horses in the fields around us and chickens running round which all added to the countryside feel. It was so peaceful however supermarkets/pubs/restaurants/beaches and tourist attractions are all within ten minute drive. To the rear of the cottage is an enclosed garden ideal for the dogs to run around safely and seating/bbq area. Bedrooms vary from outstanding to not so good. Good amount of equipment in kitchen but would appeal for wine glasses that fit in the dishwasher. Seems a small thing but a house for 8 people over the festive period meant constant washing by hand. Overall we would recommend to others.

Thank you for your feedback. The property is in an ideal location which is very popular with holidaymakers. The owner is on hand to help with any questions that you have and had you raised the issue about the glasses, she would have sorted it for you. The bedrooms are all decorated to the same standard and are decorated and furnished to a high standard. The dishwashers are all one standard size and wine glasses are usually taller but can be fitted into the dishwasher. We provide the directions and there have been no problems with these in the past. • "Stayed here with three generations of family and two dogs."

Loved the cottage, so clean and comfortable. Although it was really cosy and warm it also felt very spacious and we had plenty of room each. Had the best nights sleep, beds super comfortable. Owner really helpful and welcoming. All loved it - especially the dogs! and we would love to return. Fab views from the woods at the back of the property and lots of space for dogs to run around. The snug proved a hit with teenage boy who brought his Nintendo along to hook up to the monitor in there. Upstairs shower was also a big hit, as was the living room fire. If ‘Just Eat’ is your thing then be reassured that 12 restaurants/takeaways deliver to the address. We had fish and chips delivered that were excellent. We also had domino’s delivered one evening (teenage boys!) We also had a Tesco delivery on our arrival to save us travelling up with food/drink. So, whilst you feel very remote, there are lots of options on your doorstep. WiFi is a bit slow when multiple parties are online (they can’t get fibre there yet) but 4g signal excellent. We played board games as a family every evening and although we brought our own with us there is a cupboard packed full of jigsaws & games. We made great use of our NT passes and had some lovely days out, with a trip to Anglesey being a highlight. Would love to return and have no hesitation in recommending this property.

  • "Overall we were disappointed with the accommodation."

Sykes directions to the property, which is difficult to find and not on Street View, were completely useless. The newer parts of the house were spacious, comfortable and clean, although there were pillows provided which didn't have pillow protectors which is unacceptable in this current climate. The kitchen and living spaces were cluttered and needed a deep clean and all utensils that we used had to be washed prior to use. It was also disappointing that the main shower was out of action due to a leak.

Thank you for your feedback. We're sorry to hear that you had difficulty locating the property, previous guests have not had reported this as a problem before. Feedback regarding the cleanliness of the property has always been of a high standard however, should you have made us aware of any problems during your stay then we would have endeavoured to rectify these for you. We can only apologise for any inconvenience caused by one of the showers being out of use, the leak was out of the owners hands and is being addressed. Thank you. Property Owner

  • "Pen Y Bryn is a very comfortable and well presented large holiday cottage and was ideal for 3 groups of our family visiting North Wales together."

The ground floor bedrooms are in their own separate wing from the original house and there are 3 separate entrances to the property so family groups can be as independent or communal as they like. The current photos don’t really do the property justice particularly the upstairs bedrooms which are far better than the photos suggest. NB This property is located in a remote hamlet several miles up narrow country lanes above Conwy and Llandudno however it’s still a great location for exploring North Wales and Snowdonia. The owners live around the corner in the neighbouring farmhouse in case of any issues but the layout of Pen Y Bryn means neither owners nor guests will feel overlooked. This property is yet another that we have booked through Sykes which has fitted our holiday needs perfectly.

About the location

LLANDUDNO

Conwy 4 miles, Colwyn Bay 6 miles, Snowdonia 20 miles.

Llandudno lies between two headlands, the Great Orme and the Little Orme and it is these headlands, and the town's two waterfronts, that give this tourist resort its special appeal. The town offers two superb beaches - the North Shore, with its wide promenade backed by an imposing crescent of Victorian hotels and the quieter West Shore with miles of sandy shoreline backed by sand dunes and superb views towards Anglesey. For the best views, however, you can reach the summit of the 679ft Great Orme using either the Great Orme Tramway or by taking an exciting cable car ride of over a mile. The town has an excellent selection of shops, pubs, restaurants and cafés, as well as Venue Cymru, which is North Wales' premier theatrical stage for opera, ballet, musicals, comedy and visiting orchestras, boasting a programme that is second to none - all this is just a stone's throw from the promenade. Just 4 miles away is the town of Conwy - a designated World Heritage Site. A true medieval gem, Conwy is dominated by a splendid castle and completely enclosed by its well-preserved town walls. Discover miles of sandy beaches along the North Wales coast and excellent walking and climbing in the Snowdonia National Park just 20 minutes' drive away - there's plenty to see and do!
