The owner was fantastic he came over when we arrived and had a little chat - super friendly - the cottage is huge we kept getting lost and going up the wrong set of stairs to the bedrooms, the underfloor heating was superb - the games room was loved by everyone - the hot tubs were a firm favourite for the majority of the group and the private frields were perfect for our furry friends, I am only 5ft 5 and my ground floor bed was so high but when I managed to climb on, I had the best night sleep - there are beautiful cows directly facing the front door which the owner said he was allowed to go over and see them - so lovely - There is also a fantastic pub down the road The Glan Llyn which was great - we were disappointed that we had brought sunday dinner ingredients with us because the roast dinners looked amazing - We will be back to this cottage 100%

Pictures don’t do it justice. It was fantastic to be away from all the busy stress of life and enjoy some quality time with friends. The hot tubs and sauna were awesome, and definitely helped to make our trip. The dogs absolutely loved the field! Thanks Eryl for your hospitality during our stay. We also really recommend eating at the local pub ‘The Glan Lyn Inn’ - fantastic food and service, plus a great little community shop next door. Beautiful surroundings and peace…what more could we want!

It is well equipped and very comfortable but also plenty to do in the area with walks from the house. The local community pub serves good food. We hope to be back to the house in the future. Big thanks to our host, Errol who caught up with us through the week to ensure everything was OK.

Only one issue, had to empty 1 jacuzzi due to scum. Filters were V old and full of goo. Wish we had done 2nd, might be filled with clean water, but needs to be scrubbed and filters changed.

  • "The home owner was a very friendly and helpful person."

He left a welcome hamper in the fridge - full of Welsh goodies, the best one we’ve ever had. We took a paddling pool for our younger members which we first filled with hot water from the outside tap and then cold water from the tap next to it, never had that before either. Brilliant facility. The games room was well used. The arcade table was also brilliant. The bbq was a total hit so much so our son wanted to buy it! The children were fascinated by the farm machinery and the farm work going on around us- another added bonus. What stops it being a 5 star is the one hot tub which we used, near the sauna, had not been cleaned before our arrival as stated in the listing. Some of the showers were cobwebbed and mouldy. I know Mr Williams would expect his cleaning team to ensure this work is done. One of the drinks fridges was not working, which for a large party of 17 was a bit of an inconvenience. The men discovered it was a loose connection but obviously a qualified electrician needs to sort that. The outside door nearest the kitchen was not easy to lock so maybe notes about its quirk of the key being in the right position might be useful. We class these as minor adjustments to be addressed and they wouldn’t stop us booking the farm again. We relaxed, we visited places and we enjoyed the time and space that the farmhouse gave us as a family. Thank you, Mr Williams.

The listing details need updating as there were more beneficial additions than listed. It’s time for Sykes to provide as a matter of policy broadband/wi-fi capability as whilst the property had a connection it was unusable to a member of our group who needed to work. There should be clarity what connection speed is achievable. This is not a property exclusive issue, we’ve found the same problem several times when booking rural properties. Otherwise, this was a great break with a caring owner providing a great property.

Not a criticism at all, but could do with some information on where to leave recycling and bins. Could have done with not having them stored in the kitchen. The family staying in the bedroom next to the games room said there were quite a few flies in there and in the games room.( not sure if this is a regular thing or weather related maybe!!!!) We would definitely book again for a large group (11 adults, 5 children, 2 dogs). The hot tubs and sauna were fab and there was a field for the dogs to run in. The children loved seeing the cows in the barn. The community shop and pub were great. The WiFi is okay, not the best but you’re in the middle of nowhere, it’s a welcome break from technology, the children had a ball playing hide and seek in the huge cottage. We were even lucky enough to see shooting stars. If you’re looking for somewhere for a large group that doesn’t cost the earth this is it, value for money.

The ensuite bedrooms are excellent as everyone is comfortable. We were all different age groups so loved the fact it had two hot tubs, a sauna, pool and table tennis table and an arcade games machine. The windows were also very dirty and a few housekeeping jobs that were required. The newish hot tub did not have any filters installed. After a few days the water was getting really dirty. We found the filters sealed up in the cupboard. We had to empty the tub, install filters, refill then all was fine with the tub. The games machine was fun. We spent quite a bit of time on it reminiscing on the old arcade games. Table tennis and pool kept the children entertained. The house was nice and big, beds were comfortable. The facilities are exceptional, some of us spent the night in the hot tub, whilst others played table tennis and pool (and some just chilled out and had one too many drinks!) The house is immaculate and all the bedrooms are very spacious and comfortable. it was lovely to all have our own en suite too as it made it feel a little more private in the evening when we were done socialising for the day. The property is located on a farm, my niece loved this as she enjoyed seeing all the cows and sheep around. The building it's self is beautiful and very secluded which we enjoyed. It is quite a trek to the nearest town, Ruthin.. and it takes a bit of time to get properly into Snowdonia from here. But for the facilities of the property and the secluded location, we thought it was worth the drive! Would highly recommend this property for a family holiday!

Lots of space and plenty of bedrooms in the cottage. The hot tub- particularly brilliant- sauna and games room, (although table tennis table a bit wobbly), are great assets to this cottage. Wifi and phone signal very intermittent, but this was expected considering we were in a rural area. The only complaint about the cottage is that we felt a couple of the bathrooms ( mould on the ceiling, flies in the lights, tiles could have been cleaner in downstairs bedroom's ensuite), could have been cleaner. You do need to be prepared to drive , ( which we were) to get to places, but there is a great deal to do. We couldn't fit everything in that we wanted to do- great area for dogs. Comfy lounge and TVs in all rooms if you find time to have them on. The location is idyllic, interesting for the kids to be on a working farm. So peaceful, quiet and picturesque. Perfect walks in all directions, fabulous views. Very friendly hosts and Eryl was out quickly to help us when we we blew a fuse. Whilst we had great weather I think even in all weathers/seasons it is an excellent place to stay. Days and nights with no TV (by choice) no playstation (kids never even asked), and just enjoying the views, peacefulness and wildlife was brilliant. Ruthin is close enough to drive to for a day out, the local pub isn't walk-able as the main road is busy and no pavements, but just take your beer and stock up that big fridge...Thanks Eryl, it was our 30th wedding anniversary and to spend it in such a beautiful place with our close family was perfect. I am sure it helped that we had wall-to-wall blue skies virtually all the time we were there but even in the rain it would be a great place to stay. We did have a shower on the first night but it made an evening session in the hot tub even more enjoyable. There was plenty of cutlery, crockery, glasses, etc and the kitchen even had two dishwashers! The 'essentials' such as washing up liquid and capsules for the dishwashers were all there which meant no rushing to the shops on arrival to stock up on these. The owner, Mr Williams, was very non-intrusive and was happy for us to visit the animals on the farm. We had 3 dogs with us which we kept on leads in the open parts of the farm, but Mr Williams let us us an enclosed field behind the house where tha dogs could run freely. This was an excellent base for us to experience the beauty of Snowdonia and visit the excellent beaches all around the area. We were primarily there to go to Surf Snowdonia and the Velocity zip wire but had a great time touring around with family and dogs.
