  • "This property was absolutely fantastic."

We were 7 adults, 2 children and a toddler and there was so much space and ample facilities to cater for us all, even a baby listener ! The bedrooms and beds were so comfortable, the lounge and cinema were brilliant and big enough and comfortable enough to cater for us all, the dining room was such a beautiful space where we all sat and ate together, the kitchen was so well stocked with double everything to make sure cooking was simple. We loved the games room and the garden was a lovely space for adults. The location was great for walking to the beautiful Colwyn beach and a bit further to the quaint Rhos on Sea, we had an easy drive to Llandudno for a couple of days out too. Parking for two cars on the drive and plenty of road parking.

  • "The best family Christmas ever."

What a house to spend Christmas in. The whole family had a great time from the 9 month old who had so much space to whizz around in his walker, the kids who were entertained in the cinema and games room and the great great grandpa who could snooze in front of the real fire. The weather was typically wet so the bonus of such a spacious , well laid out house which just seemed to absorb people meant it was the most relaxing Christmas I had ever had. The beds were comfy, the kitchen was well resourced , there were plenty of games to play and books to read. We arrived at 5 as it stated in the information from Sykes and was met with a warm, beautifully decorated house all ready for Christmas , even a plate to leave out for Santa. We will definitely return, maybe in the summer to explore the area and the beach.

The area is a quiet residential setting with views of the sea and surrounding hills. The house is spacious allowing plenty of space even for a family holiday of 10 adults, 2 children and a toddler! Looking ahead, if the kitchen was reordered with a larger oven/range that would be ideal. Also a couple of the mattresses have seen better days. The bike store needs to be properly secure and a variety of replacement light bulbs would also be helpful. We all had a marvellous week and would happily stay again as well as recommending it to other families. Finally, I was impressed by the response of both Sykes and the owners to some of the concerns raised.

Also, a welcome pack would be appreciated due to the location of the nearest shop? Overall, we would definitely use Sykes & this property again.

  • "Firstly to say that we had a really nice time in North Wales."

The weather was lovely and warm for most our our trip and the house was spacious and well equipped and in a lovely quiet residential area. The cinema room and games room was used repeatedly and we are all over 60 !! The area was centrally located for most places in North Wales and we had some lovely days out in Llandudno, Conway and Betsy coed. It is very near the beautiful beach of Colwyn bay and we spent a lovely morning just walking along the promenade and pushing my mum in her wheelchair. We were initially put out when we were told that we could not gain access to the house until 5pm on our arrival day. I even checked this with Sykes by phone but they reiterated that this was due to Covid ?? and that most places were doing a deep clean. Unfortunately we saw no evidence of such a deep clean. I will say the bathrooms were spotless and the overlook look of the house was clean, but we had some issues that we had to ring Sykes about the following day. Firstly, some areas appeared dusty and there were some places that didn't look they had had a proper vacuum especially in wardrobes, drawers and some lower floor carpets. However when I tried to do this myself with the Dyson machine they had in the kitchen it had not been emptied and the smell that blew back on me was not pleasant so I gave up. There had been a previous feedback review on the website that had reported a few issues and I am sorry to say that these things had not been addressed, even though the comments from Sykes or the owners had said they would sort out. The top freezer compartment was frozen up and had not been defrosted so they had obviously removed the door and something 'red' had been spilt over the area. On that first night it was very warm so I took the duvet out of its cover so that I could use it as a sheet. What I found was that duvet had big stains over it and there was no mattress protectors on the bed even though this had been mentioned before by another person but had still not been addressed. (This was also the case in some other rooms as well). Another issue that was raised previously was that the main dining room table had food trapped in the groves of the wood. This had not been cleaned AT ALL and looked quite disgusting. I really don't understand how anyone can say they are deep cleaning when the main eating table in a house is not clean !! There were dirty oven gloves in the drawer that we didn't use and there was only 1 tea towel which is really not acceptable. I took pictures of these things and rang Sykes the following day. They did offer to instruct another 'deep clean' of the house but to be honest we did not want the interruption especially to my 92 year old mum. I will say that Sykes did get the owners to courier out a safety shower mat for my mum. She felt unstable in the shower and there was not one in the house so this was much appreciated. The other issue that we were not aware of is that the only outside space is accessed by some sort of staircase. The house was very warm especially in the main living areas of lounge and dining room. The window in the lounge does not open and the dinning rooms vast array of windows has only 2 or 3 tiny windows that open an inch or two. It became very uncomfortable at times due to the warm weather (in September) and the only way my mum could get some air was to go down the very narrow staircase to the games room and then out to the garden. There is a balcony off the dining room but this was blocked by numerous stacked chairs and a notice saying that there was no access. I can understand if the owners think this is a H&S issue for children but I think they should consider putting a door that can open but maybe not access through. Or at least put some fans in the house !! The garden was nicely landscaped but it would be difficult if you had children as there is little space for them to run around in. The views from the house are wonderful and we were often happy to just sit at the dining room table and just look out towards the sea. We did have a nice time and my Mum really liked having her room next door to the main living room so that she could gain access to everything on the same floor, especially if she got up in the night. And on a final note to the owners - I would consider reprimanding or changing your cleaners. I imagine this property is a large income generator for you but they are really letting you down because the house is lovely. I don't think I am super picky about cleanliness but I do expect a high level in areas of kitchen, bathrooms and bedding when I am spending this much money on a weeks rental.

  • "A few little snags."

The dining table, whilst nice furniture, is impossible to keep clean with its food trapping grooves Dirt under the lounge seating....the seats are easy to move btw. Lots of light bulbs out. Providing just 1/2 tea towels , when catering for large groups, is a little silly. Ventilation / windows in the dining area/conservatory are inadequate, so it's too hot. (Probably not a year round issue in Colwyn!) These small things made the difference between 4 and 5* review. But overall the house was as described and we enjoyed it.

    Reviewed by PaulSep 2021

  • "House was not particularly clean on arrival, dining table had grooves round edge and they were fully of old food."

No mattress protectors on any beds. Bathroom locks broken, toilets don’t flush properly. Freezer looks like not been defrosted in at least a year and top drawer difficult to open due to ice build up. Fridge not cleaned. Biggest problem one shower to en-suite not working, reported it first thing next day and took till Wednesday night to fix, not acceptable for amount of money paid. Sykes were helpful in trying to get hold of landlord but we still had to adjust our days to let someone in twice, again, unacceptable for amount paid. We were a party of three families, ten people, hence wanting the size of house and three en-suite bathrooms. One family had to shower in upper floor bathroom. Inconvenient up two flights of stairs. Location and size of house we couldn’t fault. Definitely wouldn’t stay there again.

Thankyou for your feedback. Any remedial action was put in place as soon as I could when Sykes Cottages updated me regarding your issues. I am sorry there was a problem with a shower, there were two alternative showers available, one in a bedroom on the same floor and one on the floor above, and I arranged for someone to attend as soon as they could, offering appointment times for your convenience and you were of course welcome to leave your keys inthe safe for someone to attend without disturbing or inconvencing you by waiting in. The fridge is being checked and the freezer will be defrosted, the bathroom lock and toilet are also being repaired. The cleaning company have assured me mattress protectors should be provided and this is being double checked. Property Owner

The cinema and games room was a huge hit! The house was extremely well equipped with crockery, glasses, utensils etc. The towels and bedding were of a high standard. Hot-tub stated in description had been removed although in fairness to Sykes they gave us a significant discount when we advised them. Parking limited on driveway. Enough for two vehicles.
