  • "This property is in a lovely location with wonderful views."

    It is literally off the busy A5 so there is traffic noise when relaxing on the patio at the front of the house. The stairs are very steep and as the only bathroom is upstairs it will not suit those with mobility issues. The lounge is a good size but quite cold and not homely. The fire place could be a real focal point. The sofa is not very comfortable and the lounge would definitely benefit from a large corner sofa given it's size. We were disappointed with the few logs supplied as a starter pack as these didn't last the evening. A tumble drier would be very useful given the wet weather. A security light in the back yard would also be very helpful. We had a lovely relaxing stay in a truly beautiful location and with a few changes, this could be a 5star holiday home.

  • "Great property."

    Very spacious and well equipped. Superb location. Great hosts, very helpful when we were informed about the power supply being cut off mid week. Not as clean as we hoped. A few cobwebs and floors not so clean. Also the beds were extremely uncomfortable. We all ended up with bad backs. Shame the beds weren't kingsize either, especially in the larger bedrooms. Besides those few points, we would recommend this property.

  • "Coedfryn is a lovely holiday home it is spacious with plenty of room for 6 people it's cosy and well equipped ,there's tea and biscuits on arrival and the owners are very helpful your 5 minutes from."

    The lovely village of Betsy coed its Ideal for walking and exploring the surrounding areas . Would highly recommend a stay here.

  • "The house is in a wonderful location with plenty of amazing walks on your door step and a the beautiful Fairy Glen just down the hill, but remember to take some money as it £1 for adults 50p for children but it’s worth it, so pretty."

    The house is very well equipped and we had everything we needed in the kitchen for meals and there was a large variety of books and games etc. Yes the stairs are a little steep but you get used to them. The beds were comfortable and fresh white towels supplied. We had a great stay and we ventured to zip world forest, did extreme canyoning and we climbed Snowdon. We got the bus to Pen Y Pass from town as parking at foot of the mountain was an issue. Bus was £6 return. The only warning is that turning right out of the drive can be tricky as cars drive quite quick along that road and visibility isn’t great, just use the mirrors opposite and take care. Overall we all had a wonderful stay, thank you for having us!

  • "Coedfryn is well situated just a short distance from Betsw-y-coed making it a good base to explore north Wales."

    It was well equipped and comfortable. the kitchen was fabulously equipped and like a home-from-home kitchen. The drive is steep upon entering the cottage but easy to navigate once you've done it a couple of times, even in our big SUV. My only criticism would be that from the star rating given, the bathroom would benefit from a bit of a spruce up (grout and sink particularly), but it does the job and didn't let the property down overall.

  • "The house was ideally situated to visit all the big attractions and tourist areas of North Wales."

    The house had nice, large rooms and plenty of space for luggage, very necessary for lots of hiking equipment. There was a very nice pub, Ty Gwyn, just a very short drive away which had an extensive menu. On the down side, the house could have been cleaner. There were cobwebs everywhere, none of which were new; all were covered in dust and were obviously old. There was very little in the way of tourist information; leaflets, flyers, maps, etc. We had taken our own tourist literature, but we also came across places of interest we did not know about and a bit extra information to look through would have been nice. The shower had no "mesh" across the plughole and was simply a hole in the corner. Easy to lose a ring or small, travel shampoo/shower gel down the plug hole. Overall, it was pleasant enough and a nice, quiet location in what is a very busy, popular tourist district.

  • "Lovely place to stay, great views and peaceful."

    The drive up to the cottage is a bit of a shock on arrival, however once you have done it once it becomes easier and the mirror on the tree makes it a lot easier to see oncoming traffic to exit. The stairs to the upstairs are fairly steep but again the more you climb them the easier it becomes. Overall a lovely experience.

  • "We had one of the best little holidays of our life in betws this last week!"

    , we often stay in betws and always love the area.... but this cottage is located in amazing surroundings with sublime views. It also has extremely comfortable beds, which matters to us after a long day hill walking!. The massive walk in fridge/freezer was also a pleasant bonus for keeping our snacks/drinks nice and chilled. We also loved the little " relaxing reading areas " which were stacked full of interesting books to read. The highlight of this cottage though (in my humble opinion) is the incredible views from the patio, perfect for watching the hawks and swallows fly high in the sky - or for stargazing in the evenings. We would definitely book again, in fact we are already looking at dates. Many thanks x

  • "Property is large and reasonably comfortable within easy reach of Betws-Y-Coed, Yr Wyddfa and numerous other places which was a huge plus for us."

    The driveway is slightly awkward but easy to get used too although it would be nice if the house was signposted from both directions. The garden was lovely but there isn’t a completely enclosed area for the dog so if your pet is prone to wandering it might be an issue. Unfortunately we were unable to use the bath as the plug did not appear to fit properly. As we are all in our sixties this was a disappointment. After long days of walking, something we love to do, a bath is the perfect way to relax tired muscles. Overall would recommend

    We're sorry to hear about the couple of issues you had. The closed off area is situated at the back of the property, all fenced in, but you would need to close the large white gate. We always leave this open for easy access to the kitchen on guest arrival. The bath plug is tightened and released by turning the large silver overflow.   • "Great spacious house in a stunning location everything you need and the views to die for."

    We enjoyed our stay despite the rain. There are some lovely walks near by, Fairy Glen and and up to the falls, cafe there has lovely cakes. We have an estate car so the driveway entrance was a bit tricky but but we managed fine just need to take a bit more care. Would highly recommend.

  • "Had a really lovely holiday, the house has everything you need and more, spotlessly clean with gorgeous snow white bedding and towels."

    Fantastic views and lovely garden. No problem driving in and out, yes it is a busy road but there is a mirror at the other side which gives you a good view of oncoming traffic and we found it no problem at all. Faye the owner is so kind and friendly, always ready to answer any queries you have. Overall we had a fantastic holiday, Thank you!

  • "Pros - fire place - size - close to town Cons - no fire wood for fire place ( I have been to many places with fire place ."

    Owners always supplied a wood pack. This is only 5£ from closest petrol station - only one bathroom and in need of refurbishment, mould it was just paint over , mastic coming off , shower battery is loose , cover from shower vent is missing and there plenty of dirt inside which is visible, cover from shower waste is missing - hole house specially downstairs need a bit more touch up , spiders are getting to the house from every hole - leaving the property with car it’s not easy , best to lower you windows to hear any incoming cars as there is wall on both sides and it’s hard to see all incoming cars though mirror on opposite side of the wall - house was not cleaned properly , I wipe the kitchen worktop on arrival and my cloth was black from dirt The property have premium price on it , you could get cheaper place for this money ,

  • "Loved the property and its features."

    Town not far away and a walk on the doorstep down the the fairy glen. Fenced off area for the dog at the back and the front garden nice a big. Kitchen had everything we needed but a dishwasher would have been beneficial. We did find one bed uncomfortable but we moved to another room and it was what we liked but didn't ruin the stay or bother us. Stairs are steep so for elderly may be an issue but this cannot be help. I could have stayed another week we felt at home here and definitely relaxed. Lots of stuff to do in the area we went down the road to go below and learned so much about the slate mining industry and going into the mine itself was really fun. Lots of walks and mountain biking to be had in the area hard to do it all so we will be back. Would definitely recommend. Oh a guest book would be great to have to. Thanks

  • "Lovely and clean , warm and plenty of hot water ."

    The drive is tricky but we knew this so ok . Great position . We had a lovely week spent with family . A few things that may help in the kitchen - A first aid kit ( maybe I over looked it sorry if I have . ) . Some egg cups and a cheese grater . The latter two very minor things and can live without them . Maybe helpful for other guests. The toilet seat has worked lose again , not a problem but may need tighten again for future guests . I found the owner very pleasant helpful and approachable when we spoke to arrange the key and would have rung her if we had any issues as she suggested , Iam sorry we broke a wine glass when washing up but left it out so it could you could seen so it could be replaced if need be .   • "I booked this property based on good reviews but was left extremely disappointed."

    We left 4 days early because of the awfully uncomfortable beds. The two doubles have very thin cheap mattresses and the 4ft was ok but too small for two adults to sleep comfortably. The cleanliness left a lot to be desired and obviously has had no deep clean for some time purely superficial! The toilet rocked away from the wall and the owner had already been informed but this had not been remedied! Yes the drive is a mare and with a bigger vehicle you have to turn around on the main A5 to point in the right direction to get into the drive. This road is extremely fast and there is no way of walking anywhere from the property, car every time. For a 4 star property expect far less. The positives was a good size property, warm and an adequately equipped kitchen. This was my wife’s 50th treat…not!

    Thank you for your feedback. The two double beds are medium to firm silent night mattresses. In research we found medium to firm mattresses to be the most common and were bought from a well-known brand. I am aware that four guests out of hundreds who have slept in these beds have found them uncomfortable. Two of them admitted they suffered with back problems and another suffered from arthritis, however they told us after their first night that the mattress was too hard for her condition and we quickly provided her with a mattress topper which she said made all the difference. If this guest had told me she was uncomfortable whilst we were talking on the telephone after her first night stay, I could have offered her the same solution. As for the cleanliness of the property I am shocked and have to say this is just not the case. All our properties have a deep clean every change over day, by myself and my husband. As the guest states, we have had good reviews and have had for some years now. The drive way is a little steep as the guest had seen on the photographs and admitted to me on the telephone before coming to the property. She told me then, her and her wife were worried about it. I informed her it was easier to enter from one direction than from another to make access easier. My husband drives a Ford Transit van and has no trouble entering the driveway from either direction. Lastly, the toilet has been a little wobbly lately due to recent plumbing works, and yes this should have been resolved properly before this guest's stay, however the toilet is now not wobbling. I have ordered a softer mattress for one the double beds, to offer more choice for guest preferences, which will be delivered in two weeks. I will be happy for Sykes Cottages to add to the description of our property, that it has a steep, sweeping drive way. I would like to add that I encourage all guests when they contact me for key collection details, to not hesitate to call me if they have any problems or question, once they are here. A property owner cannot help a guest if they are not informed of any problems. I thank this guest for leaving the property as she found it, clean and tidy. Property Owner

  • "The view is to die for."

    The road noise (if one came away to escape) was a slight irritant, but the view compensated for this. I would have liked a dishwasher as we did quite a bit of large breakfast cooking, that said the house was spacious and comfortable and we felt at home. The owner was very responsive and suggested touring itineraries we followed up on. The welcome milk and cookies and teabags were much appreciated after our long drive.

    Very comfortable with everything we needed for a great stay. We had great communication with the owners of the property. Coedfryn was very dog friendly - the enclosed area at the back allowed the dogs to roam and the stair gate was a useful addition to help ensure they stayed downstairs. Would definitely recommend!

    Gorgeous views. The cottage itself although lovely is not really inviting, living room is very bare and could do with a little more work to make it more homely. The cheap plastic dining table is also out of place. Beds are really hard and uncomfortable. Kitchen is well equipped.

We had a power outage in the area for a couple of hours and Faye offered to bring us flasks of hot water and torches but these were not needed.   • "We had a lovely holiday at Coedfryn."

    Firstly the view is stunning, waking up to that every morning was such a treat. We were a family of 4 with two young children and our dog. As described in the info for the property the driveway is steep and the garden is on a hill with the main road at the bott bottom but our children loved exploring it there is a stream, lots of places to play hide and seek and a large flat area next to the house that they would ride their scooters on. The house itself was spacious and more that big enough for us. It is modern but cosy and the wood burner was lovely. We would definitely recommend this house and hope to return next year.

  • "Coedfryn is the perfect place to stay as a family."

    The house is beautiful, each room large and airy and decorated to a high standard. We felt immediatley at home and comfortable, espiecally as very thoughfully milk, biscuits, tea and coffee were waiting to welcome us. The boardgames, jigsaws, books, DVD's and magazines were greatly appreciated and kept us entertained on an evening. The views from the house are nothing short of spectacular - we spent hours sitting at the picnic table quietly watching the world go by. The garden's are well kept and our 2 dogs loved wandering round them and exploring. The location is ideal, with Betsw y Coed 5 minutes drive away, offering lots of places to eat, drink and relax, There's lots of activities close by including Zip world and too many beautiful walks to choose from. The owners of the house were easily contactable, friendly and helpful. We have recommended this cottage to all our friends and family - I'm sure we will return.

  • "What an amazing house in the most picturesque location I could have hoped for."

    Lovely clean house with plenty of space. The owners were very friendly and could not do enough to help. The kitchen has everything you could need and I loved the huge fridge/freezer. Milk and biscuits were very much appreciated and a lovely idea. We had great weather and it's nice to sit outside and enjoy the unspoilt views into the valley. As for the driveway, we have a transit van and we did not have any issues going up or down. We had an amazing week and will definitely be going back again.

  • "Fantastic week in a beautiful home."

    We loved our time at Coedfryn and were so sad to have to leave. It was spotless, well furnished and homely. The house has a fenced in area at the back that we could let our dog out into and had storage for bikes - two things that we often struggle to find at other properties. People have commented on the drive but it really isn't a problem and we had no issues with it what so ever even in a 4x4. There are numerous signposted walks that can be reached on foot from the house and hundreds that can be reached by car. The Penmachno and Marin MTB trails are both five minutes drive away and all three Zip World sites are less than 30 mins away (the Fforest one is 5 mins away). The owners were fantastic and went above and beyond anything that I would have expected to ensure that we enjoyed our stay. Can't wait to go back!

  • "The driveway was a nightmare going down in the dark you could easily drop of the side where the gas cylinder is and you cannot see the wall on the passenger side, we actually damaged our car on rocks sticking out under foliage which now needs to be repaired on our return home."

    Maybe the wall could be painted white on the bend to make it more visible. Unfortunately this has made us decide that we won’t be returning to the property next year.

  • "We had the most wonderful stay at Coedfryn."

    From the moment we arrived in the beautiful warm and clean house, we felt relaxed and at home. The house is beautiful with stunning views. There was plenty of space in the house to chill out and relax after a busy day outside, especially settling in front of the wood burning stove. The rooms are well decorated, the furniture fits perfectly (there is a more modern dining table and chairs than the pictures currently show) and the house is very well equipped with plenty of cooking pans and dishes, drying racks for clothes, books, games and a selection of DVDs. Dressing tables (or desks as our children thought of them) were lovely additions for each room and our daughter especially enjoyed sitting at hers to paint the view. We brought our dog and while there is plenty of garden to the front this isn't fenced in from the road; however, there was a great enclosed court yard and grass area at the back that she could go in freely. (This was quite steep so I wouldn't recommend for children playing but there is plenty of space for supervised play (our children are 8 and 5) at the front.) The later check out time was great, meaning that we could actually have a full last day on the Friday before packing up on the Saturday morning without rushing; we even had time for a quick bit of lunch meaning we didn't have to stop en route on the way home. Everything about the house was presented to a high standard. The owners were very helpful and accommodating and we were delighted with our stay. As others have commented the drive does have a tight bend and the turning onto the road is tight but this is manageable and we managed it fine, even with a relatively large car (4x4). There is plenty of space for parking. There is so much to do in the area from activities with children at nearby Zip World, the most beautiful walks around nearby lakes and along the river, castles in easy driving distance and of course the mountain walks all within easy reach. We really did not want to leave and shall most definitely be coming back.

  • "Lovely spacious home overlooking the valley."

    Clearly portrayed in description and it does have steep hill to home (tesco delivery drops at bottom and won't come up) but on the upside the fridge/freezer is American style and the best we've ever had in holiday accommodation with lots if space to stock a weeks supply of food. The home did have a little glitch whilst we were their but the owners soon put it right. A couple of relaxing outdoor chairs to enjoy the view would be the only improvement I could suggest.

  • "Very good all round."

    Pros, The view and amount of wild birds still got me after a week. The house and facilities were great, well thought out. Zip world just up the road , loved the coaster. Cons, The drive access is tricky and the stairs are steep, but this is as advertised and prewarned by the owner. Wife says a door mat, like a turtle mat, would be good, so you could wipe off wet shoes. Overall, would I recommend and would I go back? Yes to both.

  • "What a lovely place to stay, tucked out of the way just of the A5 on the outskirts of Betws y coed."

    Great sized 3 bed property with all the mod cons.Enclosed hard area for the dogs to run around .Slopping front garden with great views.Ideal if your an adrenaline junkie as your smack in the middle of the zip world activities centres. We had 4 adults, two kids and two dogs and we all enjoyed our stay.Pop down to the local town for a dog walk or pop in to the narrow gauge train museum with rides for the kids including the big ones.Breath taking drives around the snowdonia national park ,Great for walkers and cyclist or family's for a relaxed holiday.
