  • "A cosy and inviting place with more than enough great features."

    Loads of room. Both upstairs and downstairs lounges great for big family gathering. Hot tub treemendous - great size and always hot and bubbling. Good place for dogs too. Easy access to good pubs - by car- and very near to Conwy and Betws. Owners are very helpful and position means neighbours don't get troubled.

  • "The house is big with plenty of space."

    Kitchen and wet areas well supplied with all you need. Hot tub is great. However, routine maintenance and DIY repairs are not top of their list! The major problem for us was an infestation of flies which we had to deal with ourselves! Hundreds of flies entering the en-suite until we found where they were getting in and fixed it with no help from the owners except for 2 cans of flyspray. On the first night I saw flies gathered in the en-suite velux window so asked my son to open it to let the flies out - BIG mistake - when he opened it - hundreds of flies dropped on us and also entered the bedroom. It was like a horror movie! We didn't contact the owner because we know they were out celebrating a birthday but later when I did ask them to come and fill the hole in the ceiling where they were getting in, they left 2 cans of flyspray on the doorstep and said we should expect it in the country! We ended up taping over the hole in the ceiling. Every time, for 4 days out of 6, if I wanted to use the en-suite I had to vacuum up all the dead flies then spray fly killer as I left. Radiators needed bleeding - Pool table was broken - some door catches stick and trap youngsters in rooms - lounge sofa springs gone - thin towels - some beds hard. Not at all what you expect in such an expensive property. I complained and asked for a partial refund which was refused so I am now taking the matter to County Court. We will not be returning

  • "Preswylfa was absolutely perfect; the property exceeded our expectations."

    Location, comfort, cleanliness; the house had everything we needed to make our three night weekend away second to none…all 10 adults and two dogs were very happy indeed! The kind special touches left for our arrival were lovely, and very much appreciated; thank you Nicky ☺️

  • "What a beautiful place to spend a week with our family."

    We were welcomed with a lovely card from the owner and some tasty bread, biscuits, butter and milk, which were gratefully received. The house is in a beautiful area of Snowdonia within easy driving reach of Conwy and Llandudno. There are plenty of attractions in these towns for the children as well as further afield in Bangor and Anglesy. The house was well presented and very clean. It provided everything we needed with two very comfortable family areas and the bedrooms and bathrooms were great for our group of nine. The garden area was usefully split with the hot tub and barbecue areas fenced off. This helped with keeping the dogs segregated when required. We had a lovely holiday and would definitely recommend it to other larger groups. One small point; the bedrooms would benefit from a chest of drawers for non-hanging items. Thanks very much Nicky. We had a great time.

Tyn-y-Groes is a scattered hamlet just 3.5 miles from Conwy. Nestling on the slopes of the Conwy Valley, this tiny settlement is situated in the midst of the scenic Welsh countryside and boasts stunning views of the River Conwy, as well as an excellent pub/restaurant. Conwy itself is a World Heritage Site and one of Britain's most underrated historic towns. A true medieval gem, the town is dominated by a splendid 13th century castle and completely enclosed by its well-preserved town walls.
