  • "The property is generally good, clean bedrooms, great location, comfortable beds, and good sized rooms, but severely let down by the bathrooms, lack of kitchen basics and a very small fridge."

    all three bathrooms have mould and toilet seats that are broken. two have sink taps that move and don't have a heat source in them meaning they are cold and damp. I had to buy a bread knife and cafetière, which should be basic equipment these days. There was one chopping board, and four teaspoons, no dishwasher tablets, dish cloths, or sponges, for a house that sleeps eight and a booking for six adults. Most of all, there was no cottage info pack, so no idea of what to do with our bedding or rubbish at end of stay, etc, etc. On arrival the boiler was off, and no instructions available.

  • "The property is a really good size, with plenty of room and was ideal for our 8 person party."

    It's also well located for anyone wanting to explore Llangollen and the surrounding areas. However there were a few significant negatives about this property that we found: 1. On road parking. Parking immediately outside the property was not possible. There was a large white van parked on the the road outside the house the entirety of the time. This is not ideal for a party of 8 including 4 children travelling in 2 cars with luggage etc. It was necessary to for to park our car 'precariously' whilst loading and unloading and then park them much further up the road away from the property, but we managed. 2. The general condition of the property. There was a significant damp/mold problem in one or two of the bathrooms and bedrooms. The kitchen tap ran constantly. The bathroom taps were all loose, which made turning them on and off difficult. The toilet seats were loose. Most kitchen cupboard doors did not shut properly and remained open all of the time. 3. The bins just outside the property. They looked like they hadn't been emptied in a month or more and for this reason, smelled awful. It was therefore difficult to dispose of our rubbish when leaving when the bins were already overflowing. On a positive note, obtaining the keys was easy, the house was generally clean and tidy, the beds were comfortable and we had a good time in Llangollen.

  • "On entering the property we could immediately smell a funky smell."

    We then found that the ceiling in the front room was stained with a brown water marks and the wall to the side of the window was covered in damp. The front bedroom has a water leakage problem from the shower and was damp with rotten wood and a bad smell. All of the beds were of a high standard and were very comfortable. The furniture is very dated as is the kitchen. The kitchen amenities are quite spare with the smallest frying pan that was difficult to cook with for my family of 5. I was just glad we only stayed for 2 nights and not a week. Also parking outside was difficult between a large van and a motorbike that seemed to be there permanently. The location of the house Is quite good. Not so good if like myself have a bad knee because it is up a hill. Very good pubs and restaurants in the area tho.

  • "This is a perfect house in a fabulous location and just what we needed for our long weekend break in Llangollen."

    The keys are located by the back door and has a small room that all shoes and coats can be stored (as well as Hubby's precious bike, so he could go out each morning for a ride!) Wasn't sure where the parking was, but a quick text to the owner and question answered. House has everything you need for your stay and I will be using the property again.

  • "Sat in a convenient location close to town, with amazing surrounding views of the rugged landscape and castle ruins."

    The house itself was very clean and well-maintained, with everything you could need for a comfortable stay. The only very minor complaint would be that the door lock on the main bathroom sticks. It wasn't too much of a problem for us, but could be an issue for claustrophobes!

  • "Overall, this is a comfortable house in a great location."

    The beds are comfy. We were a little disappointed with the lack of items in the kitchen. We missed having a tea pot, larger frying pan, larger measuring jug, a water jug, washing up liquid, and the oven is really bad. We had to turn it all the way to gas mark 9 just to cook at all and only then could we use the top shelf. Some of the bathrooms could do with the black mould being dealt with. And very little toilet paper was provided, we had to buy more. Also, seating for 8 would be expected in the lounge. Only sofas for 5 plus two very empty bean bags. Could do with a bit more thought for comfort of your guests.

  • "Great location, 2 minute walk into the lovely town."

    It is also a really nice spacious house which had everything that we needed for our 2 day stay. Would highly recommend. There were only a couple issues which I would highlight. Two of the showers had water coming out of the consoles on the wall when turned on, which was a bit of a concern as they were electric showers. Also the blue recycling bin was completely full, could barely get a can in there. So we ended up taking all our recycling back with us.

  • "Great location - 4 mins walk into town (but is steep coming up)."

    Good space in property, but we were only 5 - it would have been a squash in the lounge for 8. Beds very comfortable. The sitting room and dining room have electric heaters not stoves. Like previous reviews- a van parked outside the whole week, so no parking space; 2 leaky showers, kitchen tap dripping. Used washing machine, but beware if using tumble dryer setting as it started filling with water again, so ended up going home with damp clothes.

  • "The property was not cleaned when we arrived - it was in a disgusting state with blood stained towels towels hanging up, dirty pots in the sink, toilets were disgusting, every room was dirty, dirty used bedding, dirty towels on the floors."

    Dirty fridge, sideboards and floors. The allocated parking space was permanently occupied by a massive filthy abandoned white van. A total eyesore that is the first thing you see on your approach to the property. The front of a house is overgrown with weeds and looks badly neglected. the backyard had cigarette butts on the floor and weeds sticking out of the paving flags. The catch on the back gate doesn't work properly and is rusted and sticks. The kitchen is the worst equipped kitchen I have ever seen and I have been taking cottage holidays for 20 years. The utensils - such as potato masher, spatula etc are made of cheap flimsy plastic and are of no use whatsoever. There are no oven trays. The dinner plates are ridiculously small, the mugs are ridiculously small, there is no teapot or caffetiere. The kitchen tap constantly drips and the fridge makes a constant noise. Two of the kitchen cupboard doors won't stay closed - one of these is the cupboard door under the sink that has the bin behind it - not ideal if you want to stay here with a dog. The utility room has a washer dryer but there are no instructions for this. there is a brush but no pan or hoover so we found it very difficult to clean up after ourselves. There is no guide - no folder or whatever - for the cottage for local amenities, emergency contacts, recommended places to visit, etc etc - only a notice board with the vaguest information on it. The heating kept coming on even though it was the middle of summer as it was preprogrammed to do this there were no instructions to tell us how to stop this anywhere. We couldn't turn the heating off because the thermostatic valves on the radiators were broken. There are three bathrooms each with a shower in this property; two of the three showers didn't work properly and leaked. The third shower got up to temperature but the water pressure was so poor. My bedroom stunk of stale cigarettes and the mattress was extremely uncomfortable. When it rained the roof on the top floor leaked over the stairs. I contacted to the owner and told him about every single defect and none of them were fixed. I contacted Sykes cottages from day one about all the defects and they did nothing either. When I first called them I was put through to someone who said he was new and, apart from being completely clueless and unprofessional, he ended up cutting me off after 15 minutes. I will never use Sykes cottages again.

  • "Lovely house great facilities although no room to park outside but were told by the owner who was at no 2 Bodwen Villa to park by the garage where it said no parking."

    It would have been great to have know this before we arrived Also regarding recycling not very clear no bin provided for food waste? we saw neighbours had theirs out for collection on bin day which was on Thursday when we were leaving we did leave our bag that was provided (Pink bag) & was collected. I think details in the house maybe out of date? 2 out of the 3 showers were leaking quite a lot of water from behind the box. Need checking. Really enjoyed our stay. Would definitely stay again. Thank you.

  • "Overall it's an ideal location,great size house and well stocked in the kitchen with utensils and crockery etc."

    Beds very comfy.Negative points are parking is sparse,a van was parked directly outside the whole of our stay so we had to park quite a way from the house and carry luggage to the door.Other negatives are there is some mould/damp in the living room which we think could be coming from a leaky shower?All of the showers and taps were quite leaky and some minor plumbing repairs are needed on these.However,it was perfect for what we needed as we were at a family wedding just outside of Llangollen and it was great to be within walking distance of the town centre.

    The house was really nice, the outside bins were full when we arrived, had to leave rubbish at the side of bins, wouldn’t be nice in warm weather, wouldn’t be able to sit out with the smell of bins, showers weren’t good no presser in one rubber seal hanging of and very dirty and needing re grouting, another shower was dripping all the time couldn’t sleep with the drip drip drip drip drip

    Hi, thank you for your feedback, your stay was the week after Christmas and unfortunately the bin schedule as a result had changed so it was not emptied, they are normally emptied every two weeks along with the recycling so its not normally a problem, apologies for this. We were not aware of any dripping with the shower and neither ourselves or Sykes had been contacted during your stay or our handyman could have quickly sorted any issues. Family-friendly, pet-friendly and close to local amenities, this charming, three-storey home is an ideal escape for exploring the delights of North Wales and the Clwydian Range AONB.

On arrival at the cottage, an allocated parking space makes unloading your bags an easy job; step into the hallway with its quarry-tile floor and original coving and begin your break.

From here, find a sitting room where you can kick back and relax after a day of exploring, and a dining room where you can catch up about your day over a tasty dinner.

Moving through the property, the kitchen boasts everything you need for the chef of your group to cook up a storm, and further along, a utility for bike storage and freshening up your clothes comes in handy.

Ruthin 15 miles; Chester 25 miles.

The beautiful Vale of Llangollen, with its dramatic mountain backdrop and boulder-strewn River Dee is the setting for this pretty tourist town, internationally famous for its Musical Eisteddfod. Explore the green valley by steam train or canal boat, or take an exhilarating walk up to Castell Dinas Brân, high above the town, in order to enjoy the breathtaking view. Llangollen offers a good range of pubs and restaurants, as well as many interesting shops.
