  • "We have just returned from a wonderful few days away staying at Grafog Cottage having wished that we had booked to stay for a week."

    It is such a beautiful cottage with everything you could wish for provided and such comfy beds - our children were very happy to have a double bed each too! Our dog loved the garden and settling down in front of the aga and the log burner. The welcome gifts from the owners were a lovely surprise when we arrived. The location is perfect for exploring so many beautiful areas - Snowdonia, the Llyn Peninsula or Anglesey are just a short drive away. We’re already thinking about when we will be able to come back to stay.

  • "This was a delightful cottage ."

    We had 5 adults and 2 dogs and there was plenty of room . The cottage was spotless on arrival and Simon and Serena were always on hand to answer our queries . The garden was lovely and was very secure for our 2 dogs who thoroughly enjoyed themselves. There was a hamper on arrival which we were very grateful for and a further batch of fresh eggs were delivered mid week. We ate in most nights which we found to be a pleasant experience and had great fun trying to master the Aga! In fact one night we managed to produce a very tasty meal with fresh produce from the local farm shop and butchers which was within walking distance . We did eat out one night and can recommend the Goat Inn - super food , and well staffed which is not so usual these days . The cottage is very well situated in a peaceful location for exploring all of Snowdonia . All in all we regard this cottage as one of the best we have stayed in so far and would highly recommend. In fact , we have decided to return next year!

  • "A very enjoyable stay in a comfortable cottage, perfect hosts and a beautiful area."

    Couldn't fault it, even the weather was excellent! It is worth noting that there is some road noise and a small campsite adjacent to the garden of the property, so not completely isolated.

  • "We have just returned from a two week family stay at Grafog Farm."

    What an amazing place. Serena and Simon have thought of everything. We have stayed at numerous cottages and this one by far was the best equipped. We wanted for nothing. The kitchen and lounge were great for the 7 of us and has adequate seating. The bedrooms are nicely decorated and the beds were comfortable with plenty of storage. A well appointed bathroom with both bath and store are shower was fine for everyone. The downstairs toilet was a godsend. On arrival we were greeted with a wonderful welcome package that had everything you could wish for. Grafog Farm is set within the working farm but equally private. Mr Kellogg, the family rooster didn’t really bother us. The Sheep Gees came frequently to see what was going on.

  • "What a fabulous cottage, truly a home from home."

    Spotlessly clean and well equipped, with spacious rooms very nicely decorated and furnished. The hosts have very thoughtfully provided the cottage with everything their guests could need and the welcome basket left for us on arrival was an additional very pleasant surprise. There are lots of brochures, maps and information about the area, as well as instructions for all the appliances. We didn’t want for anything. Grafog Cottage is private, but not isolate, with plenty of parking and its own garden which isn’t overlooked. Its location was perfect for us; a 10 minute drive into Caernarfon and 20-40 minutes easy driving to just about every where else in the Snowdonia region, including Llanberis, Anglesey, Conwy, Llyn Peninsula, Harlech and Portmeirion. Don’t hesitate – book it!

  • "We arrived to an immaculately clean house."

    There was a beautiful hamper included. We were greated when we arrived, and the owners were always on hand if we need them. Equally we felt like we had complete privacy and didn't feel intruded upon at all. The rear garden is very dog secure which was wonderful and very important to us with our escape artist collie. The instructions for everything in the house were clear and easy to follow. The wood burner was laid ready to light with a few nights of wood and paper to get us started. The beds are comfortable and the whole house was always warm. There is a footpath accessible from the top of the farm without having to cross a road, but there is also a cycle path just on the other side of the road with great access to surrounding villages. It was quiet and beautiful and just what we needed thank you!

  • "We had a fantastic 4 night stay."

    The cottage is really lovely and cosy, especially loving the log fire and Aga! Perfect size for 6 people and was lovely and clean with all the facilities we needed. Also a great location to explore the local area.

  • "Everything was absolutely perfect!"

    Property was finished to such a high standard but still felt homely and comfortable for dogs. Hard flooring downstairs and a boot/utility room was ideal! Enclosed gardens too. Plenty of parking for my large truck. Beds and sofas were comfy and the shower was great, much needed after days out. Locations perfect for beaches, mountains, trips to Anglesey. Beautiful welcome package and fresh eggs during our stay, plus a good supply of logs (the fire was built for our first night, lovely touch thank you!) The animals there were gorgeous! Honestly couldn't recommend more and can't wait to go back. Hosts were both super approachable but respectful. Only down fall, the photos don't do it justice!

    My sister Met Simon a couple of times and said he was lovely and asked if we had everything we needed which was really nice of him! Lovely surroundings and Serena and Simon's horses and cats (especially Socks!) Made our cosy days at the cottage really lovely.   • "A wonderful cottage to enjoy a week getting away from it all."

    The cottage was spotless and beautifully presented with a lovely basket of goodies for our arrival (including fresh eggs laid by the resident hens). We stayed during the summer but it would be a wonderful place to visit in the winter when you could really take advantage of the Aga and wonderful inglenook! The cottage had everything we needed and we particularly appreciated the large fridge and the utility room was perfect for the dogs.

  • "Fantastic property, ideally situated for Snowdonia."

    The property itself is spacious, with four good sized rooms, perfect for larger family getaways. Upon entering the property we found that the owners had provided a 'welcome hamper' containing many essentials, which was a really nice touch. We were also provided with fresh eggs from the farm which were absolutely delicious. All-in-all a fantastic property run by lovely people, we can't wait to return!

  • "Grafog is a cosy and well equipped cottage."

    The owners, Simon and Serena, live next door. They were amazing hosts, friendly and always helpful. Grafog has a great big kitchen, and we enjoyed the challenge of learning to cook on an Aga. There’s plenty of parking, a secluded garden, and decent WiFi. A second bathroom would be a bonus for a larger group. Grafog is set back from a main road which means fast access north to Caernarfon and south to Criccieth and Porthmadog. If you cross the main road there’s a very long cycle track which is great for walking the dog. We’d happily return to Grafog; recommended.

  • "We loved the cottage clean warm and comfortable."

    It is well equipped and spacious. The location was good for access to the National park and the Llyn peninsula. Excellent for dog owners! Hosts were helpful but mot intrusive.

    Only improvement we would recommend is, given the property accepts dogs it was a shame that the back garden isnt secure.

  • "The cottage was absolutely wonderful."

    A lovely selection of goodies had been left for us and the house was spotless. It was a perfect size for a family of 5 with a teenager and 2 grown up children as they all had their own room. Lovely kitchen with everything we could possibly need. Perfect location for visiting attractions like Zip World, Anglesey, Portmeirion, Llanberis and Caernarfon Castle to name but a few. Tesco and Morrisons just down the road for shopping - we booked a Tesco delivery for the day after we arrived. The fresh eggs from the farm were most welcome... absolutely delicious. Storm Eunice meant we had to stay in for our last day but we spent a lazy day playing the games in the cottage with the fire roaring. Would definitely recommend this cottage.

  • "Gorgeous characterful house, owners next door very friendly and helpful, small campsite next to house but very quiet when we visited."

    Very quiet location but 2 local villages only 2 mins by car, 20 mins walk, only 5 miles from Caernafon and Bangor, Angelsey etc. We would definitely recommend this property and would book again.

  • "Excellent cottage, well located for touring."

    We had a fantastic week of weather so enjoyed the outside space and public rooms were great for our family gathering. Kitchen really well stocked and clean. Owners were really friendly and helpful, and lovely seeing their horses and chickens around. Only issue for us was that the floor is a bit uneven in the old cottage as you might expect but not perfect for infirm guests. Otherwise a brilliant week.

  • "This is the best holiday we've had a for a long time."

    North Wales is just beautiful and Grafog Cottage was an absolute treat. From start to finish, we felt very welcome and little things like the bara brith and fresh eggs from the farm made it even more welcoming. It felt like a home from home and I could have stayed all summer. Being an older cottage I was worried the ceilings would be low but we had ample head room so at 6 foot 2 we had no issues. The enclosed garden was lovely and we enjoyed many a mealtime out on the picnic table and used the barbecue. The dog was very happy and the kids had space to run around. The floors creak and the doors squeak but it's full of character and you can tell the owners put the time and effort into making it cosy and welcoming. It is well equipped and don't think we wanted for anything in terms of facilities. Plenty hot water when you need it, just remember to pop on the boiler in the laundry room. There's also a rotary dryer out the back if the weather allows. The sitting room was comfortable for watching Wimbledon. If I could bring my own mattress, I don't think I would ever leave. Away from the cottage, the farm shop at Inigo Jones is a must for BBQ supplies, fruit and veg. They do a brilliant Welsh breakfast in the adjacent cafe. I've not been to such a friendly place in a long time. We went to Anglesey Transport Museum at Serena's recommendation and was a good day out for petrolheads young and old. Sygun Copper Mine was also a popular trip. Other highlights included trips to Betws-y-Coed, Great Orme, Llandudno promenade, Pwllheli, Beddgelert and Caernarfon. The coastal drive down to Porthmadog is also beautiful. Closer to home there are walks for the dog right from the farm cottage that take you down on to the Caernarfon-Bryncir cycle-path. We didn't want to leave and we've already booked for next year. The next time we'll be bringing the bikes though!

  • "We had a lovely family stay at Grafog Farm Cottage, it was quiet and relaxing and had everything we could think of for a wonderful holiday."

    It’s very conveniently located for Snowdon and surrounding attractions. The owners were always available if needed. The campsite is close however you wouldn’t even know it was there when your in the cottage as they have separated it with bushes and trees that totally surround the garden offering great privacy and a pretty view. It was my daughters 18th birthday on the day we arrived and she was welcomed to the cottage with a birthday cake and decorations making her day that much more special, a wonderful personal touch! We would not hesitate to visit again and very much recommend a stay to other holiday makers looking to visit the area.

  • "Well positioned, well appointed farmhouse with a lovely garden to sit out in."

    Numerous castles, gardens, beaches and mountains all within an hour's drive. We were spoilt for choice of things to do. If you have allergies do note that one of the farm cats is very friendly and invites itself in. Would certainly recommend a stay here, especially as the owners are so pleasant and helpful.

  • "Fabulous cottage of a considerable size which really suited our family gathering."

    The property retains all the period charm expected balanced alongside all of today’s modern conveniences. We loved the Rayburn, the chickens roaming and especially the eggs provided by the owners on your doorstep...a lovely touch. We unexpectedly had to take our dogs at the last hour as one required medication throughout the period and the owners were very accommodating. The property is centrally located and close to a variety of Holiday activities: beaches, walks, towns to explore and the obvious Yr Eryri (Snowdon). A great location which also boasts a doggy daycare centre close by so you can be dog free if required on the odd day ....if only to give them a rest while you continue to get out and about. Thank you Simon and Serena, you helped provide a really special holiday experience.

  • "The cottage was amazing for so many reasons."

    Simon and Serena were so friendly and helpful. They gave us fresh eggs...logs for the fire. The place was extremely clean and spacious. The cottage was warm and water was constantly hot. The facilities and equipment was all new and there was so much provided for . All the added extras were so thoughtful. The cottage is in a great location to see all the beaches and mountains. The cottage is in a peaceful place and there is a beautiful wooded walk near the roundabout. Definitely visit again.

  • "Good location, the property proved to be spacious, The large kitchen with a dining area was very good, very much on par with the traditional farm kitchen, which traditionally, was the hub of the farm."

    The four of us in the group spent much time sitting on the long bench seats that ran down the length of the equally long table. It was a pleasure to be able to sit around the table enjoying our meals and socialising, much in the same way as it would have been when it was a working farm. The lounge was roomy, with comfortable sofas. The wood stove was a little bit of a hassle. It was rather temperamental and somewhat difficult to manage. Despite operating the the air flow devices as per the instruction book, it was often a case of all or nothing. Upstairs the four bedrooms where all of a good size. They all had plenty of storage space, were clean and tidy with comfortable beds. The upstairs bathroom suite was modern, clean and tidy, complete with both a shower and and a very large bath were one could enjoy a long, leisurely soak. Overall, the group enjoyed their stay at the cottage.

  • "We weathered not one, but two storms in this wonderful Welsh Farmhouse with warmth, wine and comfort."

    There was a lovely bara brith, a bottle of wine and half a dozen fresh eggs to greet us. The house was well appointed and comfortable. The living room waslarge enough for all us and a wonderful woodburning stove that kept us cozy throughout our stay, a great space for family fun. The kitchen has a great Rayburn stove and huge farmhouse kitchen table that was a brilliant space for all our meals. A cottage with real character, comfort and coziness!

    The cottage was clean and tidy when we arrived, even though we were allowed to drop freezer stuff and luggage off a couple of hours early. Simon and Serena are fantastic hosts, and made us feel very welcome with a starter pack of bread, milk, Welsh cakes, and wine! Nothing was too much trouble and when we had a plumbing emergency, Simon dealt with it in a very prompt manner. Would I go again? Definetley! Would I recommend it? Oh yes! Thank you very much for a fantastic holiday!

  • "I have used sykes cottages for around three years due to the standard of their cottages are very high ."

    This cottage was one of their new listings and again this cottage did not disappoint The cottage is set on farming land and is laid back far from the road which is ideal for people travelling with pets . The location of the cottage is situated in North Wales therefore it make accessing Snowdonia , Lanberis , and Neuadd Dwyfor a short driving distance . There is a walking and cycling track across from the cottage which allows to to track right into Caernarfon where you come out directly behind the castle . This track is used by many so is safe to do . The cottage owner lives on site so if there is any problems they are on hand to help . I would recommend this cottage to people travelling in a large group due to the space and size .

  • "The cottage is wonderful."

    Very clean. Plenty of equipment. The owners were lovely and were on hand if we needed advice but we didn't really see them at all despite being on site. Would use this cottage as a base again as it has great pubs and takeaways close at hand and is near the beaches and the mountains (and the Zip wire)

    The cottage is in a great location for exploring the Snowdonia region and it contained everything we needed for our weeks stay. The owners are lovely, friendly people and I wouldn’t hesitate to recommend a stay at this cottage, we absolutely loved it & didn’t want to leave!

  • "We had a lovely stay in May."

    The house is lovely and spacious, we were there as 6 adults, 1 baby and 2 dogs and it never felt cramped at all. The living room was a lot nicer than it looked on the pictures and the kitchen and utility are well equipped, everywhere was very clean and the bathroom is nice and modern. This is a great base, there are lots of places to visit within a 30 minute drive. There is a small campsite at the bottom of the garden, this wasn't an issue for us, there were only a couple of people staying there and there was no noise disruption, the garden is large and the campsite is mainly obstructed by trees. The blinds in the bedrooms are very thin so if you're travelling with a young child it might be worth taking a travel blind. The owner was nice and helpful and left fresh eggs from the chickens, we would stay here again if we were visiting this part of Wales.

    Getting lovely fresh eggs was great! The location for north wales was superb. Highly recommended. The only thing was it allows dogs but the garden isn’t secure to let them off so was a bit of a nuisance first thing in the morning at night as had to take them on lead.

The property

A beautiful white washed stone farm cottage, attached to the owners own home and sits within their 11 acre small-holding on the outskirts of the village of Groeslon, five miles from the Royal town of Caernarfon in North Wales.

Grafog Farm Cottage has been sympathetically renovated by its current owners, retaining original features and lots of charm and character.

The cottage provides a wonderful base from which to explore this diverse area as well as providing a warm and welcoming home from home for your holiday.

The cottage is best suited for a family or couples who wish to spend some quality time together and create some wonderful memories to take away.

Enter this charming cottage and head left into the spacious heart-warming sitting room with beamed ceiling and a very impressive inglenook fireplace with wood burning stove, perfect for those cosy nights in watching your favorite films.

A stylish country-cottage-style kitchen with a lovely AGA cooking range is well-equipped and has lovely wood flooring, a belfast sink and kitchen table with seating and plenty of room for everyone.

The four lovely and individually styled bedrooms are located on the first floor, the main bedroom offering a king-size bed, all serviced by a spacious family bathroom with a double ended bath and separate shower, whilst downstairs there is also a cloakroom for added convenience.

There is ample parking at the rear of the cottage in the farm courtyard and to the front of the cottage a private crushed slate seating area which extends to a great garden area, prefect for the kids.

The village is a short walk away, offering a traditional Welsh 'Tafarn' (pub) and Inigo slate works with a café is worth a visit, you are sure to pick up a souvenir or small gift to take back home.

The historic, medieval walled town of Caernarfon, dominated by its majestic medieval castle and boasting an array of shops and restaurants, is only a short drive away, whilst Llanberis, the starting points for many routes up Y Wyddfa (Mount Snowdon) is also within easy reach, along with the Slate Landscape of Northwest Wales, UNESCO World.

Heritage Site.

Beautiful natural attractions such as Llyn Nantlle Uchaf and Nantlle Valley are also easily accessible by car, so there’s no end to the abundance of great days out to be had from your doorstep.

For those who love walking, there are some excellent routes from the cottage, not to mention the beautiful Blue Flag beach at Dinas Dinlle, offering a sloping shoreline, sand dunes and rock pools, just four miles away.

Slightly further afield are also attractions including Bounce Below and Zip World Velocity 2 and Zip World Titan.

GROESLON

Caernarfon 5 miles; Anglesey 13 miles

A pretty Welsh village just outside of the majestic Eryri Snowdonia National Park. Groeslon is the ideal base for exploring all of what North Wales has to offer. The village itself offers the traditional Penionyn Tafarn pub serving food, the ideal spot to sit and relax after a day of activities. There is also the Inigo Jones Slateworks, a slate business dating back to the 1860's which has a delightful café and is dog friendly. There is seemingly endless places to see and things to do around Groeslon with the historic town of Caernarfon just a short drive away, and the amazing Isle of Anglesey just slightly further, a place you must visit whilst in North Wales. There is also an abundance of seaside resorts nearby, with Dinas Dinlle, Pwllheli and Porthmadog all within easy reach. Of course the Eryri Snowdonia National Park cannot be missed, with an enormous range of scenery, walking and wildlife to enjoy.
