  • "We have just returned from a wonderful weekend at Home Farm."

    Beautifully presented and everything we could have needed at our fingertips. The rooms were spotless, beds comfortable and generally everything was just lovely. The pool and hot tubs were a huge hit, lovely and warm pool and again the facility was immaculate. We are already looking to book our return next year.

  • "We had a lovely stay at home farm, the house is nice and big and the pool is just wonderful for the kids."

    It’s kept at a lovely temperature too. The games room was great and the gym was hardly used. The location is great as just a short drive to the shops or the beach. The children were never bored and complained there were too many things to do in the house haha. The grounds of the house are kept lovely, although the bottom of the garden flooded in the amount of rain it was almost clear the next morning. The heating in the house is excellent, we had to turn it down or off most of the time as the house held the heat really well. We felt this house could be amazing with just a little bit more upkeep. The pool had tiles and coverings falling off constantly, the cover on the pool needs replacing as the bits are just breaking off. The outside hot tub needs repair or a valet as the jets don't work as they should. The tv remotes don’t work and there is also very limited Wi-Fi for the size of the house. I feel the house would benefit from a smart tv with maybe Netflix (for the winter months especially) When the weather is bad. The house does need to be cleaned a little better as the spiders in the corners of the rooms were a issue for my children. Other than these we fell like maybe a pool table or dart board would be a great addition to the games room. Also maybe let guests know they can use the golf range as the let you borrow the clubs for free. Overall it was a lovely stay and we would come back again.

  • "This was a lovely property and we would not hesitate to book again."

    The property would benefit from a little tlc in places and some general maintenance which we have fed back to the owner and was received well. However this does not take away what it has to offer. The swimming pool was fantastic and the shower room an added bonus. The garden and grounds were lovely. The games room too was great. Having read some previous feedback we were concerned about our stay however I feel this feed was harsh and unfair. We had a great stay here and would not hesitate to return.

  • "The property is on great grounds - lovely garden, and the swimming pool is fantastic."

    Location is brilliant too, it's well positioned for lots to do. Unfortunately other than this we were largely disappointed with this accommodation, especially given what we paid for it. The decor is dated and worn out. There are chunks missing from paint on walls, loose cupboard handles, rusty bathroom radiators. The hot tub cover is tatty and falling apart in the swimming pool area. Hot tub jets didn't work. Mismatched plates, bowls and mugs. Beds are very uncomfortable. No toilet roll holders in some bathrooms. Mainly though, the cleanliness levels were very poor - e.g. bathrooms not properly cleaned (hairs etc left behind from previous visitors), the carpets are stained and dirty, the hot tub had dirt in it, dust bunnies and cobwebs in corners of rooms and on skirting boards, muck around the edges of taps, dead insects in various places, carpet bug infestation across the property. You really could not tell a cleaner had been anywhere near it. The house also has many signs up constantly reminding you what not to do - dont use the hot tub after a certain time, dont use the swimming pool on checkout day, warnings of an extra cleaning fee. I appreciate there are rules, but to have them framed and hung up around the house more than once felt more like being at school than a relaxing weekend away we'd paid substantial money for. Just put them in the welcome book instead. The irony is one of these signs goes out of their way to tell you that the "luxury property" has been "handed over to you in pristine condition". I'd beg to differ. Upon arrival we also discovered we were expected to strip all the beds before leaving, amongst other requests. Again, when you pay just short of £3.2k for 3 nights away, and you have to be out by 10am, you kind of expect not to need to do your own cleaning before you go... especially considering the state of the house in general. The cleaners were stood outside waiting from 9.40am (ironic given the state it was given to us in). And the final insult was the housekeeping bond not being returned within the 7 days stated, we had to chase it up more than once to receive it back. The house has great potential, but until it's refurbished and deep cleaned, we wouldn't be able to recommend booking it at its current price.

  • "We had a wonderful half-term week at Home Farm where the spacious "banqueting hall" dining area was great for family Gold Wedding celebration meals together."

    There was also plenty of room to seat all of us in the lounge. The hot tubs, pool, games room, table tennis table and large garden got lots of use too. There was room to park our 3 cars and the Conwy valley, Snowdonia and North Wales coastal resorts were within easy reach. On the down side, there had obviously been some sort of leak in the gym area where two de-humidifiers were running. This meant that the downstairs bedrooms smelt rather musty and felt damp and cool. It would have been nice to have been informed about this. We had to work out for ourselves how to get the heating working to help with this, although the cleaners had left doors and windows open to help air it. What would be helpful would be a property information file (not just one with tourist information) giving details of how to work the heating and other appliances, emergency numbers, details of nearby recommended foodshops etc. Other things that would be useful: A lock on the house bathroom door A pair of kitchen scissors and another large serving spoon It would be good to know that tea towels are not provided.

My number is in the property, so I am available to help with the heating or any other appliances in the property. There are scissors and a range of utensils in the drawers.   • "We had a great time at Home farm."

    The house and garden are beautiful and the surroundings are idyllic. The swimming pool was a huge hit as were the hot tubs. The children were never bored as they played in the games room and the extensive gardens. The house has a luxurious feel to it yet it also feels homely. The whole stay felt like a treat. The only downside was that the newly installed heating system was not working properly and although we had hot water the heating was not on and consequently it was quite chilly in the basement rooms. There also needs to be a drier in the property. We had 7 children with us and a drier would have been useful .

  • "We had an amazing time."

    We were there for our 60th birthday with out 3 children, their partners and our 2 baby grandchildren. So much to do . We had great time in the pool, there was a games room and hot tub. In the evening we played board games...the house is so big and all the bedrooms were perfect for us. Great location, and we did go out for a walk, but we just wanted to stay in the house.

  • "Home Farm is a beautiful property in a great location."

    On paper it offered everything we wanted for an ideal holiday for a large group of people. We had 15 in our party (8 adults 7 children and it advertises as sleeping 16). Unfortunately from the onset we experienced too many issues with the general condition of the property to be able to say we enjoyed our stay or had value for money. The house is large and spacious enough to comfortably accommodate our party, but the facilities within did not, and were not entirely as advertised. The house is very tired and whilst we appreciate the age and style of property make cleaning and managing its upkeep challenging, it was so poorly maintained that it was definitely historic issues not new. There were certain areas that were both unhygienic and dangerous, especially as it advertises as child and baby friendly . The areas that were most disappointing and dangerous were the kitchen and garden. There was no welcome book or information re emergency contact, where the stopcock is, electric cut off, how anything worked, just no general welcome, safety certificates etc. we were later given a file but it only contained tourist information in the area no doctors, shops etc. Firstly for a 4**** property at premium rental, there was no welcome pack of any sort. I know it is not always provided, but a property at this rating charging £3000+ per stay this was just a missed welcoming opportunity. We eventually found some tea bags and sugar after hunting but nothing else including cleaning products to keep the kitchen hygienic, wash up etc. Fortunately I had taken dettox and kitchen roll, but there were no tea towels , no oven gloves, very little kitchen roll, no scourers, not even basically equipped. The lovelylady we called re our problems Tracey, did bring same round after we made contact, but it was a poor presentation and initial impression of a lovely house. When we looked for cooking equipment there was odd saucepans with only a couple with fitting lids - Tracey did bring more when she came. There were frying pans but all were in a poor condition and food stuck and burnt when we used them. 3 pans had such loose handles they were not safe to use. There were a few baking trays but very tired and well used. No casserole dish or big pot for cooking for the large number the house advertises for, so meal preparation was difficult. The kitchen was advertised as seating 8 and had a lovely large table, but only supplied 6 chairs, with some needing tightening as were very wobbly. There is the beautiful banquet style table as a second option in the hallway area, but the 2 benches supplied were not particularly comfortable and were again so wobbly that we were concerned about large numbers using them together. There were 2 high chairs supplied but again one is very battered and needs some attention, especially paintwork and no safety straps. The refrigerator was absolutely disgusting and unhygienic! It was rusty, all the doors and draws were broken in some area and there was historic mould in all the draws. The icemaker was broken but was so rusty and dirty that it would of been a health hazard to use it. This refrigerator was not at all acceptable and should be removed immediately. We had to clean it ourselves on arrival as best we could but should never have been expected to put food in it or knew whether it was actually working. To have only one refrigeration for a property that offers accommodation for 16 was actually ridiculous. It needed at least another small drinks fridge or a second one to manage if you are staying for a week as we did. The cooker/oven: It is a gas hob and double oven range style cooker. It is so old that all of the control knobs are so loose and you are unable to tell if it is at the correct temperature or even turn it on and off without just turning the knob until the sound or light goes off. Only one oven works which again is ridiculous to cater for 16. We were told it was down for refurbishment at some point, but having taken £3000+ off of their guests the minimum to expect of the owners is safe and working basic amenities. The dishwasher had no draw on it to hold the tablet, and the arm was blocked so the upper shelf did not clean the gasses etc. Whilst this was managed by us by washing up ourselves by hand, for a 4**** property with 15 in our group this was not restful or acceptable. A property was advertised with a dishwasher, it should have one that works. Again we were told it was down for refurbishment - great except our money had been paid in good faith for all of these expected advertised items that were not functioning barely adequately. Equipment was totally lacking as I mentioned previously, not even a casserole dish or container with a lid. May mismatched saucepan lids and a few saucepans, no microwave wear, literally one of basic things like jugs, colander, etc. There was plenty of cutlery, plates, mugs, but very mix-matched and lots had chips. The house had been cleaned, floors were swept but there was a lot of dust on the fake flowers/tree that was in the kitchen. The property had not had a deep clean for some time. The lounge carpet where our crawling babies had to play was so marked it was disgusting. The sofa was very well used and kept separating and uncomfortable. There was 2 bulbs that were not working, and one of the up lighters just fell down one evening - inside was lots of dust and some Easter eggs clearly from months ago Easter egg hunt. We reported it the next day and they came and made it safe. There was no way of playing the DVD and the TV selection was very poor. There was bulbs missing in other rooms, but most notably on the very steep stairway to the kids den from the utility room. This room also had no curtain on the stairway window, and as it is ground level, the children found this very difficult to sleep in. We put black bags at the window to block some of the window but caused a lot of stress. The bed rooms on the lower floor were so cold as no heating came on even though the rest of the house was baking hot. The rooms smelt stale and musty. The beds were very uncomfortable and in the room with the larger shower room, was extremely hard to access. There was large amounts of dust everywhere in the bedroom especially behind the bed/side tables/beams, but bathroom was clean but needed a lot of areas finishing off as lots of exposed pipework, rust etc. The other bedroom the bed broke on the first night. There was no evidence this was a new break and was definitely existing. the frame of the bed was so loose it couldn't hold the wooden struts in and one side just kept rolling out. My poor daughter-in-law had no sleep and had to sleep in the lounge a few times as even though a temporary fix was done it happened again. She had a very bad and stressful experience and was exhausted to the point she nearly went home. This was again very tired furniture and poor maintenance. Whilst it was quickly temporary fixed it broke immediately and spoilt their holiday. Outside there are so many steps and sharp edges that were hazardous as there was one single light only working in the garden. To access the pool after dark was dangerous as the steps are steep and were unlit. Again fixed by day 4 but I personally nearly tumbled trying to lock up the pool at night. At the bottom of the main staircase to the garden the timber had been broken and sharp edges were exposed so dangerous for the children. Everywhere was rusty, unmaintained and unlite. The pool was amazing and we really enjoyed our time in it, but again there were numerous discarded floats and toys that were covered in mould and were a health hazard, and some of the furniture was broken. The house is a house of 2 halves top floor amazing, main floor with kitchen etc very tired and needing attention, lower floor needs a complete re-vamp and room layout and the wifi and heating addressing. I appreciate this feedback has taken me a while to forward due to personal circumstances but as a company Sykes need to address their follow up procedures and checks on properties, as this must of been an amazing house but it is not as advertised now and the owner needs to address many things to improve guest experience, especially for the very high rental costs. It is a shame as all of us agreed the location was perfect as was the pool and we would of definitely booked again but it was just too dangerous for our families. I do not want this feedback published as I appreciate this was our personal experience and as a Sykes owner myself I know how important feedback is both positive and negative, but am happy for you to forward to the owner. I am disappointed that I have had no follow up from Sykes themselves on my negative review score that I sent back. I also feel that Sykes should offer us some form of compensation for the misrepresentation and the vast amount of problems we encountered during our stay. I look forward to hearing from you re the above.

  • "We had a wonderful family weekend in beautiful Home Farm St Asaph."

    The fabulous swimming pool was the centre of attraction for our grandchildren Asking every morning to swim before breakfast! Both hot tubs were great used by parents to relax. The house was both spacious ,comfortable ,warm and cosy .Kitchen lighting was rather gloomy with difficulties working the range as its knobs were worn. Lighting in the front of house not on at night making the access tricky in the dark especially as the children used the outside games room. We later discovered there was a switch No info re this ! Some info re property would be useful We all agreed that Home Farm was superb and suited our family weekend perfectly In fact it was better than we had expected. Kind Regards from a happy family

  • "We are a family ageing 73 to 13 and everyone one enjoyed home farm the swimming pool was great used every day hot tubs were good to the dogs loved the garden plenty of space to run round brilliant games room used every day We had a small problem with a wasp nest but was resolved the next day never saw another wasp."

    all kitchen cupboards were stocked with everything you needed could of done with a couple of empty cupboards for food over all a brilliant house to spend time with family didn’t have time to use the gym

    Fabulous location, pool was superb & a big hit with the children aged from 4 - 14, even older teenagers enjoyed it! Only thing to improve would be changing the 4 bedded room to a twin with firmer mattresses & adding an en-suite. Outdoor hot tub, table tennis table & games room was an added bonus.

  • "The property was fantastic!"

    ! Very comfortable rooms, bathrooms and beds. Also extremely well equipped. We catered in every day as we were so happy to spend our time using the house and facilities. We were a family of 10 from 12 to 82 years and we all loved the pool, hot tubs and games room. There were lots of crockery, cutlery, kitchen knives/utensils and glasses which can be lacking in some holiday cottages. Really couldn’t fault it and we would love to come back sometime soon.

    The swimming pool and jacuzzi was amazing. We were really pleased that the house had been decorated for Xmas (and more than just a tree). Some of the cooking utensils and trays etc were dirty and we had to wash them first and clean out the filter on the dishwasher. Overall a fabulous experience which we would throughly recommend.

  • "This was our second visit to Home farm it is a lovely place to stay in a great location."

    It is well furnished, lovely decor, has everything you need, is clean and very comfortable and its relaxed atmosphere makes it so easy for you to feel at home. The kitchen is large, well equipped and the house is very spacious. As a large family group of varying ages from 11 months to 86, it was just perfect for us all. The swimming pool and hot tubs were amazing and made full use of. The patio and garden areas were also really nice and tranquil and the children and dog had plenty of room to play and run around. We were also lucky enough to be able to book the game keepers cottage that is adjacent to home farm, it is a newly refurbished amazing cottage, a well thought out design and so well furnished with a keen eye for detail and some lovely finishing touches, this property also has its own patio and hot tub. The owners were friendly and not far away if we needed anything. Some of the party made use of the local golf course and visited the tweed mill shopping outlet and explored some of the locality. Everything was just perfect and we are looking to book again for next year.

  • "Warm welcome by owner."

    Surprised to find the lovely pool was exclusively ours. Accommodation brilliant as plenty of space which suited our three families. Infant and parents in one upstairs wing. 4 young grandchildren in dorm which they thoroughly enjoyed - they liked their own entrance and being on their own downstairs. Grandparents in two bedroomes at ground level was ideal and away from noise, reached by separate staircase. Adult couple upstairs at other end of house ensured they were not kept awake or woken up by any child or infant. Ideal for everyone. So much space for us all. Facilities were much enjoyed by everyone - games room, gym, spacious kitchen, sitting rooms and garden. The pool and hot tub got the most votes from everyone. Owners available but not intrusive at all. Only flaw which we mentioned in the visitors book was ciggy. buts in the flower pots and plastic glass and drinks can in the flower bed left by other guests. We all enjoyed NT Bodnant gardens & the children intrigued with the owl pellet dissections down at the Mill. Slate museum was excellent and we could have spent the whole day there. Cattle Market Auction day in St Asaph went down well and was instructive for the children. Excellent 50th wedding anniversary celebration with the family, Great value for money.

    As a few others have said, the photos don’t do it justice. The outdoor hot tub was a lovely surprise we weren’t expecting as well, and we had the most amazing time. I’ve already recommended it to a friend! The only downside was the WiFi which didn’t work at all during our stay.

    The kitchen was beautiful and fantastically well equipped which isn't always the case in rental properties. Swimming pool and hot tubs were better than in the photos and all very warm and the boys all loved the games room and that they could walk to the driving range too.... really can't find any fault with the house or our stay at all. The greeting from the owners was very welcoming and very flexible on leaving time too - the whole thing made for a perfect surprise weekend of celebrations. Would highly recommend this place and would love to come back again !

  • "Home Farm is a beautiful house in a lovely setting."

    The rooms in the house are a little tired and in need of some TLC. The dining hall and lounge appear bigger on the photos...the lounge is no where near big enough for a "full house" to relax in. Personally we preferred gathering in the kitchen, it was welcoming and comfortable and became the hub for us. The pool is fantastic and was enjoyed by everyone, especially the children with their various inflatables, and the 2 hot tubs were fab for adults to relax in. The children also enjoyed the games room and regularly badgered the adults to come and play, which we did and had fun. The only criticism we had was that there was lots of cobwebs and dust on windows, fixtures and fittings...spiders we understood as we were in the middle of the countryside but the house needed a general spring clean...also the vacuum cleaner hadn't been emptied and was full of dog dander which was rather smelly. None of this detracted from us having a good time...we had 6 children with us aged from 1 to 13 so preferred a place that was not in pristine condition or one that was expected to be kept like a show home...lived in was more comforting. We would recommend this house to larger families/parties as it has a lovely homely feeling to it and is set in beautiful surroundings...you can have fun or relax or do both... Superb. Our Daughter had to leave before the end of the holiday but we did manage to visit Towyn and the fairground with all the children before she left. We then went on to visit Prestatyn and had a nice meal at The William Morgan pub, Rhyl for the Seaquarium (had a photo taken with Solo the seal), arcades and warm donuts and Chester Zoo which is great but tiring. Claire and Richard, the owners, were lovely and always at the end of the phone and if help was needed then they would send someone round or even come themselves...perfect hosts. All in all a wonderful time was had by all...Thank you Claire and Richard for allowing us to stay in your beautiful house.

  • "Three generations of our family stayed at Home Farm in late July 2018."

    Our ages ranged from three to seventy. The facilities were excellent. We were very lucky with the weather but had the weather been bad, the younger ones loved the new swimming pool so much, they would have stayed in it all the time, and the older ones enjoyed the hot tub and fitness room. There is a golf course and driving range a short walk away, and both are reasonably priced. Richard, the manager of the property was very friendly and obliging. Overall, I would definitely recommend a family holiday at Home Farm

  • "Home farm is an amazing place to stay, the house has lots of room, is very well furnished, equipped with everything you need and the owners were nice and friendly and weren’t far away if we needed them."

    We were a group of 12, various ages from 25 to 85 and the property suited us all. The pool and jacuzzis were fantastic and the outside jacuzzi was great for those of the group who wanted to use it, while still being able to interact with the rest of the group sitting around the really nice patio area. We just couldn’t fault a thing, it is such a relaxing place to stay. I would definitely recommend this property.

    Probably wouldn’t take a dog there again although the garden was big enough and enclosed for him you couldn’t walk him on the estate I presume because of the equine centre. Tweedmill outlet was just down the road which has a lovely cafe.

  • "We stayed at Home Farm for two nights and we all enjoyed every minute."

    We had a friends get toghether and found the house ideal. We had great use of the hot tub and even used it whilst it was snowing. We went out for a meal to the Plough in St Asaph which is just down the road on the Friday evening and had a lovely meal. On the Saturday we had a take away delivery from Denbigh. Ideal. I would love to go and stay to Home Farm again and by then the swimming pool will be ready. Thankyou for a lovely stay.

  • "It is a beautiful property with lots of character and would recommend to family and friends to book here."

    Our weekend consists mostly of rain so we couldn't do everything we planned. The house is much better in person than on the photos, the rooms are larger and the en suites are also very nice. This property is really good value, you get ALOT for your money. The new pool will make this property so much better regardless of the weather , it will be open over the next month and would maybe return for that. The location of the house is quite private and we had a few problems in finding it on arrival. Lovely weekend away with the family

  • "I would consider going back to the property."

    But I do think that the property could do with a bit of TLC. A lot of the lights didn't work, the bulbs had blown. He replaced some including the cooker hood. But the kitchen unit lights he couldn't fix, so rigged up some temporary lights. The cooker could have been cleaner,(very sticky). I had to clean the light fitting in the toilet by the utility room, full of flies. I could say a few other things, but I don't want to over the top. Don't get me wrong, we all had brilliant Christmas. I just think a lot of things have been neglected.

  • "A thoroughly enjoyable few days at Home Farm for myself and my friends."

    Easily catered for all 11 of us with room to spare. We took advantage of the local attractions including a very well recommended day out at Open Door Activity Centre which was only a few miles away and also managed to visit the coast. The location is ideal and so picturesque along with the golf driving range within walking distance which was a nice touch! The house itself was lovely and cosy and the hot tub was a dream in the evening! Overall a very enjoyable stay, Claire & Richard were both brilliant and I'd happily book to visit again.

  • "Sykes first."

    We thought communication was good. Keeping us informed by e-mail worked very well and phone calls also easy and efficient when we wanted permission to take an additional dog. Home Farm Was pleased to meet Clare (owner) who was really friendly. The whole premises were very clean and well kept. Plenty of space and comfy beds. A good utility room was very handy with a few kids around. Kitchen. And dining facilities were great with all the utensils, pots, pans etc one could need....surprised to find a large 'slow cooker' in the cupboard too. Outside had ample parking space and the large fenced rear garden was brilliant for the dogs and kids. Of course, the hot tub was a real success (October). All in all Richard and Clare have clearly spent time ensuring clients have what they are likely to need including a good selection of dvd's for rainy days. A super place!! Thank you. If there was a downside, at all, it was that there didn't appear to be 'manual' available with instructions for appliances etc which would have come in handy for the fridge freezer. Only a small point and NOT A COMPLAINT but I'm sure would be useful to future clients. Everyone enjoyed the place
