  • "Stayed here with my family 6 adults and 2 children in all ."

    Plenty of bedrooms to choose from and bathrooms. We had everything we needed and it was spotless. My grandson loved the games room, what a great idea. We even received a welcoming gift of Prosecco, milk and some homemade buns, such a lovely touch! The house is near to all shops and just a 15 min walk to the promenade and pier. Lots of walks in the area and we even saw some seals on our walk round the Orme. Will definitely return, it's a home from home.

    The house was absolutely perfect for a family celebration. The welcome treats were so thoughtful and the house had everything we needed and more. The decor is stunning and the facilities are excellent! The large dining table was fantastic for us all to eat together and discuss our wonderful visits to Conwy Castle and The Great Orme where we were lucky enough to see seals when walking back! I can’t recommend Abbeylands highly enough and would love to stay again!!!!

    Ideally situated to visit the town, beach and for great walks. Lots of very good eating places within a few minutes walk, public transport available and lots of things to see and do. The house is extremely well equipped, very clean and tidy and well maintained. In a quiet area and very welcoming hosts with a much appreciated welcome pack. We will be returning next year.   • "We stayed here for two nights with friends and family to celebrate my husband's 30th."

    What an amazing time we had! The house is a brilliant size, and we felt like we all had our own space. The dining table was perfect for an evening of food and games. We all instantly felt at home. The owners left such lovely touches as well, and we really appreciated the cakes and prosecco. It was really hard to leave Sunday morning, and we are already at booking to stay here again!

    Beach, walking, shopping, restaurants and cafes, bus routes and the train. Beds were lovely and extremely comfortable and everything is of a high standard & well equipped. The owner was also great and available if we had any issues (which we didn't!).

  • "We loved the location."

    There is a good balance of seaside, Pier activity (arcade), food and other shops and a variety of good walks nearby. Something for all ages and abilities. We hardly used our car. Parking on the street was not an issue. A carpark close by was used on one occasion. The house had a good selection of games. Living and kitchen space was very comfortable. Our hosts were very welcoming and attentive to our needs. We certainly had a lovely holiday and are very likely to be back. Thank you Mrs Evans.

  • "Lovely property in a great location."

    Parking not a problem for five vehicles on the street. Kitchen was well equipped. Dining table amply big enough. The lounge area was a squeeze and needs more comfort seating. Bedrooms are nice and the majority of the group had comfy beds. The curtains in the front first floor bedroom need attention. The only area we were all disappointed with was the games room it does need attention. The pool table was terrible. Would have liked a dart board.

    Super clean and comfortable. Although others have commented on the parking, we never had trouble. And the location was perfect for the different age groups. And so close to each beach for morning walks with the dogs. I wish we had brought swimsuits! Will definitely book again!

  • "Beautifully decorated house, decent size rooms and plenty of room for our extended family of 10."

    Personalised note on arrival, and some lovely thoughtful items in the kitchen. Plenty of plates and cooking gear, large cooker with instruction booklet, cafetieres, and a games room, great for older kids. We celebrated my sisters 50th so we had a range of ages from 2 to 73, all had a great time. Really well located for walking to the beach, into town and up the Great Orme. Also Sainsburys local within 5 mins, but Asda, M&S food the other side of town. We walked to the beach every day, in fact LLandudno was brilliant for dogs, lots of dog friendly cafe's. We only used the car once to go to Bodnant Gardens (also allowed dogs - after October). Also Llandudno is very unspoilt, lots of attractive buildings and super seafront, family friendly, we will be back. We managed to park 2 cars in the street near the property, but it was very busy due to the Christmas fair, however plenty of parking nearby.

  • "I write alot of reviews and always like to put a fair for and against, despite being 12 of us and 1 baby, none of us have an "against"."

    .... absolutely nothing. We arrived to milk in the fridge, processco (which was amazing as it was my birthday!) And fresh cakes, what a personal touch. The house was absolutely beautiful, clean, (very, very clean) with everything we could possibly need. Beyond what we needed. Beds were comfy, fresh towels, toilet roll! (You would be amazed where we have stayed and there isn't any) we had four elderly in our party who were put on the first floor with our 12 year old son taking the first single, next landing daughter and boyfriend (twin - well you can try lol) and third floor was my daughter, husband and her baby, myself and my partner and our other 12 year old son! The house was so big we could all do our own thing when we wanted to and be together when we wanted to! Lovely back yard that caught the sunshine and an area with a football table (many a tournament in here over the course of our holiday) and a much needed washing machine as we had a baby. The dishwasher was fantastic, despite my father in law being insistent he liked to hand-wash (soon sorted that out) we had a big sit down dinner on one of the nights, we all fit around the table and there was ample table ware! We felt quite posh.

    The house was lovely, immaculately clean, well fitted and cared for and the welcome pack was thoughtful and much appreciated. It felt as if every care had been taken to make our stay a good one. With all of our grown-up family arriving late on a Friday, it looked as if the on-street parking might be difficult with so many cars but there was only one occasion when we didn't immediately find a space and had to park on the next road. Quiet at night and beautifully positioned just a few minutes' walk from the town centre and beach, with so much to see and do nearby. A great place to stay - thankyou.

    There was eleven of us in total that stayed the weekend for my sisters 30th . Everyone fell in love with the property . It is modern , clean and central to Llandudno. The owners were also kind enough to leave us some delicious fairy cakes on arrival. Condiments such as tea , coffee and sugar . Two bottles of champagne and some milk! Extremely generous and kind .     It was a very comfy house and beautifully furnished, we celebrated my husbands 60th birthday there so the cava was most welcome. We didn’t manage to park near the house but it was very busy. The only negative for us was the games room, we always book a house with a games room due to holidaying with our grandchildren but didn’t really feel this qualified as a games room, but everything else was spot on.

    We really appreciated the welcome gifts of home made cakes and Prosecco. Our stay was very comfortable; the house was warm with good showers. The Kitchen was well equipped and there was plenty of space in the Living and Dining Rooms for our large group and three dogs. Only negative feedback is in relation to the decking and rear yard. The decking was slippy in several places and there did not appear to be any outside lighting in this area.

    Clean, tidy, warm and welcoming. The location was great (albeit on arrival it took a little while to find a parking spot) but the welcome gift from the owners, milk, home made cakes & prosecco where lovely. The owners couldn't have been more helpful. We fell lucky with the weather - enjoying an excellent sunny spell. The kitchen was well equipped, and the washing machine was great to run a quick wash. We took our 3 dogs who settled in well and the back yard was secure for them. My only downside was the general bin situation overall in Llandudno, which looked untidy on some streets and attracted flies. All in though, we thoroughly enjoyed our week at Abbeylands House and are already planning our return.

    The welcome pack, cakes and Prosecco were a lovely touch and very much appreciated. The accommodation was clean and fairly spacious and given there were 6 adults, 3 children and 2 babies we didn’t ever have to wait for the loo as there were three! Would definitely recommend it but being across three floors I would be mindful if you have difficulties with steps and stairs as they are quite steep. Parking was a bit of an issue at times but most of the time we could find a space on the street. We organised a food shop to be delivered by Asda on the day of arrival but it is only a few minutes drive away if you do want to get any essentials. Thank you for a great week in Wales

    Family of 12 was accommodated in comfort. Great location handy for the town centre and the quieter West Beach which the children loved. We were concerned about parking but it was not a problem and we always managed to park all our 4 cars on the street. Hosts were good with a few welcoming necessities and some pleasant extras upon our arrival. The addition of a washing machine would have made the cottage perfect. Sykes are sharks with some devious practices regarding the issues around Covid regulations.

    Very beautifully decorated and fitted. Very comfortable beds and spacious bathrooms. Lots of fluffy towels but it would be nice to be able to change them mid week as there is no washing machine as we had expected. Very welcome prosecco and home made cakes, tea, coffee and milk from the owners on arrival. Good location very handy for everywhere and no trouble parking 4 cars close to the house. TV s in all rooms. Only thing we would have liked would be a smart TV in the lounge so we could all watch a netflix movie.

    It is situated close to the shops / pubs / Promenade of Llandudno on a one way street which is quiet. Parking on the street which was okay. We stayed as a group of 6. The house is great, clean, really well equipped, comfy beds, big enough so there is space for everybody to have their own room each other but also come together. Lovely touches of fluffy towels, nice bedding, fizz and cakes on arrival. The owner is available to you, lovely and helpful. Highly recommend. We will be back!

    Easy flat walk into the main area of Llandudno nd to the pier. Could do with a washing machine and the games room was only for young children. The owners were very pleasant and helpful.

    She left us 2 bottles of Prosseco and small cakes which we enjoyed. Accommodation was spot on, plenty of room for 9 adults and 2 children (ages 5 & 2) adequate facilities for all, beds were extremely comfortable, kitchen & dining rooms well laid out plenty of decent crockery, cutlery etc , the house was about 5 minutes walk from the sea front with plenty of shops, banks & cafes along the way. Very quiet of an evening, so no problem getting children to sleep . Thoroughly enjoyed our stay and would gladly recommend. Hopefully, we will return.

    Met on arrival and shown around the house which was beautifully decorated and had every facility needed. Within walking distance of the beach shops and restaurants. We ate at The Cottage Loaf which was lovely home cooked food and good atmosphere. Parking outside. The house was clean and well looked after would recommend to anyone. Thank you Abbey Lands.

  • "We have just returned from a lovely week at Abbeylands House."

    It was a family get-together, and there were 12 of us, aged from 15 to 80. Bedroom splits were ideal for us, with 2 singles, 1 twin and 4 doubles. All decorated to a high standard with very comfy beds. The 3 bathrooms were ample and very clean. Kitchen was great with lots of pans and crockery, and no shortage of glasses, including gin balloon glasses which came in very handy... Dining table big enough for the 12 of us and the living room area was pleasant to sit in. Small area of decking outside the back door with table and chairs which was nice to use when the sun did appear. The location was great as only a few minutes walk to shops, bars, restaurants and the promenade. There is a nice bar right at the end of the pier that was lovely to sit outside in the sun. Had a good gin menu. Dympna, the owner, was very happy to respond to any questions we had. And the welcome gifts of Prosecco and cakes went down very well. Would highly recommend Abbeylands for anyone visiting Llandudno. We would stay again.

  • "The weekend was for my brothers 40th birthday and it was fantastic."

    there were 9 and a little one plus 2 big dogs . The accommodation was perfect enough rooms for everyone to have there own space with TVs in the room. Beautifully furnished the kitchen was perfect and well equipped with all the pans and dishes with all the cooking we did. They even had dog bowls ready and loads of games to keep the little one entertained. a lovey surprise of champagne and cake to start the first night with a bang. The weather was hot so it was lovey to be able to sit outside enjoy the weather with a few cheeky drinks. Location was great only a short walk to front and the second day we popped to Betws-y-Coed. So easy enough for everything even the main high street. Look forward to staying again thanks

    Every room Had a unique feature. The bathrooms were crisp and clean and looked quite recently modernised. There was hot water for everyone in the house. The kitchen was well stocked and had everything we needed. The location was excellent for getting out and about. The owner met us to let us in and was on hand for any questions during the weekend. Couldn’t have asked for more!

    The beds were very comfortable, bathrooms were extremely clean and every detail was thought of. The house was lovely and warm, good heating system, easy to manage. We were greeted by the owner and shown around the house, very nice lady. There was tea, coffee , two bottles of Prosecco on our arrival. There was even little cakes and Halloween treats under a glass cake dome. Lovely touches. Lots of crisp, clean towels and bedding included. No rules about this, that and the other, just left to enjoy our stay. The house is situated in a great place, just a short walk to the beach and the shops. Lovely for an early morning stroll. Very good for the grandparents, nice and flat for walking. We had a wide range of ages in our party and we all loved it, very enjoyable stay. Would recommend to anyone, thankyou.

  • "This is a real home from home."

    I was met on arrival by the owners who were very helpful and welcoming, telling me everything about the house, local dog walks and nearby beaches - they have 3 dogs themselves and as a dog owner myself this made me feel more at ease. Having 3 Labrador dogs we were slightly concerned that the internal space might have been difficult to accommodate both the dogs and 6 adults. We couldn't have been more wrong. The dogs could be kept behind closed doors in the lounge/kitchen/diner at bedtime and on the occasion we popped out without them, in the hall/kitchen. The bedrooms are luxurious and all facilities are provided throughout the house including the addition of a very nice welcome pack. The house is only 8 mins walk from the west coach beach, long sandy and popular with dog walkers and out of season, almost deserted - we loved this. It's only 5 mins from the centre of Llandudno and a couple of minutes further to the sea front on the east (the main sea front - Pier, hotels, etc). There is a large grassed area (football pitches and cricket ground) about 3 mins away that is also a nice walk for the dogs that we always used in the morning. The only slight downside is that the outdoor space at the back is a small yard (hard surface) so we needed to walk the dogs along the road and around the corner into a ginnel which had a small grassy patch. This is okay during the day, but less pleasant very late at night. That said, we loved the home, its location and facilities and definitely aim to go back.

    It is a first class house with modern facilities. The grand children enjoyed the games room and so if they are happy, it makes life easier for the rest of the family! I can recommend it without hesitation. We have booked it again for next year!

  • "The property was lovely , the owner very friendly and generously left us some very welcome gifts on arrival."

    We were a large party, 6 adults and 5 children and yet we were very comfortable in the property. The 3 bathrooms were extremely useful and prevented any delays in the mornings. There was more than enough crockery, glasses, cutlery and cooking utensils provided. The bedrooms were large and airy and the beds very comfortable. With 5 boys in our party the games room was a very welcome addition and was well used. The location of the house is a really good ,all facilities of Llandudno within easy reach . Although there is no parking at the property despite having 3 cars in our party we were always able to get a spot close by. To be honest the weather was beautiful and we rarely used our cars as all we needed was within comfortable walking distance. The only extras I would have liked was possible a washing machine or at least a drying line to cope with wet swimwear and a guest book to list were we would recommend and suchlike but this was a wish rather than a must have. Will look forward to staying again .

  • "Just returned from a fabulous family break 8 adults and 2 dogs."

    Abbeylands house was a very welcoming home from home. The house is decorated very tastefully in a Victorian style and every bedroom is individual. The beds are very comfortable and the linen and towels good quality. With 3 bathrooms one with shower over bath and 2 with a shower there was never any queue to use the facilities. Everywhere was so clean and fresh. The crockery and cutlery in the kitchen was good quality. The house is very accessible for local amenities shops, pubs, cafes and restaurants are a short walk away (10 minutes). Thank you to Mr & Mrs Evans for a warm welcome and comfortable stay.

  • "The house was brilliant."

    It’s a 10 minute walk from main streets and the sea so good location. There’s no designated parking so you have to get a space on the street. We were lucky and found 2 spaces very close by and owners were also happy to help with this and our luggage. Inside the house is beautiful - obviously well renovated yet keeping some lovely original features. There’s a large downstairs lounge/diner and great kitchen which is very well equipped. Unlike many rental properties the crockery, cutlery, glasses etc were both plentiful and super quality. Upstairs the bedrooms and bathrooms are equally well fitted, with comfy beds and quality bedding and towels. The overall impression is both comfortable and luxurious. The owners were on hand if we needed them and they even left us a bottle of bubbly and yummy cake as welcome surprise. The only things that could have been improved (and these are mostly minor points) are:- Coat hooks or coat rack in hall, small waste bins in bedrooms, coat hooks behind bathroom and bedroom doors, and possibly another wardrobe on landings to service the single bedrooms that do not have them. Otherwise the house was simply perfect!
