  • "The property is ideally placed in Llandudno, has spacious rooms and the garden is well kept."

Parking is good and easily accessible. Tea, coffee & sugar were provided. Also dishwasher tabs, washing up liquid and hand wash. The apartment however is very tired and dated. It is not clean. Upon arrival, we were greeted with a terrible smell. We went out and bought 3 plug in air fresheners to combat it. There is rising damp in all walls, with flaking and stained paintwork. The joints in the wooden floors are spreading and the floor is uneven and peeling in places. There were cobwebs in every corner and behind every door. The windows and window sills have not been cleaned in a long time. The dining table and placemats were dirty. The kitchen worktops and appliances were covered in grease. There were insufficient glasses and we had to buy more. I received a cut from a cracked plate and there was also a chipped and cracked mug. The microwave looked extremely old and is rusty inside. The frying pan had pealing non-stick, was covered in grease and looked like a health hazard. I eventually found the fire blanket in a cupboard! The bathroom floor was filthy with a broken towel rail and the radiator was full of dust and hair. We were very disappointed with the apartment. We departed 2 days early of our week's stay and definitely would not recommend. Sykes Cottages advertise their properties as hand picked, but how often are they inspected? We will never book through them again.

  • "We booked the apartment from the 4th to the 11th of September."

Prior to our holiday we read some worrying negative reviews e.g Mrs.Lang in July 2021. We contacted Sykes to see if we could cancel the holiday and rebook to different accommodation but this was not possible. Sykes contacted the owner regarding our concerns and he accepted that in his words the apartment needed some TLC and that there was no damp. This apartment was in need of a deep clean, rooms with cobwebs floating from the ceilings, skirting boards had dust that looks like it’s been there for years. On arrival we noticed the foisty smell and the smell of dog in the main bedroom. There was no welcome pack that usually greets visitors to a holiday home or a visitors guide book on the table. Photographs on different websites must have been taken many years ago when it appears that the apartment had been refurbished, unfortunately it doesn’t look like this now. There are many negative reviews on different websites about the uncomfortable settees which hasn’t been addressed over the years. Unfortunately under the seat cushions of one settee was an accumulation of dirt which would have taken a long time to build up including crumbs and dog hairs. The bedding was very drab and the pillows were of a poor quality that did not give any support as they were very thinly stuffed. The laminate flooring in the apartment is very old and has moved showing gaps between boards and also some boards have been screwed down as they have probably warped. The carpet in the main bedroom is very old and tired. There is damp in the apartment as there are recent paint patches above the skirting boards and also flaking paint on the floor. The laminate in the bathroom is particularly bad as is the bathroom itself. The toilet seat fittings were disgusting as they were brown most probably due to urine droplets. Only one tea towel and two old bath towels are not sufficient for a one week stay. The kitchen worktop seams are showing signs of bubbling. The microwave is disgusting due to ageing, the internal surface has worn away and is now rusty. The extractor hood filters above the cooker were thick with grease and smelt of cooking fat. Pots and pans were supplied, however the two frying pans need replacing as they are not fit for use due to the non stick surfaces being badly damaged. The garden doesn’t look like it does in the website photographs, the decking hasn’t been treated in years and the path at the back is badly broken away which makes for poor footing. The garden table that someone commented on as being rusty is only fit for the scrap man. For most of our stay the weather was really sunny and it would have been nice to sit in the garden for breakfast and also later in the day when returning from a day out but we couldn’t have sat at the table. We didn’t need to contact the owner as nothing needed fixing but as Sykes had contacted him about our concerns we thought he might of addressed some of the issues and replaced the likes of the patio table and microwave and also contacted us to see if we were happy during our stay. As the weather changed on our last days we decided to leave on the Friday rather than spend the rest of the holiday in the apartment. We have stayed in a lot of good holiday accommodation throughout the UK but this is the worst. On our last day as we always do in holiday accommodation, we tidied the apartment and attempted to use the vacuum cleaner which again was not fit for purpose as the dust collector latch wouldn’t hold the dust collector to the cleaner handle. We have taken photos of the things that we have noted in this review as proof to the condition of the apartment. Our experience with Sykes customer care is poor as they did not contact us after raising a case number, we had to contact them after 10 days. We feel as if they took the side of the owner based on his comments.

I’ve always found it clean and comfortable if I hadn’t I wouldn’t have gone back. Yes I’ve had a problem with the bathroom tap and the loo but Storm sorted it immediately. I’ve found him and Mary to be great hosts and hope that he will carry on with holiday lets. If he does I’ll be first to book. It’s in a great position and the parking is brilliant. Please let it again next year Sonny and I would love to come back again.

.. very convenient for food supplies and good choice of restaurants and bars. The apartment is nicely done and superb for families with dogs. The back garden is brilliant for the dog and ours loved it.... There is Trinity park less than 2 minutes walk which is great to let the dog have a run and make new friends. The apartment is nice and modern with everything you need to make your stay comfortable. All kitchen appliances are good and cater for your needs if you’re eating in. Many Thanks to the owner Storm and you guys at Sykes Cottages... We will definitely book again if in Llandudno next. Paul and family plus Henri the dog....

toilet became blocked on sunday and I had to spend a revolting 30 mins clearing it. Whole place needed a lot of money spending on it, signs of damp everywhere. Reading the reviews many people are commenting on these issues and still nothing is being done so why am I wasting my time I wonder? I went with my daughter and we both have nice, well kept homes. How many people agree that our expectations on holiday should be as good or better.

Also a little disappointed with the cleanliness of the property as a number of cobwebs were around the property with spiders for which we had to hoover around the property. Good facilities provided though as the bedrooms were spacious with enough cupboard/wardrobe space provided within them. Nice to have a separate washer and dryer and the heating was good too.

  • "Apartment wasn’t ready when we arrived."

It looked clean at first glance but could do with a deep clean when looking close. Old laminate flooring ill fitting that’s separating. Bubbled in the bathroom. Dog hated it , thought she was on skating rink. As other reviews have said lounge bucket seats are awful not fit for purpose. Luckily there was only the two of us so we squeezed on to the sofa. The back of the sofa cushions full of dog hairs. Kitchen nice and big, very clean cooker but missing some essentials . Only two glass beakers, no tea towels, no laundry basket, no pegs.had to wash all the cutlery as greasy. Shower head broken. Bath mat left there from previous guests and plug hole in bath blocked. Bath towels very small , old and bleach stained. Mattresses rickety and noisy, bedding on mine had a bleach stain on. Pillows old and very flat. No torch or outside light for back garden ( even though the guest book said there was one under the sink) very dark at night when letting the dog out. Guest book needs updating and tidying up, bad first impression. My husband Contacted the owner on return who threatened him said I’d left the apartment in a right state and put the phone down on him. When I returned I looked into previous reviews ( should have looked deeper into trip advisor before I booked) many have the same issue as myself but nothing has obviously been done about them. Not up to the standard of Sykes cottages. We have stayed in 8 or more over the last few years , if this had been the first one we wouldn’t use Sykes again.

  • "The apartment was ideal."

It was in a great location with easy walking to both beaches and shops. The apartment was lovely and spacious and the garden for the dogs had a gate on. Ours dogs had to be lead there as the back food leads into a drive way. Not a problem but worth being aware that some may not be able to open the door to let them out. The only downside was the size and comfort of the sofa/chairs in the living room. We had 4 adults and found it quite upright and not as comfy as we would like. Saying that I would go again. The owners were very helpful and accommodating. Lovely welcome touch. Many thanks would book again

As we had taken our dogs we were in the downstairs apartment. The couple above us had a child who was up at between 5 & 6am & would run about the apartment(which is to be expected) but the upstairs apartment didn’t have soundproof flooring so every morning we were woken up at the crack of dawn by a child who was just enjoying his holiday. The toilet was constantly blocked & had to be plunged on a near daily basis. The taps in the kitchen & bathroom were loose fitted & some of the flooring was risen. We also had the power trip. The apartment was big enough & the bedrooms were both a good size, had it been less expensive we would have been fine but to pay £425 for a week & then be met with the problems we had it just didn’t seem like good value for money.

About the location

Conwy 4 miles, Colwyn Bay 6 miles, Snowdonia 20 miles.

Llandudno lies between two headlands, the Great Orme and the Little Orme and it is these headlands, and the town's two waterfronts, that give this tourist resort its special appeal. The town offers two superb beaches - the North Shore, with its wide promenade backed by an imposing crescent of Victorian hotels and the quieter West Shore with miles of sandy shoreline backed by sand dunes and superb views towards Anglesey. For the best views, however, you can reach the summit of the 679ft Great Orme using either the Great Orme Tramway or by taking an exciting cable car ride of over a mile. The town has an excellent selection of shops, pubs, restaurants and cafés, as well as Venue Cymru, which is North Wales' premier theatrical stage for opera, ballet, musicals, comedy and visiting orchestras, boasting a programme that is second to none - all this is just a stone's throw from the promenade. Just 4 miles away is the town of Conwy - a designated World Heritage Site. A true medieval gem, Conwy is dominated by a splendid castle and completely enclosed by its well-preserved town walls. Discover miles of sandy beaches along the North Wales coast and excellent walking and climbing in the Snowdonia National Park just 20 minutes' drive away - there's plenty to see and do!
