  • "Positives first: Amazing location, spacious property lots of rooms, lovely sun trap garden, comfortable beds, clean bedding and towels."

    Great pub/restaurant at the end of the road, chip shop round the corner and the beach across the road, you can't get a better location in my opinion. Negatives: Two of the bedroom doors only shut with a slam. Dishwasher on/off button faulty, took us ages to get it to switch on. Kitchen not very clean at all, we split some water on arrival, wiped it up with some kitchen towel and it was black. Food splashes up the stools, cupboards. When we emptied the bin, someone else's bin bilge had been left in it. Dining room table was pretty dirty too. Disgusting. The family bathroom shower drain was so blocked on arrival that the water running for 30 seconds filled the tray and would have flooded had we not switched it off. The shower door is attached with cable ties and doesn't shut properly. The family toilet upstairs doesn't have anywhere to hang a hand towel, just a hook on the back door would be a great help. The twin single bed bedroom had a whiff, couldn't work out what it was but it wasn't pleasant. Lounge had an omnimous stain on one of the sofa's.. and also a damp smell in that room. The owners did make contact with me and i explained the problems, by this time my partner had a cleared the drain blockage in the shower and the other problems couldn't really be dealt with immediately. Overall, we paid a substantial amount to stay in this property and for that you do expect a certain standard, a few frills around the edges would have made all the difference. And the cleanliness, it shouldn't matter what you pay, it should be clean. The last thing you want to do on arrival is complain about the basics, you want to be enjoying your holiday. This is the first time i've encountered this standard on Sykes.

Your feedback is very out of character for the property as we employ one of the best managed service cleaners in the area. We are on hand to help with any issues that you encounter during your stay. We didn’t receive any contact from you during your stay for assistance with the comments you have made and would have asked the team to return straight away . Its very hard to rectify any issues once you have left the property and Sykes do advise to report this during the stay in the booking conditions. After your stay, we did have to report some damage and extra cleaning that was needed before the next customers arrived. Thank you for co operating with us regarding this.   • "Enjoyed a fabulous week at Penmorfa."

    It was perfect for our family gathering. Very well equipped with Large spacious rooms. The two front bedrooms provided a spectacular view of the sea, just across the road and it was very difficult to leave our beds. West shore is much less busy than north shore and I would highly recommend this to anyone wanting a more peaceful holiday but with easy access to the busier side of Llandudno. Good food at Cafe Lily, 3 doors up and a handy fsh & chip shop round the corner.

  • "Unfortunately our stay was marred by lack of general maintenance and not reading previous reviews which highlighted some of the problems we experienced."

    Day one we had a serious problem when two of our four young children became trapped in the bedroom with the balcony. The door is ill fitted and when the balcony door is opened the other one slammed shut and to get in we had to force it, damaging what had already been a repair. I informed the owner, who said they knew of the problem, so why didn't we! a simple message left would have helped and the children would not have been left unsupervised in that room. Its an old house and we would have under stood this situation. The downstairs bathroom light was not working, (high lighted in a previous review) we replaced the light bulbs as we could not safely use this with young children at night and after mention it in my conversation regarding the door, no help was offered. However, our biggest problem was the smell of gas (again highlighted by a previous review) on our second night, after a day out. We found an extremely strong smell of gas and we turned off the gas supply to the house, opening every door window possible. My daughter on this occasion contacted the owner who after accusing us of putting items on top of the boiler, hung up on her! We contacted him again, he was rude to our family member, however, this conversation did lead to him contacting his plumber who came the next morning. Which is all we asked for as the safety of our family surely was of paramount concern? The plumber discovered the fan bearing was faulty letting the gas enter the house rather then leaving it. We where completely vindicate by our concerns, but received no apology for the inconvenience of having no hot water or hob working for 15 hours and the stress of a scary situation. Three out of six spot lights are out in the kitchen, three lights were out in the lounge, mold in the downstairs shower, the dishwasher is faulty, even the Henry vacuum cleaner needed emptying and no replacement bag could be found ? As for re-cycling, that is extremely disappointing. and not as it states in the folder done at the depot. The general lack of maintenance and the attitude towards guests, by the gentleman owner is sad, as this could be a wonderful holiday home but it falls short of us recommending it and we would not stay again and at one point I really wished I had not booked it!

We do need to repair the architrave however this is no longer an issue. This was damaged during a previous stay and due to being booked back to back, we haven’t been able to attend to this straight away. We did contact a gas engineer as soon as you reported the gas issue to us. We were unable to get an engineer out until the next morning as you called us late at night and got the next available appointment. The engineer visited the property and advised that there is no issue with the gas or the boiler. These are perfectly safe and in good working order. We do thank you for bringing this to our attention and we dealt with this as fast we could Our managed service team are on hand to help with any issues during the stay – if you had reported any cleaning issues, we would have asked them to return to the property to remedy this during your stay Once again, we thank you for your comments Property Owner

  • "Loved it - great location and beautiful house, will likely book to stay here again and highly recommend it."

    Kitchen really well stocked, had everything we needed and everything worked as it should. Beds were very comfy. Notes for the owner, not criticisms - Downstairs bathroom light needs fixing/replacing, and the utility room emitted some worrying gas smells so needs looking at.

  • "Another happy year at Penmorfa for our extended family."

    We have been staying here for 5 ys. Its comfortable and accessible for a wheelchair guest. it really is a fantastic place. The beach is literally a minute from the house. With the pub also a minute away, and a shop just around the corner. There is so much to do in the area, the Orme, cable cars. a train up to the top, a zoo, the pier, lovely shops, coffee shops,pubs and eateries in Llandudno. Everything for a family holiday, The private gardens are a godsend for relaxing, however sadly this year they were not as tidy as previously. ( im sure this is a new housekeeping flag) we have made so many memories over the years, and look forwward to our next holiday

Regarding the garden we do try to keep it looking good but as with our own garden we have struggled this year as we have had unusual weather. Lots of heavy rain which has made everything super grow.   • "The main problem was the heating, it defaulted at 7oC every morning and we had to turn it up as there was five kids with us, so a lot of blankets coming in from the outside."

  • "The property is not as described."

    The owners advise you not to use the games room as it’s a damp garage. The photo of the laundry room is inaccurate as the facilities shown are not available to you. The listing is overzealous in its description of the facilities. The house was clean and comfortable. Amazing location.

  • "Penmorfa is the most idyllic house with stunning views of the sea and mountains."

    The facilities are superb and the owners have equipped the house magnificently . It is very spacious but also a very relaxed setting . We had a beautiful family celebration here and it create perfect location. I recommend it unreservedly and will definitely return.

  • "Penmorfa is wonderful home for 2 or 3 families."

    Beautiful House, very spacious, clean and warm, all the rooms were large and comfy. We met the owners who are lovely and available if required. Location is excellent, stunning views and close to a great pub that served excellent food. We could not fault the property. Would definitely book again. Thankyou

  • "It took us a while to locate the property as the external photo is not up to date."

    We were looking for a single property next door when this has been changed. Would be great if the pictures could be updated. I appreciate that not everyone wants to recycle, but we had 2 full wheelie bins of rubbish to put at the kerb side. Maybe if the house had recycling facilities this could be reduced. Due to us having an elderly dog, we used the downstairs bedroom and bathroom. The bedroom didn't have a mirror (so we needed to use the upstairs bedroom to style our hair). The bathroom had a poor job of re-grouting with some mould coming through. It would be better if this could be replaced to make the shower nicer.

    Thank you for your feedback. The local council provides recycling baskets which are collected every two weeks and the wheelie bin once a month. We therefore have a private contractor who does their recycling back at base and we have a certificate that shows compliance. We found that the mirror (magnifying) type was broken in the maids room. The property

On the beautiful Llandudno shorefront, looking out to the Isle of Anglesey, is this large and grand, detached house, Penmorfa, boasting spacious rooms and excellent features.

Perfectly suited to a large family wanting to join together and enjoy a traditional seaside holiday.

Beginning downstairs, you can discover the vast sitting room which sits at the front of the property, the large bay windows let the sun fill the room, with plush inviting sofas and armchairs providing enough seats for the whole party to sit before the Smart TV and pick a favourite film.

On the opposite side is the open-plan living space presenting a wonderful kitchen, with light cream units and oak-style worktops creating a tranquil space to get creative in the kitchen, featuring an elegant island with a breakfast bar and stools where you can sit with a glass of bubbly before heading out for dinner.

To the back of this room is the dining table, a simple but stylish wooden table with black leather-look seats perfect for bringing everyone together for a family meal; to the front of the room is a snug area placed before the double doors leading to the front patio.

The ground-floor hosts one of the six bedrooms, a king-size room, which is served by a ground-floor shower room.

Moving up the staircase, find the rest of the sleeping spots which include a king-size with an en-suite shower room, a super-king on request featuring its own balcony overlooking the sea with views towards Anglesey; a double, a twin and a single, with a family bathroom and separate WC serving these rooms.

On a rainy day engage in some healthy competition with a game of darts or table football in the games room.

When the sun is out, let the children run around the enclosed back garden with the dog while everyone gets ready for the day's adventures, with the option to set out on foot into Llandudno, or take the car out to somewhere further afield.

Stroll down the long promenade overlooked by the rows of Victorian buildings making up the South Parade, and visit one of the two beaches, North Shore and West Shore, with the former looking out to Llandudno Bay between the large headlands, and the latter looking towards Anglesey and Conwy.

Walk up the award winning Llandudno Pier, a Grade II listed building with so many classic attractions including fairground rides, arcades, a café and a bar - not to mention the Victorian classic puppet show Punch and Judy!

Head down to the historic walled town of Conwy, cross over onto the isle of Anglesey for some more beautiful beaches or visit the university town of Bangor for more entertainment.

LLANDUDNO

Conwy 4 miles, Colwyn Bay 6 miles, Snowdonia 20 miles.

Llandudno lies between two headlands, the Great Orme and the Little Orme and it is these headlands, and the town's two waterfronts, that give this tourist resort its special appeal. The town offers two superb beaches - the North Shore, with its wide promenade backed by an imposing crescent of Victorian hotels and the quieter West Shore with miles of sandy shoreline backed by sand dunes and superb views towards Anglesey.
