The views are amazing & we all enjoyed the peace & quiet of the location. Plenty of room for 5 adults & 5 children. The beds are very comfy. Camp cot, high chair & 2 stair gates also provided if requested. The children loved the play barn & trampoline. They also loved feeding the pigs & chickens & watching the sheep in the paddock. We were lucky enough to see some sheep dog training too. Ideally situated for days out in North Wales. The owners are really friendly & helpful & the fresh eggs are delicious. We could have happily stayed another week & look forward to returning soon.

The views from the conservatory/dining room and the decking are stunning providing a great place to sit and relax in the evening. Everything you could need was provided. The only thing I might suggest is blinds in the bedroom as they are very bright for trying to get young children to sleep! The children weren’t able to play in the paddock as the grass was too long and there were thistles and nettles but the play barn was great and they had lots of fun in there and on the trampoline. The owners were very friendly and helpful. We had a lovely holiday and I would definitely recommend this property.

Thank you very much for your comments about Pen Bryn Llan. We will look into fitting blinds if other guests feel it may help to keep the brightness out of the children’s bedroom. Property Owner

The owners go over and above what is expected of them, the little ones loved the barn, even the older ones! Waking up to the sheep grazing in the field outside and the amazing views were magical. Even when a family member left her watch, they promptly posted it back. We would certainly go back and recommend this property. The only negative were the small leaks in the conservatory when the driving rain came. This was warned in the documents at the property. Hopefully this will get fixed once the weather improves. We all wanted to thank the owners of the property for it made a magical Christmas.

Arrived in the snow to find Christmas decorations up and the house lovely and warm. We did have a lot of snow over our stay the owner dropped us a shovel off to dig the snow from around the cars and gritted around to help us get out. Some lovely walks and a nice meal in the village pub. Also an outside games area in a barn. Lovely stay as usual.

The views are absolutely stunning. The property is clean, spacious and has everything you could need. The play barn is a massive space with lots of games and activities, our children aged 3-12 loved it and spent lots of time in there. They also enjoyed visiting the pigs and chickens. It’s a short walk down the track to the local pub. The owner was really helpful, answering questions, giving advice on local walks etc. We have already booked again for next summer it’s one of the nicest holiday cottages I’ve ever stayed in. A few flies got into the conservatory but a quick spray with fly spray which was provided sorted it out and they were not overwhelming and no more that I’d expect in the countryside. Definitely recommend.

It was simply the perfect weekend away for all of the family - it slept 7 adults and 2 children very comfortably and all of the bedrooms are lovely and have fabulous views. It's perfectly equipped with everything you need and the whole place was just spotless. My 2 boys just loved the play barn, trampoline and the added bonus was having sheep, lambs and pigs right on our doorstep. They loved feeding the pigs with our left over fruit and veg. The cottage is fairly remote but this is what makes it so special as you can just literally switch off and forget about everything - you relax as soon as you walk in the front door. There are plenty of places to explore only a short drive away or there are some lovely walks to enjoy from the local village. We took a day trip to Betws-y-coed which we all enjoyed. The terrace is lovely - we had a lovely sunny weekend but the wind was a bit chilly but you really don't need to be outside to appreciate the stunning views - even when sat inside you feel as those you are outside. I can't recommend this place highly enough and when we have our next family gathering I will certainly be looking to book again!

The lounge and bedrooms are light, spacious and very comfortable. Definitely the most used room though was the huge dining/sitting conservatory at the back of the house. The views are remarkable and it’s a great room for large group dining. Unfortunately, it wasn’t quite warm enough to make use of the large decked area though it would be an excellent outdoor space in better weather. The games barn is huge and was well used but wrap up warm in winter months! The house is up a long track and there are no shops or pubs within close walking distance so make sure to stock up well or be prepared to drive out for dining.

The property

A stylish, contemporary, farmhouse, next to the owner's home, on their smallholding, on the outskirts of Llannefydd village, in an elevated location above the Dolwen Reservoir, on the Denbighshire/Conwy border.

This detached, delightful cottage offers quality accommodation and breathtaking views as soon as you enter into the double height, summer room, which soaks up the country views across the valley.

Opening into a modern kitchen with a breakfast area, you will find everything you need to enjoy a sociable meal with friends and family whilst taking in the undisturbed panoramic views.

A second reception room provides a cosy area to sit and read or watch TV.

The addition of a ground floor bedroom, enjoying the use of a wet room next door, making it suitable for the less able guest, if required.

Upstairs you will find two king-size bedrooms, one with en-suite facilities, the other a Juliet balcony, and a triple bedroom, again ideal for children, all enjoying some of the best views available in North Wales.

The half-mile track to the farmhouse, though un-adopted, is in good condition and level and worth the walk back into the village to enjoy the hospitality at the 17th century coaching inn and restaurant, perhaps after a walk down to the reservoir to enjoy a spot of fishing first.

If that doesn’t give you enough to do, then a ½ acre meadow outside the cottage provides all the space children may need to play Frisbee or perhaps fly a kite.

The popular seaside town of Abergele is a short drive away and opens up to miles of sandy beaches and coastal walks along the Welsh coastline.

Alternatively, visit the market town of Denbigh or the newly-appointed city of St Asaph, both just 15 minutesÂ’ drive away.

The area is renowned for its stunning scenery and country walks, and will have you returning to this luxury cottage time and time again.
