    It had everything we needed. It was spacious, clean and comfortable. Kitchen was well equipped, nice bathroom and comfy beds. Plenty of parking space, (we had 3 cars) and a secure garden for our dog. Close to the beach and also for walking distance to restaurants. Would definitely stay there again.

    Lots of parking, great facilities and so close to all the amenities. Just tried booking for next year but it appears to be completely full or off the market which is a shame, I’ll have to look elsewhere unless you can advise that it will be available again!

  • "Firstly, I would like to state that we had a lovely stay."

    The house was very spacious with plenty of garden and parking space too. My only concerns were around the sleeping arrangements for my two grandchildren aged 6 months and 2 years 4 months. We requested a cot, stair gate and high chair on the website and it was confirmed by Sykes that all three would be in the house on arrival. The high chair was ready in the kitchen and the travel cot was in one of the bedrooms. We had been warned before going that we would need to provide our own cot bedding. I rang Sykes to ask what sort of cot would be provided. They contacted the owners and rang me back. They said the owners had replied that it was a travel cot but they didn’t know the dimensions- it was just a standard travel cot. As travel cots come in different sizes this didn’t really help. My daughter took her own travel cot mattress and sheet but on arrival we found that neither fitted. Fortunately, at the last minute, I had packed a spare cot sheet for our standard ordinary cot (60cm x 120cm) at home and this fitted. As bedding is provided for all other beds, it might be easier if bedding could be provided for the travel cot as well to avoid confusion? I understand that parents (particularly of very young babies) may prefer to take their own mattress and sheets, though, in which case exact sizes are needed to avoid confusion or having to rush out to try to buy a suitable sheet. There was also no stair gate provided in the property, despite being told by Sykes that there would be. The two rooms on the attic floor (one of which is the single and the other the twin room) have another set of stairs leading to and from them. It wasn’t even possible to attach our own standard width stair gate with silicone pressure pads at the top of this staircase as it was too narrow. We had to rely on barricading the top of the stairs with a suitcase on its side, a couple of cushions and a blanket to give it more height each evening (all of which needed to be removed and replaced by me each time I went up or down the stairs) to ensure that if my two year old grandson woke in the night, or when he woke in the morning, he wouldn’t fall downstairs by accident if he left his room to come and find me in the twin room before I knew he was awake. We are lucky that he is not a child who is in and out of the bedroom at bedtimes before falling asleep, as some children are. If he had been, one of us would have had to remain in the twin room all evening from him going to bed to ensure his safety. As it was, I was able to just remain in my bedroom for a short time until he fell asleep then keep watch via the baby monitor from downstairs with the rest of the family. Fortunately, my grandson never tried to remove the suitcase or lean on it so it served the purpose of just reminding him which direction to walk in when he woke, but it was not ideal and I couldn’t fully relax on the first night in particular. If it is at all possible to get a custom wooden gate made for the top of the attic stairs which opens into the hall, away from the stairs (or even a metal gate without a bottom ledge if they make them that narrow) that would be really helpful and greatly appreciated as the top rooms are probably most likely to be used for children and so other families are likely to find this a problem. Other than these two things (which could probably be easily fixed) we had a great holiday and I would be happy to visit the property again in the future. Thank you

We did receive an email requesting certain items from Sykes on the 10th July which included a stair gate.We responded to Sykes on the same day indicating that we did not have a stair gate and to pass that message on to you---clearly that did not happen. We would tactfully also mention that we do mention cot and high chair in the property description---but there is no mention of a stair gate.   • "We arrived late on Friday night and were a little fraught at the driveway as it is quite right for larger vehicles, however, once daylight hit we realised there is a large area to the rear of the property to park 2/3 cars and the trailer with the jet skis on, so were more than pleased."

    (maybe be more specific in description) The shower upstairs leaked which was an issue as we were getting through towels constantly( thank goodness for the washing machine!) The outside space is fab, sun on front patio in the morning and sun on back patio and garden in the afternoon/ evening ( ample size both areas) The only negative for us was it would have been better with a 3rd bathroom upstairs ( the shower room and toilet downstairs were great when getting home after the beach) We will definitely be booking again, it’s the best property we have stayed in Abersoch for our needs

We have also finally been able to sort out the upstairs shower difficulty—that issue was a nightmare for us and we have taken on board comments made thereto. Unfortunately the house does not lend itself to a 3rd bathroom upstairs as that would we feel compromise the upstairs area.   • "If you have kids - avoid If you have pets - avoid If you think you or any of your party might accidentally stain a carpet or mark a wall ( which btw are already stained and marked) - avoid."

    We have been charged a ridiculous price for cleaning a stain on the bedroom carpet, accidentally caused by my wife during her period. We worked tirelessly to clean the stain but to no avail and at no time did we try to deny culpability. What's more Sykes Cottages have been unhelpful when I approached them to complain about the cost, which btw was taken from my account without any prior consultation.

  • "A beautiful house, convenient location, clean and well equipped."

    The decor needed some TLC in several places (wallpaper lifting, cracks etc) The first thing I saw on arrival was dog poo on the lawn by the wall (our dog was still in the car)!

We are due to redecorate downstairs--particularly the front room which we are doing in April---we had purchased new sofas recently but were unable to get a decorator before your visit. I apologize re dog poo---previous guests clearly had not dealt with it and we were away so were unable to check the situation.   • "We had a really lovely stay and considering a return next year."

    The house is in a great location with easy access to the beach and the village facilities. I would suggest another fridge is put in the utility room as this would be a great help with the storage of fresh food for a week, we had a delivery shop and struggled to get it all in. The local Spar is very overpriced and you are limited as Pwhelli is a 30 minute drive away. A very enjoyable holiday :)

  • "Hi. It was close to the end of season & the house bore that weight."

    The main oven didn’t work, outside lights didn’t work & the house was in need of a deep clean. The bath took an hour to drain, probably due to sand etc. The wifi was non existent which frustrated the children hugely as next door (we stated there last year) was excellent and they expected similar. There should be a tv in the upper living room for the kids but it was in the kitchen instead & didn’t work too well as it’s all broadband based. The house itself is great though, great size & location, ideal for the beach & village, great parking and views. There could be more storage for the 2nd floor bedrooms, they are very snug. Lovely place though I’ve booked for next year & hope the few bits have been put right.

  • "Being the 2nd time we have stayed in Anned Wen, we already knew what a fantastic location the house was in."

    Great walks from the house meant we hardly used the car. The centre of Abersoch is only 5 mins walk away. The house is comfortable and spacious and the garden was secure for our 2 dogs. We would definately stay again.

  • "We had a fantastic week at this property it is an amazing house for a big family."

    The bathroom is actually much nicer than the pictures although the shower does leak badly but I think the owner is trying to sort this. My only negative is when I stripped all the beds my duvet on one of the twin beds in the loft was mouldy and a lot of the pillows don’t have pillow protectors on and seem old. I think with new duvets, mattress protectors, pillows and pillow protectors this property would be perfect. I would definitely return to this property.

We refurbished the bathroom over the winter and even replaced the new shower screen to try and sort out the leak but we are still struggling with it.   • "The house is in an ideal location with only a 10 minute walk into the centre of Abersoch and also to the lovely beach."

    The house met our expectations in terms of size and was ideal for us as a party of 7. The kitchen provided ample space for us all and had a good range of utensils and cookware. The garden area was ideal as it was fully enclosed and safe for our 2 dogs and a toddler with no risk of them escaping. Sadly the house is very much in need of a facelift, decorating, some maintenance work and new furniture would elevate this house to a whole different level if this was done then we would have no hesitation in returning to this lovely area.

  • "The travel cot was broken on arrival."

    I tried to call and email you about this but got no answer. Very difficult when we had a 2 year old and nowhere for him to sleep. The shower screen in the main bathroom is leaking badly near the door and the bins were full on arrival. Also the 6pm check in and 9am check out are extremely inconvenient times when you have young children. They also reduce a weeks holiday to6 days really but for no difference in price.

  • "Annedd Wen is the perfect base in Abersoch."

    A 10 minute walk to the main beach and the town centre with some great restaurants. It's only a short drive to other local places of interest too. The house was very clean and generally well equipped although a few more oven trays might be useful for families planning to eat in more. We loved the lounge on the middle floor where we spent most evenings chatting or playing board games looking out onto an amazing view. It was also good to all be able to gather around the large kitchen table as a family to eat and sit out on the front patio people watching. We didn't get great weather while we were there, but the house is big enough that we didn't feel we were in each others way. There had been a problem with the shower before we arrived, but the owner let me know somebody was coming to fix it and they were there the same day. We had a great stay at Annedd Wen and would definitely book this holiday home again.

  • "We would definitely return to Anned Wen it had a great location and a comfortable indoor and outdoor size space, local shops pubs nearby."

    Not major points but felt that the kitchen could have been better provisioned to cater for the larger group e.g. cooking utensils, crockery, equipment. Only a limited number of cooking trays, cooking ware which was challenging for the larger group. Easily remedied. Our bedding although 100% as per the pictures the under sheets didn’t fit our bed and felt ‘aged’ Some nice crisp cotton bedding, fluffy duvets, towels and an update to some of the bedrooms would lift the whole experience and star rating in my view. The layout of the property was good, second floor lounge was a great space (Possibly spare bedroom/ensuite). Overall a good location and venue - we would rebook.

  • "Fabulous location, the house was clean and tidy and lovely to live in for the week."

    Only a short walk into the village and to the beach and an ideal base for travelling round. The only slight downside was that it was advertised as having a barbecue but we couldn’t find one anywhere, it was only a minor thing as everything else was spot on. We would stay here again if we were to holiday in Abersoch

    5 adults and 5 children/infants. A great location close to the beach and the centre of Abersoch. Some constructive feedback. Update the information pack to the correct bin collection day. The curtains in some of the bedrooms, were not big enough and didn’t block much light. Overall this was a great house and wouldn’t hesitate to visit again.

  • "We had a lovely time in Annedd Wen."

    It is in a fantastic location, just on the edge of the town and within easy reach of the shops, beach etc. The property is well equipped on the whole and has ample room for 8 visitors. However there were a couple of issues and points that we feel need addressing Upon arrival we found the outside BBQ to be in a TERRIBLE condition. We spent over an hour cleaning the grill on Saturday morning before we felt that we could use it on Saturday evening The TV needs upgrading. It is difficult to use and is well past it's sell by date Cleaning .... could have been better. Dust on lamp shades, sills etc. Freezer compartment in a mess No Welcome Pack, apart from the Info Book. For the price paid we would expect at least a very basic pack of milk, tea, sugar etc. This is a must in our opinion. However, we must stress that none of the above spoilt our enjoyment of the property and Abersoch. The weather was great and we all had a fantastic time This is not the first property we have booked through Sykes and will not be the last. Many Thanks & Best Regards

  • "The house was generally in very good order, very comfortable and facilities were excellent."

    New carpets appeared to been put down recently in some areas. Bathroom and kitchen excellent - though let down a little by badly stained dining room chairs. The quiet lounge upstairs was a real bonus and loved the internal wooden doors. The choice of front or back patio was good so we could follow the sun and we enjoyed a couple of alfresco meals. Bedrooms were good but decor in No2 bedroom on first floor not up to same standard as the rest - looked as if gutter had overflowed at some time and created a discoloured spot - and the curtains in bedroom no1 were very worn. Overall though we found the house welcoming and were not disappointed in our stay and would recommend to others. Sykes have marked this as a 3 tick standard but with a few minor tweaks I think it would be worthy of 4 ticks. Tips for future visitors : (1) bin day is Wednesday - not Saturday as the guide says (2) park at the rear of the house - don't try to use the front drive or your passengers will be stuck in the car all week

  • "We all felt really at home at Anned Wen."

    It was perfectly situated for our holiday and had all the space we needed plus some. Although the soft furnishings were a little tired it didn't detract from what a great holiday home it is. We would definitely return here. It was also great to have an enclosed garden for our dogs to run free.

ABERSOCH

Pwllheli 6 miles.

The attractive harbour village of Abersoch is situated on the Llyn Peninsula in a region of Wales renowned for its outstanding scenery and varied walking. The village, situated between two glorious bays, is one of the most popular sailing venues in North Wales and important sailing regattas are held there throughout the summer months. Numerous shops cater for the tourist as well as pubs, restaurants and cafes. There are also opportunities for golfers as there is a course just outside the village and horse riding facilities are also available nearby. Watersports enthusiasts are also well catered for, particularly windsurfing, water skiing and dinghy sailing, not to mention renowned surfing at Port Neigwl (Hell’s Mouth). The long, sandy Abersoch Main Beach is probably the most popular beach in the area. There is a wonderful selection of beaches in the surrounding area of the Llyn Peninsula, including the beautiful and often quiet Porth Ceriad, with it's high cliffs, and sandy Porth Oer ("Whistling Sands"). Most of the coastline is owned by the National Trust and there are many remote bays, sandy beaches and cliffs, as well as wildlife havens like Bardsey Island to explore.
