    We loved the decor and particularly the upstairs room, cosy and relaxing with fantastic views (including buzzards flying over the garden)The local area is brilliant for walks and wildlife and can recommend coast path to porthdinlaen, mynydd mawr (good place to see choughs), Yr Eifl and hill fort at Tre'r Ceiri, Aberglaslyn to Beddgelert and the Glaslyn ospreys.   • "Beautiful setting and property although I feel the kitchen lets this property down."

    Too much unnecessary clutter in drawers and cupboards and not enough of the more useful items e.g. sharp knives, bread knife, kitchen scissors. Crockery could do with being replaced as it is dated and several items are cracked and unusable. A little time spent sorting this would make a great improvement.

  • "The cottage is in a lovely location the gardens are really lovely but not enclosed safely for pets."

    The cottage was reasonably clean but dated and there was a strong smell of cat urine in the double bedroom in particular. There was not much information in the information file. The heating did not work and it was cold at night. No contact number for owners. No welcome pack which was disappointing. These things did not spoil our holiday as we were out all day. The coastal path is amazing and there are lots of places to visit near by.

  • "We had a lovely week away in Ty Bryn, a large property with extensive gardens."

    However the garden is quite open at the back and adjoins farmland so a large dog could easily jump over to the adjoining field. There is a gate to the front of the property but with side entrances open we found it difficult keeping our dog safe. There is a musty/damp smell in some of the rooms but this didn’t hinder our enjoyment of the cottage. There were no logs left for our first night as stated in the itinerary on booking, the log burners are lovely but give out very little heat. On saying all of this though the cottage is in a wonderful setting and has plenty of cooking and kitchen utensils for preparing meals in. The upstairs study room is fabulous with loads of books and lovely views from the roof terrace, we would happily return but without our dog unless the gate issue is sorted.

  • "The property is situated in a pleasant and quiet rural setting."

    We did not find the heating system user friendly. Our visit coincided with unseasonal overnight temperatures and we awoke to a chilly environment with the radiators cold. The star feature is the upstairs living room which is relaxing and spacious with good views. It is to be hoped that the owner will revisit the 5pm arrival time which in the post pandemic era appears out of line with current holiday industry norms.

  • "We had a lovely family break at Ty Bryn."

    It was warm and welcoming upon arrival. We loved the decor, the large windows with great views and the spacious layout. Well situated for walks and a stroll to the pub/restaurant. Kitchen was well stocked and dining room great for a family meal. Radiator in the single room was out of order and a large plug in radiator was provided. Unfortunately, this room was rather cold and left a damp odour. Overall we really enjoyed our break at this rather lovely quirky holiday home.

  • "We loved the location of the cottage the grounds it stands in are amazing."

    The only thing to consider is the impact it has in the arrival of guests. It could be a little more inviting. On entering the cottage the coldness and the smell of damp are the first things that greet you. The cottage is old I get this but maybe the owner should take this into consideration and put the heating on timer to kick in just before guests arrive. We did not have that warm cosy cottage feel on the first night took a long time to work out the heating system . Even the bedding felt damp it was that cold. The log burner in the lounge burned the wood like paper so quick. However the heat it gave out was minimal . Upstairs room was fantastic and super cosy the log burner worked so well there. Overall we loved the cottage once we warmed up. And the hot water bottles were a great help for my feet at bedtime.

  • "This is our second stay at Ty Bryn."

    We really like the homeliness and surprising spaciousness if it, the wonderful views and closeness to the coastal path, the kitchen with plenty of scope for cooking and baking, and the lovely wood burner upstairs. The beds are comfy, and extra blankets and hit water bottles were a cozy addition. And all the books! A few minor snags: after the power cut on Wednesday night the small oven wouldn’t come on anymore. The left hand socket of the pair by the window in the master bedroom doesn’t work. And the taps in the kitchen can be hard to turn off, resulting in some wasted water. I’m afraid we forgot to put the rubbish and recycling out, but we took ours home so didn’t leave anything new. Thanks for a lovely holiday!

  • "We enjoyed our week at Ty Bryn cottage."

    The location is great, very peaceful with just a short walk to magnificent views from the coastal path. The cottage was clean and well equipped with plenty of space and we’re warm enough on the chilly evenings. The kitchen is rustic and contained everything we needed. The village shop is a 5 minute drive and so to the excellent restaurant ‘The Cliffs’ where we had some quality meals. Best to book up though. We highly recommended Ty Bryn cottage in this beautiful part of Wales.

  • "The house was really dirty."

    Mould in the bathrooms. Stained bed linen. Piles of dead insects along skirting boards. Mould in bedrooms on ceilings and walls. Very strong musty smell to whole of house. 1 sofa was very uncomfortable. Outside light didn’t work at back door. No recycle bins - therefore instructions provided to put bins out could not be actioned. Had to take recyclables home with us.

    The owners can confirm that there are recycling bins on site (in fact 2 sets of bins), and that the outside light does work - but the owners will get this checked as it's a case of switching it on at the wall which is sometimes missed. In terms of cleaning - the owners have let the housekeeper know about the insects which they apologise for and it is a very unusual occurrence which might be to do with localised weather conditions. The mould patches described are being investigated and the linen comes clean each week from a commercial laundrette so the owners can't understand how it can be 'stained' as it is washed at a commercial high heat, but the owners have also fed this back. This has never been experienced before. Property Owner

  • "Met immediately with an ancient rusty fridge."

    Musty kitchen and dining room crockery cupboards. Strange mix of kitchen utensils, no sharp knife for food prep - cramped food preparation area. Both bathrooms had mould evident and end bathroom had no hot water in basin, shaving uncomfortable due to unsuitable mirror. Recycling - there was no outside food bin and no trolley/boxes? Generally tired appearance needs some TLC. On a positive note the location is superb and the gardens are wonderful. This is the first time we have been disappointed with a Sykes property and feel it doesn’t live up to 4 ticks.

We are sorry you felt disappointed with the kitchen – sharp knives were recently purchased in August this year, so we are looking in to why they weren’t still there we have replaced the fridge with a brand new one. We will feedback to the housekeeper that you found this area musty. As to it being a ‘cramped’ area – it is the original 1900s cottage kitchen with two work surfaces available which usually offer ample preparation space for a party of six. In the house folder it mentions how to boost the hot water for the end bathroom – this is not normally an issue for guests. We have spoken to the housekeeper about the bin situation and We can confirm that the recycling bins were on site during the stay, as we have two sets which are rotated weekly, so we can't understand why there were none found.     The cottage was clean and comfortable with plenty of room for us. Nice to have a welcome pack of Welshcakes too. The kitchen was well equipped and , having a baby in the party, the washing machine came in very handy too. A lovely big dining table and huge separate toom upstairs was fab. Beds were very comfortable. Location was excellent. A lovely walk along the lane and on the coast path to morfa Nefyn beach and lots of lovely other beaches and things to do within a short drive

  • "Ty Bryn is a lovely house and in a great setting, with green space & gardens around it."

    We much enjoyed our stay and the location, near to the coastal path and to The Cliffs.. and nearby Nefyn. Some details of the accomodation slightly let it down, being truthfully honest. When you're going on holiday you want things to be pleasant. Various small details.. mugs all bit random, either chunky large, or small / mismatched. same with the cutlery. Upgrading details like this would not be difficult! Similarly, the fridge seems a tad elderly (afew rust spots etc.) however this didn't spoil our overall enjoyment. The heating tablet/app unfortunately seemed to have a mind of it's own. We easily mastered the basic controls - for either individual rooms, or multiple room controls. We also did not attempt to alter any other settings. But one or 2 rads would come on of their own volition, particularly in the yellow bedroom. It was the only one on when we arrived at the cottage and seemed to turn itself on at night, making the room v stuffy. (Our thanks to the original family that own the house by the way, lovely stylings and great upstairs room)

  • "The cottage is comfortable, spacious and in a good position close to the beach and coastal walks."

    However, there were a number of weaknesses: (1) Cleanliness. Your documentation stated that the time between 10 and 5 on changeover day is needed for "deep cleaning" in present circumstances. However, previous tenants had evidently brought a dog and not cleaned up after it. We needed to give the utility room floor a thorough wash with a mop bucket and this demonstrated how dirty it was. (2) The information folder states that TV reception is poor and can only be accessed (with difficulty) through I-Player. Many people would not be familiar with this and it restricts the number of channels available. In the circumstances it would be good practice to provide a DVD player and a selection of DVDs for clients to watch. (3) Similarly the heating system, operated through an App and device, is not straightforward. All rooms have to set individually and we found that, once turned on, the heating turns itself off after about 2 hours. Setting the timer was beyond the technical capability of 2 of us. (4) There is a serious shortage of storage space for food - ie no pantry. Clients booking self-catering in a remote location will expect to bring most of the food required with them. It was fortunate that there is a spare room where we stored food in boxes, and we also used the shelves on dressers among the crockery.

    Thank you for your recent feedback. I have passed on to our cleaning team the comments regarding the utility floor. Top housekeeping is a priority for us and I am sorry you found the utility floor in a less than acceptable condition. In terms of your other points – the TV reception is poor only in the play / children’s room where we suggest people to use i player instead; the TV in the lounge has a full range of channels and internet TV for people who want to use their own subscriptions. The heating app is a user- friendly system designed specifically for holiday cottage use, which most guests have found very effective - so I am sorry you found it tricky to use. We do leave a full set of instructions out for guests’ use. Finally, there is a deep corner cupboard in the kitchen for use for food storage in addition to the fridge and freezer and bread bin etc and then the dresser in the kitchen can be used to store items, as well as several surfaces in the kitchen. Due to the kitchen being a country style, there won’t be the spaces you might find in a more modern ‘fitted’ kitchen, but we do feel there is ample room for guests’ use.   • "We’ve stayed here now for the third year in a row and it’s rural location is perfect."

    The house is very spacious and has enough equipment. A nice garden and outlook over to the sea. The heating is replaced and works very fine (remote through an app). WIFI works perfect. The inventory could do with some upgrading (sofa, carpet and curtains). The cleaning could be better: the curtain in the shower was dirty and we did wash it ourselves. Nevertheless it’s a fine house to come to an enjoy a holiday, despite the comments...

  • "Not enough outdoor furniture for the size of the property."

    Some aspects of the cottage not cleaned well. No facility for food recycling- this is definitely available in the village. It made us feel uncomfortable knowing our food waste would be in the bin for 3 weeks!! But the cottage itself was very comfortable and beautifully located.

    Everything you need is available. The curtains could do some fixing and cleaning; even so one of the couches. The garden is well maintenanced, but the hedge could be trimmed slightly lower, so the view towards Morfa Nefyn en the coast is better. I hope that this comments contribute to an even better level of service.

    Upstairs was a lovely room , hundreds of books but it would have been nice to have had more information re the area. We really enjoyed our stay but as we went with our dog, it would have been good to have had a secure garden. Sheep and lambs were in the adjacent field so we could not go outside without her being on a lead. Very close to costal footpath but again no reference to its location from the cottage.. Would consider booking again now we know what to expect!

    We enjoyed the wonderful views from both downstairs and the upstairs additional lounge area. The cottage was very well equipped and nicely decorated, we just found it a little awkward having the fridge and dishwasher in the utility room next to the kitchen, but it was only for a week so fine really. It would also be good to have a hand held shower attachment over the bath but the wet room and walk in shower in the other bathroom was brilliant and very well done. My Mum, especially, said she felt very safe on the non-slip floor despite her mobility and balance issues. Thanks very much for a lovely stay at your cottage.

The property

Set on an acre of enclosed private land, the charming home of Ty Bryn rests on a small hill in Morfa Nefyn on the Llŷn Peninsula, a designated area of Outstanding Natural Beauty.

This welcoming holiday cottage has lovely sea views, masses of space both inside and out, and is just a few minutes' walk from the stunning coastline, a perfect choice for paddle-boarders, kayakers, and water-sports enthusiasts. There is a well-equipped rustic kitchen/ utility with quarry tiled floor, wooden units, a dresser, range oven, fridge freezer, dishwasher, washing machine, microwave and toaster. The dining and sitting room have been cleverly divided by a double-sided log burner.

The dining area has a large table and chairs, and the seating area has plush sofas. There is a further smaller sitting room where the younger members can enjoy chilling out with a sofa, bean bags, SMART TV and a small selection of toys and games. Also on the ground floor is a double bedroom with zip and link beds which can be made up as two single beds by prior request.

There is a further double bedroom and a twin bedroom.

Bed linen and towels are provided.

There is a ground floor bathroom with a bath, loo and wash hand basin and a further wet room with shower, loo and wash hand basin.

Upstairs is a spacious sitting room with sofas, log burner, books galore, study area and patio doors leading out to a large balcony with furniture. There is a large lawned garden to the front and rear of the property, an ideal spot for a family game of rounders and allowing the dogs to run freely.

There is plenty of parking for three cars and even a boat! Ty Bryn is just a short walk along the cliff path to the Cliffs Pub where you can enjoy a cold drink and excellent food, or relax on the balcony and enjoy a glass of wine whilst watching the beautiful sunsets over the bay. The Llŷn Peninsula is so lovely and Morfa Nefyn has much to offer.

MORFA NEFYN

Nefyn 1.5 miles; Pwllheli 7 miles; Abersoch 11 miles.

The pretty coastal village of Morfa Nefyn sits atop sweeping cliffs on the north coast of the Llyn Peninsula, and features a fine two-mile stretch of sandy beach, popular with families. Morfa Nefyn, has a garage, a wonderful village shop with a cafe, two pubs and restaurants. The nearby town of Nefyn also offers a selection of shops, post office, pubs and restaurants, and both are within reach of the amenities of the popular towns of Pwllheli, Abersoch and the charming village of Boduan. The coastline around this region is dotted with castles and coves, while fishing, sailing and watersports are all available. The Snowdonia National Park is 25 miles away, with its dramatic scenery and superb walks, and many outdoor activity centers for the more energetic visitors.
