  • "A lovely property as described on the website."

Plenty of space, indoors and outdoors. 5 minute walk down hill to the beach, steep climb back up! But so worth it. Such a lovely quiet area, beautiful beach and costal walks. There is a hose pipe outside perfect to wash dog and wellies. We stayed in November and were very lucky with the weather. Nice to stay in in the evenings, draw the curtains and watch TV (Sky) or play pool. Well equipped kitchen. We had an Asda shopping delivery for the evening we arrived, which worked really well. Slept so well, massive comfortable super king bed and so quiet. Thank you Paddy

Great garden for outdoor sun and for dog. Quiet but handy for the village and beach. Sofa needed beige leather cleaning due to ground in dirt. South garden facing windows needed glazing replaced - seals blown due to age and sun exposure. Great pool table. Great library nook. Great DVD player and DVDs. Need more crockery for 8 people otherwise dishwasher is always switched on. overall 8/10.

  • "We had a lovely holiday the other week at Y Berllan."

The house was clean and the beds comfortable. Brilliant location for the beach, albeit a steep walk back up the beach road. Garden was fantastic for our dog who is ball obsessed and the pool table was an added bonus. The local spar had a really good selection of groceries and the coffee shop next door but one to the spar, was dog friendly and food/ cakes were lovely. Would definitely stay again and fully recommend.

  • "We had a wonderful October half term stay with the family and dog at this delightful property."

Yes as some reviews it’s showing its age in a few places, however it was spotless clean, well presented and really comfortable and homely. Its superbly equipped, bedrooms are large with plenty of spaces for clothes, the kitchen has everything you could need and the 60” sky tv, pool table and bookcase of games make wet days easy to ignore. Large garden but the highlight is the beach two minutes walk although make sure your ready for the uphill walk back. Shops, coffee shop and pharmacy all in walking distance. The owners are also excellent we had a slight issue with a toilet seat, one message and issue resolved. We really couldn’t fault this wonderful house and would definitely rebook when next back in the area.

  • "The property is perfectly positioned very close to the lovely beach at Nefyn."

With two dogs, this was perfect for us. This part of the North Wales coast is lovely and we were able to go to a number of different places within easy travelling distance. Nefyn has its own local brewery, coffee shop and hotel. The property is well-equipped and very spacious inside. Lots of games, DVDs, pool table, high specification tv, jigsaws etc. In colder weather, it might be a challenge to keep warm given the open plan nature of the living space. A few minor maintenance issues but nothing out of the ordinary.

VERY comfortable, VERY clean, well maintained and a kitchen to die for, with every utensil you need to cook any kind of meal. Beds extremely comfortable with extra throws in the very spacious wardrobes. Huge garden for our little dogs, who didn't try to escape. So close to the beautiful sandy beach and the coastal path. My Mums 1st holiday since losing my Dad, and really enjoyed it. My, Mum, Aunt, myself and husband will definitely be back. Best holiday ever in 35 years of holidays xxx

  • "The sofa was filthy and it needs replacing, and the whole place stunk of dust and dogs."

Had to buy air freshener and even that didn't help and we had to put blankets on the sofa to even sit on it and even then we felt disgusting. The beds felt damp and we had to wash the bedding when we got there. The only thing good about the place was the pool table and the area, will not be going back again. It ruined our holiday especially because it was our first anniversary. For £800+ pounds we felt robbed. It's a shame because the place has so much potential.

If something is amiss on arrival guests are provided in the written house rules with (1) My contact number Paddy Bolton owner. (2) The housekeeper's number who is paid to undertake emergency requirements. (3) Sykes cottages number is already known to them.. After further investigation it turns out they did contact me once (which she is entitled and encouraged to do) about a kitchen tap on a different number from hers which I missed, until now. He made absolutely no complaint to me about any other problems. While fixing the job four hours after their arrival in lengthy conversation they made no complaints of the above. They complimented him on the speed of service and in his words "appeared completely satisfied" at his departure. I received no further calls from them during the rest of their stay. Three days after their departure out of the blue they posted this review on 11/09/23 We aim to to achieve the highest standards of comfort for our guests. The house and gardens are maintained at a weekly cost of over £270.00 per week. Free heating, free electric power, free Sky sports/movie etc package, 69 inch TV ,three super king beds, fully fitted kitchen with two fitted bathrooms are amongst the many facilities provided. We welcome pets and although the foot rest on the leather settee shows signs of wear it is clean and is very comfortable. At the end of the season our independent cleaning firm carry out a deep clean. This August was no exception. They have been looking after the property every change over for three years now and the reviews for cleanliness and comfort have been excellent. Property Owner

It had everything we needed, was very clean and spacious. Location was great for vising the area and with the local beach a short walk away, there is steep walk back but the views are worth it. The only recommendation we would make is for a secure area in the yard or garden for dogs as it was so open, on all sides of the property, we had to put ours on a lead every time she went outside. Some larger towels would have been useful too. Thankyou.

  • "This is a beautiful place to stay."

We stayed in March so did not get the full benefit of the lovely patio outside and beautiful large garden. The house is very big and what we would call a "party house". The space is amazing. The lounge is massive and the sofas are comfy and it just feels homely. The massive TV with SKY package is so good! The pool table is such fun and spoilt my husband. It is a big house to heat in the winter and we did have to use the electric heaters but they soon warm the lounge and dining area up. The bedrooms are very comfortable. It is the best I have slept in ages. It was immaculately clean when we got there, with seals on the toilets to prove they had cleaned them properly. The lane is a bit bumpy coming up to property as it is a private road and I would imagine these issues take time. The TESCO man refused to deliver our groceries to us so we had to drive down the road (short drive) to pick up our groceries (don't trust TESCO saying they will deliver - maybe depends on driver?. Local areas amazing and the sea is just down the very steep lane but you can drive down and plenty of parking. A lovely holiday was had! Paddy was very helpful when I contacted him. We will definitely go back!

This was ideal bigger than expected. Great for eating at the table with everyone, chilling either watching a film (having a big tv and sky mega plus) and even losing at pool (again unique to this place)! We had an issue with the shower, informed the owner and next day replacement shower fitted - great service and immediate response! A very short walk down to the beach to give the dogs a morning or evening run and some amazing places within a short drive to visit. Local shop has everything you would need with some fast food and pub in the local town too and Bangor about 45 mins away if you want a major shopping place to visit. Overall would recommend and go back! thank you for a great stay and take care.

We spend £250.00 weekly to thoroughly launder all linen, clean house, clean windows inside and out and maintain the lovely gardens for which we are eternally grateful to have been awarded feedback scores for the last 9 sets of guests prior to this as follows. 5 at 100%,2 at 94% 1 at 80% and 1 at 69%. A small welcome pack of tea, milk, and Welsh cake is provided. Oil and electricity are free, in these times energy conservation some customers sensibly turn the heating to manual. The timer is in the boiler room which is next to the key safe on arrival and may need to be switched back on. I leave my number in the notes as well as the housekeeper in case of a problem. I can only apologise if the cleaners kept him waiting 20 mins in order to complete their job they insist that the welcome pack was provided and are looking into the cushion/throws issue. The WiFi connection is good. The gardens are large and pleasant, great for kids. The area is lovely also, although there is a very steep route down to the beach which I (fairly unfit 60yr old) found challenging. The beach is quiet and isolated, with plenty of dog walkers. The furniture however, is shabby and the woodwork especially, needs a repaint. More towels need to be provided. The best bedroom is the large one with the cot. the bunk bedroom was nice also. I found the en-suite room depressing with nowhere to sit & use hair dryer & make up. Also, some things need repairing. I'm sure the owners could spend a few quid on bringing this otherwise great property up to date. We struggled to eat out except for a great curry house in Pwllheli. We still had a great family holiday. Oh, and there IS now a microwave.

It really needed hand rails over the baths and also rubber antislip mats for the shower too. It lacked towel rails in the house bathroom and the kitchen. Although the fitted kitchen looks really good it was poorly planned and needed a large fridge/freezer in the kitchen rather than outside in the garage, especially as the cottage was for 8 people and the built in fridge was totally inadequate. It’s good to have a dishwasher but far more crockery is needed as we kept having to get cups etc out before it was finished. The glassware was lacking for the number of people the cottage held. We found the broadband connection very poor although not the fault of the cottage and the smart tv wasn’t very smart.
