The house was perfect for what we needed, plenty of room, a well equipped kitchen (we managed to cook a New Years Day dinner with ease!) and within walking distance of Llangollen centre. The house was lovely and clean and as described.

We're overjoyed at another 100% 5 star review :-) The last 3 reviews in a row are all at the maximum 100% level and we're all delighted. Genuinely, on behalf of all the staff who work so very hard on the cottage, THANK YOU!! We are also thrilled to hear that the cottage was perfect for your family get-together. It's great that you mention the ample space, well-equipped kitchen, and the convenient location. We appreciate your kind words and hope to welcome you back in the future! Property Owner

The cottage was exactly how described, and was warm and spacious. The generous hospitality was also a lovely touch. We were left chocolates, wine, a family boardgame, sweets and colouring pens! Upon arrival, the hosts had also put a Christmas tree up for us and put the heating on, which was fabulous. A wonderful stay had by all; would definitely recommend and would definitely return!

Great to receive another 100% rating, we are all absolutely delighted (!!). These ratings are so very hard to achieve, though we all try so very hard. Thank you so very much for pointing out those things that we do to help guests enjoy their time at Talgais. • "Nice spacious property."

Good beds. Sun lounge very smelly could not use. Back door very hard to operate. Could not control the ground floor shower very hot. The house was cold when we first went in.

I'm pleased to hear that you found our property spacious and the beds comfortable. We take great care to ensure our guests enjoy a comfortable stay, and your positive comments about these aspects are encouraging. I'm sorry to learn about the issues you encountered during your stay. Please allow me to address them individually: Sun Lounge (outdoor conservatory): We apologize for the inconvenience caused by the odour in the sun lounge (which is an additional / separate building). We will immediately investigate this matter to identify the source of the smell and take appropriate steps to eliminate it, ensuring that future guests can fully enjoy this space. Back Door Difficulty: The property has no less than 4 rear doors, sorry to hear you struggled with one of them. Our maintenance team will inspect all of them & address any issue found. Ground Floor Shower Temperature: We have inspected and found no problem with the shower temperature. We suspect a "timing issue" as with any huge property, shower dials can't update the temperature immediately there will always be a small delay. Initial Coldness: We regret that the house felt cold when you first arrived. We will review the hive heating settings and ensure that the property is adequately warmed for guests upon their arrival. Your feedback is invaluable to us, and we will take the necessary actions to make sure these issues are resolved. We appreciate your patience and understanding in this matter. Should you decide to stay with us again in the future, we will strive to provide you with a more comfortable and enjoyable experience. Thank you for choosing our holiday cottage. Property Owner

It’s the first time we have ever planned this type of break with my siblings and some extended family members and we couldn’t have chosen better. The people in Llangollen were lovely and the place itself very picturesque. We all agreed that we would return if the opportunity arises. Thanks to all concerned.

If i was to give advice, I’d say maybe do a welcome package for guests for arrival and a little freshen up in some rooms! But overall lovely place to stay.

Thank you for your review and nice comments, much appreciated.! Not sure what happened with the welcome pack as we always provide one (tea/coffee/sugar/toilet/kitchen rolls etc). Also, we recently redecorated (most of) the house and spent thousands so unsure about the "freshen up" comment. We guess it refers to the decking and we are aware it needs to look better! Unfortunately, hot tubs and wood don't work together - we've poured thousands of pounds of paint away over the past few seasons. So, this winter we plan to take that deck out and renew the whole area! Thanks again for leaving us your feedback, it really is appreciated. Property Owner

  • "We had a lovely stay with family at this huge house in a beautiful location."

Every room was a good size, the beds were so comfortable and the number of bathrooms was ideal. The shared spaces were also of decent size which was perfect for our family getaway with a fantastic view from the kitchen and dining space. The house feels very private and the one neighbour that we did see was very friendly. The supplies in the house were handy, such as the hand soaps and washing up liquid. Unless I missed it on the description, it would have been handy to know what was provided as we came with these supplies but the kitchen is generally well equipped. The house was beautifully decorated on the inside but we didn’t feel the communal spaces were furnished to the high standards as described. We just feel a few tweaks are needed to elevate the place to what was expected. There was plenty of seating in the living room but 2 of the sofas were particularly uncomfortable as they seem to be sofa beds and the kitchen seating could do with improving as the chairs were a bit wonky and not comfy for longer periods sat there socialising. It would have been lovely if there was more outdoor seating as the decking is so big, there was only room for 4 people and the cushions in the box outside were not in a great state. The garden is a good space but unfortunately the grass needed a good cut, it was very long and not ideal when one of the guests was a sausage dog who needed drying after every visit out there. The boiler isn’t quite powerful enough for the number of bathrooms as when many of us were showering before and after hot tub use the showers were reduced to a drizzle and it was tricky to get the temperature right. We also agreed with previous comments in reviews such as the teaspoons being in short supply, some kitchen equipment such as the baking trays not being the cleanest and the decking in need of a revamp but I notice this is on the agenda for the owner as pieces are loose and it needs a good paint. We also feel that the house is being let down somewhat by the cleaning and maintenance team with some areas a bit ‘rough around the edges,’ such as more attention needing to be paid to the bottom edges of the floor to ceiling windows in the kitchen, spillages in the freezer, toilet brushes left covered in tissue, sweet wrappers being found in a bedroom drawer, cleaning cloths left in the dryer and the jacuzzi bath needing a thorough clean due to the red residue around the taps. We also noticed the upstairs toilet seats were loose and some of the hot tub jets weren’t working. These were, however, minor issues to us and didn’t affect the enjoyment of our stay. One issue we did have that did bother us more so was the bad smell of the hot tub on the Sunday morning. It had a strong chlorine smell when we arrived on the Friday evening and we only used it for perhaps 30 minutes as it was late, we used it again for no longer than an hour on the Saturday due to bad weather, following the proper usage instructions each time. Come Sunday morning, when we took the cover off it had a nasty stagnant water smell. We rang Sykes who put us through to maintenance but we were told it had been prepared properly, it should last a week and so therefore must be something we’d done and we would be charged if someone came out. It was a disappointing response given we’d paid £250 for it over a 3 night stay. With a short time of use and following the instructions, I’m not sure what we could have done to avoid this. We put up with the smell to use it on the Sunday, although for not as long as we would have liked, it was a good job we weren’t staying any longer as there was no way you could put up with the smell for a week! This was such a shame as the the hot tub itself is a good size in a perfect location. It was lovely relaxing out there with the beautiful views. Just a further suggestion, as the hot tub and bond was a separate payment, it would be really useful to get a confirmation of payment received for these. I rang up to check we were down for the hot tub as didn’t want to risk arriving to find our payment may have been missed and a slight panic was caused the day we were arriving when we were told the owner hadn’t received our good house keeping bond. We had provided the booking reference on the bond payment but a different member of our party paid it who therefore had a different name so we think this may be why it was missed. I hope our feedback is constructive. All in all, it was an enjoyable stay. We would definitely recommend the property, more so if the required attention was paid to the areas where it’s needed as it’s such a lovely place to be.

  • "We had a fabulous time at Talgais for the May Day weekend."

The house was plenty big enough with 6 bedrooms and enough bathrooms for our party of 11. We enjoyed celebrating my 70th Birthday and our upcoming 50th Golden Wedding Anniversary. Beautiful lounge area which we didn’t use much as we couldn’t resist the fabulous kitchen/dining area with the wonderful views of Dinas Brân. The beds mattresses duvets pillows were very comfy and good quality the towels were of good quality also very pleased. Kitchen… wash up liquid, cleaning items, starter t bags sugar coffee biscuits liquid soaps in all bathrooms and toilet a nice touch. Great dishwasher, washer, dryer, microwave, toaster, oven and hob. Plenty of crockery and cutlery. 15-25 minute (depending on your ability) walk into beautiful Llangollen. Nice pub/restaurants and shops. Shame we couldn’t pre book the canal aqueduct trip so we may have to return to do this. The younger members in our party walked up to Dinas Brân they loved it! Fabulous views from up there. The older ones met them in Llangollen when they descended. We did have some issues: On arrival found the front of house/porch a little shabby. The downstairs bathroom toilet was dirty on arrival. The “clean for you” tape was on the floor the lid was up and in the toilet bowl was soiled toilet paper (brown) I quickly took a photo (which I can forward to you if requested) and then flushed. Couldn’t believe that we could only find 2 teaspoons!!! We searched to no avail. 2 glass Wine glasses only!!! Not good as we had occasions to celebrate so we used Gin glasses and Plastic ones (yuk!!!) Grill in cupboard dirty not usable. Some of the lights didn’t work in the dining area. The Hive control was easy to raise the heating temperature but 1 radiator in dining area, 1 in master upstairs bedroom and the one in double bedroom upstairs did not work. The Decking area is in a very bad condition and needs a lot of attention. BBQ not nice… dirty so we didn’t use. The conservatory (once we found the key) was found to be quite dirty and old cobwebs on windows and broken toys we’re glad our grandchildren are older. No bath/shower mats available (we would have taken our own if we had known this) the 3 elder members in our party including myself found the areas very slippy. The plumbing/heating needs some attention as the upstairs radiators took sometime to heat up on arrival. The upstairs bathroom shower went hot to cold and only worked well if nothing else was in use in the house. The toilet in upstairs bathroom filled almost to the brim on first flush and so it was “plunged” with the toilet brush and was fine after that so must have been blocked. The master bedroom bathroom upstairs had a few issues: Took an age to part fill the double jacuzzi bath (which our grandchildren wanted to try) but the jets were not very good and they soon got out and back into the Hot Tub. The Shower! This was not usable for us… we could not adjust - it was scalding hot or cold! Same with the hand held hose and without a mat very slippy with only a small flat area by the head rests to stand in. The double sinks? The left one took an age to let the water out and the right one was unusable to wash in as the plug would not stay down. ( We had to use the family bathroom) Some of the windows (upstairs) the seals have broken down so wet and misty need replacing. Dining area was well used by us all with such a fabulous view of Dinas Brân but the chairs are very creaky and wonky and not very comfy needs better seating we had to use cushions from lounge for the backs of the chairs. The dishwasher and washer and dryer were great to use thank you. Even with all the little faults… we would definitely return to Talgais and be most happy to book with Sykes Cottages again. It was fabulous for the young and the old. We had a great time and made some very precious memories for us all to treasure. Thank you.

Thank you very much for taking the time to publish such a detailed review and we are grateful, that despite the problems you mention, you would return. The staff we employ are caring, dedicated and have genuine pride in their work. They work very hard to maintain the property and make it immaculate for guests and the problems that you mention will be looked into immediately as we simply cannot have this. Every penny of income is invested back into the property to maintain and improve it. We are working towards getting 100% reviews every time and we are very upset when we don't hit the mark, please accept our apologies for anything that you found that was not perfect. The only item we were aware of is the decking, hot tubs and wood don't work well together(!) - and we already have a whole new deck planned for the quiet season (as it will take several weeks to replace due to the size!), we were not aware of any other issues but will definitely resolve anything that we find.! The location is perfect, with Llangollen centre only a 10/15 minute walk away but far enough away to feel like your out of the town. We managed to squeeze 9 cars on the drive so theres more than enough room for parking. We had a problem with the upstairs toilet and someone was sent within less than 24 hours to resolve it. The only negative was the hot tub, to pay an extra price for the cleaning of the hot tub, £50, most people have now got hot tubs and know how to treat them, leave a couple of Chlorine tablets. but overall awesome holiday and our people we support loved it

Thank you for your feedback and your comments regarding the location are appreciated, it is impossible to appreciate the views and the peaceful location until arrival so it is nice when guests highlight those points for others to read. In terms of the hot tub, it is completely emptied, filled and chemically balanced for every single booking so on arrival it is 100% perfect. We do not leave chlorine tablets because this is an expensive commercial tub with its own built in dosing system, using the gentler 'Bromine' rather than Chlorine which adversely affects many people. The only time that an additional clean would be required is when something is introduced into the water (eg, grass, body / tanning lotions, suntan cream, deodorants etc) as those elements have nowhere to go in any hot tub and even large filters can only cope with so much. An optional additional clean (which you didn't take) involves replacement of a considerable amount of water and adding further chemicals. The charge of £50 only covers the labour and not the cost of the water or chemicals. We are glad that you had an 'awesome holiday' though and thank you for your feedback and the chance to respond. The place is great if you are big family plenty of room love the kitchen and lounge and the hot tub was a hit. But it’s tired the decking needs painting, garden a bit of mess and kitchen work surface needs replacing or revarnishing. It’s also missing some kitchen equipment eg chopping boards!!! During our stay there was a problem with the drains which seemed to be a problem the stay before although we rang Skyes Cottage on Saturday night and the owner sent someone out Sunday it took over three hours to fix so I don’t think it had been done the previous stay even though it had been mentioned. The only two other issues showers won’t brilliant and paying for hot tub as an extra wasn’t good idea.

Thank you for your feedback. However, it is upsetting to hear the comments and the focus/context. The issue you experienced with the drain was unfortunate but no owner could have done more. The issue was not reported until very late on a Saturday evening (in sleepy Llangollen the possibility of getting a plumber within a few hours over the weekend is nil.!) and we arranged for someone to travel over 1.5 hours on Sunday morning (leaving home at 8.30am) to get to you urgently. He went above and beyond simply fixing the issue, he was actually there for 2 hours to be 100% sure not only did he fix the issue but that he also tidied up after the work. You were grateful at the time so again we are confused and upset by this public negative feedback which does hurt as we do put absolutely everything we can into this. There have been many thousands of pounds invested in the property recently including re-tiling most of the ground floor. Your stay was in very poor winter weather (storms) which is why the garden wasn't it's best. However, since your stay the garden is back to looking lovely. The showers are all great and have a very powerful Worcester-Bosch boiler supplying them so unsure why you struggled? The kitchen worktop has been altered. The hot tub costs more than is charged, it's an optional service and our rental price for the number of guests in Llangollen is unbeatable, sorry if you didn't appreciate that, we are well under £20 per guest per night and have we HUGE costs that obviously guests aren't always aware of. The hot tub was amazing with a fantastic view. The showers aren’t the best, not very powerful and would either be scalding hot or freezing cold. The kitchen sink kept blocking and we tried to unblock with a plunger but it kept happening. Other than that the place was brilliant and I will definitely be booking it again.

Thank you very much for taking the time to provide feedback which is extremely helpful and genuinely appreciated. Can I say thank you in particular for notifying us about the kitchen sink as it didn't appear to be blocked prior to your arrival, but we have checked and made sure it is clear for further guests. In terms of the shower issue, I suspect that was due to changing the controls a few times before the water had reached the correct temperature. The property is huge and has a ton of pipework, so switching on a shower and leaving it for a few minutes before stepping in is best (the hot water comes from the boiler itself which may be 20+ metres from the shower). No guest has ever mentioned a problem with them before and the boiler and showers are new (and recently serviced) so I'm sorry you didn't get the best out of them. I am thankful that this wouldn't put you off staying again and I'd like to thank you for your kind words, So glad you enjoyed the hot tub and yes that view just has to be seen doesn't it? • "We had a three day long weekend at Talgais Friday to Monday, 7 adults, 6 children plus dog."

The house was an excellent size with plenty of space for all. We had only been there four hours when unfortunately there was a power cut which wasn’t restored until the following late afternoon. It was cold of course but as it was 10 at night we all went to bed. Luckily the hob was gas and we were able to make hot drinks. There were unfortunately no candles or torches on the property, we had to use our mobile phone torches, which the children turned into a game. The following morning although very cold we got on with it and went out walking. No phone signals all day, when eventually phone could be used I spoke with Sykes Cottages who were very helpful and contacted the owner for me, whilst not available to bring torches or candles, I have made the suggestion in the unlikely event this happened again, it would be helpful to store some at the property. Power was eventually restored and the rest of the weekend was spent enjoying our break especially the hot tub which was glorious and the surrounding area is beautiful. The views are lovely from the back of the house. My only criticism of the house is there is no lighting at the front of the property, the porch appears to have lights but they weren’t working, it was very dark unloading cars when we arrived. Also there are various radiators which do not heat up, I assume they need air releasing form them and the outside paintwork needs refreshing. I feel the summer house could be utilised - on the booking site it shows children’s games and computer in there, however it was just an empty room and the children were disappointed the trampoline has been removed. I assume there are reasons for this. Aside from this minor points, I would definitely recommend this property for a large family break. We had a great time as a family despite the unexpected power cut. Thank you to Sykes when we finally got through to the. Excellent customer service.

Thank you very much for your detailed feedback! During the weekend of your stay ‘Storm Arwen’ arrived and there was a ‘danger to life’ RED alert in place, so I am glad you made it through unscathed and even managed to enjoy the weekend! Many parts of the UK were devastated by the storm and there were power outages everywhere. When Sykes contacted me I was unable to travel due to the conditions and so I offered that if you purchased candles and torches I would refund you in full for them. When Sykes telephoned you to make this offer they were told your power was back on and there was no need. In terms of the other points you raise - an LED floodlight has already been installed to illuminate the front of the property, all radiators were serviced in October so best guess is that some of the radiator thermostatic valves have simply been turned down (or off completely) by previous guests - this will be checked though so thank you for bringing it to my attention. The summer house was cleared of games/toys etc. due to the Sykes Covid rules and I’m sad that I had to do this and look forward to returning everything as soon as I’m allowed to. Finally, the point about the outside paintwork needing a refresh this is definitely on the cards for Spring as those kind of maintenance jobs are done every year but can only be done once there is some decent, dry weather! Thanks again for your feedback and happy to hear that Storm Arwen didn’t completely ruin your experience!! Property Owner

Thank you for taking time out to provide this feedback, this is always really appreciated as it is the way I find out what is being done right and also if there is anything that can be improved upon. In terms of the downstairs bedroom en-suite, this was recently blocked by guests and a plumber already attended, so I am thankful that you have brought this to my attention and I will ask them to re-attend immediately and rectify this once and for all so that it does not disturb future guests! Thank you again for your valuable feedback it is much appreciated. - The Owner. Property Owner

Only real issues we had was the Hot tub we'd payed an extra £200 for wasn't turned on when we got to the property and I had to wait on hold for 45mins to talk to some from Sykes who arranged someone to come to the property and turn it on. There also seemed to be a airlock in the plumbing meaning there was a very loud noise from the kitchen taps/sink area whenever anyone used water anywhere in the house. These were minor issues that didn't take away from a generally good experience overall.

Thank you for your valuable feedback which is gratefully received. I am very sorry to hear you couldn't find the property easily - we have never had any guests struggle before so I'm unsure why you had difficulty. The house name and street name are clearly stated on the email you receive from Sykes prior to your holiday and the house has 2 very large signs at the roadside. The key code is updated regularly (for your security) and Sykes send out emails to all guests with each change, I can only apologise if you did not receive this (perhaps it is in your spam/junk folder?). With regards to the lighting - this is unusual as all lights are checked at each changeover but I appreciate you bringing this to my attention and I have let the managed services team know. Dear guests, thank you for your valuable feedback and please accept my most sincere apology for you being unable to access the games room, this was due to a previous guest losing/removing the only key to it. It is fully equipped with everything for a very relaxing holiday. Easy to find and only a short drive to Llangollen village. Like every appliance ,sometimes they go wrong, or need replacing, and sadly for us, this was the case with the hot tub. But the communication with the owner was second to none, and a swift solution to the problem was quickly sorted. I would definitely recommend this property for families who just want to enjoy being in a lovely accommodation and surrounded by beautiful landscape. Perfect for birders and walkers. I hope to come back to this place very soon.

  • "Talgais was a lovely large house with great views."

The house was clean and there were plenty of nice white towels. Our group all slept well and the bedding was also clean with well presented rooms. However with the exception of the main bedroom there was a lack of storage space with only a hanging rail in in the double room downstairs, the other rooms had a small chest of drawers. The kitchen cupboards would benefit from a good clear out as there was many half empty jars and out of date items just left from previous occupants which didn’t give a good impression. We struggled with the lack of large serving dishes and had to buy 8 wine glasses as what was provided was inadequate. The garden was large and the children enjoyed the swings and trampoline but once again there were broken items lying around which should be cleared away. The hot tub was enjoyed by everyone. The large spa bath in the main bedroom looked inviting and after filling it up (which takes a while) we discovered that the jets didn’t work so unless it’s fixed don’t waste your time or water using it. We had a lovely week and it is a really nice house but does need some tweaks.

Thank you for your feedback, in response: Re: lack of storage - this is the first time a guest has made such a comment and it is surprising as all bedrooms have drawers in their bedside cabinets and all but 1 bedroom has a cupboard / set of drawers, also hanging rails are provided in each and every bedroom. In addition 1 of the bedrooms has huge walk-in wardrobes and the Master bedroom has two massive wardrobes with plenty of shelves and drawers. Re: kitchen - I have spoken to my 'managed services team' and have been assured that at least that two members of staff check the cupboards after each departure, they said the only items that had been left were herbs/spice jars that may have been out of date - these have now been disposed of and all cupboards are clear. I have since purchased more glasses, serving dishes & chopping board to address your other comments. It is unfortunate that some guests break these items without informing me so I can only apologise that you experienced these shortages. re: garden - thank you for the feedback - I was very disappointed to find out that previous guests had broken the table and also my daughters mini-trampoline without informing me - the garden is now clear/clean again. re: spa bath - there are instructions in the ensuite on how to use this as there are 2 buttons to use - one powers the unit on and another switches the jacuzzi jets on and off, the unit has been tested since your comments and it is without fault so it's a real shame you couldn't enjoy the jacuzzi. Most of the bedrooms lack any kind of storage other than a hanging rail and we had to live out of suitcase for the week. The dishwasher appeared to work however it never actually washed any dishes. The kitchen also didn’t have any mixing bowls or equipment to serve food in. There were plenty of plates and breakfast bowls but missing items such as a butter dish and chopping boards. The BBQ has not been cleaned since whenever it was lasted used. I did contact Sykes about the hot tub and was promised that someone would phone me back. This never happened. The hot tub was unusable after day 3 and it had only had minimal use. It was a green sludge and smelt so bad it was unpleasant to sit outside. There are however many positives. The house is in a great location and the views are amazing. The lovely touch of wine, bread and tea upon arrival made us feel at home. I am sure with a few tweaks that this could be a lovely holiday home however, we won’t be returning and am unsure if we would use Sykes Cottages again.
