"Great location."
Large spacious house although dated decor. Clean overall and much better than other reviews suggest although still some dirt in corners around the main bathroom. For a short stay with the family and dog this was ideal and we would book again. Would be better if the wifi access was made clearer, but as soon as I texted host and rapid reply helped us out and no other complaints. Large garden and would be really great in the summer I'm sure.

"First impressions were not good the door was hanging off full of cobwebs, no instructions for WiFi or microwave and oven, cleanliness needed attention ie bathroom sink, bathmat discusting, pillows and duvets all stained (need replacing) the hole place needs attention."

"We did enjoy Burwood especially the garden and knew about the steep steps down to it, but there is a couple of safety issues on said steps, they are rotting & could easily break under foot."
I think they need replacing. The property is in a good location for shops, restaurants, bars & takeaways. I would definitely stay here again.

"The bins have not been emptied in some time and an animal of some sort had gotten into the bin bags left around the rear of the property."
The property owner needs to ensure the bins are empty and a welcome pack with clear instructions is left for visitors. A tiny note on a pin board informing about bins, isn’t helpful. Also linen…there was no instructions of where to leave etc. Balcony/decking door - no key? Large Floor tiles in the kitchen are badly cracked and loose. We have a toddler and she has nearly cut herself on numerous occasions. The garden was unusable due to the pond being empty of water, algae in the bottom causing a breeding ground for mosquitoes. Seriously…I know it’s more of an economy letting but you need to look into these issues before someone gets injured or rats are attracted. I have sent pictures of the bin area that clearly hasn’t been emptied for some time.

When we arrived the house smelled stale and was incredibly cold but there was a lot of beer cans overflowing in the recycling on the drive so it can’t have been empty for too long. The windows were not clean inside or out and in one of the main bedrooms there was a huge ball of something left in the middle of the floor (not sure what as we had to kick it to make sure it wasn’t alive!). We found old socks under the sofa and in the kitchen and there was lots of dust and cobwebs around - so much so that we spent the first couple of hours hoovering and spraying air freshener to try and make it smell more pleasant and feel clean. As for the state.of the property… the carpets are non-existent and threadbare - they are in desperate need of replacing. The beds are dated and the mattresses are worn and lumpy, the bedding itself is a bit hospital grade so not welcoming or comfortable. The bathrooms are tired and old - the main bathroom has a shower over the bath but the bath creaks and moves when you are in it so it feels unsafe and the en-suite shower is very difficult to turn on and off (meaning it is largely unusable) and leaks a lot around the seals on the door (I messaged about this but received no reply). The bed in the smaller double bedroom which is meant to fit two people is effectively a large single and could not fit my two daughters in let alone two adults so what should have been a third double was a pointless single (with a sink in the corner). All the rooms are filled with old tired furniture that doesn’t serve any purpose and makes the house look old fashioned, cluttered and dated. The front door is rickety and does not open or close safely and the back garden had mouldy and algae filled ponds. All in all what could be a great property in a decent location was tired, unloved and not pleasant to stay in at all. I rarely give poor reviews because as long as a property looks ok and smells and feels clean, the rest is often personal preference but the owners of this house should be aware of the issues with it and future guests should have a fuller and more accurate picture of where they are staying.

Great location, 10 minute walk to the sea front. House is spacious especially the kitchen diner area which was great and plenty of plates, glasses etc. The whole house is a little tired, garden furniture broken and rusty, damp in one of the bedrooms, loose tiles and in need of a deep clean. Having said this the house as a whole was nice and we enjoyed our stay. We would return at the right price, with some improvements this house could be excellent. Thank you for our stay.

We have a fantastic location very close to the sea but due to the sea air any furniture can rust very easily, they are fine to use and we will look to replace them in the future We have checked and found a small amount of damp which we are now treating but cannot locate any loose tiles following an inspection. Location good, garden great, house good. Chairs in kitchen could have had cloth covers to avoid 'bits' dropping off! Neighbours friendly. The en-suite shower room is tired and the shower control needs attention as it was not possible to adjust the TEMP. so water ran HOT just tolerable! Also the basin plug needed cleaning - accumulated hair ! Decking floor at stair top decaying advise owner to nail a block under for clients' re-assurance.

"The property was in an excellent position."
The rooms were big and well furnished for the time we were there. The kitchen / diner area was exactly what we wanted for our holiday. The overall cleanliness was ok but the crockery and cutlery needed a wash before we used it. Some of the furniture was in need of updating. The outside decking could do with an overhaul as some areas were worn or loose on the handrails. The garden was lovely but it was a shame there was no water in the water features. Overall the property was what we wanted, in the location we wanted. It was well equipped. We would recommend. It is a five to ten minute walk to the sea front of Rhos on Sea which has many independent shops and cafes. We had a lovely stay.

"The location of the property is great, it is just a short walk from the house to the sea front in Rhos and all the shops, restaurants etc."
. It is also an easy walk to both Penryn bay and Colwyn Bay along the promenade from there. The house was clean when we arrived and the owner contacted us prior to our arrival to welcome us and apologise that the rubbish hadn't been collected yet, but they had arranged for that to be done as soon as the bank holiday weekend was over. The house does need some minor decorations and repair. One floor tile in the kitchen is loose and another cracked. there is also the signs of cracks in the walls, and some of the window seals need replacing. The main bathroom needs some attention as their are signs of mould starting to form near the bath, and under the sink needs decorating. The decking and the garden is great but the again the garden needs some work doing to it, the ponds dont have any water in them and the grass is overgrown. apart form these minor things we had a great time and really enjoyed our stay at Burwood.

"I'm disappointed is the nice way of putting it."
I think it's easier to list the pros and cons below. Cons - Very tired property, desperately needs some TLC - Expensive to stay there - Neighbours tend to park very close to the end of the drive which makes it challenging when another car parks across the road so you can't get out of the drive. -It wasn't professionally clean and it showed, grout on the shower head and grout around the bath, pealing around the sink from where it's clearly been painted and the toilet seat was broken -Broken glass at the bottom of the garden, very tired garden overall. -Beds were uncomfortable but clean -Dining area had a big table and chairs but there are badly worn -Whole in the fence Pros - Large house - Close to shops and the coast which are brilliant - Nice area - Quiet - Plenty of cutlery and space for storage We would return to the area but not the house. Alot of the things I was worried about before we arrived said was resolved by Sykes Cottages - they weren't. We are unlikely to use Sykes Cottages again but they were quick to respond to any concerns we had. I hope this is fed back to the owner needs to take on the feedback and hopefully change things for the better.

Great location within easy walk to centre of Rhos and lovely beaches. House lost one star because its all getting a bit tired and shabby and another star because it needed a good clean. Owner was very helpful when contacted because previous guests had not put the bins out so they were overflowing when we arrived, he got someone to come and empty them.

The house is very tired and dated furniture especially the dining is appalling kitchen equipment needs replacing the mugs were cracked and unusable had to clean out fridge and freezer the garden is a disgrace overgrown there are holes in the fence the ponds were nearly empty with a layer of slimy weed the decking furniture was rusty decking needed some boards replacing mould and dirt in the bathrooms towel rail was broken blue tak not a viable repair technique the rail in wardrobe was broken no mattress cover on double bed cupboards and shelving dusty photos can be provided we were extremely disappointed not up to our expectation of a Sykescottage

I am sorry to hear of your experience, had I received contact from you and known of the problems I would have responded to them immediately. Following I have since been in contact with the property cleaners in regards to the cleanliness issues you have raised. Unfortunately as a consequence of last minute sickness the gardener was unable to attend the property ahead of your booking, they have now since recovered and have attended accordingly. In regards to the towel rail and wardrobe, if I had been made aware of this issue I would have arranged repair work straight away. I will be attending the property to have a look at the dining and kitchen equipment which you have advised on and will arrange replacements if required. The property was fully redecorated and patio painted at the start of the season. I hope you weren't too disappointed by your experience and hope this will not put you off booking Burwood - again. "Fabulous place!"
The children spent hours in the wonderful garden, found newts in the pond, and couldn't have had a better Easter egg hunt. We all agreed we'd love to come back sometime, but stay longer next time.

Didn't find any instructions on oven. Thank god for Google. Broken glass by greenhouse had to picked up so it was safe for dog. Ensuite shower drain blocked. Vacuum cleaner was full and filters filthy. New tin opener needed. No food bin in kitchen.

, Kitchen was very well supplied and beds were comfortable and I'd imagine in summer the large raised deck at the rear of the house is very handy. Although the weather wasn't the best for our trip, we had a great time, watching the seals at Angel bay and testing out the local takeaways. My niece especially appreciated the milkshake bar on the seafront. We certainly hope to book again at some point.

In a great location overlooking the cricket pitch and bowling green I agree that the furniture & crockery is not the latest trend , but the couches and beds were clean and comfortable, there was a great selection of games/books (try the humbug)! Really wouldn't let a sideboard or occasional table being old spoil my break!!

"Lovely spacious house in a quiet road with ample parking."
A couple of minutes from Rhos sea front. Nice views from the rear with a pretty garden. The sitting room is cosy with a good TV. The hall is spacious leading to a large kitchen diner. The dining area has a TV and a bookcase housing books and games. The kitchen is clean and has good appliances. There is lots of china which was clean and plenty of cutlery etc. We didn't want for anything. Upstairs there were 3 very large bedrooms and 1 smaller one and the bathrooms were clean and nicely appointed. The showers were excellent and the white towels fluffy. All in all we had a good stay. There is a good cafe on Rhos sea front called Coast which does an English breakfast and it comes very quickly which is good if you're going out for the day. The Peacock bar restaurant does really good food. Their Chef is excelllent. We have stayed in Villas in America for over 20 years so we have experience in renting property. We would definitely come back. Please don't be put off with negative nit picking.

The furnishings, crockery etc seem to have been supplied by charity shops. Much of the house failed to meet even basic standards of cleanliness and the under-stairs cloak room was, literally filled with junk, old clothes and dirt. I could go on...

The dining table was badly stained and there was dirty crockery in the cupboards. Upon arrival we found a large pile of domestic refuse and recyclables at the back door left by the previous renters. We contacted the owner who arranged for private contractors to remove the waste. The owner controls the central heating remotely using a HIVE device and we were unable to switch on this heating at night. The garden was neglected and the outside furniture was rusted and dirty. The combination of all these issues spolit our stay.
