  • "As I have previously made you aware of the issues with this property I am surprised that I have received a generic feedback email."

Anyway here goes:- there were 3 very serious problems- 1. The spikes on the stair carpet grippers were sticking thru on most treads resulting in my grandson slicing his heel on one , 2. There is a bituminous? Substance leaking from the garage onto the drive producing noxious fumes at the rear of the property 3.there was no carbon monoxide monitor near the wood burning stove - I thought this was a legal requirement, Here are a list of all the other issues we encountered:- Kitchen- cupboard handles broken and hanging down, bin lid was rusty and broken off and needs replacing,no blind on kitchen window, oven light not working, no instructions for hob, oven or dishwasher, no grill pan for oven, dishwasher never seemed to complete its cycle and did not clean dishes , pans and plates were kept in a dusty cupboard with the hoover , mop cleaning items etc - one pan in this cupboard had loads of food residue on it. Lounge- the large carpet in here was covered in dog hair and other detritus and we hade to beat it outdoors and hoover thoroughly- however the lounge smelt of dog no matter how much we sprayed air freshener, no instructions or supplies for wood stove. No instructions for tv/ sound system, no bins in this room or any bedroom.sweets and doggy treats under settees Bathroom- window handle snapped off an could not be opened, shower temperature control has snapped off making it very difficult to adjust,no lock on bathroom door,no blind on window, hot and cold taps are wrongly marked making it a scalding hazard for my grandchildren, no shaver point En suite-no blind on window so could not open as camp site is behind property, sink is leaking water onto floor Double bedroom- only one bedside light Outside back- could not use decking area because of fumes mentioned earlier, decking had twigs , leave on and brambles growing over it.all the pots planters unkempt just contained soil and dead twigs , drain from kitchenwas blocked and overflowing onto path , no patio furniture dépité this being requested previously by your agent -porch area - filthy seats which we did not use, the artificial turf was covered in leaves dirt etc and smelt of dog urine Front garden- overgrown and unkempt so not usable for grandson to play in Other- no information booklet with emergency numbers etc,no information leaflets on area which I have always had, windows difficult to open and close and some didn’t open, kept getting error codes when using washer, front door handle loose and difficult to close, more than half a dozen light bulbs not working I related these problems to you after my first night in the property and received a call from your agent at 4.45 on the Wednesday but lost signal. Spoke to her on Thursday morning and said a handycan could call that day- rang again on Friday morning and Fiona informed me that no handyman had been available so she called and hammered the stair spikes down but couldn’t do anything else. She also informed me that they were discontinuing the property listing and rehousing future bookings. As mentioned previously I am a loyal Sykes customer if you look at my account history and I have 2 future bookings with you. After talking to your local agent it is apparent that Sykes knew of most of these issues and should have not taken my booking. What was my son and daughter-in-law s only holiday this year has been ruined. Accordingly my expectation is for a full refund and recompense for all the hassle, cleaning.phone calls / messages I had to make You may also wish to look at a June booking. Com review which I have just come across. D G Fletcher

  • "The holiday cottage is beautiful, well proportioned and lovely features, it is set in a lovely quiet village."

It is in easy reach of a shop and pub for eating. It was a nice touch with the welcome pack and the light on to greet us. Just a few tips that needs looking at in the property, the toilet seat needs fixing in the downstairs toilet, the shower over the bath drips constantly after use and the lock on the back door is hard to lock and unlock.

  • "The pictures used for listing the property are probably at least 5 years old and are not a true reflection of the current state of the property."

This property is filthy, everything was sticky and had to be wiped before use with dettol wipes. The hand towels left on the bed were so disgusting I threw them into the corner of the room without any detailed inspection as I didn’t really want to know what was smeared all over them. Where next, oh yes there is a camp site to the rear of the property and for some bizarre reason there are no blinds in any of the bathrooms, which are all rear facing. No window latches either and no vents so zero ventilation in the bathrooms. No furniture at all for use in the garden other than something you wouldn’t let your dog sit on. The house at a previous point in time would have been a nice place to stay, the property itself is a nice building but without some serious cleaning inside and a small investment in the interior decor and garden furniture you will never get any guests staying more than once.

Also set within the North York Moors National Park, Meadowfield House is in a fantastic location just steps from a centre of amenities and a short distance from the shore, providing an excellent starting point for exploring the area; six guests are welcomed for a seascape.

Before entering your contemporary, new home, benefit from off-road parking.

Begin your getaway in the inviting sitting area, which features a woodburning stove, a plush corner sofa and a wall-mounted Smart TV for entertainment.

Continue to the handy utility room, where you can keep on top of your washing and store your walking gear, where you’ll also find a cloakroom.

The well-equipped kitchen/diner, which has all the amenities for a self-catered stay, completes the ground floor; here, you can cook up delectable meals to be eaten either indoors or outdoors, making use of the rear decked area for an alfresco event.

If you wish to dine out, The Siddy is just two doors down serving fantastic meals.

As the day gives way to night, escape upstairs to one of the three tastefully furnished bedrooms; choose from a king-size with TV and en-suite, a king or a twin, all of which are serviced by a bathroom.

Wake up to coastal views, and ready to travel the coast, stopping first at nearby Sandsend Beach to direct you to Whitby and its abundance of attractions.

Be sure to check out the Captain Cook Memorial Museum, climb the 199 Steps, explore the ruins of Whitby Abbey, and grab an ice cream at Whitby Sea Front.

The ruins of Mulgrave Castle are also close by and provide a scenic walk for outdoor enthusiasts, whilst Robin Hood's Bay Beach and Kettleness Beach are other relaxing seaside locales.
