  • "What a wonderful weekend we had at this amazing cottage!"

    By far the best any of us had ever stayed in. Spotlessly clean, extremely well equipped kitchen with good quality crockery and utensils. Useful utility area for coats and boots. Spacious bedrooms, tastefully furnished enhancing the character of the cottage. Sue, the owner was extremely helpful and insisted we contact her if we had any problems. We didn’t -and we would love to return next year !

  • "Auburn house is a lovely stone property, peaceful, but ideally placed to visit numerous places in North Yorkshire."

    Clean and comfortable with ample facilities and space. A Pub, Indian restaurant and Chip shop are all within easy walking distance. The only problem was the heating. We only required some heat in the last two days of our stay, but could not fathom out when it was going to be turned on or for how long. The thermostat could be used to turn up the heat, but not when to activate as needed. Otherwise we enjoyed the holiday and would recommend it to others.

    Having read the previous review, we wondered if we were staying at the same property! We appreciated the lovely welcome gift of chocolate, wine and cakes, and were really impressed with how clean and well equipped the house was. We had absolutely no issue heating house - thermostat easy to operate, as well as a gas fire and log burner, making house extremely cosy and comfortable. In our opinion the furniture and decor were perfectly sympathetic and reflective to the era of the house No complaints from us and we look forward to an early return.

  • "The kitchen of Auburn House is well equipped."

    the house is clean but those are the only good points. Problems: The house is cold and it is impossible to heat it to a normal 20C as the thermostat, in a tiny, unlit passage has been set so that it goes off & returns to 9C after a short interval. There is a woodturner in the kitchen, 4 logs, 4 pieces of coal, firelighters & 3 pieces of kindling were supplied.3 uninsulated outer doors, one with gaps do not help. Sittingroom with gas fire but single glazed windows!. Dated decor, with old furniture (from sale room?) tarmac outside space, no usable garden for summer guests. General air of meaness & lack of welcome - lots of locked cupboards, information sheets telling guests not to put sticky hands on the sofas !No welcome pack. Warn winter guests to bring lots of logs, hot water bottles and winter clothes! This was by far the worst of Sykes properties that we have booked over the years. Auburn House - never again!

    Thank you for your comments although they do seem rather inaccurate compared to other reviews! The heating can be turned up to whatever our guests need and I wish you had just contacted me, we also provide a starter pack for the log burner which is what we left for you. I provide wine chocolates and fairy cakes along with milk, tea coffee and sugar so you can relax and enjoy a cuppa on arrival. If you didn’t get these I can only suggest some of your party ate them before you arrived! The cupboard that is locked is our stock cupboard and we keep extra bedding in another. I feel upset and offended that you didn’t feel welcome as I pride myself on a good Yorkshire welcome. There is loads of outside space in the garden with a lawned area, patio and parking for lots of cars. I would like to say furniture is of a personal preference and I would myself never judge anyone on personal choice! I want my guests to all feel welcome and at home in our cottage and feel disappointed this wasn’t the case. I only wish you had contacted me as I would have hoped I could have resolved some of your problems but do understand that some guests prefer to review for their own reasons. Property Owner

    The cakes, chocolates, wine and milk on arrival were a welcome surprise and much appreciated.The lack of comfortable beds in holiday cottages is always my big complaint… but not this time… so 10/10. A sharp kitchen knife is another necessity as far as I am concerned so I always take my own sharpener… and I had to use it … so not quite perfect!! A great week, a good experience .. so well done and thank you. PS no visitors book found… have you got one ???

  • "We had a wonderful time at Auburn House."

    Welcomed with some home made butterfly cakes and a bottle of wine, everything was in perfect order and all the appliances were new and worked faultlessly. We had a big house party and everyone had enough room in the house. Lots of bathrooms so no queues for showers, Plus a barbecue in the outside patio area. It’s a beautiful house in a great location, close to food shops and a pub but you’re on a lane that leads into fields so you really feel in the countryside. Highly recommended!

  • "We had such a wonderful stay at Auburn House."

    It was just as listed and the surprise touches of fairy cakes, wine and chocolates were lovely. Communication with the owner was great and she made us feel very welcome. The downstairs bedroom and bathroom was perfect for my parents, one of whom has mobility issues. There were no stairs to get into the house via the side door and they could park right by the door. There were no stairs to their bedroom and bathroom either. Thank you so much for a great place to stay and have a family holiday.

    It is a home from home and a lot of thought and care has gone into the facilities and furnishings. It is a very warm and cosy house. The beds are comfortable and the kitchen well-equipped. There was endless hot water and the showers are all powerful. The wine, chocolates and butterfly buns were delicious: what a generous gift. The village is delightful. The location is quiet and peaceful and there is off-street parking for several cars. Thank you very much, Sue. We enjoyed ourselves immensely and hope to book Auburn House again later this year.

    The tinful of Fairy Cakes were especially welcome; what a lovely idea. It's in a great location; just a 5 minute drive from Helmsley with food shops, restaurants, cafes etc and a short walk to very good Indian restaurant, a pub and a "fish and chip" shop.

    Staying with three generations of family including a toddler it was very handy for trips to Helmsley, Hutton-le-Hole etc and we had a great day trip to the Sandsend too. The owner was really welcoming and helpful and it was lovely to arrive to some delicious treats as well as an ideal holiday property. It was very clean and well equipped (with the exception that my father in law, who does a lot of cooking, suggests a sharper knife or two in the kitchen!) Thank you!

  • "We really enjoyed our stay at this wonderful, comfy and characterful cottage."

    it was spotlessly clean, excellently equipped and felt like a home from home. All the bedrooms were spacious and welcoming, and having the ground floor bedroom and adjacent shower room was ideal and much appreciated by our 80+ year old aunt. The location in a quiet village is great for local walks and relaxing and it made a great base to explore the North York Moors, local gardens and historic sites as well as bustling market towns. There's a pub and 2 eateries but no shop in the village, but there is a fantastic farm shop just 5 minutes drive away. Our only suggestions to make it even better are to provide a few more cereal and dessert bowls (we kept running out), and to provide some alternative lighter weight duvets or blankets as we were lucky enough to visit during the heatwave when 12tog duvets were far too hot! The listing could also be clearer about the patio and garden access. We enjoyed using the paved patio area up a few steps and OK for our elderly aunt to reach. But we were a bit disappointed that there is not yet any better access and no sitting area in the pretty side lawn - but appreciate that this may be to minimise any risk of disturbance to neighbours. Overall Auburn House is a delightful cottage that we'd happily recommend to others in search of a relaxing and cosy base for exploring wonderful North Yorkshire.

If you have young children, there isn't a garden area, as such, which is something to consider, but plenty of outdoor space for patio drinks! Thank you for a lovely stay.

  • "Lovely house, well decorated and furnished."

    Home from home ! Good location, very quiet and good walks from the property ( also within walking distance of the pub). Great to have a downstairs bedroom and shower room. The lounge is a bit small for 8 people, but fine for 6. There is also a sofa in the kitchen/dining room. The outside seating area is by the drive rather than in the garden, but plenty of space. Close to Helmsley, a picturesque market town. We had a lovely walk from there to Rievaulx Abbey along the Cleveland Way. We also enjoyed the steam train from Pickering to Whitby. We had a very enjoyable stay.

    Walk in lge shower with door adjoining the bedroom or entered by separate door. Good for disabled, easy access. Also everyone can use the facilities. A twin room, a large en suite double and a smaller double probably 4.6 Very comfortable beds and sofas .plenty of seating. Good kitchen and very good cooker if you need to cook .

    Two things only would have improved things. 1 Better signage to say Auburn House as photo view provided from side of house only visble looking back not forwards as went up road. As no number satnav unable to locate place accurately and bigger swinging sign in garden would have helped. It was only visible high up in brickwork! (2)The weather was cold at times and central heating only came on in middle of night or very late anyway, so needed better timings on it as these were locked away! Nevertheless, a really excellent place nice and clean that we hope to return to another time.

The ground floor accommodation is completed by a shower room with walk-in shower, WC and basin and a lovely double bedroom with zip/link bed.

A small characteristic village in the Ryedale district of North Yorkshire, Beadlam is unusual in that it is directly joined onto another village, Nawton, together commonly known as Nawton Beadlam. The village offers a pub serving food and a local fish and chip shop. Nearby, about 3 miles away, is the prestigious market town of Helmsley, historically renowned for having its own 12th century castle. There is excellent walking on the doorstep with the national trail, Cleveland Way, starting in Helmsley, which has fabulous views of the coast and ancient stone crosses. Further afield approximately 10 miles east is the historic market town of Pickering, which is home to a wider range of amenities and traditional shops. York is less than an hour’s drive south, as is Scarborough, Whitby and the east coast. Whatever you decide to do, there is a plenty of choice for you to enjoy!
