"We stayed over Christmas when visiting family and couldn’t have had a better time."
We really appreciated the Christmas tree and decorations to make the house feel festive, and the welcome pack and toiletries were a very thoughtful touch. The house is lovely and has everything we needed, comfortable beds, modern bathroom and kitchen and plenty of space. Location is perfect, right on the High Street for access to shops , restaurants, pubs etc. We will definitely be in touch again in the future when coming back to the area. Thank you.

This was our 2nd stay in the cottage and I would use it again. However having looked at 2022 the price is over £300 more for the same week so unfortunately we won’t be going back next year.

Lovely little town with nice local pubs - the locals in The Mermaid made us and our 2 dogs feel very welcome.
Supermarkets and takeaways all within walking distance.
Excellent walks in Guisborough Woods just a few minutes away.
Fabulous dog friendly beaches at Saltburn, Sandsend and Redcar.
Will definitely be booking Roseberry Cottage again.

The local area had ample things to see and explore and even though we were there in what is clearly their off peak season (as many attractions weren’t open) we didn’t struggle to find things to do.
The only suggestion I’d make is to make it crystal clear in the advert that the garden is not adjoined to the house and cannot be seen from the windows etc - it’s a short walk over the open access shared driveway to the enclosed garden. This is a little unusual - We didn’t realise this at first and assumed the driveway would be locked/gated so that you wouldn’t need to keep putting the dogs on a lead to walk them from the house to the garden but the comments thankfully alluded to the fact this wasn’t the case here so we were prepared and it therefore didn’t detract from our stay. Also, another thing to note on the garden is that although there are 6ft brick walls or fences around the garden making escape unlikely, the iron gate to access the garden has gaps wide enough for small/medium dogs to fit through if they chose to (thankfully we caught ours squeezing through before he managed to escape!)
The house really was wonderful though, very clean and comfortable and had everything you’d need making it a home from home.
That being said, the road noise outside was noticeable and you could overhear conversations of people walking by when sat in the living room. Sometimes the people at the bus stop right outside the front door were extra loud - I’m sure someone was leaning against / kicking the door at one point sending the dogs bananas!
All in all, it was a great stay and we managed to get some much needed reset and recuperation.

A great park just 200mts away which was perfect for our dog. The little garden at the back of the house is a very cute little space for sitting out. The nearby beaches are amazing, we did Saltburn beach, Marske by the Sea, Skinningrove and Runswick Bay, all dog friendly and a short drive away. The walks in the Guisborough Forrest are well worth doing, also Roseberry Topping, if you fancy a bit of a challenge and some superb views. The property was truly superb, very warm and cosy. So well presented, very modern with a beautiful large kitchen/diner, very big bathroom with a lovely shower and bath. Parking for 2 cars at the rear of the property. All in all we just could not fault this property and would most certainly recommend it to our family and friends.

The only thing I would say was the location was busier than I expected because there is a bus stop directly outside house and a busy pub across the road but shops are conveniently located.

We have found a nice English location which was clean, well equipped and everything was functioning during the 2 weeks. Only small negativ efactor was that the noise from the mains street at Guisborough was distrubing though out the night, but this is what nobodde can be blamed for as it was written in the description that the hous is located st the main street of Guisborough.
We are sure to choose Sykes again when going back to the UK for vacation.

Wished that the description state that although there is a garden that this is not attached to the house but is situated at the other side of the drive. I didn't realise this until I'd read a review on TripAdvisor; it was only a minor issue but I think this could be described in the property information more accurately. Wouldn't put me off staying again but it's nice to be prepared.

The property has been beautifully furnished with quality fixtures & fittings and every need was catered for. Lovely welcome pack on arrival. Ideally situated in the heart of Guisborough, so plenty of shops, pubs, eateries. Opposite a pub, but a good enough distance away that there was no noise at all. Handy bus stop outside property. Short distance away from the coast.

The house had everything we needed for a comfortable stay. It was very clean and tidy and the welcome pack was a great surprise. We were welcomed by the owners on arrival who were extremely friendly and gave us lots of advice and guidance on places to visit etc. Will definitely be returning as there was so much to do within the surrounding area.

It was beautifully presented and in a great location for exploring the north yorkshire moors and coast. Little touches like the welcome packs for both us and the dog made us feel very welcome. After a long day exploring and walking, the Wetherspoon across the road was the icing on the cake!

Had everything needed for a self catering holiday.There was a lovely welcome pack with all the immediate essentials like bread,butter,milk.
The only disappointment was the garden.Although it was just like the photograph it was separate to the the cottage.It was accessed by going out the back door ,then the back gate , across the parking area and unlocking a padlocked gate,This was not very clear in the advert.

Location good for exploring North Yorks & coastline & we had days out to Durham & York. House is on the high street within walking distance of shops, pubs & restaurants. The owners left a lovely welcome basket with lots of goodies & also something for the dog. Beds really comfy.
Overall we had a great time & would highly recommend a stay at Roseberry House.
