    Local pubs in the village are both friendly and welcoming with great food at both. Cottage was warm and clean with all you need, perfectly situated for local walks and days out at the coast. Has a great layout for two sets of adults and two children. Would recommend to friends and family.

  • "The cottage is perfect for a group of friends to enjoy the countryside around Ampleforth."

    The single beds meant we could have a bed each and 3 bathrooms meant no queues! The cottage is really well maintained, spotlessly clean and comfortable. We had everything we needed in the kitchen and the log burner made the living room a very cosy place in which to spend the evening. The owner was very welcoming and helpful. We would like to return in the warmer months when we can make use of the pretty back garden.

  • "This was our second visit to the property."

    We so enjoyed it the first time we came again! We find the location ideal for touring around the North York Moors and taking our dog for long and short walks. There's a plentiful supply of good eating pubs nearby, all of which are top quality and very friendly. The local market town of Helmsley has a good variety of shops. The cottage is very well appointed and has everything required for a comfortable stay. The owner, Lucy, has a good knowledge of the surrounding area and is very helpful and friendly. Highly recommended.

  • "This was our second stay and the cottage was as lovely as we remembered."

    Comfortable lounge and beds, lovely kitchen and the outside space was very welcome, both for our dog and for us because it was unusually warm for Yorkshire in September! Location is great, easy to get to main roads for the moors and the coast. Extra bonus for me as a tall person is that, apart from the door between kitchen and lounge I could walk through the whole cottage not bent double! Very unusual for a stay in a cottage. Owners are very friendly and available to help if needed. Only went to White Swan in the village. Excellent and very friendly. Would definitely book here again.

  • "We had a great stay at Ford end."

    Beautiful cottage with everything we needed. We loved the peaceful location. It was a great base to explore all that yorkshire has to offer. We had a wonderful meal in the white swan just a couple of minutes walk away. My only suggestion would maybe be some blanket/throws to hand for when the chilly evenings start to draw in. Lucy was to hand if we needed her and kindly left some tea, dishwasher tablets etc. thankyou Lucy

  • "Ford End Cottage is beautifully refurbished and extremely comfortable."

    All facilities are of the highest standard and with a large lounge, ample kitchen, three bedrooms, three bathrooms and a small secluded garden it was everything that we required of a North Yorks Moors base. Ampleforth itself is a charming village with two pubs serving food. The owners Lucy and Will are friendly and very helpful and all communications were clear and concise. We thoroughly enjoyed our stay and would return.

  • "A lovely comfortable, well equipped holiday home."

    So many places to visit on the doorstep and the Village pubs, cafe and shop are all very good. The owners are keen for visiting dogs not to go upstairs (and rightly so!) but with two staircases, one off of the living room, this could prove difficult for some. The court yard garden is quite small and larger dogs may not be best catered for. However with so many wonderful walks from your doorstep it really isn’t an issue. Would we return - most certainly. Thank you Lucy and Will for providing an excellent holiday home and for your help in exploring a new area for us.

  • "What a beautiful property!"

    I would thoroughly recommend a stay at Forge End Cottage. The cottage is to a very high standard and very spacious, the private patio garden is also lovely and especially good if you have a dog. It is set in a beautiful location, and surrounded by stunning views with it being only a short drive from Helmsley. We all enjoyed our stay and would definitely return to this stunning cottage.   • "An outstanding cottage that exudes quality and care plus a warm welcome from super friendly and helpful hosts."

    A lovely well served village in a peaceful and pretty setting where the dawn chorus was a joy. So many lovely places to visit nearby, abbeys, castles, country houses, pretty towns and villages, plus Staithes, Whitby and Robin Hood’s bay all possible in a day trip across the fabulous moors. We particularly enjoyed our meal in the White Swan and both pubs in the village were friendly and welcoming. The local shop is well stocked and a very useful asset. We highly recommend this cottage and send thanks to Lucy and Will.

  • "Lovely cottage, location and owners."

    Very comfortable, clean and good quality furnishings. Everything we needed was here. We went with two young children and lots to do locally including a lovely play park in the village and swimming pool at the collage. Two lovely local pubs. White horse was amazing food.   • "A wonderfully, cosy cottage in a beautiful village."

    It has everything you need to enjoy a quiet and relaxing stay. Our favourite part was the log burner situated in the living room. The cottage is spacious and hosts all the amenities you would need. Lucy the owner ensured she wasn’t far away if any issues arose and was a very attentive host. I would definitely stay here again in the future!

  • "What a superb property - truly a home away from home."

    The house is tastefully furnished and extremely comfortable and had everything we needed (and more!). Lucy (the owner) popped by to welcome us and was on hand if we had any issues - of which we had none! The house is at the end of the village and very easy to find. The village has a shop and two pubs, one of which we ate in twice and the food was excellent. If you are looking for a property that is within easy reach of everything then this is probably it. So much to see and do within about a 30 minute drive. We loved our holiday and hopefully we will return! Thank you Lucy (and family) for a wonderful stay!

  • "This place is SPOTLESS with shiny cutlery, glasses, taps etc."

    Lucy is very welcoming. There is a generous stock of logs for your stay and the welcome pack was much appreciated. It is well placed to visit lots of local attractions. It is in a lovely village with 2 pubs. The beds are comfortable and the quality of the linen and towels were fabulous. Please note that you cannot control your own heating which was a new one for us. It is set by the host but Lucy was brilliant on accommodating our needs. I can definitely recommend this place.

  • "The location of this property was excellent for touring the surrounding areas and there are plenty of good pubs/gastro pubs locally serving high quality evening meals."

    The spec. of the cottage was to a very high standard with all amenities to make for a comfortable stay. Lucy Saggers, the owner, was very hospitable and made us feel very welcome. As we had our dog with us the little secure garden area was very useful. The cottage was well set back from the road and delightfully quiet. We certainly plan to return again.

    The village is very quiet but has a cafe open from 10am to 4pm and 2 pubs one that does amazing food and everyone we met were extremely friendly and chatty, we had a great stay and will definitely be visiting again.

    Extremely well equipped, well furnished and comfortable. Fully enclosed garden so peace of mind for the dog! Lovely local tea shop and a village store that has pretty much everything you could need. A great base for walking - well worth taking in the views from Sutton Bank.   • "This is our 2nd stay to Ford End Cottage in 6 months and it was just as fantastic as in November."

    We even got to sit in the small sunny garden this time! The views from all the upstairs windows were even better as it's late spring, so all the trees are in leaf. Probably the best view was from the en-suite bathroom as we could see horses in the field beyond the cottage. We received another very warm welcome from Lucy. She is such a brilliant, friendly and responsive host and she really does go the extra mile for her guests. We noticed a couple of people in earlier reviews requested more hanging space in 2 bedrooms and the ability to park a 2nd car on the property and she had already sorted it all out. Lucy asked us to let her know during our stay if anything could be improved but we found the cottage still exceeds our expectations in every way. Lucy is a photographer and it was a lovely touch that she has put a copy of her photography book of Ampleforth in the cottage for guests to enjoy. It is a love letter to the village and its villagers and made for a lovely personal touch. We will be back, thank you, Lucy and Will!

  • "We stayed at Ford End Cottage in May this year and totally loved our time there."

    The cottage is situated peacefully away from the road going through Ampleforth which meant that we slept so well being gently woken by the birds singing and the spring sunshine. Ampleforth is a charming, peaceful village with good amenities. It was wonderful to arrive after a long journey and find that the kitchen was stocked with bread, milk, tea, coffee and sugar. The cottage is very cosy and immaculate with a modern kitchen stocked with everything that you could possibly need. The kitchen opens into a lovely courtyard garden which was a wonderful sun trap and totally secluded. Lucy is a fantastic host – nothing is too much trouble. I hope we have the opportunity to stay again and would heartily recommend this cottage.

    The private sunny outdoor seating area is a plus and the wood burner stove made the sitting room very cosy . Ampleforth is a traditional village of beautiful stone cottages ,two good pubs a lovely coffee shop and a general store all within walking distance of Ford End cottage . There are so many places and vistas to visit all within a very short drive ,or walk . Helmsley is well worth a visit . There literally is something for everyone ,young and old in this beautiful part of North Yorkshire What are you waiting for ! Go

  • "In the listing it states off road parking but the parking was only for one car and any other cars in the party have to go on the road."

    The cottage is for 6 people so it’s highly likely there will be more that one car. One of the reasons we booked this cottage was for off road parking. Should state off road parking for one car only.

    Lucy the owner was very welcoming, even leaving us milk and bread and logs for the fire. The whole property is decorated to a high standard. Always plenty of hot water, and despite the time of year the property was warm enough. Would definitely recommend.

  • "Very friendly and superbly helpful host."

    The cottage is a Tardis (luckily no daleks) and much more spacious than we expected. Everything is tasteful and immaculately presented. It turned cold during our stay but the cottage was lovely, bright and warm. Beautiful country views from all 3 bedrooms. The beds are high quality and the village is very quiet, we slept like logs. There are 2 full bathrooms upstairs plus a shower room downstairs. The website doesn’t show the large entrance hall where you can leave all your shoes and coats. Kitchen very well equipped and there was tea, milk, coffee and bread on arrival plus a good supply of logs, you can buy more off the owner next door. We could park 2nd car easily on the road outside. Ampleforth itself is very pretty with 2 friendly pubs serving excellent food, a great coffee shop plus a small, well stocked village shop. All are on the same road as the cottage within 5 minutes walk. We can’t give 6 stars sadly so 5/5 will have to suffice! We will be back, a fantastic stay thank you.

  • "Cottage was better than the photos shown online."

    Owners were very friendly and on hand to sort any issues. Hanging space in the bedrooms was limited to one wardrobe (in the main bedroom). I would maybe provide a hanging rail. There was plenty of draw space though. The above are just a wish list though and certainly didn't spoil our stay...we would definitely recommend to our friends and family.

  • "Ford End Cottage is situated on the edge of Ampleforth , slightly set back from the road, and is an excellent base from which to explore the surrounding area."

    Ampleforth has a shop, two pubs and an excellent cafe (it is closed on Tuesdays and Wednesdays) but is well worth a visit. The cottage itself has been beautifully renovated, decorated and is very well equipped; the garden space provides a comfortable and peaceful place to eat outdoors. Any queries we had were quickly dealt with by the owners. We had a lovely holiday and cannot recommended Ford End Cottage highly enough.

    Beautifully converted and tastefully decorated with a high standard of accommodation. Very spacious with everything you need. Private enclosed back garden. The owners are really attentive and very welcoming. Ampleforth is a lovely village with plenty of walks around, has two excellent pubs, a coffee shop and a shop. We can’t wait to go back. Can’t recommend enough.

    As the first guests at this delightful cottage Our first impressions on arrival were amazing the layout quality and thoughtful touches made for a Brilliant stay Ford End cottage is tucked away in a private little spot in Ampleforth so we felt cosy and extremely comfortable As a party of 3 adults and 2 small children the cottage worked perfectly The location was wonderful for exploring the lovely towns cities Moors and coast So many many lovely places and attractions We were spoilt for choice every day really wish we could have stayed longer Thank you Lucy and Will we had a wonderful holiday

The property

Ford End Cottage is a converted former 18th century carriage house set back from the road on the western end of the traditional North Yorkshire village of Ampleforth.

Renovated to a high standard and providing three gorgeous bedrooms and bathrooms, a beautiful contemporary kitchen/diner, and a welcoming sitting room with a toasty woodburning stove, it provides a stunning location for a group of six.

Enter the front door into a spacious ceramic tiled hall, opening into a lovely kitchen/diner, fitted with a large granite work surface, ceramic hob and oven, fitted microwave and grill, fridge/freezer and a wooden dresser, resting next to a family dining table where you can enjoy delicious home-cooked meals as you pass around a well-deserved bottle of wine.

Settle down for an evening in the living area, kicking your feet back on the plush sofas whilst the woodburning stove warms you up as you watch a film, with this room boasting stunning oak flooring, plush sofas, and French windows opening to the front terrace area.

The hall opens to the rear into the back kitchen and utility room, home to a washer dryer, as well as the ceramic tiled shower room complete with underfloor heating.

Make use of the enclosed private garden, home to a lovely patio and outdoor seating where you can sip on a morning coffee as you breathe in the fresh country air.

Also leading from the hall are carpeted stairs taking you up to a small landing; to the left is the king-size bedroom benefiting from its own luxury en-suite bathroom with ceramic tiling and underfloor heating, and to the right is the first twin bedroom with large south facing windows, affording access to the second twin bedroom which leads to a mezzanine balcony with stairs down to the sitting room, while across the landing is a cosy, carpeted bathroom.

This beautiful cottage is situated on the edge of Ampleforth village, with a wealth of amenities on your doorstep including two country pubs, both serving delicious food, a handy village shop with post office, and a family-run tea room.

Visit the honeypot town of Helmsley, home to a vibrant market square, ancient castle, and walled gardens, or follow the Monks' trods over to either Byland or Rievaulx Abbey.

Ramblers will delight in being so close to nature in the North York Moors, discovering Yearsley Woods and the Howardian Hills AONB, all offering walking, hiking, cycling and mountain biking opportunities.
