  • "This Cottage as so much potential."

    It's spacious. It's just in need of a complete renovation to make it modern. Parts of the garden need tidying up. This is a cottage for 6. Yet they have a small toaster, that only fits 2 slices of bread. Really! Come on now, buy a bigger toaster. My favourite room was the dinning room. It had a TV and the sun shone through all day. The carpet in the single room is extremely lumpy. The carpets in the double bedrooms need replacing, they have stains and look very old. Most of the windows need replacing due to moisture trapped inside. Some of the windows can't open and lock, due to them having no locks. The floor in the kitchen needs a thoroughly good mop, with hot boiling water and bleach. All the wallpaper in this cottage needs removing and replacing. It's peeling and there are lots of air bubbles on the wallpaper. The pattern/colour of the wall paper is very dated (80s-90s), newer modern styles are desperately needed. The rug in the living room is dirty, stains can be seen and the rug smells. Both bathrooms need modernising. The room next to the dinning room/kitchen, that should be made into a snug or playroom. If you implement all the above, you could charge much more and receive raving reviews. 

    Your comments have have noted. I assume as you booked on the Friday night to come on the Sunday that perhaps you didn't read the description or look at the pics, as clearly the house wasn't what you wanted. I'm struggling to understand why I would want a playroom. It would have been helpful if on departure you had of either contacted us or left a note telling us about the damage. 1 light fitting was broken, the shower door was damaged, we do feel that you had also not left the property in a satisfactory condition, All have now all been rectified.   • "Prospect house was perfect for us, we loved it."

    We had a great time, visiting family in York just a short drive away. The cottage was well equipped, with everything we needed for a much needed relaxing break. The cottage is in a beautiful village setting, with dog walks from the front door. We met some of the locals who were very friendly, and bought some of the free range eggs for sale. We would love to come back sometime.

  • "This property has so much potential it’s spacious and situated in a lovely little village."

    However, it’s tired and shabby decor really let’s it down. The carpets and rugs are dirty and need replacing and the decor has patches of bubbles in the wall paper, which is 80;s style. The kitchen requires a complete updating and to be much better equipped for self catering. The only decent room in the property was the conservatory it was light and airy and we enjoyed sitting there in the mornings. The wifi internet was poor. The milk, orange juice and red wine provided by the owners was a nice touch. However I’ve been to other places and they have provided a hamper of goodies. I have paid less for a better quality accommodation. Sadly this one is expensive for what you get , not at 5 star , the prospect of us returning to prospect house would be dependent on the property being fully refurbished to a high standard.

  • "A cosy and characterful cottage in a lovely, quiet Yorkshire village."

    Everything we needed was in the house, including a welcome pack of milk, honey and wine. Convenient for visiting York, Selby and a day trip to Bridlington. We were made very welcome in the lovely village pub.

  • "The log burner doors needed attention twice to replace/fix the seals."

    The dining room window rained in. The cottage was cold until the owner eventually showed us how to adjust the heating (no obvious simple instructions) 4 days into the holiday. We eventually found the thermostat which was near the log burner (never thought to look there not a normal or sensible place to sight it) hence the heating did not come on apart from 20 minutes through the night. There is no prospect of us returning to Prospect House. Local pub did not do food. But found one in Skipwith The Drovers Arms which was excellent, good food/drink dog friendly.

    Thanks for the positive comments that were left in the visitor book saying how helpful we had been during your stay. The wood burner door seals were indeed repaired/replaced twice during the guest's stay, before it was reported that they were not able to operate the central heating. This is the first time that the seals have had to be repaired during a guest's stay. They were however, replaced by the previous long term occupant and the cause of the failure was thought to be due to overheating. On examination, the controller, which is a standard, modern type and system were in normal working order. The "Information" wording has been modified accordingly. The dining room lintel seal started to leak during a severe storm and has been repaired. Property Owner

  • "Our stay in Ellerton was lovely."

    It is a quiet small village and so peaceful. Prospect House is a very old property, but we had a great time there. It was lovely when we arrived to find a few essentials (milk, juice, honey and wine) and the bedrooms had everything we needed. The house itself probably could do will some updating, but all in all it was a relaxing break with the village itself being an ideal location.

  • "We had a great holiday in Prospect house!"

    ! The house is a great size with a large enclosed garden. Found house very homely too. Two TVs were very handy. We didn't actually meet the owner but she contacted me to let us know she was near at hand if needed which was good to know!! The wine and jar of honey were a nice thought and also bread and milk left for us. We will definitely return next year, thank you

  • "Loved the warm home from home feeling about the house, although the decorations were slightly old fashioned this did not distract from a great relaxing week."

    The area was perfect for us, nice and quiet with a great local pub and plenty of dog walks in the area. The little hamper left for us on arrival was brilliant and really appreciated. As we had such great weather some garden furniture would have been an added bonus. A brilliant week with good friends.

This detached, spacious property is set on a quiet road, opposite a lovely duck pond, in the quaint village of Ellerton near Bubwith, in the East Riding of Yorkshire.

With private driveway parking and sleeping arrangements for six, this property is ideal for a family or small group looking to explore Yorkshire, within easy reach of the city of York.

Entering Prospect House, you will discover the sitting room, with a leather sofa and armchair to relax into, a TV with Freeview and DVD Player providing hours of entertainment while the heat from the woodburning stove fills the room with warmth and adds to the cosy feel, plus a set of patio doors which can be opened up onto a gravelled pathway, which leads round to the front garden.

The spacious kitchen/diner has seating for six, perfect for gathering together to enjoy a delicious home-cooked meal and making plans for the remainder of your stay, while the kitchen has all of the amenities you could wish for, including a dishwasher to take care of any washing up requirements, and you can even enjoy the background noise of the TV with Freeview as you prep your meals, while the utility room houses a washing machine, for added convenience.

The ground-floor family bathroom has a shower over bath, giving you the option of how you would prefer to start the day and meaning a queue for the bathroom in the morning far less likely.

There is a conservatory with lots of seating, where you can grab a quiet moment and enjoy a good book, while the patio door again leads out onto the lawn.

Upstairs there are four bedrooms, one king-size, one double and two singles, all offering plenty of space and storage for all of your belongings, while the single rooms are ideal for children.

The bathroom has a corner bath with shower over, so again the choice is yours between a relaxing soak and a quick shower to prepare for each day.

Ellerton village has a pub and a microbrewery, as well as the charming duck pond opposite the property, which is great for an afternoon stroll or sitting on a bench and watching the world go by.

Nearby Bubwith is an ancient town, referenced in the Domesday Book, which has a wider selection of shops, including a butchers, convenience store, post office and restaurant, while the River Derwent flows close by and offers lovely riverside walking opportunities.

The town of Selby is close to the River Ouse and is home to Selby Abbey, a medieval 11th century building that remains one of the few surviving church buildings with both Norman and Gothic styles, Grade II listed landmark The Market Cross, which dates back to 1775, an indoor adventure centre where you can rock climb, skate and ski and the lovely park and gardens of Selby Park.

Further afield, the city of York is within easy reach, home of Bettys Tea Room, ideal for a delicious afternoon tea, the Jorvik Viking Centre, a reconstructed Viking village with an adjoining museum, York Dungeon and York Castle Museum.

Take part in a guided tour and learn more about the history of the city, visit York Minster, a stunning Gothic cathedral, walk the iconic cobbled street of the famous Shambles, enjoy a musical or band playing at York Barbican and enjoy railway history and artefacts at the National Railway Museum York.

There is so much to see and do in the surrounding area, and Prospect house is the perfect family base to return to each evening.

The village of Bubwith is an ancient parish that is mentioned in the Domesday Book. Bubwith today boasts a selection of facilities which includes a lovely delicatessen. Close by is the fabulous city of York which teems with interest for the holidaymaker: the Minster, its medieval walls, boat trips on the River Ouse, York Races, museums (including the famous National Railway Museum and the Castle Museum), and the internationally-renowned Jorvik Viking Centre and its "time trip" experience. A wonderful holiday destination.
