It's spacious. It's just in need of a complete renovation to make it modern. Parts of the garden need tidying up. This is a cottage for 6. Yet they have a small toaster, that only fits 2 slices of bread. Really! Come on now, buy a bigger toaster. My favourite room was the dinning room. It had a TV and the sun shone through all day. The carpet in the single room is extremely lumpy. The carpets in the double bedrooms need replacing, they have stains and look very old. Most of the windows need replacing due to moisture trapped inside. Some of the windows can't open and lock, due to them having no locks. The floor in the kitchen needs a thoroughly good mop, with hot boiling water and bleach. All the wallpaper in this cottage needs removing and replacing. It's peeling and there are lots of air bubbles on the wallpaper. The pattern/colour of the wall paper is very dated (80s-90s), newer modern styles are desperately needed. The rug in the living room is dirty, stains can be seen and the rug smells. Both bathrooms need modernising. The room next to the dinning room/kitchen, that should be made into a snug or playroom. If you implement all the above, you could charge much more and receive raving reviews. Your comments have have noted. I assume as you booked on the Friday night to come on the Sunday that perhaps you didn't read the description or look at the pics, as clearly the house wasn't what you wanted. I'm struggling to understand why I would want a playroom. It would have been helpful if on departure you had of either contacted us or left a note telling us about the damage. 1 light fitting was broken, the shower door was damaged, we do feel that you had also not left the property in a satisfactory condition, All have now all been rectified. The cottage was well equipped, with everything we needed for a much needed relaxing break. The cottage is in a beautiful village setting, with dog walks from the front door. We met some of the locals who were very friendly, and bought some of the free range eggs for sale. We would love to come back sometime. Property Owner Reviewed by JaneJun 2022 "This property has so much potential it’s spacious and situated in a lovely little village." However, it’s tired and shabby decor really let’s it down. The carpets and rugs are dirty and need replacing and the decor has patches of bubbles in the wall paper, which is 80;s style. The kitchen requires a complete updating and to be much better equipped for self catering. The only decent room in the property was the conservatory it was light and airy and we enjoyed sitting there in the mornings. The wifi internet was poor. The milk, orange juice and red wine provided by the owners was a nice touch. However I’ve been to other places and they have provided a hamper of goodies. I have paid less for a better quality accommodation. Sadly this one is expensive for what you get , not at 5 star , the prospect of us returning to prospect house would be dependent on the property being fully refurbished to a high standard. Everything we needed was in the house, including a welcome pack of milk, honey and wine. Convenient for visiting York, Selby and a day trip to Bridlington. Property Owner Reviewed by AndrewFeb 2022 "The log burner doors needed attention twice to replace/fix the seals." The dining room window rained in. The cottage was cold until the owner eventually showed us how to adjust the heating (no obvious simple instructions) 4 days into the holiday. We eventually found the thermostat which was near the log burner (never thought to look there not a normal or sensible place to sight it) hence the heating did not come on apart from 20 minutes through the night. There is no prospect of us returning to Prospect House. Local pub did not do food. But found one in Skipwith The Drovers Arms which was excellent, good food/drink dog friendly. Thanks for the positive comments that were left in the visitor book saying how helpful we had been during your stay. The wood burner door seals were indeed repaired/replaced twice during the guest's stay, before it was reported that they were not able to operate the central heating. This is the first time that the seals have had to be repaired during a guest's stay. They were however, replaced by the previous long term occupant and the cause of the failure was thought to be due to overheating. On examination, the controller, which is a standard, modern type and system were in normal working order. The "Information" wording has been modified accordingly. Prospect House is a very old property, but we had a great time there. It was lovely when we arrived to find a few essentials (milk, juice, honey and wine) and the bedrooms had everything we needed. The house itself probably could do will some updating, but all in all it was a relaxing break with the village itself being an ideal location. Thank you for your positive comments. We didn't actually meet the owner but she contacted me to let us know she was near at hand if needed which was good to know!!
