  • "Quirky property with plenty of steps and stairs so something to be aware of when booking."

Great location although tricky to park on drive with multiple vehicles on road from building site next door. Condition of property not ‘superbly renovated’ as advertised, reasonably comfortable and spacious but in need of a deep clean. Cobwebs everywhere, cupboards in kitchen not clean, sofas very grubby. Probably worst cottage I’ve stayed in in that regard. Nevertheless enjoyed our holiday in Robin Hoods bay. Great area and plenty to do.

  • "Generally, a pleasant enough property."

But, compared to several others we have used in Fylingthorpe and RHB, not the best. The property description should, we feel, point out that, internally, there are several staircases to negotiate. Not a particular problem for us, but anyone with even minor mobility issues would struggle. Everything worked, but cleanliness could be better. The cooker was filthy inside (and one of the doors is none too secure), the suite of furniture in the kitchen/diner needs a good, professional, clean but or main concern was the mattress on the double bed. Initially, it felt very lumpy and, in checking what the cause might be, we noted that a mattress topper was being used to cover very bad staining. This mattress is very much past it's best and should be condemned. Not a good advert for the owner. We have photographs to prove the point, should you need them.

  • "1. It took 24 hours of phone calls and emails to get the key code for the house."

    2. There was no hot water when we arrived as the boiler had been switched off, and we couldn't find out how to switch it on using the control unit. 3. It is a big house, but the kitchen is very cramped. It is impossible to open the oven or the dishwasher if someone is sitting at the kitchen table. 4. There was no soap in the downstairs toilet.

I am disappointed to see that you had a bad experience at Burnside on this occasion. 1. I have spoken to our Management Service Team to review if we can improve on the 'first contact' with guests. Our apologies for not getting this quite right on this occasion 2. I understand your frustration about the boiler and I am also aware that our Management Service team had tried to explain how the system worked only to be told that the boiler wasn't working and she needed to get a plumber to get it sorted. Catherine then phoned me to explain the problems that our guests had experienced and I drove to the house straight away to investigate the problem. When I arrived there was nobody in which was a shame because I would then have been able to explain how the heating and hot water system worked. In any event I switched the hot water control and the central heating control to ON and everything worked as it should. I then made sure that Catherine was aware that I had visited and asked her to relay my brief report of my visit to our guests straight away which I understand that she did via e-mail. I think that the system can sometimes lead to confusion because the gas boiler at Burnside does not heat the hot water instantaneously but instead heats a hot water cylinder located in the bathroom upstairs. Because the boiler is located next to the sink many people would expect the boiler to 'fire up' when the hot tap is opened which does lead to confusion. Having said all of that the hot water system should have been switched to ON before you arrived so that hot water was available from the moment you arrived so that you would not have had to worry about figuring out how the system worked. Please accept our apologies for that oversight and thank you for the feedback. We have also reviewed our guest notes to see if they can be made more 'user friendly'. 3. The kitchen is quite narrow so there are limitations to what can be done in the space available. Originally we had located the dining table and dining benches in the dining area immediately adjacent to the kitchen but previous guests had suggested that they preferred this area as an additional lounge area around the log fire. I am aware that other guests have simply moved the dining table to the adjacent room. Guests pay a lot of money to stay at Burnside so I am entirely happy that they adjust the furniture to what suits them best during their stay and our choice of dining table was chosen specifically to allow that flexibility (providing that the furniture is returned to the original location before departing). 4. Soap should have been provided in all bathrooms. Please accept our apologies for this oversight. Property Owner

On arrival the tea, milk and biscuits were much appreciated and fresh flowers a really nice touch. Lots of toys for the children to play with and the adults appreciated the finer touches like kitchen roll, cling film, washer and dish washer tabs etc. A great base for a great holiday.

  • "We had a really lovely time at Burnside and enjoyed our stay very much in the super house, quiet village and stunning surroundings."

The only problem was that our double bed was too short for us. My partner is tall (6ft 5) but I found it quite short even for me and I am 5ft 7. I suggest mentioning the dimensions of the bed on your site to avoid disappointment. Other than that, everything was perfect

  • "We absolutely loved our stay at Burnside."

There was so much space in the property, it was a quirky layout but we loved all the relaxing space. The bathroom is enormous as well. So much to do in the area and the property allowed us to do it all - we went walking, kayaking, cycling (a struggle with all the hills!) and coming back to the house was always a joy. Plus, so many good places to eat at locally and in the Bay. Everything made sense. Will definitely be recommending this place!

  • "A delightful cottage in a lovely little village."

The cottage is situated in an ideal spot for beach and walking holidays. It is close to historic Whitby which has many interesting shops and is a starting point for the North York Moors Railway. The larger town of Scarborough is a half hour drive away and York about an hour. The beach at Robin Hood's Bay is a short walk away and is good for fossil hunting while the moors provide walks for all levels of walkers and the forests provide unexpected treats such as Falling Foss.

  • "We think customers need to be aware of the many steps and stairs around the house."

Some up to the top bedrooms are very steep, with shallow treads. With no toilet up there any night-time visits are tricky. The property had a rather neglected air. In particular the garden was over grown and untended. Vegetation was growing out of the gutters. Items requiring repair we were advised about, but a shame that they could not be done. We read reviews about a strange smell in the house; I believe this is coming from the lobby in the downstairs cloakroom where all the cleaning materials are. I think if they could be stored in a cupboard or a container with a tight lid this would help. It was rather over powering; although good to have lots of cleaning materials avialable! The mattress on the double bed was very hard and uncomfortable; something also mentioned by other guests. I had prompt and helpful contact with the owner. The off street parking was a plus. The house is also well placed for walking the coastal paths, and catching the bus. A nice location.

  • "This is not a conventional property."

There were obviously two sides to the house. The new part consisted of the upstairs lounge and downstairs kitchen which were lovely and comfortable and well equipped The back of the property consisted of a snug and the bathroom and bedrooms set on three floors . You had to go down from the lounge through the kitchen to go back upstairs to bed and bathroom. The smallest room was the double bedroom. The mattress needs replacing very uncomfortable . As we had spare rooms to use this was overcome by doing so. There were a lot of cobwebs and spiders about so a feather duster would be handy.

  • "The cottage was in a great location we could walk to the beach and the children really liked the playground over the road."

The living accommodation was spread over two floors and was very good. We really liked the play room for the children. The house was a bit let down by the bedrooms upstairs as they were a bit unclean, smelt strange and the beds were quite uncomfortable. Parking was a bit tricky on the drive if other cars were parked on the street. Overall we had a lovely time and would recommend to families whose children are confident with stairs.

Most of the cottage clean but cobwebs in the bathroom and all over the upstairs windows .We did not use the cooker but noticed it needed a clean .We hope we not too picky .The cottage is a real gem just in the right place ,just needs a bit of a spring clean it did not spoil our holiday .

  • "The house was very homely and welcoming, the owners were very prompt to respond to any queries we had in a friendly way."

There were also little extra touches on arrival such as tea bags, coffee, sugar and a small bottle of milk for that essential cuppa on arrival. The village shops are very close and have all the basic things needed with a smile. I would say however our experience of trying to eat out was disappointing due to everything being booked up solid for miles around so no chance of spontaneity unless you want takeaway. On the upside there is plenty to do in the area but be prepared for some hard walking up and down some steep inclines even in the streets... beautiful place to visit!!

NB photo take from the rear, parking for 1 car off the road. Lots of stairs. Ideal for our family. I would recommend the property, it is inland but walkable to the sea (about 20 mins), ideal location for Whitby, North York Moors, Robin Hoods Bay and Scarborough. Great bus service. Quiet with local shop and bakery/butcher/pizza shop. Nice walks around the country lanes.

  • "This cottage is a wonderful place for a holiday, as long as you don't mind stairs."

It is remarkably spacious and bright, considering its modest appearance from the street. Its subtle front made it hard to find at first, even though it sits on the main road through Fylingthorpe. It's better to look for it before dark! Although we did not meet the owner, we felt personally welcomed. The cottage was well supplied with everything we required, there was a generous supply of firewood, and some of it was skillfully arranged in the stove, ready to be lit. We were greeted by a package of biscuits on the table, tea in the cupboard, and fresh milk in the fridge. The back of the house has great views of the dales. Fylingthorpe is a very small village, but there are two shops (a butcher-baker that makes excellent meat pies, and a general store) just a stone's throw away. There is more shopping and pubs at Robin Hood's Bay which is a moderate walk down the hill. We could also walk there along a footpath through some farms. For a more urban experience, there is a bus to Whitby every 30 minutes. The North Sea coast here is spectacular. We are not serious walkers, but we challenged ourselves to go to Whitby by foot along the Cleveland Way (about 7 miles) for the best fish-and-chips in the world.
